There is a door from the bedroom providing access to the outdoor lanai. A secondary suite has a king-sized bed and its own en suite bathroom. The third bedroom is furnished with two side by side twin beds with a bathroom located right next to the bedroom. Traveled to Kauai with our daughter, son in law and their four children. Kitchen allowed us to enjoy breakfast and dinner at the condo. Beds were wonderful for sleeping after long days of exploring the entire island. Great location with several small shopping areas to shop. People who had visited the island said the south part of the island is where we should stay. I couldn’t agree more! I would highly recommend this condo for its location, accessible to highway 50, and comfort. Great to wake up and to see the ocean in the distance!

The condo was great! It was perfectly set up for the 7 of our 3 generation family that vacationed on Kauai in March 2024. The extras like sand chairs, beach toys and small cooler were great additions to the rental. It was a great week!

What a wonderful stay in Poipu! Very centrally located, everything was very clean, amenities were amazing. Our family of 5 and grandparents and aunt fit comfortably. Beautiful complex right by the golf course and minutes from all the beaches. Beach toys, towels, ice chest all provided. Morning breakfast on the lanai overlooking the ocean. Truly a wonderful stay! We will be back!

We stayed at this beautiful condo for one week in July 2023. The condo is huge and plenty of room for everyone to relax. Plenty to do in the complex (gym, pool, grill) and in the area (shopping, beach, restaurants). Clean unit that is well stocked. If you arrive in the dark you may struggle to find the unit but that was our only hiccup.

Home away from home
This property was so comfortable for our family of 4. I would say 8 people would be happily comfortable too! It had a beautiful ocean view from the living room and both en suite bedrooms. There a couple of family friendly beaches about 5 minutes away with decent parking. It was super clean and the hosts were so generous and thoughtful with ample shampoo, conditioner, body wash, laundry pods, etc. The team that manages the property were quick to respond, kind, and so easy to work with. I would definitely stay here again if I return to Kauai.

As nice as it looks!
We were so impressed with this condo. It was as just as nice as it looks in the pictures. The place is clean, the beds are comfortable, and the view from the deck is so nice. The condo comes equipped with everything you need for a day at the beach (nice beach towels, chairs, large umbrella, cooler, etc.). We also appreciated that the washer and dryer are full size and that laundry detergent was provided. The host even included a fresh bag of coffee and some lovely specialty salts for the kitchen. The pool and jacuzzi for the complex were also clean and enjoyable. We highly recommend this condo and look forward to being able to stay here again in the future.

Worth Every Penny
We had to make a last minute adjustment and were so glad we found this place. It was exceptionally clean and well run! We could see the ocean from our balcony and were only a short (like 2 minute) drive away from a popular beach. Such a great place!

Great stay!
12B is a great condo for vacation! We had a two week stay with grandparents, parents and two kids under 5. The unit is furnished with all things needed: kitchen appliances, linen and beach wise (chairs, umbrella, beach toys, pool noodles, cooler etc).
The complex is wonderful! Easy walk down to the shopping center with a general store, Starbucks (walk just a little farther to the local coffee shop Little Fish, worth it). Short drive to longs drugs (CVS) and up the road to Koloa big save market. Easy drive from Lihue where there is Costco, Safeway and target.
The property management was very responsive (via text message!) to a couple of maintenance items. The air conditioning is currently not working, due to back ordered part with supply chain issues. There are room AC units and the bedrooms are comfortable (a bit loud). The main area AC unit kept tripping the breaker so we didn’t use it, which was fine kept the windows open and had a nice cross breeze. This in the summer months when it’s hotter might back this upstairs unit it very uncomfortable.

Nice Place but...
We enjoyed our stay despite a bit of a rocky start. The listing didn't disclose there was no working central air conditioning and when we got there we found out that they had put room air conditioners in the bedrooms and living room. That was fine but we immediately blew a circuit breaker when they were turned on. We couldn't find the circuit panel to flip the breaker and we tried REPEATEDLY to get in contact with the propertery manager and couldn't. We tried every number in their directory and couldn't get a hold of anyone. There was an emergency number on a placard on the table and we tried calling it but no one answered. That call rolled to the emergency contact voicemail and we got a message that it wasn't setup so we couldn't even leave a message. A few hours later, my wife gets a text that tells us where the circuit panel was (but with no instructions as to which breaker is the problem) and we go and flip the breakers that were off to on. The next morning, we get a text telling us to flip the breakers off for the main AC. The neighbors kept parking in our driveway which was another headache as we had to end up parking some distance away a couple of times. Other than that, we had a great time! ;)

Beautiful new resort
This condo was beautifully decorated, clean spacious and had a view of the ocean. Loved that shampoo, conditioner and body wash were provided, a few less things to pack. We were two couples, two elementary aged kids and the layout of rooms allowed for privacy and we each had our own bathrooms to use. We’ve stayed at this resort before and the pool/spa area was never busy and large enough and away from buildings that there isn’t a long list of HOA noise restrictions (beyond being reasonable of course). Only suggestion is that the unit offer some beach chairs, toys etc. Condo wasn’t advertised as having them but we’ve always been appreciative when they do.

