About this house rental
This charming, private family compound, built in 1924 as the carriage house, stables and grooms quarters of the former Ingalls estate, is in the hands of the third generation of the family. Renovated in the 1960’s, The New Barn has been lovingly enjoyed for generations as our second home. Situated at the end of the road on 11 acres with rolling lawns and fields, this peaceful retreat is just a stone’s throw from the action - a ½ mile walk to The Omni Homestead Resort and downtown Hot Springs. Backing onto the forest, with an old horse trail running behind the property, it is a nature lovers paradise with the convenience of being just up from the heart of town. Filled with family antiques and charming country touches, The New Barn will truly feel like your home away from home!
The first floor of the house has a large, cozy living room with wood burning fireplace and library nook, a dining room that seats 6-8 comfortably, master bedroom and full bath, kitchen and laundry room. The living room looks out over the porch and the lawn. The house has Wi-Fi so it's easy to stay connected with all your devices. A stereo with CD player and a library of classical music are at your fingertips for setting the mood. Many evenings have been spent playing cards and connecting with family and friends in this room. The south facing, sunny dining room looks out on fields and is a great spot for bird watching. The kitchen is fully stocked with all the gear you need to create fabulous home cooked meals (you provide the food and culinary talent). A long fieldstone porch faces east over the lawn - the perfect spot to catch the sunrise with a cup of coffee, watch afternoon lawn games, and enjoy evening cocktails and dinner in the warmer months. The porch stays remarkably cool even on the hottest days. Just behind the living room, facing northwest, the lovely master bedroom gets beautiful afternoon light and has ample storage. It can be made up as either a king bed or two twin beds.
The second floor has two bedrooms, a full bath, and a central family room. The southeast bedroom has a queen bed and the northeast bedroom has two twin beds. Both bedrooms feature windows on three sides of the room for taking in the views and mountain breezes. The family room features a 43” Smart TV, DVD/VCR and a library of classic and children's movies. In addition, there is a wide selection of board games, jigsaw puzzles and cards to provide hours of entertainment on inclement days.
Across the lawn, the original horse barn has been converted into the “Playroom” featuring a Ping Pong table, as well as lawn games including Badminton, Croquet, Bocce, Horseshoes, and more. It is a great hang out for kids of all ages and encourages friendly family competitions. The second building is the original “Tack Room” that is retained by the property owners for storage.
Enjoy all the activities that Bath County has to offer with a multitude of hiking/biking trails, golf, fly-fishing, bird watching, and fine dining; or just enjoy chilling out at the house. This is the perfect retreat for writers, artists, families, bird lovers, golfers and hikers alike.

Some friends and I had a great weekend hiking, swimming, bathing in the springs and visiting the Omni resort nearby. The new barn was a peaceful and pleasant country getaway in an amazingly beautiful setting. Just a note for summer travelers that there is no A/C, so the house can get quite warm even with windows open.

We greatly enjoyed our 5 days at the New Barn in Hot Springs, VA. The house is beautifully appointed with antiques, and lovely paintings. Everything one needs for a cozy stay is in the house, and the welcome book and Information book are full of useful information on where to go and how to get there and historical information on the house itself. In addition, there is a wealth of information on hiking trails. Most of all the New Barn is a historical home where we could actually feel excitement and energy from the past. The views out the windows of the bucolic mountain side are breathtaking and a treat with morning coffee. We are looking forward to again return to Bath county and more days at the New Barn.

The house was well equipped, clean, and comfortable with lovely views. We were in town for a wedding and were not able to relax at the house as much as we would have liked. We did enjoy coffee on the porch each morning though!

Virginia Family Getaway
The New Barn is the perfect place for a family getaway. We enjoyed reading and earning the history of the family and exploring the town of Hot Springs. The New Barn comfortably sleeps 6 with plenty of living area up & downstairs. The playroom in the barn is perfection. We thoroughly enjoyed our stay and hope to come back in the future!

