PROPERTY OVERVIEW
Minutes to wineries and the Napa River, this luxe 4BR/4.5BA multi-level property has a separate guest house. Overlooking the valley and just a few blocks to downtown Napa and Oxbow. Dine al fresco on four decks with lavish vistas. Sleeps 14. Enjoy a festive game night in the bonus room, complete with a card table, large flat screen TV, ample seating, and a pull out sofa bed.
All the TV sets in both houses have HBO Max to watch any movies you want! We do not have cable but we have YoutubeTV which has over 80 major channels. It is connected to fiber optics internet system with 1GB speed all for your viewing pleasure!

In the main house, gather in the living room with plenty of seating and screen a film on the 42” flat screen TV. Or relax in the lower-level bonus room with a card table, bean bag chairs, a pull-out sofa, and a 40” flat screen TV.
Located across the driveway, the separate guest house has a stylish and modern living room with comfy couches and a 52” flat screen TV also with HBO Max and Youtube TV
KITCHEN & DINING
The chef in your group will appreciate the gourmet kitchen with all stainless steel Thermador appliances, a breakfast table for eight, a marble island with seating for three, and a wet bar with a wine fridge. Gather for meals in the dining room with gorgeous vistas and seating for 10. The guest house offers a second full kitchen, stocked with the gadgets you might need to make meals and an eight-person dining table.

Find quiet privacy in the luxurious master bedroom with a king bed, wraparound windows, a balcony, and an en-suite bathroom with a walk-in closet, double vanity, immense soaking tub, and a walk-in shower.
The junior master bedroom boasts a king bed, a balcony, and an en-suite bathroom with a shower/tub combination. A third bedroom provides a queen bed, a ceiling fan, and a desk. A bonus room has a sofa bed.

We come to Napa every year for my wife's birthday. Our group continues to grow. We had 5 adult couples and chose this house for location and the ability to accommodate 5 couples. The main house was great. There are multiple decks and each deck had a great view of the valley. We spent many mornings on the deck enjoying our coffee, the views and the wild turkeys in the woods below. The location of this house could not be much better. It is located in the Coombsville area or very close to it. There are not many vacation rentals in Napa so this one is pretty awesome. I would say the only drawback to this house would be the loft in the guest house. My friend is around 6 feet tall and he would have to duck in some areas to avoid hitting his head. We will definitely stay here again!For customer service, I give high praises. We cooked dinner every night and we did not have propane for the grill. The property manager had 2 full tanks delivered in less than 10 minutes. FYI, the grill is in great shape and maintained very nicely. It was clean and ready to go.

This beautiful home exceeded all expectations. The views from the property are simply breathtaking, offering a picturesque backdrop that adds a touch of magic to the entire experience. In addition to the stunning views, the host's attention to detail was evident throughout our stay. From easy check-in procedures to helpful local recommendations, they went above and beyond to ensure our time there was enjoyable.

Stunning views, clean place, responsive host, great location (uphill from downtown NAPA) and a 40-min drive from 99% of all wineries in NAPA. We had a group of 10 adults and everyone enjoyed the place. One tiny matter (no fault of owner) is that it is a really steep downhill/uphill to drive into the parking area.

We loved the location of this rental. It was a short drive to downtown Napa and Oxbow with lots of options for food. The house is many levels and perfect for our group. Several areas to break away for small talk, plenty of open space and tables and chairs to chat/play games/eat. The kitchen was well equipped with anything we needed with a nice big island perfect for a charcuterie food layout. The driveway was very steep and not very fun to navigate with multiple cars (in the rain no less). Not really a negative, just be aware. We rented both the house and guest house so all the cars were in our party. I can imagine otherwise it would have been a bit complicated when cars blocked each other. We didn't have a chance to enjoy the balconies as it rained the whole time, but the views are amazing. The downstairs bathroom in the main house needs privacy on the window ~ can see in from the driveway. Overall we had a wonderful experience and would definitely stay again and highly recommend!

Excellent views, comfortable stay, ideal location with access to local town (restaurants, grocery store etc) and easy access to many vineyards. One suggestion would be to have outdoor umbrellas available for use in the balcony. That would allow customers to enjoy the balcony even during the day when the sun is straight above.

Beautiful views and amenities that were a nice touch. Having toiletries in shower for each bathroom and a refreshment basket were appreciated.
We also had the adjoining guest house with the main house which we loved for our group of friends who travel to reunite annually.

