Situated in a peaceful Stivašnica bay, just 15 meters from the sea, Villa Adastra is a place of tranquility, adorned by lush Mediterranean vegetation and inspiring panoramic views of the Adriatic sea.
Villa AdAstra spreads over two floors, combining modernly designed interior with more traditional elements, like wooden staircase and doors. It’s outside where the villa really shines, with well kept gardens, covered barbecue grill and various eating areas. You can relax on the spacious terrace or, if you prefer, stretch out by the sea on the beach. Also available is a private heated swimming pool, surrounded by a wooden deck terrace. It is 4m x 9.5m, with water depth ranging from 1m to 1.5m and full width steps in shallow end, making getting in and out very easy.

While offering intimate privacy and comfort, villa is ideally suited for those wishing to explore beautiful Dalmatian coast. UNESCO world heritage sites in Trogir, Šibenik and Split are in the near vicinity, as well as spectacular national parks Krka Falls, Kornati Islands and Plitvice Lakes. One of the most prestigious marinas in the Mediterranean, Marina Frapa, and fascinating city of Primošten can all be reached within a 15-20 minutes drive. And for those arriving by plane, Split international airport is just 25 minutes away.
The entire space is covered with free Wi-Fi, there is a flat-screen satellite TV, fully equipped kitchen with dishwasher, microwave and coffee machine. Washing machine/dryer is also available. The villa is air conditioned and heated, while each bedroom additionally contains a ceiling fan. Linen and bath towels are provided. Boat berth, paddling board (SUP) and two persons kayak are available at no additional cost.
Nearest grocery store and restaurant are 700m away, while sports center with basketball court and bocce alley is only 300m away.

What a beautiful villa. Katarina and Ivan were amazing hosts and welcomed questions from us if we needed anything such as kayak hire, fishing gear etc. The fish seller comes round every Morning around 7.45am and then the bakery man around 9.15am. The access to the sea was the best thing for our two teenage boys who used the SUPs provided everyday in the calm bay as well as lots of snorkling. The villa itself is immaculate and clean and with such fantastic views, it all seems like a dream ago! It was about a 20 minute walk (with some hills) to town but well worth it for a fantastic evening meal. We loved the restaurant’Oliveo’ and the pizza place next door as they were extremely careful about my son’s food allergies. If you want a luxury Relaxing paradise book this villa!

We enjoyed a wonderful stay at Villa AdAstra. The property exceeded our expectations and Katarina and her husband couldn’t have been more helpful. The welcome gifts were much appreciated as was all the useful local information. Vans selling fresh fish and another selling fresh bread came past the Villa door every morning. The property is within a 23 minute walk of the local village where there are several nice restaurants and small supermarkets however the walk is quite hilly and a little adventurous for the less mobile.

We were met by Katarina and Ivan in the local town, which is just as well, as the villa is really tucked away and quite a challenge to find. Wonderfully isolated. Being shown round by the owners showed us all the bits we needed to know and their generous welcome package was much appreciated. Everything as described online and the villa really offered everything we could ask. The outlook was wonderful as the rocky coast opposite gave a real feeling of privacy and the houses either side are well screened by garden planting. Can’t fault it! We’d be very happy to return and can thoroughly recommend the villa.

We originally booked the villa with Katerina and Ivan in 2020 so that we could celebrate with our family our 40th wedding anniversary and my wife's seventieth birthday but unfortunately Covid struck so our trip was delayed for four years - The villa was excellent in every respect - comfortable bedrooms - well appointed bathrooms - kitchen / cooking facilities and a fantastic outdoor BBQ. The pool was clean and warm and we had ample space and seats / loungers etc for the whole family - Villa was a 15 - 20 minute walk into the village where there were several very good restaurants and bars - Access to the Adriatic was down several steps and again there were ample loungers and shades provided. Owners Katerina and Ivan were delightful and welcomed us upon arrival and met us again on departure - The resort was quiet as the main holiday season started at the beginning of June but the villa provided the whole family with everything for a successful and highly enjoyable holiday Our best regards to Katerina and Ivan

