About this house rental
Ravenbridge Mill is a very special place. The 6 bedroom house sits in grounds of 21 acres, with its own lake, river, woods and orchards. Every window has beautiful views, but you can’t see another house. There’s a wood-fired outdoor sauna, beside the lake, and a separate games studio. And it’s right at the foot of the fells. The perfect place for a magical holiday. It's in Cumbria, in the Eden Valley, between the Pennines and the Lake District.
The house has 6 bedrooms and 4 bathrooms, and sleeps 12 - in four double and 2 twin rooms. The house began in 1675. At first it was a small cottage, with an adjoining corn mill. The story is that the fellside farmers got fed up with their landlord (an Oxford College) charging high fees to mill their corn, and decided to build a mill of their own. The house stands by the Raven Beck, and you can still just about see the mark of the outside under-shot mill wheel if you look carefully.
Two barns were later built on, together with a separate byre. The byre is now the Studio and games room. The barns have become part of the house. A biomass boiler occupies an early 20th century addition, and most recently a music room and balcony have also been added. Like many old houses it just grew…
So, downstairs there’s the big family kitchen, with local slate worktops, and a pine table big enough for everyone. The barn doorway has been beautifully glazed by a local craftsman. A second door leads out towards the river. There’s a double oven, five induction rings, microwave, two fridges, freezer, dishwasher, washing machine and drier.
One step down from the kitchen, into the oldest part of the house, is the sitting room. Windows look south, onto the garden, and north, to the river. This is a very cosy room when the wood-burning stove is roaring – and I’ll supply plenty of wood for your stay.
Two steps up from the kitchen, at the East end of the house, a spacious hallway leads to a twin downstairs bedroom, a bathroom, and the utility room.
There's another bathroom downstairs at the West end of the house.
Upstairs at the West end of the house above the sitting room (the stairs, made of stone and worn with age, were originally exterior) there are two double bedrooms and a shared bathroom.
The bedrooms all have names, so you can identify them from the plan and the photos, and if you want you can choose your bedrooms before you arrive. There's a story behind every name, of course...
The Ships' Room: its old oak beams were once ships' timbers.
The Low Room: not the ceiling, which is actually one of the highest in the house. But the door is not quite full height.
Granny's Room: because it's on the ground floor, OK?
The Music Room: originally intended for music, and with a rather fine acoustic. The balcony is good for singing from, too.
The River Room: there used to be a tiny window in this room; now there's a big glazed door and a balcony overlooking the Raven Beck.
Jenny's Room: after the teenager who used to occupy it. It's been cleaned and decorated since then, I promise.
Above the kitchen, accessed from the stone stairs or by a “paddle” stair from the kitchen, there’s the wide Gallery, with the best views of the river and its backdrop of trees.
Upstairs at the East end of the house there are three further bedrooms, two with lovely balconies, and a bathroom.
But if you think the house is something, wait until you see outside…
Ravenbridge Mill sits in its own grounds of 21 acres, bounded mostly by the river to the north, and rising up to the south, through gardens, orchard and fields to the old woods at the top. The lake extends to about an acre and a half.
The stone-walled courtyard garden, right outside the kitchen door, is sheltered and lovely when the sun shines (which it often does in Cumbria!) There are plenty of seats, a couple of garden tables, and a little fire pit for cooking. You can pick anything you like from the full herb garden (but do check before you eat it!) And there’s a stone garden – either for meditating, or for artistic stone balancing. It’s surprising how competitive stone balancing can get…
The Studio also looks onto the courtyard. There’s a pool table in the Studio. There’s also a stage and a dressing-up box for the theatrically inclined.
Beyond the courtyard, which is gated, there’s plenty of space for running about. There’s a trampoline, and a badminton net.
The lake is special, whatever the season or the weather. There are a couple of boats available to take on the lake, with buoyancy aids. And the brave will definitely want to swim (please take normal safety precautions – the water’s cold, and up to 6m deep).
And, of course, there’s the sauna. Across the lake from the house, and camouflaged among the trees, the cord-wood and grass-roofed sauna is always a favourite. Plenty of wood will be supplied for you, and you can easily spend a couple of hours alternating between hot sauna and cold lake.
The Raven Beck, and the smaller Kiln Beck which runs into it, are great for scrambling. Just be aware that it’s only safe when the water is low – in spate the Raven can be a spectacular force.
In season you can pick all the fruit you can eat – rhubarb, raspberries, blackcurrants, plums, apples.
There are new, and maturing, coppices to explore, fields to run wild in, and in the woods at the top of the site you can build shelters, and find magical kingdoms…
Ravenbridge Mill is right at the bottom of Hartside pass. Hartside is a magnet for cyclists – it’s the big climb up onto the Pennines on the Coast2coast route. From Ravenbridge, at 600ft, you’re straight into the climb, up to the summit at 1900ft. Bring your bikes, and be careful coming down!
You can also walk up to Hartside – it’s four miles by road, and a bit less by the path – and if the weather’s good you can see Scotland, and the full panorama of the Lakes across the Eden Valley. And if you’ve had enough exercise, you can always drive the winding road – which regularly features on lists of “the top ten drives in the UK”.
When you reach the top of Hartside, you can just admire the view, or you can carry on, to the lovely little town of Alston, and over the Northumberland moors, to Middleton in Teesdale, High Force, Cow Green Reservoir, and all the other places in the wild and beautiful North Pennines AONB.
That’s the beauty of Ravenbridge – the Pennines on one side, the Lake District on the other, and all the red sandstone villages of the Eden Valley in between. You can get to the foot of Blencathra in 35 minutes, and you don’t have to compete with the traffic of Windermere or Keswick.
There’s a good sized Co-op at Lazonby, 10 minutes away, and several supermarkets at Penrith, 25 minutes. Carlisle (40 mins) and Keswick (45 mins) are also easy to get to.

