About this apartment rental
Registration #2018-4090. Walk everywhere from the SWEET! This huge, beautifully furnished space w/4 full bedrooms, plus a daybed room. Relax in the comfy leather furniture & stream movies on the 50" smart TV, gather round the big farm house table, sip coffee in our sunny yellow orb chairs...take a bath in the original claw foot tub...it's both incredibly spacious and cozy. Luxurious beds w/lots of pillows, quilts & duvets. **Groups must agree to House Rules before booking will be confirmed.
The style is very Maine...a mix of original, and new, with a sense of humor and a sense of history and place. Antiques mingle with brand new furniture, the bathroom still has original clawfoot tub but beautiful updated fixtures. We love design that's playful and has purpose, and we love to mix things up. You'll see pipes for hooks, a tool chest on wheels for a kitchen cabinet, open shelves and baskets for your clothes...wire baskets for your shower essentials...and we love mixing patterns in a very visually interesting way.
Guests have access to all of the space, the entire second floor of the building. Four bedrooms plus a daybed room, brand new kitchen with gas stove, big farm house table for dinners in, lots and lots of windows looking onto leafy trees...oh and of course a new 50" smart TV for those rainy stay-in nights.
I'm just around the corner at my other building at 70 Waterville Street. I own and operate two pet supply boutiques..one here in Portland, and one on Newbury Street in Boston...so sometimes I'm in Boston but I'm always just a message away. I grew up in the restaurant world and used to own my own restaurant here in Portland, so to me, hosting is really fun and comes naturally. One of the things I love most about it is sharing what I love about Portland so feel free to ask for more suggestions (there are lots in the listing, but it only gets updated from time to time)
There are two window AC units, one in the bedroom with the brass bed, and the other in the living room. Fans are also provided.
HOUSE RULES
Part of the charm of our spaces are their locations on quiet tree lined streets on the East End. Out of respect for our neighbors, other guests, and for us - all guests are required to agree to a few simple rules.
NO BACHELOR/BACHELORETTE WEEKENDS
Unfortunately bachelor/bachelorette groups have caused too many disturbances of the peace for our other guests and neighbors in the past. Bookings confirmed before 7/22/24 will be honored but strict adherence to all House Rules is required. If your group disturbs the peace you can be charged a noise fee starting at $100.
WEDDING GUESTS
Please pay close attention to the Quiet Hours and noise fee! We have had many problems with guests returning from a wedding and disturbing the peace, whether by loud voices in the apartment or in the street during Quiet Hours, or by slamming doors, or playing loud music.

GENERAL HOUSE RULES FOR ALL GUESTS

Please do not bring glassware (use plastic or acrylic instead), indoor furniture, or any of our bedding onto decks
Children are not allowed on decks unless attended by a responsible mature adult at all times
No sitting or leaning on deck railings
Never climb over railings onto the roof for any reason
Absolutely no smoking on any decks
BIKES
We welcome pedalers. Please do not bring bikes inside the building without express permission. Any marks left on walls will mean an extra cleaning or damage fee. Lock your bike to your car’s rack if available or feel free to use our bike racks. Racks are located behind the house (for guests at 70 Waterville Street) or in the courtyard (for guests at 62 Monument Street).
PETS
Our pet rules come from experiencing many different styles of pet parenting. We’ve had to become progressively more strict. Please understand we are animal lovers first, and we often travel with our dog.
Our apartments are not daycare or boarding facilities. We REQUIRE that pets are taken care of in a way that prioritizes the pet, as well as the safety and peace of our other guests and neighbors. Please read all of the following rules and respond with your agreement to abide by all. Include the age, breed, name and temperament of your pet as well.
RULES FOR FURRY FAMILY MEMBERS
We love dogs and understand fear is a common reason for aggression - but we have a responsibility to other guests and neighbors, and we have insurance requirements. Therefore we do not accept aggressive dogs.
LEASH LAW
Dogs must be kept on leash when entering and exiting the property, and in all public places except where explicitly permitted.
ANXIETY AND NOISE
We have lots of experience with anxiety in pets. Anxious pets, left alone, are suffering, plain and simple, and we can’t allow that under our roofs for any amount of money. If you hope to bring your pet, he or she is expected to be a seasoned traveler, and remain quiet and calm when on our property.
If you intend to leave your pet alone in the apartment, we expect that you have experience leaving them alone in a strange place, and they’ve been able to remain calm and comfortable. You may leave your pet alone in our apartments for a maximum of two hours. After two hours you must return home and give them a break/walk/visit.
If your pet does make ongoing noise, we will call you. You will be REQUIRED to return to your apartment immediately to take care of your pet. You may be charged a noise fee of $100.
You MUST MONITOR YOUR PHONE, LEAVE YOUR PHONE ON, WITH RINGER VOLUME UP, AT ALL TIMES, whether you are in the apartment with your pet or having dinner out.
PUPPIES & CRATES
Crate-trained and fully house-trained puppies (up to 12 months old) are welcome, but may not be left alone in the space at all, and a crate is required.
Crates for adult dogs are not required but are strongly encouraged. We know from experience that crates not only prevent unwanted behaviors but they also provide security when in a strange place.
POTTY BREAKS
The courtyard and garden areas of our properties are off limits for potty breaks. Please take a nice stroll through our beautiful neighborhood instead. If you would like ideas for excursions with your dog, just ask! We would love to share our favorite dog-friendly spots with you. You can place pickup bags in the square black trash barrels located on the trash platform on the right side of our 62 Monument Street building.
BEDDING & FURNITURE
Please bring your pet’s bedding. Please keep pets off of the furniture. If your pet simply can’t be kept off furniture, please bring blankets to protect our furniture.
PET FEE
Pet fee: $50 pet fee per reservation for up to two pets for stays up to 4 nights. For longer stays, the pet fee is $50 per pet. The pet fee supports the Animal Refuge League of Greater Portland and Portland Trails, two local organizations instrumental in animal welfare and outdoor access for dogs. You can pay the fee via Venmo (Kathy-Palmer)
DAMAGE OR EXTRA CLEANING
Just like anywhere else...any damage to our apartment or furnishings by your furry one will result in a damage fee to cover the cost of repair or replacement.