Beautiful and relaxing vacation
This was the perfect house to stay for our family of four. The area is beautiful, and the new barn added to the experience. The house is fully stocked with everything you need. Our two sons (8 and 10) enjoyed the ping pong table and the yard. The inside of the house is as comfortable and welcoming as the outside porch. The beds were very comfortable (firm, as we prefer them). We met the maintenance person for two small things - he was so fast to help, and so nice! The house has an interesting history. Mary, the owner, has provided so much information on the house and things to do in the area. We were able to use the pool and tennis courts at the Homestead (they weren’t busy when we visited). We went to the beach at Boular recreation area (30 min away). We visited the High Bridge and the Virginia safari zoo (about 90 min drive). Beautiful stay and we hope to be back again soon.

We thoroughly enjoyed our stay at the New Barn. One of our favorite activities to do was play croquet on the big lawn. The property really makes you feel at home. Beds were nice and firm, just the way we like them. So much outdoor activity to do in the surrounding area of Bath County.

Amazing!
What a property! Great location/close to all local attractions. House was so clean and beautiful, a perfect fit for 6 adults. Lots of fun playing bocce and reading on the glorious lawn. Really a perfect, peaceful getaway with anything you can think of for vacation. Will definitely be back!

Stunning views and incredible history
Our family really enjoyed “The New Barn”. The owner was very responsive, friendly and helpful. Very detailed notebook with information on restaurants and local activities of all kinds.The property is breathtaking with amazing views and wildlife. It also has a fascinating history and we enjoyed reading about it and seeing the pictures and memorabilia from the past. If you need a break from hectic city life and enjoy the outdoors you will love a relaxing stay at “The New Barn” and all the outdoors activities Hot Springs has to offer.

Perfect pandemic getaway
We chose this property to get out of the city, to be near nature, and enjoy the outdoors. This location gave us a beautiful setting, and proximity to activities - we brought our bikes and also hiked a bit. The Homestead which is so close offers almost limitless things to do. as well The New Barn is a marvel of a conversion/restoration and provided everything we could ask for. The host has anticipated every need. It is a quiet, elegant place. I fully understand why the family has kept it as their own vacation destination. Thank you for letting us make it ours.

My daughter and I had a wonderful time at this lovely historic home. It is convenient to activities at the Homestead and area hiking and shopping, but has plenty of privacy. We hope to return!

While the property itself is obviously older, it is so very well maintained, exceptionally clean, tastefully and thoughtfully decorated. I found the kitchen to be better prepared than any rental we've ever booked. With three sons (during a pandemic!) a lot of my time is spent in the kitchen. We packed most of our food from home but forgot a few essentials; On Saturday night, we ordered takeout from a local restaurant to celebrate my husband's birthday. Not only did I forget to pack oil and spices, I also forgot birthday candles...not a problem at The New Barn! Birthday candles, a variety of spices and oils were available for our use! My tribe loves the outdoors and The New Barn is centrally located between Shenandoah national park and George Washington and Jefferson national forests. Given the season in which we visited, we took advantage of hikes everyday and enjoyed some great leaf pile jumping in the backyard. My husband and I sat on the back porch with books in the afternoon and sipped our coffees while our boys adventured as little boys do-they even made friends with the resident horses in the pasture adjacent. While we didn't bike, fish or swim on this trip, in the right season, all of those activities could be possible when staying at The New Barn. While the property feels completely private, it is a short walk into downtown hot springs. My husband walked with our boys down to the playground each afternoon while I made dinner. Finally, I would say The New Barn isn't like your average vacation rental, the home inspired "a way of living". Everything about the home feels intentional. The living room is made for conversations and board games. The classical music collection was extensive and provided us beautiful background listening throughout the weekend. The bookshelves are filled with everything from The Classics as well as New York Times bestsellers to Audubon books. The "movie room" upstairs is filled with a beautiful collection of movies. We got to introduce our boys to VHS! Our six year old (engineer in training) was fascinated by this technology of the past! What fun?! We were all sad to leave but left with our spirits lifted, looking forward to the next time we can visit again! You can't go wrong booking The New Barn!!! Cheers!

