We had an absolutely wonderful stay here! The flat was beautifully decorated and well stocked. The view from the windows was breathtaking--we were here for a month and the view never got old. The kitchen had every pot and pan you could think of needing. There were clear instructions on how to use their appliances (which was very helpful for us as international travelers). The location was also perfect. There were many cafes, pubs, and restaurants just a few minutes walk from the flat. There was also a bus stop a 5 minute walk away that had buses to almost everywhere in the city so navigation was a breeze! The hosts did warn us that the entrance into the parking lot is narrow. We rented a mid sized SUV and it was pretty tight to navigate through the space, but still possible. A smaller car would have fit much easier so I would consider renting or bringing a smaller car if you need to drive while staying here. Overall an excellent experience and I would definitely recommend staying here while in Edinburgh!

We stayed for a month and felt like it was a home away from home. There was everything we needed and more. The location was great, pub next door really friendly and it was super easy to get public transport at the end of the road, a few minutes walk away. Would highly recommend.

Finding a well situated place to stay with parking is a rarity in Edinburgh and this flat did not disappoint.
As a top floor flat, the light comes in from both front and back windows so you are immediately struck by the natural light and the stunning views - very much worth the steps up.
The entrance is narrow but not an issue to get through,
Cafe Amarelo, Sambuca Italian Restaurant and Kate’s cafe are all brilliant and within 5 mins walking.
Summerhall is conveniently located down the road which is our favourite Fringe venue.
Sarah was really helpful and the information available at the flat goes beyond expectations.

Sarah and Roderick's handsome flat in the heart of the Newington neighborhood is as thoughtfully set up as any vrbo property we've had the pleasure of renting. It's smartly and comfortably appointed - everything done with an eye toward anticipating and meeting a wide range of guest wants and needs. Significant amenities include a superbly curated collection of DVDs, CDs and books; nicely packaged guides to neighborhood and beyond restaurants, shops and attractions; well equipped kitchen with a generous package of basic spices, coffee, tea, paper products, rubbish bags, recycle bins and cleaning supplies; splendid views of Arthur's Seat, the Salisbury Crags, the Pentland Hills, Newington and Old Town. It's an easy walk from the flat to a half dozen excellent restaurants we tried; good selection of artisanal bakeries and cafes; several well-sourced butchers and green grocers; well stocked wine and whisky shops; and friendly pubs, for example, the classic Leslie's -- and a 20-25 minute walk to many top Old Town attractions. Sarah and Roderick were a pleasure to deal with from booking to checkout. Highly recommended!

Spent five days with my husband and 8yo daughter at this lovely walk up flat. It has close proximity to Holyrood hiking and running trails, a great playground on the corner of the Meadows and convenient to bus connections to Old Town, Leith, New Town and beyond. Sarah and Roderick are thoughtful hosts and the apartment has everything you need for an easy stay and then some.

In 2022 I decided to enter Edinburgh marathon, we decided not only would I run the marathon but that we’d spend some time exploring Edinburgh after. We chose Sarah’s apartment based on location with it being only a 15min walk to the start line and 25mins to the Royal Mile. What can I say the apartment had everything we could ever need and more! Sarah was a great host and even remembered nearly a year on that we were arriving late evening and therefore arranged for us to have the keys in advance ready for our stay. We had a wonderful stay and the apartment was perfectly located for exploring Edinburgh by foot, we were able to walk to Arthur’s Seat & Salisbury Crags, Edinburgh Castle & the Royal Mile, along with all amenities you could need on the door step. The only time we used the car during our stay was to drive over to Portobello Beach, which I have to say is a must, it is a beautiful beach with some lovely cafes along the front. I’d certainly recommend Sarah’s apartment if you are looking for a base to explore but also like to be away from all the hustle and bustle after a busy day.

This was my first trip abroad, as well as first trip by myself, and this flat could not have been more perfect for my time. I stayed a month and it became my home instantly! Sarah is incredible as host, quick to respond and make me feel comfortable immediately. The views are incredible, the amount of sunlight is heavenly and it’s so quiet all times of day. I can’t wait to come back!

