Luxury Apartment with balcony views in Historic City Centre

This was an utterly spectacular, beautifully decorated and maintained apartment, with the city out front (on the street side) and with a balcony out back, overlooking nothing but greenery and farmland. You couldn't possibly to any better than this.

My husband & I stayed in this more-than-perfect apartment for a week & were thrilled with our stay & experience! Booking was easy; Marina was gracious to pick us up at the train station & orient us to the apartment & area. This apartment is so much more spacious & beautiful than in the photos. The furnishings throughout are lovely--understated, inviting & very comfortable! Linens, towels etc are abundant. There's literally everything you want/need to settle in & cook, relax on the spacious porch w/a gorgeous view, lounge in the living room, & sleep in very comfy beds. With three bathrooms, washer & dryer, TV/stereo, guide books, & spaces to dine, it was almost too good to leave the apartment to explore Spoleto---but we did & what a treat! Located in the upper old town, we walked everywhere from this apartment into the hills & St. Francis' trail beyond the walls; around the Rocca for our evening passeggiata; to the Duomo, ancient theater, museum, & all about town to every piazza, church, and ancient site. There's shops for groceries in the Piazza del Mercato that provided everything you need, and for larger shops we went down to the lower town to the Conad (& also hiked the old railway trail). We also took a few day trips to Trevi, Spello, and Norcia. In short, this was a perfect trip made even better by Marina's attention to detail, availability to answer questions, help with a taxi on our departure, & the absolutely spectacular & welcoming apartment that we will return to!

Comfortable stay, feels like a home (not a rental property), very well located, would return.

We stayed 2 weeks in the apartment and were very pleased we chose this location. Though we rented a car, we walked just about everywhere we wanted to go in Spoleto. Future guests should note that you cannot park near the apartment (Marina informed us of a parking garage relatively nearby and helped with getting a monthly parking pass – otherwise we would have paid E20 a day, but instead bought 2 monthly passes for E20 each).
From the garage you can take the underground moving sidewalk that will get you close to the apartment. The furthest exit has an elevator and is probably the closest, but both are only a short block apart.
The apartment had everything we needed and more, the beds were very comfortable, and the balcony located off the kitchen was a nice place to start the day (morning sun and a beautiful view). There are two types of coffee makers, a Moka style, and a pod style, plus a teapot.
Also interesting was how the trash service is done in Spoleto. There are different pick-up days for glass, plastic, paper, etc. The trash truck comes pretty early so be sure to have your bag out the night before. We sure made use of the service on glass day. I bet the guy wondered how long we had been saving up the wine bottles.
Overall the apartment was in a good location from which to visit the attractions and restaurants in Spoleto, and a good base camp to go to other hill towns in Umbria and Tuscany.

Wonderful location and fully equipped apartment. Views from balcony were beautiful. Outside street steep, narrow and quite dark, but inside very modern light apartment and views from back very open and green, so quite a transition. Spoleto was really interesting with great sights and places to eat. All parts are accessible from the apartment, but usually involve some hilly walking. A very positive experience.

This was our second stay in this apartment. The location is great for using the Spoletosfera parking lot (Marina gave us good information about it during our first stay), and for evening walks around the Rocca. Marina is very responsive, helpful, and accessible.

Beautiful apartment in an ideal location. Everything and more you need for your stay.

The apartment is beautiful, clean, and well-stocked. Marina is a wonderful host. Like in many ancient places there was a lot of construction going on so, unfortunately, the lovely view from the deck was marred by a giant crane. But overall we had a wonderful time in Spoleto. The apartment is just a short walk from the historic sites.

Wonderful revisit.
We enjoyed our second stay at the property. Wonderful location, spotlessly clean!

This apartment is every bit as good as the photos look.
Very attractive and comfortable apartment in a wonderful location. We were very happy here for our nine day visit. It is perfect for two people, but the second bedroom (upstairs) could be problematic because it is a somewhat small and with a slanted roof. This is a great apartment in a great location.