Beautiful Condo located in Poipu
Our family of 5 adults enjoyed our time at 12B. The condo is beautifully decorated, and has all the necessities that you would need for a wonderful, comfortable stay.
A nice touch are the large beach towels, chairs, umbrella and cooler for the days we spent at the beach. We found the kitchen to be well appointed for cooking, but would recommend grabbing your groceries at the Safeway in Lihue before heading to Poipu, as the selection is better there. Ask around for a schedule of local farmers markets, as there seems to be one everyday somewhere on the island. The fresh produce is amazing and the vendors are charming.
The location of the complex allows for an easy walk to the shopping center and restaurants near by. We loved our morning strolls down to Little Fish for breakfast or an afternoon smoothie. We highly recommend staying in Pili Mai 12B.

Great amenities
The house had everything from bandaids, shower stock, blender, umbrellas for drinks great touch I mean everything. Great space inside and location. Low points construction noise was awful the weekend was great when the construction is over five star place . 2nd hard to find the first night maybe better directions on the site thanks great place.

Family Vacation
This place is close to perfection! Construction was the only problem- but we were away during the day-so didn’t really have much of an impact! The appointments in the home are fabulous from top to bottom! Beds are comfortable (bamboo sheets- I will be buying tomorrow) wonderful view of the ocean!! Kitchen great!! Pool and exercise area not available till 9:00- was a little disappointing because I like to work out early! All in all a great vacation- management of property were very nice and accommodating! We will come back and recommend to our friends! Thanks so much! Kauai is a magical place!

New condo complex with amenities and beautiful landscaping
Five stars overall, a 4 for the ongoing construction. Also, the dining room seating was not very comfortable for 5 adults, 4 chairs and a bench. We were gone most days so it was not an issue, but when we were by the pool it was very loud. The kitchen was well equipped with all major appliances and a blender. We cooked in a lot as it is expensive to eat out here. A few more handy utensils in the kitchen would be nice (salad spinner, kitchen tongs, better hot pads). They did supply a lot of soap (for washer, dishwasher and hands). The bathrooms were all supplied with conditioner, shampoo and body wash. BBQ's are located in common areas around the condos. You can walk 3 minutes to Paco's Taco's the restaurant for the golf course. It was a nice surprise, excellent authentic Mexican food at reasonable prices and friendly service. The location is handy to go restaurants, shopping and the nearby Poipu Beach is quite nice (washrooms, shower). The landscaping and pool area is well done. Showers, bathrooms, shaded seating. Not a lot of umbrellas by the pool and a few more chairs would be an asset. Overall, we enjoyed our stay, more than enough room in the condo for our party of 5 adults to have privacy and comfort.

A Great Home Base
We were four people: my girlfriend, and my daughter and her 14 year old son. We all loved this wonderful condo unit. Everything was so clean and new and quiet. This is a great base from which to hit the Poipu attractions. We will definitely book here again. Excellent beds and linens, and a good kitchen to prepare meals. This unit is OK
I would say 2 out of 5 stars. Good place, but a little different than all the information i read about it in advance:
Pro’s – Like all of Pili Mai, it is new. Thus, it has granite countertops, a nice kitchen backsplash, and a modern feel. The main TV is nice. Alison was also helpful throughout our process trying to let us check-in a little early and keeping us up to date on anything.
Con’s-
1. Well, it is new. Thus, there is a lot of construction. The primary view from this unit is a construction lot with a bunch of pickup trucks, mobile offices, and porta-potties. Yes, it has a distant ocean view, but you have to turn your back from the construction side and look over another parking lot. The pool area also has a ton of construction around it. It all just hurts the vacation/beach vibe.
2. While everything is new, it all feels like it is built with average quality, like they are trying to make it look like luxury, but do it on a dime. Our dishwasher struggled. The clock on the microwave was already burning out. The couch was very average. The AC worked great in the living area, but did not push at all to the back bedrooms which made them quite hot as we were there in July (something I read on other units as well). Our dryer ducts were being cleaned while we were there which seemed odd to me given this unit is probably only ~1 year old. The fitness area is nice, but does not open until 9:00. I assume that probably saves them a couple dollars by not having to open the pool area earlier, but it is just weird since a big part of the vacation crowd prefers to workout in the morning before the day starts with beach/activities. It will be interesting to see how this place really holds up over time.
3. The location is definitely unique. Obviously I knew it was off the beach when we booked it, but that was a challenge compared to all of those across the street. It is fine for a morning/evening jog or walk down to the beach, but too far for us to walk with chairs/coolers/boogie boards.
Overall, this is a good place. It worked fine for our family and we really enjoyed Kauai. Just realize you are getting a high construction area off the beach and make sure you are getting a much cheaper rate for that compared to what else is out there. Thanks

Wonderful!
What a wonderful condo. Great location, clean environment, great set up.
Only recommendations - get a guest book with information (local restaurants, what to do with trash, how to work TV, check out routine, etc..) where all the information is in one location. The bedroom on the other side of the front door didn't cool down fully requiring us to turn down the AC for sleeping at night. I still wouldn't hesitate to rent this condo again.

