I grew up in Newport and have always stayed at my dad’s house when visiting. Now with grown kids and my brother’s family, we just don’t fit. This house was perfect for 8 of us. Staying right on the boardwalk makes it much more of a vacation than staying in my childhood home. The house has a nice layout for a group and was well-stocked with dishes/cooking supplies plus salt/pepper, coffee filters, etc. and the owner left seltzers, some munchies and treats, and a bottle of wine. There were sufficient towels and shampoo/conditioner and hand soap.. We found out the oven didn’t work on Christmas morning, but the owner quickly gave us access to the oven in a different (unoccupied) unit, so all was well. There is only one parking spot, but there is some free street parking. I suspect this might be a bigger issue in the summer. We’d definitely rent this property for Christmas again.

This home has so much more potential!the location could not be better. Short walk to restaurants or coffee shop. But it needs a little attention. Lots of the light bulbs were burnt out. The front of the microwave was falling apart. Very small mirrors so it made it hard to get ready for a night out. When we arrived, I didn’t have the door code so I texted and called the owner. No response for over 2 hours.

This house was perfect for our 3 families. Right on the sand and walking distance to the pier, shops, and restaurants.

The perfect VRBO for families! We had our adult children and our grandchildren and it was fabulous for us! Right on the beach, lots of room, our youngest grandson is 18 months and the gated patio was perfect for him!! The house had plenty of counter space and did not have a lot of knickknacks so I was happy I didn’t have to worry about the grandkids breaking something!! We do a family vacation every year and this was a fan favorite for sure!

Great family accommodation! Slept 10 as advertised and everyone was comfortable. Age range of guests was 8-75. Sand toys and boogie boards available for kids. Kitchen and grill were clean and used to make a couple family meals. Host communicated quickly and kindly to our requests. I recommended and would stay again!

House was a perfect location and great for two families.

You cannot beat the location of this property! We loved being able to enjoy the ocean view and walks to restaurants and bars. The living area is very open and was accommodating for our large group. While the showers seem to have been updated recently, the bathrooms need some help. There are tiny mirrors and terrible lighting in 2 of the 3 bathrooms. With 10 of us getting ready, we had to fight for the 1 bathroom with decent light. The bedrooms could also use mirrors to alleviate some of this issue as well. We also had an issue with check-in. We did not receive our instructions/lock box code and could not get a hold of the host the day of arrival. Once I contacted VRBO, they were able to connect me with her and she was very helpful from that point forward.

We stayed at this property with moms and daughters who were in town for a gymnastics competition. We loved the property and location. They girls spent time on the beach and walked for great snacks like smoothie bowls and ice cream not far away.

Perfect for those with young children. There are two fun playgrounds extremely close by. The house is as great as the pictures but the location can’t be beat. It’s just far enough away from the hustle and bustle of the pier but and extremely quick and easy walk should you decide to get to a restaurant or shop. There is also a local market about a minute (if that) walk from the house. Highly recommend staying here.

Great location, great communication from owner, check in was easy and we were able to check in early (nice bonus!). Outdoor patio area was great to hang out, you are literally right on the beach. I know this is a rental and gets lots of use but curtains in the kitchen/living room have interesting stains, pillows need an upgrade and fridge could use a good cleaning (the rubber seal on the door has mold and under the fridge was pretty dirty).

Had a great experience again. The was the second time we rented the property with 2 families each with 2 kids. Plenty of room for everyone. Great setup for grilling and enjoying wine on the patio with friends and family.

We enjoy renting here every year. It’s location is amazing and the property is perfect for our family. Can’t wait until next year.

If you want to be right in the action of Newport Beach and literally be steps away from the sand, this is the place. My family loved this property; sooo convenient to be able to go back and forth from the beach and house in a matter of minutes. Restaurants are walking distance and there is of course so much more to do within a short drive. If you are not familiar with Southern California and Newport in particular, be prepared for heavily congested roads during the summer, which is why the walking distance is such a benefit. There is a tiny market right around the corner for quick items (including a fantastic wine selection) and then a Pavilion's within a mile. The property itself is very clean, well-maintained, and comfortable. We did have an issue with the washer and dryer but a maintenance man showed up quickly and was very nice. The beds are quite roomy and the bunk bed room worked out great for the kiddos. The only four star rating I left was for the check-in process; the key box was a little tricky and I wasn't totally clear on where to park at first, but in hindsight I should've read the directions more thoroughly before arriving instead of at the last minute. Other than that, Christine works very hard to make you feel welcome and was very responsive to questions. Definitely recommend!!

You have everything you need at this location. Plenty of beds, the best view and beach vibes all day and all evening. You're within walking distance of restaurants and shops and plenty of activities to entertain children and adults of all ages. 10 out of 10

Great for families. Disappointed with the cleanliness. I the couch in the family room were filthy and drapes were as well. The mattress cover had pee stains as well as the pillows. The air conditioner didn’t work.

Great location. This is our second time renting this property and we’ll be back for a 3rd. Wonderful trip.

This was a perfect rental for our extended family. I only have positive things to say!

The property is GREAT!! Views are Incredible!! I highly recommend Seaside Donuts Bakery, just a short walk away. Just don't leave them on the counter over night. If I have to be critical (I would go back tomorrow) the back windows could use dark curtains or be eliminated. Also my wife said she bring her own pillow next time. Again, we would go back tomorrow!!! Christi was responsive of area information. Oh yeah, when getting the keys push down on the top release button.

Beach front; ocean views; amazing weather; family friendly. We’ll be staying here again, for sure.

This was a dream Thanksgiving at the beach. House opens directly on the sand, plenty of area for kids to play games. The house is modern and well designed with doors that open almost all of front of house to the beach. Lots of things to do in area, kids rented bikes and explored. Wonderful vacation

It was a very nice vacation rental located in a great area between the two piers. There are many restaurants, bars, shops etc. nearby. We enjoyed it being on the boardwalk as well. Only complaint was that it wasn't stocked with any paper towels, garage bags (only 2 bags were there), Kleenex... Only one-ply TP was supplied and for the price, I think they could include a little more. On a positive note, they had a bottle of wine and some snacks available. We would definitely stay there again.

Fantastic location and beautiful home. The kitchen wasn’t very well stocked—there were not enough bowls and utensils. The cleaning was also not quite as thorough as we would have liked. But otherwise it was wonderful!!

This beach house did not disappoint! Great location with a wonderful size patio. Rental mgr/owner was a pleasure to work with. Highly recommend staying here! Bonus was the a/c ; as most beach rentals do not have a/c.

We were actual surprised by the amount of space. At one one point we had Ten people staying on site and everyone was very comfortable and we didn’t feel like we were in top of each other. The only concern we did have was when we arrived the dish washer had chunks of food in it as if the previous guest had just taken there dishes thrown them in the dish washer and etc…. Then the dishes were put in to the cabinets obviously not cleaned so we had some work to do when we arrived. Not what you want to to do when you’re checking into your beach house. Lol…. Also, just keep in mind the location is great but where you are on the strand yes you are directly on the beach but you are also right next to the public restrooms where you tend to get a lot of foot traffic and you are about 1000 feet or more from the actual water. It’s a bit of a haul to get out to the water. Other than those items it’s a nice property.

Such a fun home! All bedrooms are on one level, so great for anyone needing help with stairs. We loved it & would stay again! Thank you Christi for all your help!!!!