Fantastic apartment
Everything about this apartment is perfect - location, views, cleanliness, check in, facilities. We thoroughly enjoyed our 2 days in Spoleto in this immaculate apartment and would love to return. Thank you

Wonderful Apartment!
Fabulous location in the heart of town close to public transportation and parking. This is a spacious apartment with three bathrooms and a bright and convenient kitchen. This apartment reflects a good blend of modern conveniences and meticulous restoration of a beautiful older property. Highly recommended.

A great apartment with a superb location and a super-helpful manager.
The apartment is at least as good as the pictures show. The sloping ceiling in the upstairs bedroom was an initial concern because of previous reviews, but the bed can be positioned so that a person who is 5'9" (175cm) tall can walk around the end of the bed to get from the door to the bathroom without ducking. Wifi in the apartment is great, except from the bed in the downstairs bedroom.
The location can't be beat. It is hard to tell from maps which streets are steep, and which are flat. This place is easy to reach from the Spoletosfera parking garage. Just take the moving walkways to the top stop, where an elevator takes you to street level, and the walk to the apartment is short and mostly flat, with just a short walk uphill at the end. A monthly parking pass for the garage costs 20E+10E for the card (which can be reloaded for stays over a month, or that span months), and can be gotten from the train station. There is a short uphill walk to Piazza Mercato, the Duomo, and then on to the Rocca. There are very good restaurants all within a few minutes walk. The only downside is that if you like to cook, the best markets are near the train station on the other side of town. It's a long walk, but a short and easy drive if you have a car.
Marina was very helpful, from before we booked the place to after we had checked out. Before booking we had some questions about the apartment, and she sent us additional pictures. She got us some information about the parking pass. She helped us deal with the airport courier service when our bags didn't make our connecting flight and had to be delivered the next day. She had the upstairs bedroom reconfigured for us to deal with the sloping ceiling. She helped us figure out when a shop of interest would be open. A few days after checking out we thought we had left some things in the apartment, and she checked and got back to us quickly.
Although the apartment is very nice, I picked it over others because of the location and manager, and both were even better than I expected.

This apartment was indeed idyllic.
From the cozy living room to the well-appointed kitchen (even a panini press), and comfortable bed, I felt like I was at home from the first moment. I enjoyed sunny mornings enjoying the view from the terrace and leisurely walks around Spoleto. Art is everywhere and it became a game to spot the sculptures on my walks. The Duomo is magnificent and museums are filled with treasures.
If you stay here, please go to L'Angelo Antico a few doors down to the left and across the street. The food is amazing. And don't miss La Porchetta truck if he is in the Piazza Mercato. So good.
Marina was very helpful and a joy to chat with. In fact, everyone I met in Spoleto was welcoming and interesting. I hope to be back soon.
It is an easy train ride from Roma Termini. No need for a car unless you want to explore the area. Recommend taking taxi to apartment, although there is a bus, especially if you have wheeled luggage because of the distance and cobblestones streets.

Elegant, comfortable, convenient location
I wish every place we stayed was this nice. Beautifully decorated. Stunning view. Very comfortable. Short walk to lively square. One floor up. Occasional street noise. Parking about three blocks away in covered structure managed by the city at reasonable prices.

We love Spoleto for its small but nice historic town, its beautiful surrounding area and of course its excellent restaurants.
The appartment is well situated and we felt most comfortable. We fully agree with the other excellent reviews. But be prepared for some traffic noise in the main bedroom as the window does not provide acoustic insulation.

A fantastic location
In over 25 years of renting holiday properties we have never received such pleasant, helpful and efficient service from a property manager. Marina is exceptional. The property is ideally situated in the old town and is well equipped. The only negative is that the second bedroom is very cramped for two people in view of the sloping ceiling.

Stay in Spoleto
Very pleasant. Would come again and be pleased to recommend the place to another person.

Lovely Apartment
Great apartment in central location. We enjoyed using the balcony with lovely views of surrounding countryside. Apartment is well appointed. Marina is very easy to deal with and offers many good suggestions.

