About this house rental
Enjoy the crystal clear Rainbow River from this spacious, welcoming home that will sleep 8 adults very comfortably. Relax and enjoy the peaceful river views from the screened in porch on the upper level as well as from the recreation room on the lower level after a day of tubing or kayaking on the river. There is a spacious dock at the river with a boat slip as well as a separate dock to launch smaller watercrafts.
The gourmet kitchen is fully stocked and includes coffee and tea varieties for breakfast. Additional staples may be available but not guaranteed from previous guests leaving them or on the whim of owner.
Four bedroom suites include upper level master suite with king bed and separate sitting area overlooking the serene river view and a luxurious spa bathroom with soaking tub as well as shower.
Another upper level bedroom has a queen bed and bath that can be shared or closed off for privacy.
Lower level has two bedroom suites, both with queen beds and private baths.
Full laundry room is also on the lower level as well as a giant family room with game table, TV, comfy seating . Take a book or leave a book in the small sharing library or play a board game or cards, or watch TV down here in the more casual lounging area.
In the downstairs garage area which opens up to access the river you may have use of the kayaks and tubes and flotation devices or you obviously may bring your own. Kayak upstream to Rainbow River State Park to the spring head or swim or snorkle the crystal clear waters that are a refreshing 72 degrees year round. KP Hole is just upstream a bit and Swampy’s gathering hole is a bit down river.
At the end of the day you can gather around the fire pit tucked under the oak and cypress trees and enjoy the sounds of nature and unwind. Make some s’mores or enjoy a cocktail after dinner out here, maybe even pitch a tent on the grass or a hammock by the river.
Please enjoy this beautiful property and the pristine river run but keep in mind that this property is located in a quiet residential neighborhood on a cul-de-sac which will not accommodate loud or wild boisterous activities. Please also note that alcoholic beverages and disposable containers and food packaging are not allowed on the Rainbow River Run.

Also while enjoying the Rainbow River Run it is required that you use non-disposable containers for beverages and snacks while boating or tubing. We will provide some containers for your use and greatly appreciate it if they are used and left for future guests.

We had an incredible stay at the river house on Rainbow Springs!
The house was perfectly equipped with everything we needed for an unforgettable time on the water—kayaks, paddle boards, and floats, all available for our entire party. The location was absolutely serene, right on the river with stunning views of the uninhabited state park across the water. The tranquil setting made it the perfect getaway. We also loved relaxing by the fire pit in the wooded backyard. Highly recommended for anyone looking for a peaceful retreat in nature!

Our group had a fantastic time during our stay. The house was big and spacious and the new dock right on the river was perfect for relaxing, fishing, docking your boat and jumping in to cool off. The kitchen was well stocked with what we needed to prepare our own meals. We hope to visit again soon.

Overall this was a great experience. The property owners were so responsive. This is one of the best spots on the river to jump in and swim. Some properties do not have the beautiful water right out back. Also it has so many bed options and spaces to hang out. We loved it and wished we had stayed longer.

What a great place for our family! We had 3 kids under 8, a teenager and adults, and it was perfect. Plenty of room with everyone having their own bedroom. And we loved that all the bedrooms had queens, except the master with a king. The location on the river was the best. We were able to leave in front of the house and tube down to Blue Run, which was not too long when tubing with kids! I brought a couple of tubes, but the house came with a ton of water accessories. The kayaks were a huge bonus. We used them everyday! The gas grill also was great for our cookout. And the house was well stocked with all the necessities. We did have one slight issue, but was able to work it out with the host, who was very responsive. We had such a great time and found the house was perfect for our family trip! We will definitely keep this house in our "favorites"! Thanks Susan and Reni.

We stayed here with 3 families and it was perfect. We had kids from 19 yrs old to 7. The layout of the home is great, 2 master bedrooms upstairs & 2 more downstairs (I think 3 of 4 had their own bathrooms) and then a large "River Rat Room" had I think 4 beds for the kids to have their own space. The upstairs back patio is great for dinners, happy hour, morning coffee overlooking river. The backyard is great, firepit and space for lawn games (which are in garage). It's a 2-2:15 hr float down river to Swampy's, didn't know that 1st float down river (park cars there before floating...10 min drive there). Dock was being built when we were there, looks like that will be amazing when finished. Owners were extremely attentive. Overall great place & experience.

This was the second time we stayed at this home. It is truly beautiful. Communication is excellent from the owners to the cleaning staff. Lots of room for everyone to have some space yet a great central living room and back screened in deck for family games and fun. All the little extras like flashlights for walks and great water toys. Love this house.

We rented this house with another family and two 3 year olds. We also brought our au pair with us to clean up after the kids. After our stay we left and I received a message from Susan saying “that’s the last time we ever knowingly rent to someone with toddlers”. I asked Susan several times, through VRBO what the issue was. There was no response for weeks. After multiple times reaching out to get better clarity as to what the toddlers messed up, she finally responded via Vrbo. This is what she replied “no big deal, there were just some handprints on the tv and cabinets”. They acted as though the kids ruined the house. They addition mentioned that they absolutely not have us back or anyone with toddlers. IMO a few handprints from a kid is acceptable usage of a 5 bedroom home on a river (very much a family vacation destination). They knew we were taking kids. Prior to checking in I asked if they had a baby gate for stairs. Anyway the house was nice. The communication was unresponsive at best, and downright rude at worst. I would not recommend this house if you have kids. BTW part of our invoice included a hefty cleaning fees. I guess their cleaners don’t get the handprints or something because they banned us from their house. My rating on both vacation rental platforms is great. I treat all vacation homes with respect as my mother owned a vacation property abroad for years. I know what it’s like. I do not recommend this home for anyone with kids.

