High Tide beacons people who love the beach. It is the upstairs unit of a duplex. You can enjoy the breeze on your exclusive ocean view decks of High Tide with sunrise or sunset skies while you sip a beverage and contemplate the good life.

Pets are always welcome at the beach home of animal rescue and pet lovers Rich and Lynda Weaver. Rich is retired from the military and after 28 years and 17 moves they are enjoying Florida life. They and their two cats, Max and Magirk, live in St Augustine.

The duplex beach house is in the very heart of St Augustine Beach, on the beach side of the highway A1A, literally steps to the water. They want their beach house to be your beach house and St Augustine Beach to be your beach. Everything you need to be at home away from home has been considered. A kitchen you can cook in if you want to, luxury linens, beach gear including towels, chairs, umbrella’s and a beach cart, a grill, large screen smart tv, wifi of course, DVD player, hot/cold outdoor shower with foot rinse, good parking and that all important short walk to the sand of St Augustine Beach.
You can easily walk to restaurants, groceries are nearby as well as all the entertainment opportunities that have made St Augustine a famous tourist destination. The pier, with its Wednesday market, is 2 blocks. High Tide can be reserved with Low Tide making a vacation destination for 10.

Our second time at High Tide, and it's even better. Owners are continually updating the house and appliances. It's a comfortable, well-equipped house, great location steps from the sand, yet close to downtown St. Augustine. And Morgan, the house manager is a treasure - excellent communication and service. We'll be back soon!

We really enjoyed our stay at the High Tide on St. Augustine Beach. Everything went perfect with no issues. I enjoyed relaxing on the deck with a glass of wine while my wife worked on writing her book. Our dogs seemed to enjoy their time on the beach with us. I also rented an e-bike and spent time riding on the beach and took a ride into town. We walked across the street to the Sunset Grill and the food was amazing , highly recommend! In the mornings, the donut shop next door was awesome also. We were completely satisfied and will definitely be back.

Had a great time! Location was wonderful! Morgan was so helpful and super nice. The beach project with the city expanding it made for a little longer than a minute walk to the water but still wasn’t bad.

Short weekend stay for our 1year old’s first birthday. We brought the dog as well. Home is very nice with, any amenity you might think to need. A short walk to the beach down an almost untraveled street. We look forward to coming back when we have a longer break!

We really enjoyed our stay - the house was spacious and clean and indeed, a 1-minute walk to the beach. It was a really nice to start to the trip to have the property manager meet us in person and walk us through the home and provide some insight into the St. Augustine area - that personal touch goes a long way. The views from the two outdoor seating areas are great and a good way to relax after a day of exploring or spent at the beach. Would highly recommend this spot for anyone looking to visit St. Augustine.

We have been coming to the area for a long time and this is one of the most convenient and nicest place to stay. Loved the extra touches from the owners. We always brings so much beach stuff with us and you really don’t have to bring a thing. Definitely will be back.

We rented both High Tide and Low Tide for our family and were not disappointed. Both units were clean and you just can't beat the proximity to the beach. Weather also was exceptional. This is our second time in St. Augustine and using property manager, Morgan. He just makes everything even better.

We absolutely loved this place. We did get a surprise visit by my daughter visiting her mom for her birthday. The beds were extremely comfortable but the sleeper in the living room, not so much. We would love to return sooner than later 😊

We loved everything about our stay. The unit was clean, inviting and comfortable. We had everything we needed including beach chairs and umbrellas. The proximity to the beach, restaurants and Old Town can’t be beat.

Our vacation at High Tide was just wonderful! The condo was immaculate, well appointed, comfortable, and we loved the artistic flare. Knowing it was an anniversary trip, Rich and Lynda left a lovely card and a bottle of champagne to greet us. Morgan, the manager, helped us settle in and was responsive and informative about the area, the beach, and the accommodations. The beach is steps away, and one of the most beautiful we’ve seen. High Tide is walking distance to several excellent restaurants. We ate like kings. There aren’t enough stars to rate this gem. We can’t wait to come back next year.

I live in SWF and our beaches are still a mess from Ian. It was so nice to have this super comfortable cottage with an immaculate attention to details ( love the shower) to escape and decompress. Very nice pet friendly rental with half a dozen restaurants within walking distance. Definitely will visit High Tide again!

The house was amazing….so much attention to detail. The decor was very beachy, but ohhh so comfy and homey!!! The owners have supplied everything that you would need for your stay, which makes for a lot easier planning for your beachside vacay. Morgan the manager was very friendly and accommodating. They even left a bottle of wine and snacks….what a classy touch!!! Thanks so much for sharing your little piece of paradise!!! We will definitely be back, and recommend our friends!!

Love, love, loved our stay at High Tide. This is our 8th year coming to SAB and this is by far our favorite place to stay. Great open floor plan, plenty of storage, well equipped kitchen (but could use a few more kitchen utensils) comfy beds, plenty of beach towels and beach gear. So many touches that go above and beyond the expected. Perfect location to walk to the pier for the Wednesday Farmers Market and surrounding restaurants. End of street beach access limited due to the winters storms but easy access only one block over on 16th. We got lots of use out of the deck - eating at the table, rocking in the chairs - enjoying the view and the sun. Morgan, as always, is pleasure to work with - very responsive. Thank you Linda and Rich for making such a welcoming place. We look forward to our visit back next year.

The house and location were perfect. Close walking distance to several yummy restaurants and the pier. We ate at sunset grill and the diner. Both were delicious. We came to see the holiday lights in Saint Augustine and choose this time to stay on the beach. The distance into town is short and you can always do the trolley if you pay. This home was super clean and beautifully decorated. Communication with the host was spot on. We would definitely go back.

My dog, best friends and their dog and I had the perfect vacation here. Absolutely everything we needed was there in the house. The location was within sight and sound of the ocean. Our dogs were obviously just as welcome as the humans by the owners as they even provided dog bowls and treats! The beds were comfortable, the shower is a work of art and the owners have decorated the home beautifully. I’ll definitely be back!

This property was great and very accommodating. I loved that pets were allowed and didn’t have a weight requirement for them. This rental was fully equipped with everything you need, even beach accessories. Morgan, the property manager was spot on with everything and responded quickly if contacted. If I had to make a suggestion, it would be have a small pool. I love the beach don’t get me wrong, but I also like to lounge by the pool too.