Beautiful apartment with amazing views in a great location.
This was one of the best places we stayed at, in our 6weeks in Italy. The only downside is the 2nd bedroom that is up the stairs is quite small and as it is under a very sloping roof, it did make it a little difficult. But this was the ONLY negative. The main bedroom downstairs is huge - with plenty of space for our daughter & son in law to fit in a cot for their baby. The kitchen & separate dining rooms were also very spacious and the kitchen had lots of crockery, pots & pans etc. The balcony was large enough for all of us to sit outside to have our lunches & enjoy the views to the Castle La Rocca & ancient acuaduct, and to the beautiful green hills. Once out the front door, you are in the one of the beautiful narrow ancient streets with a great restaurant a few doors down. Marina was a great host & a lovely person. We had a hire car & she arranged to meet us at the edge of town to show us the way to the nearest public car park,as it is not permitted for visitors to park in the old town. Marina even put all the luggage into her car so she could drop it right near the apartment. Thank you Marina for your kindness. We would definitely stay here again.

Great Place!
Marina was an incredible host. She picked us up and dropped us off at the train station. The location was quiet and has an incredible view of the hills and castle of Spoleto.
The place is well equipped and beautifully appointed. This was the first place that had a dryer as well as a washing machine and it was great to use before leaving.
Easy close and walkable location to the market area.
Would definitely recommend this for a quiet getaway and look forward to returning.

Perfect place in Spoleto
Everything about this apartment is elegant, comfortable and relaxing.
Spacious, well equipped, well located. The deck is beyond fabulous, the bed very comfortable, great shower and bath, kitchen with everything. Not to be overlooked is the fact that just across the street is a wonderful little market and a great neighborhood restaurant that is filled with locals.

Charming, welll appointed apartment
The apartment was well appointed with everything we needed. Marina met us and was most helpful in assisting when one of our party fell ill. The beautiful view overlooking the valley made up for the traffic and pedestrian noises. Bring your own towels as those provided are very small. The electricity supply is challenged with the many modern applicances in the apartment but we we were prepared for this as Marina showed us where the electricity box was situated. We loved our stay in Spoleto and in this charming old apartment and would highly recommend it .

Beautiful apartment
We had a great week in Spoleto. The apartment is beautifully presented, well-equipped, very comfortable and has a beautiful view from the terrace. Centrally located close to the Piazza del Mercato and Piazza della Liberta, there are several really good restaurants within easy walking distance.
Car access in the town is restricted, so we parked five minutes walk away in the Spoletosfera park, which has a moving walkway connecting it to the town.
Marina, the property manager, was lovely, and had lots of useful information about Spoleto and it’s restaurants. Unfortunately we arrived in a huge thunderstorm, which caused a skylight to leak in the kitchen, with a repeat performance the next afternoon. Marina provided plenty of towels and arranged tradesmen to fix it straight away (no easy task in holiday season!).
In summary, we’d highly recommend this apartment as a base to explore Spoleto, which we loved, and the surrounding Umbrian towns and villages.

A magnificent retreat in the heart of Spoleto.
This apartment is exactly as the pictures portray it to be. It is immaculate, spacious and extremely comfortable. The view from the balcony is awesome and very relaxing. Unfortunately I broke my foot while staying in Spoleto and had to go to the hospital. Marina was outstanding! She accompanied us to the hospital twice and took us to a medical supply store afterwards. She went way above and beyond the expected. I don't know what we would have done without her translating for us. She was exceptional in every way. We will never forget her kindness. Do not hesitate to secure this little slice of heaven in beautiful Spoleto with the angel Marina as a bonus! Wish we could have stayed forever.

Excellent apartment from which to enjoy Spoleto
Hard to say what is the best thing about this lovely apartment. Perhaps it is Marina, the manager, who is helpful, friendly and very accessible. But maybe it is the lovely view out over the valley and the location near the Piazza del Mercado. Or maybe it is the apartment itself which is so spacious and comfortable. Hard to choose. Spoleto is simply the best. And this apartment is a nice place from which to enjoy it. The kitchen is very complete, if you like to cook, which we do. Great place.

