Hotel staffs are polite and friendly.Its a 24 hrs check in hotel.we have no problem checking in.our room is the quadruple and the children love the size of it as they have individual bed to sleep on. Food are halal but counter bar serve alcohol. Room is always cleaned whenever we return from sightseeing. But there is no lift. Would recommend for family stay.

Best location! Walking distance to Phatong Beach & Bangla Street. Very easy & near to find food, beauty parlor, shopping places etc! It’s just our hotel doesn’t have a lift. Westayed in level 3 but luckily we have Ray (the Manager) to take care all of everything. He help to carry pur luggage during check-in/check-out. He’s the best. Truly recommended! Please look for Ray if you are staying at the Royal Beach Residence! Stayed in this hotel for 2 nights with 6 other family members. We stayed on the 4th floor with 3 bedrooms. Checking-in process was horrible. Make sure you're ready to let them hold your passport during your whole visit if you plan to stay here. The water was barely running. We had hard times taking shower. The TV in one of the rooms was not working. None of us would recommend this place.

The room wasnt available when we checked in even tho we were in time. The staff Said that we would get the room 19:00 but we didnt get it until 20:30 in the evening. They refused to give us a refund or even help us with a better option. Staff argue and yelled at customers Would never recommend this to anyone. Read other ratings aswell.

Rooms were exactly what we thought - very clean 180 degree view over Patong. We could see the sea from our 4th floor hotel. The courtyard we had on the 4th floor was also private so when wed put the children to bed we could sit out there (with a fan!!) Eldest son complained there was no lift but it was the only bit of exercise we got all holiday. We purposely chose a hotel without a pool, so it suited us fine - other guests used the pool two doors down. 20% discount on food which was all good - husband claimed it to have the best Pad Thai in Thailand. Superb stay

This was the worst hotel we stayed in on our month long trip through Asia. In fact, it was so bad we left after the first night even though we had paid for 5 nights! We booked a two bedroom apartment unit. When we arrived, they actually put us two next door rooms with a little kitchen area between them that was right off the main stairwell and just behind a sliding glass door. Not only was it basically open to anyone on the stairs, it was not air conditioned so you would never spend any time in there. The bathrooms consist of an open shower sprayer on the wall next to the toilet. The floor was wet from leaking connections at the toilet and the walls and ceiling were covered with mold. Hot water didnt work in one of the rooms. All of the beds in Asia are pretty firm, but these beds were like sleeping on plywood. They had a top and bottom sheet, but no blanket. Im not sure where they got the photo of the room they use on the website, but it was nothing like the photo. There are no views of trees or beaches...this hotel is above a restaurant surrounded by other taller hotels. It is SO noisy that you are not going to sleep unless you are medicated...heavily. There was no offer to refund the 4 nights I didnt use. I would not suggest staying here. I spend 60+ nights a year in hotels and Im not really picky. This is the worst I have stayed in anywhere....US, Thailand, Cambodia, China, Hong Kong, Europe.... wow....just wow.....

Had a leaking pipe in bathroom so we had to empty the bucket daily and a lot of cracked tiles on floor. The towel rack wasn't attached to the wall either. Ian and his staff were extremely pleasant and always said hello by name. They were lovely people but it was an Extremely cheap hotel so if your on a budget and don't mind getting bitten this place is for you.