This was a lovely stay. The beds were comfortable, the linens soft, and the kitchen was well stocked with essentials and cleaning supplies. The space is charming with beautiful views all around. Communication with Sarah was easy and pleasant. Our time staying felt like home away from home.

This was our first time visiting the city, and we really enjoyed our week there. The check-in process was smooth, all information about the flat and the neighborhood was very clear, great communication overall. It was a nice quiet neighborhood a short walk from groceries, pubs, and other restaurants. It's an easy walk into the city center too. The flat itself was clean, bright, and spacious, and you can't beat the view. I definitely recommend it if you're traveling to Edinburgh!

If you are looking for a comfortable and cozy place: you have found the perfect flat. Very well placed, transport is two minutes walk, as is the grocery store. The apartment is fully equipped, perfect. I highly recommend it.

A smart and accessible apartment
We thoroughly enjoyed our stay in Duncan Street. It provided ideal access to The Festival and would be a wonderful location throughout the year. Sarah kindly greeted us with provisions for our stay - staples like milk, butter, a range of condiments etc. The flat is bright, spacious and very clean. We found it so comfortable and welcoming, and highly recommend it. One slight drawback could be the stairs, but we didn't mind at all and loved the views if gave us. Thank you very much Sarah

Fabulous!
A family of four (kids ages 4 and 8), this flat was absolutely perfect for our one-month stay. Likely to go back to Edinburgh (what a beautiful, friendly, and fun city), we would stay here in a heartbeat. Sarah had everything perfectly clean and organized, and it was absolutely seamless to make this bright flat with great views a home away from home.

Look no further
Another great week at Duncan Street. From the welcome pack through the perfectly equipped flat and fabulous views to the quick and easy access to the city (bus or walk) plus the excellent welcome and service at Duncan Street Baptist Church next door, as well as the local eateries, we wanted for nothing from beginning to end. My only note of caution would be to those who have difficulty with stairs, but we will certainly be back as soon as we can.

We felt so lucky we found this holiday rental for the four weeks we were in Edinburgh. It is in an excellent location with everything you need close by...buses to the city centre, Botanic Gardens, Zoo, Leith etc are about three minutes walk away and there are great restaurants, pubs, take aways and mini marts within minutes of the flat.
The accommodation was very comfortable with everything you needed to make you feel right at home. Lots of extras you don't normally find in a holiday rental...plenty spare linen, towels , lots of books, games, cds, dvds and everything you could need in the kitchen .
The car parking space was a real bonus as holiday rentals with a proper dedicated parking space are very thin on the ground. The views from the flat were spectacular, especially to the south and the Moorfoot Hills although we also enjoyed the view of Arthur Seat and Salisbury Crags from the north facing windows.
All in all this is an excellent holiday flat and we will almost certainly return.

Lovely flat with the feel of home
The flat is well laid out and very nicely finished and furnished, with great views and easy access to the centre, lots of buses but not too far to walk if it takes your fancy. The best thing for me though was how easy the owner makes it to stay there. All the little touches that make it feel like home, even down to sandwich boxes and those plastic clips for bags, plus an absolute library of information. You will not regret booking.

Lovely appartment
We, a group of four girls, where very happy with the appartment. Though we didn|t meet Sarah in person, she organized the collection at a cafe nearby which was perfect. The appartment is a wonderful place to be in Edinburgh, it is 100% as described and we felt very much at home from the beginning. There are a lot of restaurants, pubs and cafes in the streets around. Two supermarkets within short distance walk. Sarah has prepared a very useful guide so we found all very easy. Public transport to the city is very near.
BTW we spent an evening in the pub at the corner, Old Bell, enjoying the food and the monday pub quiz. We liked it and can recomend both, the food and the event.
The appartment was well maintained, and the kitchen was fully equipped.
In short: if you look for a place in Edinburgh - this is the one we can recommend a 100%. Only if you take part in marathon festival next year, mind the stairs... after having run a 13 or 26 miles race it might be taking a bit longer to walk them up. But you will be rewarded with a bath tub.