Amazing Property - Wonderful location!
We picked this property for its location and based on the pictures we saw on line. We were NOT disappointed at all! This property was true to the pictures lovely decorations, furniture, kitchen fully equipped, washer, and best of all the patio and the view! What a view! We were able to walk through the lovely town and access all the things we needed or wanted were very close. We would do day trips and our host Marina Del Bello was SOOOOOO helpful it was unbelievable. She took lots of time with us looking over maps helping us with transportation and best of all she helped get us a day tour that was incredible with Domenico! We ended up having such a great time with him we went a second time and he even took us to the train when we had to leave. Without Marina help we would not have had the great experience seeing all the things in the area that we did. The food the wine it was all wonderful. This location is perfect and the little town is so special and lovely we had a hard time leaving it and always looked forward to getting back to our special spot even after a great exploring day! Thank you again Marina for all your help. I know anyone who spends time at your property will never want to leave! We hope to come back again and will FOR SURE stay at your place. Wonderful experience! Thank you!

Gorgeous apartment in the perfect location
This apartment is gorgeous! It's in the perfect location within the old mediaeval town walls of charming Spoleto. The apartment is spacious, spotless, beautifully furnished, comfortable and peaceful - with the most breathtaking view towards the Appenines.
Marina is a wonderful host and looked after us perfectly. She answered all our questions and gave terrific recommendations of places to visit.
The apartment is on via Monterone, a charming, peaceful, cobbled street leading away from the town centre, so you are handy to everything Spoleto offers. There is a grocer just across the street from the apartment plus an enoteca and a fabulous restaurant (with the best home cooking of all our time in Italy) a few doors down. When you enter the apartment, and walk out to the balcony you could feel as if you've died and gone to heaven!
I recommend this apartment 100%. Why would you go anywhere else?

Bravo Umbria!!
We were fortunate to have a two month stay in the "luxury apartment". At the end we wished we had booked three. The apartment is exactly as described. It is perfectly accommodating and appointed for short or extended stays. The views from the terrace are breathtaking. The location is terrific. We especially loved our morning walks from Via Monterone up to the Rocca. Spoleto and its many festivals were much more than we ever imagined. As you walk around the city it's easy to imagine being in a Sophia Loren movie. The history, art, architecture, social events and beautiful Umbrian people keep you constantly engaged. Marina was terrific. She was very helpful in familiarizing us with the apartment and resident requirements. She was readily available for questions and advice during our stay. This was our first extended stay in Spoleto and we intend to return next year. We have been home in the USA for two weeks and definitely miss our "Italian" life. Bravo to Umbria, Spoleto, this apartment and Marina. All have contributed to creation of some fantastic memories.

Beautiful apartment with balcony
Like all the other reviews, I can highly recommend this apartment. We spent 10 days here and although there were only 2 of us, my husband and I rented it for the balcony .... We had many meals, or drinks there, or simply relaxing and looking at the view. If the weather was not suitable we would happily sit at the huge island kitchen bench, which provided the same vista.
The apartment has everything you could want, it is beautifully furnished and was a haven to come back to after a day of exploring the nearby towns.
We opted not to have a car, so had an easy walk, 2 km, to the train station (uphill on the way home) this enabled us to visit many of the surrounding hilltop towns, like Spello, Trevi and Assisi. Florence, Perugia, Ancona and Rome are also easily accessible by train. Overall a great base.
Spoleto itself has so much to see and has some wonderful restaurants.
Thank you to Marina, who responded to our emails promptly and was able to offer advice when when we had a query.
We would definitely stay here again.