Perfect Mountain Getaway
Our family of 4 had a fabulous time at this gorgeous property. It is conveniently located just outside of the town center and would be an easy walk to amenities (in good shoes), but also provides a sense of complete isolation for folks looking for a safe retreat with little outside interaction. Our outdoor loving family had a great time at nearby hiking trails and kayaking and swimming in Lake Moomaw, as well as just roaming the property, watching the neighbor horses, and enjoying a beverage or meal on the back porch. If you go, be sure to keep the kids up until full dark at least one night to head outside for stargazing like you will never get with more light pollution.
The property is immaculately kept, the kitchen has everything you need other than food and beverage itself, and the beds and baths are well appointed and comfortable. There's a charcoal grill in the playroom, along with the ping-pong table, golf clubs, badminton sets, and other games. Even in August, we didn't even notice the lack of A/C and loved being able to open the windows and get a fresh breeze.

Secluded weekend getaway in Hot Springs
We thoroughly enjoyed our stay at the New Barn in Hot Springs VA! The one thing I completely missed was that there was no A/C, however, we were cool with the fans in the bedrooms and the windows open.
We enjoyed having morning coffee on the covered back patio with views of the property. The kids (teens) enjoyed the upstairs living room loft and separate bedrooms. The kitchen was fully stocked to include spices.
We enjoyed birdwatching, saw lots of bunnies and the resident groundhogs that live under the Tack Room.
Enjoyed this trip and it was easy to relax away from the hustle and bustle of Northern VA!

Family Long Weekend Get Away
This is a beautiful home rich with history! The location was perfect, secluded but within walking distance or a short drive from downtown. The homeowner thought of everything, we only needed to bring food and clothes. We enjoyed golf at The Homestead, the beach at Lake Moomaw, and playing games at the Carriage House Compound.

Charming
The property is absolutely stunning - as if we stepped back in time to the 1700s. We live in the city, and we don’t have open space for the kids to be free to run and explore; they were in heaven. There were a lot of yard games, charcoal grill, and plenty of outdoor seating to take in the gorgeous views. Morning coffee on the patio transported us to a dream. The kitchen is very well stocked for your cooking needs. The appliances (stove and fridge) are extremely dated but functional. The only downside was the lack of AC. Granted we were there in the hottest time of the year so there probably isn’t a need for AC 10 months out of the year so I get it. And honestly, with the windows open and the tower fans provided in each bedroom, we had some of the best sleep ever! The beds are super comfy. During the day, however, the heat was difficult to take so we found activities offsite to offer reprieve. Overall, it was a lovely vacation!

Lovely, restored farm house. Property was lovely with the most spectacular views of nature and it's magnificence. I have been a patron of VRBO for almost 12 years - NEVER have I ever rented home that was so well appointed! Pact your toothbrush and set your GPS!

Close to downtown, but feels secluded.
The property is only 3 or 4 blocks from downtown, although it is a healthy uphill walk home. It is very quiet and very comfortable. We enjoyed reading about the history of the place and the family. We had a great time playing golf at the Old Course, biking the Jackson River trail, kayaking on the Jackson River with Alleghany Outdoors, hiking the Cascades trail with Brian from the Homestead, and hiking some of the Hidden Valley trails. We also enjoyed the Bacova Brewey and dinner at the Water wheel and at Sam Snead's. It is a beautiful area and the house was well equipped, and included lots of great recommendations for things to do. We loved sitting on the porch and watching the wildlife. Everyone we ran into was so friendly. We certainly hope to be back again sometime.

Idyllic getaway
Fantastic views from the back porch. Quiet, private location, yet an easy walk into town. The kids loved the playroom! And the woodchucks and bunny rabbits provided constant entertainment.
