Looking for a spot for a large group? Look no further than Guadalupe River Getaway! This spacious home comfortably sleeps up to 15 guests, with 3000 square feet of living space and over 140 feet of beautiful riverfront!
Inside, you'll find a spacious living area with a fireplace, smart TV, and plush sectional sofa, while the home's sliding glass doors make sure the river never leaves your sight. The kitchen is fully stocked with all the cooking and dining essentials needed to prepare that perfect vacation meal. While the home is designed for friends and family to gather, the bedrooms allow for separation and privacy when needed.
Downstairs is where you'll find the master suite with a king-size bed, attached full bathroom, and deck access. The second downstairs bedroom features a king-size bed and twin bed. The third downstairs bedroom features a queen-size bed. Downstairs is where you'll also find the second full bathroom with a shower/tub combo. The fourth downstairs bedroom features two full/twin bunk beds. There is also access to the third full bathroom. Upstairs is where you'll find the fifth bedroom which includes two full beds and one twin bed as well as the fourth full bathroom. There is also a full-size washer and dryer available for guest use.
Outside is just as beautiful as the inside. The large back porch overlooks the huge lawn and river, or walk down to the riverside deck where you can take in one of the most beautiful areas of the Guadalupe River. You'll also find a gas grill on the back patio.
*You must be 25 years or older to rent this property. Maximum occupancy at all times for this home is 15 guests. We manage several nearby properties and often have staff in the area. Please come and have a good time, but remember that behavior that is disrespectful or disruptive will result in you forfeiting the remainder of your stay.

Our only negative issue was the handiman/lawn guy decided to burn two stacks of limbs in the yard while we were there. He said he was going to stay and watch but then walked away and started mowing the grass, starting in the front yard and the fire was burning in the back. One of our group had her home burn in the Paradise Fire in California and was a bit traumatized at this. Otherwise, the home fit our needs perfectly.

Pros: The home is on a beautiful spot on the river. The back yard is large and lovely. The house is spacious. Large open living room and kitchen.
Cons: The house needs some major attention. Re: Safety: 2 outlets in kitchen were pulled away from wall. The back door is blocked by a large metal table, the dock has some loose safety fencing on it. The kitchen is a hot mess. Disorganized (tho labeled), dirty and cracked dishes, only a few spoons. Only thin blankets on beds, even tho it is winter. No extra blankets for beds or throws for couch. The closets were stuffed with all kinds of junk. My room had someone's dirty, smelly shoes in the drawer. We planned to use the outside grill on Christmas, but both propane tanks were empty and the grill plate was covered in rust. The bedding and bath towels are the bare minimum. The house was in the moderate price level for houses of its size in the area, however its comfort level is much lower.

Overall the stay was good. A few areas I would suggest improving. The dishes and silverware were dirty. There are a few boards on the deck that needs to be re-secured to avoid tripping.

It was very nice location and pleasant stay at this Cabin house located in New Braunfels, TX (near by Canyan Lake). The price seemed to be high. Otherwise, the house was more comfortable and the owner was really very friendly and responding to all our questions in timely manner. Great Stay during the year end !!

The home was large enough for our whole family and we did not feel crowded. The lot and location were great and easy river access. The hosts were very responsive and easy to work with. The house was not as clean as we would have liked and the river view obstructed from the deck by overgrowth but all in all, a great place to gather and enjoy!

Good family vacation
Plenty of beds, two refrigerators, AC works great! It’s a older home and not luxury but it’s good for the price. It was easier to enter the river from the left side of the deck, the right side is extremely rocky. We had a large group and everyone had fun!

Issues that need to be addressed.
There are issues with this home. As we entered, it was over 80 degrees in the house. After driving almost 7 hours, our group would have appreciated it if someone could have turned the air on before our arrival. The room upstairs was likely over 90 degrees and no one could stay in that room the first night due to the sweltering heat. Next, the amount of live and dead roaches in the house was too much. While we could appreciate that with the water and trees surrounding the house, we may see some tree roaches, but there was much more than that throughout the house. Also, the house was not clean, particularly the floors. Knobs would come off the drawers and cabinets and most of the cookware was dirty or too old to use. As for the outside, we had to be on high alert at all times due to skunks and racoons that would be on the back porch, the driveway, and the side porch. Finally, there was not a comfortable bed in the house - not one. The bunk room doesn't even have mattresses, but just a thick piece of foam on a metal frame. Multiple people had to sleep in recliners and on the couch because the beds were so uncomfortable and for the first two nights, the den and the kitchen were the only cool places in the house.
We did appreciate having two refrigerators and the location was good. But if you want this house so you can just walk into the river and hang out, that is difficult because the area around the deck is so overgrown. We had ten people and there was enough seating between the dining room table, the sectional couch, and the two recliners, so that was positive.
For the cost, we expected something more well-kept than this home.

