About this house rental
Beautiful three bedroom / one bath home five blocks south of downtown Santa Rosa. Walking distance to Russian River Brewery, movie theaters, many shops and restaurants. Easy access to Highways 12 and 101.
Note: bookings with up to two guests get access to two bedrooms. Bookings with three or more adult guests get access to three bedrooms.
Kitchen with granite countertops and modern conveniences, gas range, microwave. Laminate floors, carpet in bedrooms, spacious living room and dining room, newly remodeled bathroom, large backyard with raised garden beds, wifi, laundry on-site, and central forced-air gas heating. Back bedroom has a television with streaming apps and living room has an Apple TV with video projector and large screen.
The home is Located in Burbank Gardens neighborhood near downtown Santa Rosa, with entrances to Highways 12 and 101 a few blocks away. Ten minute walk to downtown, including Russian River Brewery, movie theaters, shopping mall, etc.. Juilliard Park five minute walk, and bike path three blocks away.
Juilliard Park and Luther Burbank Home and Gardens are four blocks away, and the bike path along Santa Rosa Creek is five blocks away – this bike path goes to Sebastopol and beyond.

- Guest is responsible for ensuring that the accommodation is left in the same condition as it was received upon check in.
- Guest shall be liable for any damages caused by his or her own acts and omissions (including and without limitation, failure to timely vacate the accommodation) and also for the acts and omissions of any individuals that Guest invites or otherwise allows into the accommodation.
- This is a tobacco free property. No smoking of cigarettes, cigars or any other tobacco products inside or outside of any of the buildings or anywhere on the property.
NUISANCE, DISTURBANCE AND COMPLAINTS FEE:
If an incident occurs requiring the designated contact to visit the house due to any complaints related to the condition of the rental or nuisance behavior of the short-term renters or their daytime guests or any other cause related to actions of the short-term renters or their daytime guests necessitating a visit by the designated contact, a fee will be charged to the guest in the amount of $300 for incidents during daytime hours between 9am and 5pm or $400 for incidents during non-daytime hours between 5pm and 9am, in addition to any penalties or fees from the City of Santa Rosa or other governmental entities and any costs related to repair of damages or cleaning. A list of fees from the City of Santa Rosa are listed below.
The following applies to rental periods of less than 31 days.
- Daytime guests are limited to no more than half the number of guests staying overnight (short-term renters) at any one time during the hours of 8 a.m. to 9 p.m. (i.e. 4 short-term renters limits the rental property to 6 people maximum during the daytime hours), per Santa Rosa City regulations.
- Maximum number of short term overnight renters is limited to eight.
- Quiet hours must be maintained from 9 p.m. to 8 a.m.
- Use of the property as an event space (wedding, corporate events, etc.) is prohibited, per Santa Rosa City regulations.
- Use of amplified sound outside is prohibited, per Santa Rosa City regulations.
- Recreational fires, firepits, outdoor fireplaces, barbeques/grills, and other similar items are prohibited.
- This property includes two dedicated parking spots in the driveway, and unrestricted street parking is available on the north side of Mill St and on other nearby streets.
Guests shall comply with the following requests and/or instructions:
- No smoking.
- Check in time is 3PM. Checkout time is 11AM.
- No shoes in the house.
- Occupancy is limited to eight people.
- Pets are not allowed.
- The hot tub is not for guest use.
- Do not use the wood fireplace. You can use the central HVAC system if you need to warm or cool the house.
- No burning of candles or open flames.
- Please turn off any unused lights, fans, heaters, air-conditioning, etc., when not in use, such as when you leave the house, sleep or checkout.
- Do not change the temperature limit settings on the thermostat. Contact the host if there are any issues regarding this.
- Replace any consumed items in the home.
- Replace or compensate for any broken or damaged items and notify the host immediately.
- You agree to turn off heating, cooling, fans, lights, projector and TV before you checkout or leave the house.
- You agree to lock all doors and windows before you checkout.
- You agree to keep all doors and windows locked when you are not in the home.
- No electrical vehicle charging without prior consent from host.
- Put recycling, food waste / compost and garbage into the appropriate receptacles. Separate receptacles are provided for recycling, compost and garbage, respectively.
- If you leave any items in the house, it is possible for me to ship them to you. - There is a minimum fee of $20 to cover my time handling this, plus the cost of packing and shipping.
- If phone chargers are provided, please be sure not to take them home with you. They are marked with the letter “N” to indicate they are mine. Thank you for being conscientious about this.
- A penalty will be assessed if these rules are not followed.
- Failure to follow all the checkout guidelines and house rules, including washing and putting away dishes, will result in a minimum charge of $100.

Great for a get-away with friends
My husband and I wanted to treat a couple friends to a get-away to relax together and play some board games, and this three-bedroom house in an older part of Santa Rosa worked out nicely for us. We went out on daily walks in the local area which had lots of quirky gardens.

Santa Rosa stay
The host was very easy to reach for any questions we had. We loved the central location. Great restaurants and stores nearby, yet a nice quiet neighborhood.
The home is very cozy with creative eclectic decor. We had fun with the movie screen as well as playing games. We enjoyed local vineyards and visiting nearby towns. We’d love to return.

The Host was amazing we couldn’t of been more lucky to find them! House was perfect for My husband and I and it was very clean and it had anything you could need! Beds were comfortable and the projector was a very nice touch my husband loved watching the football game on it !! House if full of beautiful plants to make it even more cozy we highly recommend this property !

Beautiful home, relaxing visit
We had a wonderful & relaxing stay in Nile's home. The place feels warm and inviting and there are plenty of amenities to help you feel at home away from home (laundry, great shower, gas stove, etc). We loved being in walking distance from great restaurants and coffee shops, while also being a short drive from all other towns, wineries and hiking trails in Sonoma county. Thank you Nile!

This was the perfect place for our quick family getaway.
Everything was as shown. It was comfortable and relaxing and within easy walking distance to downtown restaurants. Nile was very helpful and quick to respond to our questions. We would certainly stay there again

Wonderful place you wouldn’t want to miss
This is a gem on our trip back home after going away (mom and I) after my dad’s passing this year. The place (location) is very quite; neat; easy parking; nice washer and drier; excellent internet connection.
The greenery inside makes the home very welcoming. I personally loved the decor in this VBRO.
Everything is nicely labeled, and the welcome book was awesome.
If you need to escape for a nice leisure residence you need to book this place.

Lovely house in a great location
We really enjoyed our stay. The house is lovely with lots of light and very comfortable with everything we needed. We took advantage of recommendations in the "House Manual" and had a great brunch, enjoyed a local horticulture garden and visited a couple boutique wineries with sustainable practices. All together a great vacation.

We had a great time staying at this place. It was clean and well located to shops and restaurants close by in walking distance. It also provided a great jumping of points to the local wineries in Sonoma County. We had a lovely stay.

Nice family time
Our family used this house for a nice base to visit Jack London's house, walk around Santa Rosa etc. We had a nice time at the house playing a game, watching a movie, and making dinner.

Cozy
Overall, the property was comfortable and worked for the limited amount of time we were there. Extremely easy check in process (key code access). Spacious enough for 4 people. The master bedroom was nice and furnished with some toiletries and kitchen essentials. However, the second bedroom could use an updated bed and decor, felt cold and unwelcoming compared to master bedroom. Also, the living room only had one couch and a cocking chair, which was difficult for the 4 of us to hang out together. The hot tub was more of an inflated permanent kiddie pool, which didn’t seem extremely clean. Also, the house smelled somewhat old every time you walked in. With some updates, this house could be very nice, but overall worked for our purposes of staying there for a wedding.
