About this house rental
For the past decade, 23 Dune has been receiving semi-annual updates, making it one of the most spectacular rentals on Hilton Head! Here are the last few highlights:
- 2023: New Top floor! The previous set up has been converted to two king bedroom suites, each with their own private bathrooms. The two rooms are connected by a new 3rd floor balcony, one of the highest views on Dune Lane! This balcony also acts as an awning over the second floor balcony, making it shaded during the heat of the day! Also new to the space, a secondary washer and dryer room.
Welcome to 23 Dune Lane - Mimi's Place!
The scenery of this house is simply breathtaking. With 7 bedrooms, this house is spectacular and has so much room, it can accommodate your extended family. As you enter Mimi’s Place, you will feel as though this home is right out of the pages of Coastal Living! Something very special about this home is that EVERY bedroom has ocean views. Something very few other 7-bedroom homes offer.
This oceanfront home undergoes semi-annual renovations to keep it up to date and well maintained. Some recent updates are displayed in its innovative wood ceiling, updated bathrooms throughout and expansive pool deck. This large vacation home will surely delight!
As you enter this tastefully furnished home, you find yourself in comfortable foyer that extends into one of the home’s two living rooms. This living room has a wet bar with full view of the amazing Atlantic Ocean. To get to the back deck, you only need to step through the patio doors. This multi-level deck begins with a covered porch. From here one can go upstairs, via a spiral staircase to reach the second floor deck. Alternatively, one can descend the half staircase to the lower level: the pool deck! Here, you will find the largest pool deck in the neighborhood, a spa attached to the pool, the gas grill station, picnic tables, lounge chairs, and the private beach walkway that takes you over the dunes! You will, undoubtedly spending most of your time in this area.
Whether your wish is to take in the sun sitting up or lying down, there is plenty of room for all. Back inside, there are 4 guest bedrooms on the first floor. Each bedroom has access to either a smart TV or cable and has large, private bathrooms. Three of the four have king beds and the 4th room has a queen and single bed. If you require a laundry room, do not worry! This floor also has a full laundry room, complete with beach towels courtesy of Beachside Getaway.
Up the staircase to the main floor, you will find the main gathering spaces of the home. There is a second, large living room at the stairs’ landing that opens to the kitchen and dining room. The kitchen is fully equipped, complete with a gas range, 2 ovens, a butlers pantry, and ample bar space. An absolute delight for the chef of the family! The kitchen is open to the dining room. This large, open space is furnished with hardwood floors and epic views of the Atlantic through plantation shutters. Just past those shutters is the second floor deck with 180-degree views of the ocean and access to the lower decks via a spiral staircase.
This floor is also home to the primary bedroom. This room has a king-sized bed and a large, private bathroom. This bathroom is huge! It is the perfect place to relax in the Jacuzzi tub or use the distinctive walk-in shower.
Up one more flight of stairs, you will find the top floor! The top floor is separated into two, mirroring King bedroom suites! When you enter each suite, you find a small kitchenette and work space. Great for those working on vacation! Past this area, you enter into a King bedroom with ocean views! The two bedrooms are connected by a third balcony over looking the ocean! This floor also is home to a secondary washer and dryer as back up or for use if you do not want to walk downstairs!

We had a terrific time at Mimi’s place. There were 14 of us ranging in age from 8 months to 66 years, and we all had a blast! House is large, bedrooms are all great, the living and outdoor spaces are perfect and the views are amazing. And to top it all off, it is within walking distance the town center.

We had 4 little kids, 4 parents and 4 grandparents and this place was fantastic! The pool, beach access and proximity to town made for an ideal week in Hilton Head. House was clean, big, well-stocked. Loved it all. No complaints!

This is a lovely home with many nice amenities. The new kitchen with two refrigerators and two dishwashers made life easy as our family has seventeen people. The pool and outside space is large and everything is very well maintained. The only downside that we encountered was the day beds in the third floor bedrooms. They were more like benches under the windows and did not really work well as beds as they are very narrow. But all in all, we had a wonderful week in this beautiful home.