Perfect home for family vaca!
This house was so clean and new - beautiful views of the ocean...quiet on off the beaten path, yet very close to the beach and easy access to seeing turtles at night and shops/restaurants!! We had everything we needed here to have a relaxing time with our 3 kids. We rented a few body boards and flippers down the street for just a total of $50/week for the 3 kids. Easy access to hiking in the canyon (beautiful - don’t miss). Got groceries at Safeway after landing and the kitchen was well stocked. Beds were amazingly comfortable, bathrooms/showers were great to clean up in since each room had its own bathroom. We were all so happy here!! Highly recommend!!

Beautiful 3b/3bath new home
It's a beautiful home with 3bds/3bathroom home with everything new and a wonderful decors. 7 of us were comfortable to have spaces to share and moving around the house. The two master awesome bedrooms with the most comfortable king beds, sheets and comforter. All beach items includes beach towels, chairs and many more... are ready for us to tap along to the beach. Brand new Washer and Dryer were supported to keep your clothes clean as needed. It's only 5 minutes drive to the Poipu beach and a walk distance to the restaurant and a shopping center. The pool, hot tub, the gym and the BBQ are the big plus for everyone staying in this Pili MAI neighbor hood. Michael was promptly reply and be there when we arrived to check in the place. He quickly responded to our questions and provided information as requested. I definitely rent this place again and I give this place an A+.

Lovely property and location
The property was impeccable. Great floor plan, with ample communal space, and private bedrooms. Location as also perfect. Restaurants in walking distance, Keoki's paradise et al. We would rent this property again!

Beautiful New Property
This condo is located in a brand new property development. The condo is very spacious and a beautifully decorated unit. It does have an ocean view off of the back lanai, but you have to look over the parking lot of the adjacent golf course. It does appear that there will be a new building going up just next door... so you might want to ask about being in a "construction zone" before renting. The location is fabulous. I would recommend happy hour at the golf course restaurant just a few steps away. We found it to be a fun, outdoor Mexican place with very friendly staff. We also had a good meal at Keokie's Paradise within walking distance. The pool area was quiet and lovely. Overall, a good, uncrowded location for base camp as you explore Kauai!

Beautiful place to stay!
This place is amazing! We couldn’t have asked for a better place to stay. Great location, close to beaches and shopping. Everything brand new! The kitchen is fully stocked with cooking supplies for making anything you want. Would have been nice if there were a few more dish towels and dish rags. All bathrooms have their own shampoo, conditioner, body wash and lotion. Very nice Samsung TV’s in every bedroom, although we didn’t use them much! The beds were very comfortable! For beach going, there were beach chairs, a cooler and a few beach toys for kids. Wish there would’ve been a boogie board or two! Also, there weren’t any beach towels. Otherwise everything was EXCELLENT!! Definitely a 5 Star place to stay!

Fully stocked, wonderful home away from home!
We had a wonderful time staying at this property. It had everything we needed, it was actually hard to want to leave for activities! The high end touches of quality products made our stay much more enjoyable. It was clean, spacious, and well decorated. We'd highly recommend it and would love to keep coming back! Mahalo!!

We had a great time!!!
We had an amazing time. This apartment is just as advertised as a luxury apartment. It had almost everything we needed and enjoyed amenities like amazon Alexa, and the gym, pool, Sonos, smart locks, and neighborhood. One thing to note though is that there are no beach/pool towels but that’s a super easy fix. The host was very nice too.

Beautiful Property
The unit we stayed in was beautiful with high-end decor and bedding. Although not on the ocean, it had an amazing ocean view! Anything you could want was in this place from glasses to beach towels. They thought of everything!
The resort itself is still under construction but it did not interfere with our stay as this unit is at the front of the resort near completed buildings. We are beach fans and it was only a 15 minute walk to a beautiful beach.We didn't try the pool but it looks awesome. We did use the jacuzzi and that was great!
We definitely will be back with the whole family!

Spacious, Tranquil, Immaculate, Perfect!
I've visited Kauai dozens of times and have always stayed at large resort properties. This was my first time staying in a private condo and I'm just kicking myself for not having done it sooner! Staying in a condo is so much more private and gives you the feeling of island living. It was great to have use of a fully stocked kitchen and a clothes washer and dryer. Not to mention this place is gorgeous and spacious. There is an ocean view from the large deck and from the living room. The place is stocked with everything, bamboo linens and towels, Malie hair care and body lotion, full size hair dryer and two bath robes in each room. Staying with our family was super comfortable because we had three full bathrooms and none of the bedrooms share a wall. The layout of this unit allows for plenty of privacy and we never felt crowded. There were six of us but, if we'd wanted, we could have brought two more people because the sofa in the living room is a pull-out. The furnishings are high quality and tasteful artwork hangs on the walls. Everything is brand new and the owners have thought of everything, even umbrellas for our use. And of course, the location is perfect! Poipu is centrally located on the island it gets the best weather! This unit is just a short walk to the water, or if you're really feeling lazy, just drive across the road to the Brennecke's parking lot. We will definitely be back.