This Villa is amazing! We we were all wowed as soon as we arrived - superb facilities, really well presented and in a beautiful location. I was worried it might be too good to be true but it exceeded our expectations. We visited as a group of 3 adults and 5 ‘children’ aged 16 - 20 and everyone was impressed. On our first day we said we could easily see ourselves returning here. The kitchen is well equipped and the large outdoor grill was used a few times, though we ate out for half the week in the village - a pleasant half hour walk and I highly recommend Prstac. The swimming pool, sun terrace at the water’s edge, snorkelling and paddle boarding in the bay were the highlights of our week. It was fantastic to have the use of the Villa’s paddle boards, snorkels and masks. It was also fun to have a pool tournament in the lower room which was also really well equipped with ice maker, 2 toilets and shower.

We had amazing time at this fabulous holiday villa. The location, space and amenities are first class. Having access to the sea and the paddle boards was the icing on the cake. And of course the pool and decked area! The house itself is very well equipped with everything you would need. It was spotlessly clean and Katarina and Ivan were the perfect hosts who certainly went the extra mile. Thank you for the delicious treats, drinks and feast you left us! Appreciate this lovely gesture. You can walk to a few local restaurants from the house and there is a beautiful old church 5 minutes down the path which was a perfect backdrop for watching the sunsets. Krka falls worth a visit - stunning! Also Trogir and Split. We also did a boat trip to Vis and the Blue Caves which was very relaxing. We would love to return!

Rest, exercise, play, run, swim in the pool or the Adriatic sea, paddle or row, hike... all of these activities are available at the same location. The house is beautifully decorated and fully equipped to enjoy a peaceful well entertained family vacation. Only one negative point for me, is the road to access the property. I did not move the car for a week as it was so difficult to drive the last 5 miles to arrive at the address.

A truly amazing property that exceeded all expectations. A lovely welcome from the host, to guide us around the property and show us how things worked. They also kindly gave us a welcome pack.. katarina and her husband were very responsive to any request. The Villa was fully equipped and spotlessly clean. Katarina and Ivan's property is a beautiful house situated right on the Adriatic. They are gracious and warm hosts and were there to greet us on arrival to show us around. We were there for a birthday celebration and found homemade treats, drinks and a special birthday cake in the refrigerator. Such nice personal touches! Kitchen was well stocked, house was very clean. Lots of towels and extra blankets for the cool mornings and evenings. The paddle board, kayak and pool table were put to good use; but our favorite was the wood burning brick oven to grill delicious fresh fish, meat and veggies. Easy access to Trogir, Split, Krka but located in a quiet suburd away from the crowds. It was perfect! Thank you for a memorable birthday celebration!

Beautiful villa, it has everything and more. There is so much space that you’re never on top of each other, we made use of the pool room the paddle/kayak, we spent most days on the jetty the sea was clean and warm. Katarina the owner was brilliant helping me book private boat hire for the day and hiring a private chef. The private boat picked us up from the jetty and chefs we had we amazing definitely recommend. Thank you for a fabulous week, if we come back to this part of Croatia I would definitely stay here again.

We stayed here at the beginning of August 2022 to celebrate my 50th birthday. We were a party of 2 families consisting of 4 adults and 4 young adults aged 16-20. Katarina was the perfect hostess before we arrived helping us to book mini bus taxis, restaurant reservations and answering our general queries. The villa was just perfect, plenty of space and so peaceful. Although we did do few excursions I will second what a lot of reviewers have said that you could just stay at the villa all week and not leave, it has everything. We had good use of the paddle board and Kayak. Some great snorkelling just off the private launch. The outdoor kitchen is great, just wished we had ventured further afield for provisions as the local supermarket hasn’t a great selection of meats etc. Great having our own private pool. This place is so well looked after it is absolutely immaculate. It had everything we hoped for and more.