We got together as a group of friends as we sometimes do every 6 months or so. The property was absolutely fantastic, with spacious, relaxing rooms, and a fantastic party room complete with pool table. Stand out highlight was the sauna, and dipping in the lake afterwards.

Beautiful home in an idyllic location. Everything you could need. Lovely comfortable beds in spacious bedrooms. Cosy lounge and family kitchen. Great for walks and plenty of space if needed. Kenneth is an excellent host.

What a wonderful wonderful place. So much to do for a family of all ages, including grandparents. An original, quirky, reminiscent of the Famous Five books, style property. Rustic and charming, eccentric and close to nature. I’m not sure another property exists like it, anywhere. It’s own lake, a fire pit, games to play, trampoline, badminton, log fires, pool table and so much more. We’ll definitely be returning. A new family favourite. Thank you to the host ❤️

Weekend retreat with friends
Such a wonderful place for our friends annual getaway together. It was more than a usual large house as the grounds and extra facilities were so special. Plenty of room for 5 couples. Relaxing walks in the grounds, padddleboarding, canoeing on the lake, relaxing in the sauna - all so therapeutic! Fascinating to stay in such an eco friendly, comfortable and interesting home!

We stayed as a party of 11, 7 adults and 4 children (age 1,7,8 and 9) as an opportunity for us all to be together for the first Anniversary of our Mams sad passing. I had told the property owner this when we booked and he made a point of coming to talk to us and mentioned it to us and made us all feel he had really took time to read our message when we booked. He made a point of showing us his own Mother's memorial garden. The whole place was beautiful, the Snowdrop flowers everywhere, the stone garden, the giant trampoline, the games room, the lake, the sauna.... I could go on....
We are already looking into rebooking for the summer, absolutely incredible place. Thank you Ken, you made what was potentially a sad weekend for us all very special and right for our Mam. Take care we'll see you again soon!

Superb Property

An unforgettable trip - incredible place and lovely host
We have recently returned from a magical and unforgettable weekend at Ravenbridge Mill where we celebrated my husband's 40th with family. The house and grounds are beautiful and full of character and Kenneth was a very welcome host (the homemade flapjacks on the table were delicious!). Communication was excellent from the time we booked, through checking in and checking out. As he was close by, it was reassuring that he was on hand for anything that we may have needed over the weekend. The house itself was spacious, cosy and well stocked. We had two babies/toddlers with us and Kenneth even ordered a cot and high chair for us specially. The grounds were incredible with a lake (and canoes!), apple trees (which made for a delicious apple crumble), river and woodland to explore. It was a calm and serene setting and we all left feeling relaxed and refreshed. We will definitely be going back soon and would highly recommend to others!

