We came to float the River with my daughter. Great place to relax and unwind. We loved the visiting dogs!

So here is what I am working with to post a review for the vrbo Maybe read it and delete anything and/or add to it plz 👇👇👇👇👇👇 First let me start off with Pam, she is absolutely wonderful and she was so helpful from the beginning of planning this trip, during our stay and when it was time to leave. The owner himself lives nearby and he was also very helpful and accommodating. We were very pleased with our stay at the cottage and will more than likely come back again next chance we get. We brought six - 16 teenagers with us and they also enjoyed the uniqueness of this property inside and out. The cottage itself was so cool, it’s on a great piece of property lots of trees for shade, we loved all the fun/cool vintage Decor and signs displayed inside and and out.

What a great place to stay. Felt like home. Every place we needed to go seemed like it was just around the corner. Quiet, gated area. We miss it already!

Quick trip. Beds were very comfortable and the hostess was very kind, hospitable, and helpful with recommendations to the area. It’s an older home with much history and interesting antiques around. I felt like we stepped back in time. We enjoyed the stay.

Really enjoyed our stay, the front porch and back deck are perfect for birdwatching and the owners keep bird feeders filled. Loved meeting Deuce the dog and giving him biscuits. House is clean with great amenities. Comfortable beds and plenty of room. The antiques and collectibles make for a fun setting. Very close to all the San Marcos activities.

The cottage is conveniently located to great restaurants, family activities, and local college baseball fields. We had a great stay and felt right at home. If we’re ever in the area again, we will be sure and stay here.

This property is laid back and relaxing; just minutes from Texas State. We enjoyed the outdoor space and the homey feel of the house. This was our second time staying at this property for a graduation. No more kids at Texas State, but if we come back to San Marcos this is where we will definitely stay. The host Pam is great, really enjoyed meeting her and staying in her house.

Comfortable little house

We loved the peace and quiet of this home's location and the occasional dog visitor. The house was clean and comfortable and the outdoor spaces were fantastic. We had the perfect weather to enjoy the front porch and back deck in the mornings and evenings during our stay.

Mike (owner) and Pam (property manager) are incredibly awesome people who go out of their way to make their guests feel extra special.

My children and I stayed at the cottage in April of 2022 and enjoyed everything about it! We did a repeat in December and had the same restful time as we did earlier in the year! The cottage was clean and neat and the best part is that everything is within five minutes!! We will be back!

This was a fun place to stay while visiting my alma mater and taking my sons on a campus tour. Pam welcomed us and gave us a tour and history of the home upon arrival. Very warm and a nice touch. The house is full of different types of collectibles. The hat collection is a lot of fun to play with. FYI, there are tons of little items ... the littlest kids may have a bit too much fun. The beds are comfortable and the AC/heat works well. We would stay here again!

We stayed here, along with our daughter, her husband, 3 yr old son and 6 month old son. This was our grandparent's time. We had a blast! Our grandson loved playing with the neighborhood dogs that came daily to visit and collect their treats. He then ran all over the field with the dogs and had a wonderful time! My favorite part was sitting on the front porch drinking coffee while my grandson played. There's a wooden playset with a slide, corn toss games and other fun things. There's a fenced in sideyard as well. The kitchen was nicely stocked with every seasoning and herb you could ask for! There were also several condiments in the fridge. We really enjoyed the cold front that moved through on our last day. We were able to open all the windows and enjoy the cool air. We had our meals on the screened in back porch since the weather was so nice. Pam, the lady that manages the property, was very accommodating and worked with me as I had to change our trip several times due to the hurricane in FL (where we are from). She met us at the cottage when we arrived then showed us around. The next day the owner, Mike, stopped by to make sure we settled in and find out if we needed anything. He invited us to bring the kids down to his property to see his horses and donkey. Mike and his family invited us to their place for a bon fire and snores. This trip has made some wonderful memories!! Make sure to allow time to actually stay here and enjoy the property. It's easy to get caught up in exploring and shopping. But, this cottage is a destination of it's own! Thanks Pam, Mike and family!

Comfortable house in a very quiet location. Lots of historical character, too.

Pam was as professional and sweet as they come. The house is very unique and eclectic filled with really interesting antiques. The fur babies were just so well behaved and literally smiled every time we opened the door; maybe it was the treats, maybe it was us. Once we figured out the lay of the land, it was an easy drive to the river and the Square. Overall, a great stay!

Absolutely loved the house, layout, amenities, and location. Pam was great meeting us to give us the keys and a personal tour. House was very clean. Great location with secure gate at entrance to area. Close to everything we needed for food and to float the river. Definitely would stay again.

In the 10 years we have been renting vacation homes since retirement we have encountered all kinds of properties. We rented eight during a two month trip last summer. We have rented them from British Columbia to upstate Maine and in nearly every state in between. So, we have quite a baseline for comparison. This property had more than we needed and was not the “throw in a couch, chair and maybe a few Things on the wall” property. It had all kinds of vintage items that were a joy to look at. It was not cluttered and was truly a home-away versus a vacation rental. Pam, the Manager, and Mike, the owner, could not have been more welcoming. The large bowl of fresh fruit was enjoyed for days!! Here we were in San Marcos close to everything, but on a hill in a private community with complete privacy. It encompassed many acres behind a large metal gate. The large pecan and oak trees and the covered front porch of the house provided a great place for morning coffee. A great way to start the day!! It was the perfect spot for spending time with our grandkids. If you are looking at properties in the area you should not miss this one. The location is perfect for some great day trips. It is very convenient and if you don’t feel like getting out in the crowds you have a comfortable place to relax and enjoy your privacy. A high point of the trip was the visits from the well behaved four-legged friends, Deuce, Sage and Texie to greet the mornings. We will definitely be back!! Janet and Mike

A perfect place to completely relax and re-charge. Close to the river and restaurants if you want to get out and about, however, you may find yourself instead sitting on a porch, rocking and listening to the birds instead.