Our family of six stayed on this property for a week in August. The villa is beyond stunning with stairs down to pristine waters, a gorgeous pool, outdoor shower. We took the paddle board and kayack to explore a sea cave and cliff jump across the bay. We picked ripe figs for breakfast and bought fresh croissants from the morning bread truck that stopped outside our door. We bought fresh fish from the fish truck, cleaned then (first time ever!) and grilled them in the enormous fire grill stacked with wood. The tiny village is a short walk away: beautiful and quaint with delicious restaurants , groceries and a cafe.. by far the best VRBO experience we have ever had. We are in love with Croatia and this villa truly gave us one of the best holidays of our lives!

Stayed at Katrina & Ivan’s Villa for 9 nights, from booking the villa they responded every time with so much information immediately, The villa was in a quiet setting with amazing views and has absolutely everything you need. From welcome treats and drinks when we arrived, to use of a paddle board, kayak and Pool table with amazing swimming pool and being right by the sea we had a lovely stay. The villa was extremely clean and a good place to be able to visit lots of nearby places like Sibenik. Trogir, Rogoznica & Primosten. Die Unterkunft war für uns perfekt. 7 Erwachsene und 1 Kind. Sehr Sauber und alles hat funktioniert. Der private Zugang zum Meer ist ein Highlight. Zum nächsten Supermarkt/ Restaurant brauch man ein PKW. Die Vermieter sind sehr nett und helfen bei jeder Gelegenheit. Wir brauchten im Nachhinein ein Kinderbett und es wurde sofort organisiert. Der Außengrill perfekt für einen Grillabend. Die Unkunft können wir nur empfehlen.

We stayed here with our kids and my parents. There's absolutely nothing negative about this villa. It's clean, large, peaceful with amazing views and equipped with everything you need. The games room is a great addition, good way to keep the kids entertained and out if the hot sun for a few hours. We made good use of the kayak and paddle board. Loads of space for families to hang out together but also space to have some alone time if you need it. My Mum meditated every morning by the sea, a really peaceful spot with a lovely breeze. The village is about 20/25 mins hilly walk away, there are a small number of restaurants and the 2 we sampled were really good. Our favourite was Prstac, make sure you ask to go upstairs on the terrace for fabulous views while eating. The hosts are very friendly and respond really quickly to any requests. They sorted out our car hire for us. They also left some lovely home made treats for our arrival. I 100% recommend staying here, you will not be disappointed.

Wir (9 Personen) waren zum zweiten Mal in diesem fantastischen, äußerst gepflegten, großzügigen Haus und es war wieder die helle Freude. Vermieter, um nicht zu sagen Gastgeber, wie man sie sich wünscht - freundlich, zuvorkommend, aufmerksam, flexibel in Kleinigkeiten ohne aufdringlich zu erscheinen. Wir werden mit Sicherheit ein 3. We really could not rate our holiday here, and hosts, more highly. The villa was immaculate and had absolutely everything that you could need, with masses of space for everyone to spread out, and the incredible bonuses of the kayak, paddle board and pool room.... we only left once in the whole week, to go out for an excellent dinner in the village, but could happily not have moved for the entire duration of our stay. Katarina and Ivan went above and beyond as hosts. They were extraordinarily accommodating on the run up to our trip, with all the uncertainty of COVID, and extremely helpful with all their advice - it felt like we were staying in a friends house, and we cannot wait to go back. As a family group, travelling with older teenagers, the situation of the villa, on the water's edge, was perfect.... to be able to move so freely between the house, sea and pool, made for the most stress free holiday that any of us can ever remember.... which, after the last 18 months, was exactly what we needed. As all the other reviews say, the photos do not do this house justice - it is breathtaking. An unbeatable holiday - thank you so much Katarina and Ivan. We look forward to seeing you again soon!