Light filled, very private and elegant
We are happy to recommend this apartment to other travellers. It offers a high level of comfort and generous spaces and is ideal for two couples. In our case it was a lovely indulgence in terms of space for just one couple. The photos are a true representation of the modern, stylish interior. Filled with natural light, it is one of six apartments in an old, well maintained palazzo in a convenient position within the walls of the old town. Once you close the door, only one flight up from the entry level, you would hardly know there was a road outside, or other apartments in the building. With the exception of the main bedroom, which overlooks the charming cobbled street below, all windows are on the other side of the apartment where the views are glorious. Also it is completely private, not one window is overlooked by anyone else. We chose this place to relax and take a breath towards the end of a long trip, and we had a lot of washing to do. The laundry facilities are excellent and I was pleasantly surprised to find all the necessary detergents at my disposal. We concur with previous comments, Marina was delightful - friendly, prompt and efficient. When helping us find the carpark, she spotted a free 24 hour kerbside space very close to the apartment, so, as it turned out, parking wasn’t an issue for us. Spoleto is a place we visited and enjoyed many years ago and it is still charming, not too much changed, although now easier to navigate the hilly terrain via a moving footway. We ate very well (twice) at La Lanterna in the Via della Trattoria, recommended to us by the assistant in Baldini, a well priced ladies fashion boutique in the Piazza del Mercato. There was a small huddle at the door of the restaurant right on opening time and the place filled in less than an hour, so we booked the second time we went (0743 49815) which was just as well as they were turning people away from the moment they opened the doors.

Bellissimo!!
We rented this lovely apartment for two weeks and enjoyed every moment of our stay in Spoleto. I would recommend this apartment without hesitation. Marina is a fantastic manager and was always responsive and ready to help us at all times. The location is perfect, easy to walk everywhere and close to the "moving sidewalk," which is very practical in this hilly town. My only suggestion is that the master bedroom should have an air conditioning unit. All the other rooms have a/c units, but the master only has an electric fan. Actually, this was not a problem during our stay at the end of September as the temperature was quite cool at night. However, the master bedroom might be very hot during the summer. That said, we are Americans and excessively fond of air conditioning:) All in all, I give this apartment full marks. Very good grocery stores and restaurants nearby and fresh produce available every morning in the nearby piazza. Truly, a gem!

Perfect in every way
This apartment has it all. From start to finish, everything here was perfect.
From the first enquiry to our arrival in Spoleto we felt comfortable that we were dealing with an efficient operation. Marina replied to any questions we had speedily and with any info that we needed.
We felt happy that we had picked a gem for our holiday, but, we were still gobsmacked when we arrived here. The apartment is stunning. It helps also that it is in such a great location within the old town of Spoleto. We were within walking distance of anything we wanted to do and just about two minutes walk from Piazza del Mercato and Piazza Liberta. Yet the view from the balcony is breathtaking, portraying a most beautiful rural scene.
The beautifully furnished apartment was spotlessly clean on our arrival. Most welcome was the food Marina left for us on that Sunday evening after travelling all day.
The apartment was well equipped with anything we needed for cooking light meals. Also, there was adequate cleaning products etc. for us to keep up the standard which we found on our arrival!
We loved everything about this place. In fact we did not want to leave!
There is a corner shop style shop across the street for the day to day needs you may have. A very handy pizzeria and bar are also nearby.
The town of Spoleto has something for everyone and is well situated for train trips in the area. We were lucky enough to be there during the Festival di Spoleto which was most enjoyable.
Thank you Annie, for allowing us to spend time in such lovely surroundings and thank you Marina for all your help.
Go ahead - Book this place! You will not be disappointed!

Perfect for our family
We stayed in this apartment in May/June 2015 and it was absolutely perfect for us. Excellent location, very clean, nicely decorated and spacious. I cannot recommend it highly enough. We rent through VRBO pretty consistently, and this property was one of our favorites - clean, well appointed, very private, good wifi, accurately depicted in the photos, and gave us a real flavor of the local culture. And an unmatched view! We thoroughly enjoyed Spoleto. Restaurants are great and the local vino rossa is unmatched. I know I'm repeating myself, but I give this property my highest recommendation for a truly local Italian experience.