Lovely property, great location - fantastic stay!
We stayed in this flat for a week in Dec while visiting relatives. We drove up from England for the trip, and the flat was easy to find with sat nav. Allocated off-street parking is available, which saved us a lot of money on meter parking (it's a narrow squeeze into the courtyard, so be careful if you have a large car!)
Upon arrival, we found that the flat is located on the top floor - there were several flights of stairs to deal with, which wasn't easy with all our our luggage. However, once settled in the flat, the fantastic views across South Edinburgh made it worth the effort!
The flat was very homely - Sarah and Rog have obviously gone to a lot of effort, and it felt like we were staying in their home rather than a rental property. Welcome extras included an ironing board, tumble dryer, hairdryer, games, and a wide selection of books and CDs. It's also a very quiet building - the floors are very well insulated and soundproofed, so we never heard any noise from the neighbouring flats. The second bedroom is directly off the living area, so we had to keep the noise down for a while after our kids went to bed.
The location is really handy too - there is a Tesco moments from the flat, as well as a petrol station, various restaurants, takeaways and two pubs - both of which were very friendly and welcoming when we visited.
Duncan Street is a 20-minute walk from Edinburgh's famous Royal Mile, and 30 minutes' walk from Waverley Train Station and Princes Street. Buses and taxis can be found on South Clerk Street, if you don't fancy the exercise.
We thoroughly enjoyed our stay, and hope to visit again soon!

Wonderful stay in beautiful flat!
My daughter and I came to Edinburgh to get acclimated before she started University there. This flat was a fantastic home base! We could walk to the center, do some shopping, and take the bus back. Or walk both ways. And it is several blocks from the student housing complex. The local restaurants are varied and most quite good, but it was great to be able to have meals "at home" in our pajamas! The flat was clean, beds were comfortable, shower was great, and the kitchen was very well furnished - not like some rental flats where there are two plates and two glasses; here it was obvious that Sarah and her family use the flat too, so it had what you would want if you were actually living there. It was very helpful to have a washer and dryer. And the views out the windows: especially nice at sunset, and we saw the fireworks for the end of the festival from our windows! We enjoyed our stay very much!

Great place with great wireless!
Very comfortable apartment with beautiful views. The apartment was clean and well appointed. ( I really appreciate when there is coffee for the first morning!) There were also fresh flowers and a few Scottish treats for us upon arrival. A great little market is steps away, so anything you need is nearby. You are a 15-20 minute walk from the Royal Mile but we enjoyed being a little off the main tourist area. We stayed with our two teenagers and frequented many of the nearby dining establishments. We did not cook during our stay, but it was nice to do a load of laundry midweek. The owners have left many brochures of activities, dining, and just about anything you will need. We would stay there again in a heartbeat. Renters must know that it is the top floor of a walk up. They call it 3 flights, but it is more like the US equivalent of 5 flights (65 steps). If you have a car, beware! The entrance to the parking is extremely narrow. It is quite obvious that many cars have hit walls getting through the passageway. We were able to negotiate it, but it is an extremely tricky and no room for errors! We had a lovely stay and look forward to returning!

Amazing flat!
We just stayed here for a week and it was fantastic, We felt like at home, everything we needed was there. A wonderful bouquet of flowers was placed on the table to welcome us.
All the rooms were clean and comfortable. Sarah was so helpful and hospitable. Near the flat there are some interesting shops, we liked ""Earthy", an organic shop at most, there we have eaten wonderful cakes. It was funny to look the WM football games in the pub "Old Bell".
We were sad to leave and hope to come back some day.

Fantastic Flat
We just finished a a spectacular 10 day holiday in Edinburgh and this flat had much to do with it! To start, Sarah was very easy and responsive to work with. She was always readily available by email and quick to respond from the very start when we were booking and had many questions about the area. When we arrived the flat was immaculate, well stocked and tastefully decorated just as the pictures show. It also had a beautiful vase of fresh flowers on living room table that was such a nice touch. Immediately felt like home! The location was a short walk or cab ride if you prefer to the heart of the city but in a quiet enough location for a peaceful rest at night. We were able to walk to everything and even late at night we felt very safe walking in area. The flat itself was very comfortable for 4 adults. It had everything we needed and everything was in good working order. We appreciated the items such as spices,sugar,salt,oil and other staples that were stocked in cabinets. It allowed us to cook in for dinner one night and enjoy the beautiful sunset from the windows. The views from this flat are lovely and it is bright and cheerful. Other advantages - washer and dryer in the flat,although we did not use it but we did use the designated car space for a couple of days when we traveled out side of the city and that was very convenient! This flat is on the top floor so there are quite a few stairs to navigate. This was not a problem for us at all but it would be a consideration if someone was handicapped. For us it gave the flat more appeal because of the views. Thanks to Sarah for a wonderful experience! If we should return to Edinburgh we most definitely will return!