This house and location are fantastic, overall.
- There are a few things that need to be addressed/repaired. The range vent system does not work.
- the outside pool area bathroom needs to be cleaned much better between rentals
- we had issues with patio door seals (reported and in progress of being addressed)
- the ceiling fan in the main master bedroom makes a lot of noises at different speeds, made for disturbed sleep

We rented Mimi's place for spring break 2021, it was our first time in Hilton head, we had an awesome time as a family, wishing weather would ahave been a bit warmer, but can't control that. Only couple issues we had with the house were handled promptly and efficiently by the management company, kudos to them. Great setting, great house, excellent boardwalk to the beach, overall give the property and the experience a 5.0.

The house and location were perfect. The layout was great for our group. The only issue was that the dryer did not work, but the property manager arranged for our laundry and towels to be picked up, cleaned, and returned. We had a blast!

Loved this property! It was perfect for 11 extended family and friends! The pictures don't show all the stairs so our 70 somethings were cognizant of what they needed in the full kitchen before they made there way up. Everyone libed having their own bedroom and bath so they could have peace. Would recommend!

We really enjoyed our stay, perfect place to feel safe during COVID. The home is magnificent, was disappointed with a few things. The outdoor furniture on pool deck was awful,. Cheap plastic chairs. Also as we stayed in the home the whole week and cooked our thanksgiving dinner therewe were it a little disappointing. Entertaining area was lacking. No wine glasses, only one beater for the hand mixer, no kitchen towels or, the bath towels and beach towels were very low quality. While this sounds like minor complaints, we rented this home thinking we didn’t Need to bring anything, not the case. We loved the home and the incredible location on the beach, just a little disappointed with these few things.

Wonderful house
Our entire family (12) from ages 13-84 lived our week at this house. There was plenty to do and how the bedrooms were spread out lent an air of privacy for the occupants. I would definitely recommend this house!

Excellent Property / Great Location
Had family and 8 kids with us - and we loved the house and location. Made for a great vacation. The beach was close and wonderful. We had a blast walking to get ice cream. We enjoyed the pool and pool volleyball. I highly recommend to families or a group of families.

Best Vacation Rental Experience Ever
Beachside Getaway was by far the best vacation rental / property management firm we have eber encountered.
We have used vacation homes at various beaches for years for family vacations and these folks were the best. They reach out regularly, check in on us during the stay and after we left theybwere quicknto contactbus about items we left behind!
We've already had those items returned. Last summer we couldn't even get a returned phone call after our departure from the local property management firm.

West Family Getaway
The house was clean and well appointed with many amenities to accommodate our large family. The rental people had done all their homework, checking in and out was effortless, not to mention they followed up all during the stay. The location fit all our needs, beachfront and blocks away from coligny. The large pool became a focal point for family activity and other than debry blown in by hurricane Micheal our entire trip was excellent.

Mimi’s place was all we had hoped for and more.
From the breathtaking views to the creature comforts of home, it is the perfect vacation spot . Location was ideal for our young grandchildren to walk to beach and bike on paths to Coligny Plaza. A truly relaxing comfortable home. Management of property very attentive to our needs and responded quickly to questions. Bike rental simple and bikes worked perfectly. Property was clean and ready for us. Pool and spa were exceptional. Definitely would select this home for next visit.

Great week at this beach house!
The property was perfect for our family vacation. Having the bedrooms on three separate levels was great, allowing those who wanted to stay up later, or get up earlier. to do so without disturbing others. Each bedroom has it own bath which was great, as well. The backyard pool and the proximity to the beach made for good, quick access to both. We experienced no problems with the house at all. And having a shopping area just walking distance from the house was a treat. The staff at Beachside Getaway was courteous and helpful for any questions we had. We would gladly stay her again.
