Paid using booking.com in full and received a 10% discount of the original price. The owner refunded my payment. These were the only things that went well.

Where do I even start. Check in was from 2pm onwards. 5pm the owner contacted me that she was having her doors painted but they were still wet. I presumed the owner was just checking we would arrive and perhaps just a heads up to expect some mess and paint smell so that we wouldn't get a shock when we walked in. However she was actually hoping we would turn up at all and only bothered about any damage we might create by closing a wet door. I told her to expect us around 8pm and not to worry. I thought no more about it. At 8pm we arrived to an open front door no lights on with dust sheets all over the floor and strong smell of paint. I called out and the owner appeared. The very first thing she said was that the paint was still not dry? did not welcome us in any way wasn't happy to see us at all. She stated that she didn't want the doors damaged and we would possibly get paint on our clothes however we could have a look?. I didn't know why we could have a look?, but presumed she wanted to show me why she was behaving so off with us. She said we cant close the doors as it will damaged the paint. I asked when did she expect to close the doors? and at that she got actually angry and asked what did I mean by that?. I was in shock and tired from our day and hungry. I said look were just going to drop our stuff, have a shower then grab some food then on return go to sleep. However she repeated that she didn't want the doors damaged and that maybe we could find out if booking.com could refund us!. She never at any point said sorry for anything or offer any other solution. I saw my partners face and we basically just walked out. She never came out or said another word and we had to drive off and find a normal hotel at double the cost. This account is exactly how it happened. Never had an experience like it and lucky Birmingham is my home town so was able to think fast and booked in with Holiday Inn Express who were wonderful!

Small road no to much for parking. Bathroom sharing (very clean instead).

Baic breakfast though very good for the low price, and with luxury yogurts.Best ever shower and very large bath.

Bath plug, though our fault as didnt ask.

The location, my fault didn’t check shared bathroom don’t like that Not happy with host , booked in at around 4.30 had an emergency back home had to leave unexpectedly around 1 am and she reported me as a no show after my payment had been taken the day before, tried to claim another payment

Amazing bathroom and big spacious room.

Smelt slightly of cigarette smoke, but given the price and size of the room this was no problem for us.

Lovely house, room very clean & comfortable. Fantastic bathroom, which is shared but clearly cleaned regularly. Staff were fantastic and very friendly. Easy to park outside.

I loved the place , it has a vintage quaint interiors with unique furniture pieces in whole guest house. Our bedroom was good and had Netflix access. Good WiFi . The Washroom was big , spacious , clean & tidy. Breakfast was good and filling.

The kettle had dirty water left by earlier occupant. Just my Suggestion, Breakfast includes Eggs as a main staple especially in the winters.

Owners were very accommodating when our arrival time fluctuated and we were greeted both on arrival and on our first morning. Bathroom was shared (my oversight) but huge and very clean. Could have spent an hour in the shower it was so lovely! It's situated within walking distance of several restaurants and within driving distance of many more. We'd definitely go back again.

Minor issue with one of the pastries at breakfast on the first morning but it was dealt with by the second morning, and when we pointed it out the owner was apologetic and gracious.

Heating

Staff were very friendly and had a good conversation in the morning. Beds were comfortable and got to sleep easy.

This is not near the city and eating options are few and far between. While walking to the pub, realised the area appeared to be highly commission oriented and streets did not feel overly safe. On arrival, a TV was missing from one room which we were told was on the way but never arrived. TV in other room had no aerial and I had to log into Netflix myself, after being told it was setup.

The heater wasn't working, was very cold through the night.

Breakfast was basic in continental style; but adequate.