We have stayed at Kathy Palmers properties many times in Portland and all of her properties are clean, well appointed and overall lovely. I’m always relieved to know when I’m staying at one of her properties it will be clean, comfortable and she will be easily available if needed. If you’re looking for a one of a kind, cozy, comfortable, centrally located place to stay in Portland, THIS IS WORTH THE PRICE!! The host was VERY accommodating and professional, and check in and out was a breeze! Walking distance to everything you want. BUT THE BEDS… the most comfortable we’ve ever slept in. The common area is fun to laugh and eat and play board games provided!! And being pet friendly was the most important to us, the dogs loved it to!!

We stayed here for a bachelorette weekend and it was perfect. The host was incredible helpful, informative, and hospitable. The host was very responsive and all questions were answered in a timely manner. The location was great - it was about a 15-20 minute walk to the bars and restaurants downtown. Overall, it was such a great experience!

Eight college friends gathered for a private reunion. The apartment was perfect. Enough beds, great location, an easy walk to the Old Port and plenty of street parking. We were all pleased however next time the ground floor would be better, the stairs to the second floor were a challenge for some (we are an older, mature group). We spent a lot of time gathered around the large dining table and may I suggest cushions on the benches. All in all it was perfect for our reunion!

Don’t let the peeling paint on the front entrance scare you. Once you get up to the second floor space it’s a very cute, eclectic space. If you have a disability of any kind though, getting up and down the steep staircase could be a challenge.
We were a family of eleven and it was very comfortable for all of us. Plenty of cozy beds, nice sheets and towels. There’s not a chefs kitchen but it was adequate for us because we ate all of our meals out.Nothing upscale about the dishes and glassware.We basically just used the fridge. It’s within walking distance to so many coffee shops and great restaurants. For us the location was everything. Parked the car and didn’t need it the whole weekend.

Monument Sweet was the perfect base for our family’s stay in the Portland area. We had plenty of room for our family of four (including two older teens). The Monjoy Hill neighborhood was quiet and quaint with easy access to downtown’s restaurants and the highways into the countryside. The apartment itself was clean, well maintained and provisioned nicely with kitchen equipment, towels, etc. We appreciated the use of an off-street parking space! We would definitely stay here again when we are next in Portland.

Felt like Home!!
Monument Sweet was such a delight that we hated to leave. It is such a warm and inviting home that is creatively decorated and has the most comfortable seating and beds! It's location was perfect for everything to see and do around Portland and despite being in town there was hardly any street noise. The bathrooms and kitchen were well accommodated and had everything and more that was needed. From the kitchen you can even see Casco Bay! Kathy was the perfect host and responded quickly to our questions. We will definitely be back again and hope to stay longer.

We loved this home and it’s practical and thoughtful furnishings. Great light and nice walking around this super neighborhood that has everything you need within blocks. Even water views from the kitchen. The kitchen is super hip and all the necessary things you look for when you are on a short term stay!

This apartment is impeccably furnished and extremely comfortable. Slept great every night. Very nice neighborhood in easy walking distance to all the action in downtown Portland. All the photos were spot on, and Kathy was so nice to work with.

Wedding hub perfection!
We rented this property as a hub for our wedding! The ceremony took place on the eastern prom. I, the bride, got ready at the house and the lighting was perfect! The details in the house are all perfect! I cannot wait to see photos! We also had my stepdaughters and a few other family members stay in the apartment! The little garden patio was perfect for sitting out and having a cup of coffee! Kathy is a wonderful host, quick to respond, and very sweet. We do not live far from Portland so we may no have another reason to rent her apartment- but I will definitely recommend monument sweet to anyone looking!

The whole family stayed
This is a great property. The space inside was spacious and very clean with lots of light. We put family up here for the weekend and they thoroughly enjoyed their stay. The little garden outside was a little bonus that allowed everyone to have enough space. Although we didn't have to contact Kathy, she contacted us to see if we needed anything which we appreciated. Would highly recommend this place.

Loved this apartment and host!
The apartment is better in person than the pictures. Wonderfully decorated and super comfortable. Our family of 5 each had our own bedrooms which was great. Beds were super comfortable. We loved the place so much that we cooked in one night and had everything we needed within the kitchen. Kathy, the owner, was very accommodating and helpful in making recommendations for what to do and see in Portland. It was a short walk to town and many great breweries. Can’t say enough about this place. I would highly recommend!