We enjoyed this property so much, the view is absolutely incredible, the neighborhood was easy to navigate to downtown, nice and clean! We didn’t use the guest house because only had 6 people, but checked it out and it was very nice as well! We would definitely stay here again! Quick responses to all the messages!

• Can only be accessed via one of the two master upstairs bedrooms
• Deck flooring is in need of significant repair with several exposed nail/screw heads sticking up which was extra lovely navigating since you aren’t allowed to wear shoes in the house (It was obvious this deck should have been replaced years ago)
• Furniture needed cleaning – the two-person hammock where you place your head was stained orange
• Furniture needed replaced/repaired – we repaired one leg while we were there and when we sat our glass on one of the tables the table collapsed as the leg wasn’t actually attached as it was just resting underneath the table (come on man!!!)

• Cabinet false door under sink had been “repaired” using scotch tape (yes, you read that right) and fell on my wife’s foot when she tried to use the sink
• Several of the bowls & plates were chipped
• Coffee grinder was frozen up and didn’t work
• One wall was in need of paint/repair – drywall surface looked torn
• One HVAC vent was broken & locked in the closed position

• Large stains on the carpet
• Drain for the master bath was broken
• Fan above the shower was extremely dirty
• Overhead shower water cycled from warm/hot to extreme cold while showering (that was loads of fun)
2nd Master Bedroom
• Broken window shade on the door that led to the deck made it almost impossible to use the door as the shade dragged on the floor – this forced everyone to use the primary master to enter/exit the deck

• Smelled like musky mildew

Overall the house was good. The view was amazing and is completely undersold when you look at the pictures of the house. The patios are definitely the best feature. The house is also very close to downtown Napa which was great. However there were several things that could have improved the experience - the kitchen is not appropriately equipped to have 10 people stay at the house (for example, there were only 8 normal size dinner plates and the pots/pans/serving utensils were in short supply if you wanted to cook), there were lights that were out or flickered and popped as if they were about to go out in the guest house bathroom and the living room, the speakers did not work in all of the rooms, we had to plug our phone into the speaker system in the living room and then keep going back and forth from the kitchen to change the music which was annoying, and finally the downstairs at the guest house smelled terrible. I don't know if it was mold or what but it was a terrible mildewy smell that almost made us gag. We also had to replace the propane for the grill while we were there. It's the little things like that that I would expect to be done for somewhere as nice as this location.

The house is definitely on a hill and we had to be careful getting into the steep driveway with our 15 passenger van but it all worked out. We loved the Oxbow market as a perfect place to hang out before we checked in and to grab coffees on our morning walks/run from the place. We used both the guest and main house and the beds were very comfortable. We enjoyed the views from the many decks and had plenty of space for all of us. We stayed here for a girls trip in Napa, total of 10 ladies so booked both the main house and the guest house. The main house is exactly as shown in photos, it had amazing views, super clean, kitchen was great. However, the guesthouse was basically not useable. The guesthouse has a loft with 2 beds, the main floor with livingroom and kitchen, and a bottom floor with a bedroom and bathroom. The bottom floor smelled so bad (mold/mildew) that we couldn't use the bedroom and couldn't even use the bathroom. In the end, the people who stayed in the guesthouse had to walk back to the main house to use the restroom. I would recommend if you have 6 or so guests, just to book the main house and this property is not good for a larger group that requires the guesthouse. Also parking is technically challenging! There's enough parking spaces for all the cars but it was pretty tricky to get in and out.

What an incredible home! We spent two shorts nights here and wish we would have had more time! In fact, we cancelled some of our plans so that we could hang at the house longer. The sunsets, the views, the space...a total dream!
The only challenge was the very steep driveway. We had a large SUV and it was quite difficult getting down the driveway, with limited visibility. With the added rain, we only had one driver that was talented enough to do it! This wouldn't prevent us from staying again, but certainly something to be aware of.

Very spacious property and best views! We had our adult children and friends with us and we had more than enough space. Kitchen was fabulous to cook in together, great for families!

Property location is quiet, up in the Napa hills with amazing views. We decided to eat in instead of going out to take advantage of the views. We were 4 couples, perfect for us. If you have kids even more room for them (we are empty nesters). Would stay here again!!!

This property is absolutely amazing and well stocked. Great for family gatherings! Pictures were accurate, property was clean and well maintained. The beds were sooo comfortable - comparable to 5 star hotels. Definitely will recommend and book again.