Das Haus ist sehr weiter zu empfehlen

Schon bei der Ankunft wurden wir herzlich von den Besitzern begrüsst. Es waren leckere Speisen vorbereitet und die Kühlschränke waren mit Getränken gefüllt. Das ganze Haus erstrahlte vor Sauberkeit und Gemütlichkeit . Überall nette Dekoration, die Zimmer alle sehr schön eingerichtet. Es fehlte einfach an Nichts. Die Lage ist auch sehr schön, die Nähe zum Meer ist super und der zum Haus gehörige Pool mit Poolhaus lädt zu einem tollen Urlaub ein. Jederzeit würden wir wiederkommen.

So soll Urlaub sein. Beeindruckendes Haus, das super sauber und tip-top ausgestattet ist, in herausragender. ruhiger Lage, mit herzlichen zuvorkommenden Vermietern, die auch an Kleinigkeiten denken. Man fühlt sich Willkommen und kann ab der ersten Sekunde entspannen.

Das Haus liegt inmitten einer Siedlung von Dauerbewohnern und Ferienhäusern, ist wunderbar gepflegt und sehr praktisch angelegt, der Ausblick aus den oberen Schlafzimmern ist fantastisch! Die Küche ist komplett ausgestattet, besser als meine zu Hause :) Der Garten und Pool wird regelmäßig von einem Gärtner gepflegt. Wenn man ab und zu Wind liebt, ist es in Razanj perfekt! Das Haus kann ich nur empfehlen.

The pictures don't do this villa justice. Stunning views of the bay from all levels. A private sunbathing area and dock. An extremely well-equipped kitchen. We used the outside oven for grilling fish and making pizza. You can pick fresh figs for breakfast (late August). Cars come by in the early morning (they honk) with fresh fish, bread, and pastries. It's a 15-20 minute walk to the village, where you will find a small grocery store and excellent restaurants. The entire house is not only beautiful but also very functional. Bedrooms were air-conditioned and beds were comfortable. You could sunbathe or find shade any time of day. In the evenings we played pool and then jumped into the swimming pool when we got too hot. The hosts were wonderful. This was a surprise for my husband's 60th. Katarina let my children and sister-in-law into the house first so that my husband was totally surprised when he entered. Katarina also provided a cake and lovely local dishes and wines for our arrival. This was a perfect vacation rental.

Amazing residence.

We are a family of 5 that have visited villas for the past few years but this villa has surpassed anything we have stayed in. Firstly the location is amazing. You have the jetty within arms reach with paddle board and canoe - kids LOVED! The house itself is out of this world. A fully equipped kitchen with the added treat of incredible home cooked foods and beers and wine and numerous other treats awaited us from Katrina and Ivan. The owners are the most kind and generous people!! They see to everything promptly. This used to be their family home and you can tell they love it in the way they treat the home and the way they treated us. The pool room, the pool to the jetty are incredible. The local village is a 20 min walk to restaurants that serve some of the best food we have had. A short walk and you have a sunset so picturesque. This home (because hugely of Katrina and Ivan) deserves to a 7 star home! We will be coming back and I can’t wait. (This is my first ever review I have written so it must have been great). Thank you Katrina and Ivan for a wonderful holiday and see you again!

Amazing villa for family holiday!

We had a fantastic time in this very well-kept villa. It was perfect in all aspects, comfortable bedrooms, several outdoor places with a large pool area, and your private access to the beautiful sea. We did not miss anything and were especially happy with the fully equipped kitchen and the outdoor eating area where we had several BBQs. The outdoor refrigerator was super! The owners, Katarina and Ivan, were so friendly and welcomed us with both nice food and a lot of cold beverages in the refrigerators. We really appreciated this! The villa is ideally situated on a small peninsula with only a 15 minutes walk to the village centre were we had nice meals. We truly recommend this holiday paradise which nicely accommodated our family of eight adults.

We stayed at the villa in September with 6 adults and 3 children. We had a very warm welcome. The place was quiet, clean and had everything we needed. There was a lot of space both inside and outside. We enjoyed beautiful views and the ocean was just a few steps away. We couldn't have asked for more. We recommend!
