First, when I say I would stay again, that means a lot. The location was great. I loved being right on the beach. As others have said you're about two blocks from the walkway that is in front of most homes. It was nice not having that as it made the home much more private and allowed for some of us to be on the patio while some were on the sand, but we were still together. Side notes about the patio: even in direct sunlight you could walk on it barefoot and not burn your feet and has an automatic awning attached to the house which I loved since I can't spend too much time in the sun. There were several chairs, table, beach chairs, sand toys, and umbrellas for use. It is also an easy walk to at least a few restaurants (we didn't explore too much), a grocery store, and a park for my grandson. Parking is often a problem in a beach home but we were able to park a Chevy Tahoe and Toyota Corolla HB inside the garage and a Honda Civic right in front of the garage. The interior of the home was comfortable with plenty of space for 8 adults and 1 one-year old - both sleeping, getting ready, hanging out, etc. The WiFi was strong enough that my husband could instruct his online class from the house. There was more than enough items in the kitchen for cooking. There were plenty of towels, paper towels, and TP. The only slight negative I can even mention is that the a/c seemed loud, but you get used to it and the house stayed as cool as we wanted so it was well worth it.

We absolutely loved this house the location cannot be beat. It is nice to be close to boardwalk but not right on it as you don't have all of the foot traffic. The house is the perfect beach house with great views, outdoor seating/dining, windows and doors that open up and let you enjoy the sounds of the ocean. Great kitchen set-up and nice washer and dryer that we used almost daily to help keep up with all the sandy wet clothes from the beach. The owner gave us great suggestions for restaurants and recommended places nearby to stay for family that didn't stay at the house.

Great experience with host. House lived up to its description perfectly. Very clean, everything worked, and well stocked supplies. On the beach, great sunsets, close to good food and lots of activities. The family loved the house. We’ve rented in the area twice before, and this home was the best all around. Will definitely consider coming back. Communication with Rick was quick and very customer service oriented.

Absolutely perfect location, great house, spacious and fully stocked with everything and more! We couldn’t have had more fun!! So many linens and blankets and extra bedding and beach toys/chairs/umbrellas. Absolutely best rental we have had EVER in Newport Beach and we go often!

Our family of 6 loved our second visit to the Nolan’s beautiful beach house. The location is incredible right on the beach but it’s also so easy to walk to the grocery store or Starbucks right up the street. Our favorites of the week were: morning coffee sitting in the sand watching the waves, walking a block away to play basketball at the 38th Street courts, and evening sunset walks. The house itself is so comfortable and had everything we needed for the week. Love the primary bedroom at the back of the house especially with the ocean views and falling asleep to the sound of the waves. One last bright spot was the impromptu sand volleyball games that happen at the net right outside the house. Our kids had so much fun being included and getting to practice their volleyball skills with friendly locals who invited them to play. Wonderful space. We hope to be back next year!

We had a beautiful time! Location is perfect close to restaurants and shops. Beach was amazing!! Loved not being on the strand more private but just a short walk to it. Great house! Perfect stay for the family and grandkids!!

Wonderful beachfront experience. Perfect home for a multi generational family Christmas gathering. The home was very clean and had every we needed for a comfortable stay. Beds were very comfortable, kitchen was well stocked and made cooking multiple family meals for our crowd a breeze. Location is unparalleled. CLOSE to everything, yet the experience of sitting on our outdoor lanai right at the sand’s edge was the best thing ever! Boardwalk is a short walk away, but the feeling that we owned the beach was amazing! (And unlike many oceanfront homes along the coast, we did NOT have people walking by our open doors all day long – because of the boardwalk beginning just a little way along the beach). Grown ups sat on the lanai, and could easily watch our three small grandchildren playing just feet away in the sand. (Great sand and beach toys also provided by hosts). Hosts are superb! Great communication and very helpful when we needed something. We’re looking forward to booking this very unique home again soon.

Such a great house and location for Multiple Families from in and out of state to come together. Just a short walk to the heart of Newport food & fun, this property is just far enough away from main public accesses. The home provides major beach essentials which was a major plus for our various age groups. We hope to be back in the near future.

One of the best locations near tower 40. Not having the boardwalk outgrowth was perfect for the kids to play in the enormous sandbox out front. The ocean was a short walk, very short and ideal for a young family. The location is perfect and is on a bike path out front and a short distance from the waterfront path. All the amenities you could ask for are provided and the house is very well appointed. My only suggestion is it would make more sense for our family to have the living room where the dining room is set up. We are looking forward to our next visit.

This property was 2 blocks from the end of the "boardwalk" and offered easier access to the beach for our kids, less noise from walkers, bikers, joggers but was still an easy walk to the pier that the activities there. Two car garage with one ore spot on the garage apron was helpful. The sleeping arrangements worked themselves out with our age span 18 months to 74. An ideal spot to relax on the chaise, sit around the fire, or open the doors to hear the waves crashing all night! Ahhhhhhhhhh

Aside from the trash not being emptied prior to our arrival which led to an abundance of flies that stayed inside with us our entire visit and the last day/night of no AC working the place was great! Will def consider staying here again. Great communication and lots to do around the area!

A most beautiful and modernized house provides a wonderful setting for a fabulous vacation right on the beach. The house is equipped with all the necessities you will need, and for other items and food, all are in walking distance. Parking in and behind the garage is an added treat, and avoids parking tolls. Two fireplaces inside, and an outdoor grill and gas fire pit on the patio outside , let you enjoy the ocean well into the night. The kitchen and laundry room are very nice, and are stocked with supplies as well as detergents . The house and garage are spotless and so upscale and welcoming.

We have stayed at this property previously but with the renovations, it is nicer than ever. Walking distance to the Newport Pier and many local restaurants to choose from. The property owner, Rick, responds quickly to any request. Bonus was the Huntington Beach Air show with the Thunderbirds flying almost directly overhead. We would recommend this home to any family!

This was our fourth beach house rental. The house was by far the greatest! Amenities in the house every thing you could possibly need. Definitely returning! Our host Rick Nolan is the best.

I have been renting in New Port Beach for many years. The hominess and beauty of this house was amazing. Everything you need was available at your fingertips. There was plenty of beach supplies, batteries, & towels etc. The kitchen is so well stocked. I could go on but in the world we live in it is so important to embrace these memories with family and friends. I am so glad homes like this one is available to rent!

This house is perfect for a large family! The 2 master suites made the house so confortable for us! Having little ones with the beach front access made taking naps in the maddle of the day so easy and seemless.

The house was everything we expected it to be. Clean and was well stocked with everything you would need. Location was excellent with a grocery store about 10 minutes away. Lots of restaurants 15-20 minute walk. Great waves right out back of the house. All the toys the kids could use. Hosts were great and easy to communicate with.