Wonderful house in amazing setting.
Property was very clean. It had everything you could need whilst away for a week, including a very good washing machine and drier. The grounds were amazing and the children particularly enjoyed the lake and the badminton. Kenneth was very pleasant and helpful when needed. Also enjoyed the cello playing!

A week in Ravenbridge
6 adults, 4 children and 1 dog have had a lovely week staying at Ravenbridge. The property was plenty big enough for all of us and more. The grounds are amazing and include a lake, garden area, a wood and a river. We all enjoyed our stay and are hoping to stop again in the future.

A wonderful Tranquil Experience
This was a wonderful tranquil place, and we all left there with lovely memories. Everyones favourite was the lake, to swim in natural water was exhilarating and then to go into the sauna afterwards was just fantastic. The canoe was a favourite with the children, they also loved, the woods, the dens the space,it was a great place for them to play and use their imaginations.
Kenneth was an excellent host, was always available if we needed anything.
If you love the outdoors, peace and quiet then this has to be one of the best places to stay.

Celebrating our Golden Wedding
We were a group of family and friends celebrating our anniversary at Ravenbridge Mill. Sarah and Kenneth made us most welcome even allowing us to invite extra guests for our party. The Mill was ideal as we could use all the facilities on their site including canoeing on the lake. The children had a great time exploring the site with lots of hide and seek, trampolining, table tennis, pool, and even dressing up from the supply in the games room. Sarah did invite us to join her for a morning swim in the lake but when she told us the water temperature everyone seemed to have another task to attend to! Many thanks for helping to make our anniversary so memorable. Tony & Angela

Delightful and relaxing holiday
We had a wonderful week at Ravenbridge Mill. The house is spacious and works well, but with character. There is nothing extra you could want for, something to keep people entertained all day, you could spend all week there and not need to go anywhere else. It is the owners home and they really do want to share their home, garden and grounds with you.

The most magical retreat in an amazing house
This haven surpassed all expectations!
The hospitality and generosity of the hosts to think of so much made this holiday so outstanding and special in so many ways for everyone from very young to us oldies.
The house and garden is beautiful and has everything ..lots if space, activities, like glass painting, a games room, beautiful lake and boats with fabulous sauna all organised with safety in mind. As a family it was the most amazing holiday in the most beautiful setting.

fantastic place in a great location lots to do inside and outside
After struggling to find a place in the area that would take 6 adults and 6 children we found Ravenbridge Mill and I'm so glad we did. Set in beautiful woodland with wildlife and fresh produce aplenty. The games room and lake provided hours of on site entertainment and we didn't feel the need to leave for the first 3 days and only then to stock up on supplies in nearby Lazonby. Sarah and Ken were on hand to help out as and when we needed them too and nothing was too much effort or too much trouble.We really felt they just wanted us to have a good time and that's what we most certainly did. Every effort has been made to make it a great place to stay from the delicious home made victoria sponge down to the endless books, DVDs, games and craft supplies. All six children loved the trampoline and treated the chickens as their own pets, following them around and collecting eggs. This was the perfect place for a very special holiday and we can't wait to come back.

Excellent Ravenbridge
We were a party of 9 (4 adults and 5 children) and there was plenty of room for all. Inside the house the children were amused by the large number of toys and the 2 electric pianos. The adults enjoyed the very comfortable kitchen and living room. Outside, the chickens, boating lake, frog pond, trampoline, gypsy caravan, campfire etc provided endless fun for all. And if that was not enough (!) there was a well equipped games room. Our land lord and lady were very kind and helpful. The countryside around is very beautiful and we enjoyed a great walk from the house to the pub in Kirkoswald. The chickens were happy to give us many free and delicious eggs.