Cozy and Welcoming
Sarah is one of the most helpful landlords we've worked with in a rental property. She was keen to make our nearly 2 month stay as seamless as possible. Any issues or questions we had were immediately dealt with. The neighborhood surrounding the flat is fantastic - we were regulars at Earthy - the local coffee shop/organic grocery store and greatly enjoyed walking through The Meadows as we headed into town. We took advantage of nearby yoga studios, bus routes and antique shops. The twin beds in the guest room were very small and the apartment was in need of a thorough cleaning. The cabinets and cupboards were full of left over items that could easily be thrown out or tidied up and the vacuum cleaner was in poor form. The services (bookshelves, bedside tables, kitchen cabnets) hadn't been properly cleaned/wiped down in some time and there was a fair amount of hair left in the carpets. Despite this, we felt very at home in the flat and greatly enjoyed the many DVDs, CDs and Edinburgh fliers, advertisements and notices in the flat. Likewise it was wonderful to have a washer and a dryer. The sunsets from the windows were beautiful and it was a real treat to see the full moon through the windows at night.

This is possibly the best holiday rental we have ever stayed in. Not only is the location perfect for exploring Edinburgh with the down-town area and all attractions easily reached on foot, but this light, comfortable, sunny flat with great views of Arthur's Seat is so cosy and well-furnished. The selection of cookware is excellent [le Creuset dishes and even a fish kettle - wonderful] making cooking easy and enjoyable, there is copious bedlinen, comfortable beds, a fast Internet connection and everything is better than might be expected. So much thought has gone into furnishing this spotless flat to the highest level as well as to providing lots of information on from what-to-do in Edinburgh to suggestions for further exploration of Scotland. I would not hesitate to recommend this flat to anyone who wants to experience the joys of Edinburgh as this flat is a joy in itself.

First Rate
One of the most comfortable and enjoyable apartments we have stayed in while traveling (and we've stayed in quite a few). Lots of room for our family of four (two adults and two grown children). Access to public transit, restaurants and groceries was very good. Sarah, the owner, is a pleasure to communicate with. The apartment is very clean and welcoming with wonderful dormer windows and all the amenities that contributed to making our stay fabulous. A wonderful base from which to fall in love with Edinburgh. We would recommend it without hesitation (although carrying your luggage up the stairs is something just be aware of).

The apartment is really nice and cozy, completely furnished with everything you could need.The apartment is very close to the bus stop so you can reach the city centre in a few minutes by bus or in 15 minutes on foot.Sarah is such a kind person and she can help you with really useful information about events and the city.I'll definitely stay here again when I return to Edinburgh!

Perfect flat for short or long stays
My family (couple and teen-aged son) were in town for 5 weeks and found Sarah's flat was exactly what we needed. It is well located, about 15 minutes walk south of the Mound (and U of Edinburgh) and within a few minutes of all manner of food stores and pubs/restaurants. And it is well situated for touring (with a designated parking stall in the quad) and just 5 minutes drive from the by-pass, which takes you all directions. A most pleasant surprise is that it is on the top floor, which affords views north to Arthur's Seat and the Crags and south to the Pentland Hills. Inside, everything is exactly what we needed and hoped for. The beds were comfortable, the bedding luxurious and the two bedroom plus hide-a-bed (with all the necessary linens) came in handy with an overnight guest. The WC/bathroom was large, airy and perfectly fitted, the washer/dryer worked well, there were cupboards to store clothes and suitcases, and the lounge/dinning room was large and comfortable. We were spoiled by the Denby dishes and le Creuset cookware. We would highly recommend this to anyone planning a visit and wanting to be in a flat in Edinburgh.