This property was the perfect getaway for a family vacation. Centrally located between KP hole and Swampy's Bar & Grille allowed us to get the full experience of the river. The house was well stocked for us to cook and plenty of kayaks, floats, games to enjoy without the stress of renting or bringing your own. The house was clean upon arriving and check in was easy. Fast responses received from homeowner when messaged.

We stayed here with 3 families and the max number of people and there was room for all of us comfortably. They have more things then you’ll ever need onsite to enjoy the river. It’s a quiet neighborhood, we met both neighbors and they were friendly. The owners and housekeeper were extremely friendly and accommodating. We were allowed to have visitors over the max people during the day, when friends that were on the river wanted to stop by (as long as we were following all other rules such as max cars ect..) and they let us check in early and out late. It’s definitely worth spending the money to be right in the river and adds to the experience. We will be back!

We had such a great time and loved every minute of our stay! The house had plenty of room for our six adults and 4 kids (age 6-10). There is actually more space than the website describes as the downstairs extra bedroom not only has a double bed but also a twin and twin bunk bed! There is a sweet little coffee bar/kitchenette downstairs and there is a trundle bed there as well! The house has lots of games, plenty of dishes, pots and pans and honestly, there was nothing we needed! If you don’t mind sharing spices-no need to bring or buy!
Then there is the beautiful Rainbow River! Just enjoying the view is enough but there are kayaks and tubes galore and the shaded dock is great for fishing or watching the world go by! We hope to come back and plan to stay longer for sure! Thanks so much for having us

Everything was great about this house! Location on river was perfect with a great dock to watch everyone float or paddle by. The setup of the house was great! Nobody ever felt like they were on top of each other and having 4 full bathrooms was a HUGE bonus. The question is always whos going to share a bathroom? Well not here, each couple had their own. Having soo many kayaks was so nice right out the back door. Last year we rented and they cost about $30/each. Kitchen is very well equipped! Brought my big chef's pan & stock pot to cook pasta, but didnt need to they had 😊!

This is the 3rd time staying at this house. We love it! Perfect house to stay in everyone has their own space. We came up to celebrate my daughter graduating from high school. Everyone had a great time. We put our paddle boards in at the KP hole, tubed from the house past Swampy’s and took my sons boat out early in morning. The girls went tubing, fished from the dock and went out in the kayaks. My son and his girlfriend went boating and enjoyed the river. We had a great meal at Stumpknockers (funny name but great food). It was the perfect weekend!

My family and I had a wonderful time here! Susanne and Reni were amazing. We had a 10, 12, 14 and 16 year old with us and they swam, snorkeled, kayaked and tubed non stop. This part of the river is beautiful, it’s pretty deep so younger kids or not strong swimmers can’t swim much but tie a raft to the dock and they can still enjoy it. Our 10 year old isn’t a swimmer but he loves to fish and he caught a lot of blue gill and sunfish right off the dock. The older kids swam non stop and snorkeled. I Highly recommend this house, it’s beautiful and cozy. Susanne and Reni have plenty for you to do. We will definitely be back!!!!

We have stayed on the Rainbow River many times. This is my new favorite home to rent. It was very spacious, beautiful decor inside and well laid out. The host had done all the little extra things that showed they are guest focused: providing floats in addition to high quality kayaks, binoculars for bird watching, plenty of cooking pots and pans to accommodate the number of guests, nightlights throughout the house, basic cable in the main living area, duel internet servers to provide extra coverage for the large home, dishes and a small microwave in the downstairs area so the kids can heat up snacks, large washer and dryer and so many more. I would definitely rent this home again. The location on the river is ideal and the home is easy to find. Great property!

Great position right on river. House was clean with a lot of room. Kayaks were clean and stored well. I have been at other places where kayaks were dirty and poorly kept.
Also brought diving mask and snorkels. Enjoyed the time doing that as well. Water is very clear. Be aware, in channel a few yards from edge, water moves briskly, so if small kids need to watch them.
Otters are on river which were fun to see.

This Place was perfect, the home is nice, the rooms & the beds are all nice but it is the Location that really does it! Right on the Water, a Great Firepit in the back yard w/ wood to burn, plenty of chairs and several Kayaks and Paddle boards for teens and adults to have FUN! Close to the Park and downtown area on the river.
We sat around the fire and played guitar, it was Perfect.

Beautiful home in a cul-de-sac neighborhood right on the Rainbow River. Whether we were enjoying our first morning coffee on the porch while gazing at the river or playing board games late into the evening, we truly were able to relax in this gorgeous home with a view of the river. The kitchen was nicely equipped so that we were able to easily prepare our Thanksgiving feast. We took full advantage of the kayaks provided, and kayaked up and down the Rainbow almost every day. Our host was gracious and extremely easy to work with. We would definitely recommend this home to anyone and would love to stay again in the future.