The location of the house is the best feature. The ability to accommodate a large group is the other. The a/c worked well which we appreciated and the double refrigerators. The house itself seemed pretty run down/dated. The kitchen isn't all that well stocked. The bathroom closest to the kitchen had liquid dripping from the ceiling and warping consistent with a chronic water problem. It appeared to be associated with the ac duct. Also the grill outside is corroded so that the gas isn't evenly distributed and it's difficult to actually cook on.

Perfect for family gatherings
We reunited with family from 3 different cities here and the house was perfect and comfortable for all! The proximity to the river is amazing. Was so easy to go out and stomp around on the river with the little kids, and then easy to throw in some tubes that we rented nearby and laze around on the water whenever we wanted. Our favorite was sitting by the campfire every evening, enjoying the stars and the sound of the river. We found all the beds to be comfortable, the kitchen adequately stocked (and nice and large), the temp easy to control, all the bathrooms worked well, linens were great, and house was very clean. Would love to come back next year!!

Perfect for large groups! Would stay again!
We just LOVED this location - perfect spot on the river and we brought with us our inflatable kayaks that worked great to launch from the property and then kayak around. Loved both the deck by the house and the deck down by the river and we had lovely fires and smores each night at the fire pit. We had 2 families and grandparents with us - so 6 adults and 5 kids and the space worked great. House just needs some minor TLC like outlet covers and drawers missing handles in the kitchen and the bedroom next to the kitchen is quite noisy/squeaky to sleep on but all other bedding was quite comfortable and not noisy. Loved the 2 fridges and washer and dryer and kitchen had all of the supplies we needed. Thanks and would stay again!

Enjoyed the stay. However my daughter took a small ceramic kitchen pot she mistakenly thought belonged to her sister who had departed the day before. The sister later stated that the pot was not hers. We are mailing the pot back. Thank You

Thank you for sharing your beautiful home with our family. It was the perfect place and setting for our family to gather for the most important event in my daughter’s life, her college graduation. We truly enjoyed our stay here and the morning view was overwhelming. We will definitely return for a longer stay.
Our only complaint is your neighbors little dogs. They ran over, barking, towards us as we were enjoying the outdoors, on the back patio. Your neighbor was outside, They scared my elderly mother-in-law and one actually bit my sister-in-law. Out of respect for you, and any relationship you may have with your neighbors, we did not report it to animal control. Then as we were packing our cars to leave, they came out again, this time in the front yard. So we had to wait for them to go back inside in order to continue loading our vehicles.

Beautiful river, but property needs improvement
The inside of the house was clean (though we did have 2 roaches), but the outside was not as advertised. It hadn't been picked up after the storm hit the week before our arrival. Although they did offer to come clean it up, I felt like it should have been done before our arrival. There were also no chairs on the deck by the water. They did bring chairs, which I greatly appreciated, but the continual having to text back and forth was a disruption. What we liked about this was the number of beds and the comfortable furniture.

Family vacation
We have been traveling to New Braunfels for years every summer. This year we chose this property so we could stay on the river. It was perfect! We played games on the deck, cooked out, dropped our kayaks in. We had a blast. The only thing missing was a tire swing and lights down by the river deck. We would definitely choose this cabin again!

Poorest customer service I've ever experienced.
Internet was not working at house. Management company kept insisting it was and wanted us to fix it diagnose it. I rented a property with a list of working amenities. I didn't rent a property to work on there property for them. I stay in numerous properties a tear thru VRBO and AIRBNB and by far this was the worst customer service I've experienced. This experience will not be forgotten. Very disappointed knowing VRBO has a relationship with this management company.

Great family space
We enjoyed our time here. Great space in the living room and a table long enough for the 9 of us to fit around easily. The patio too had lots of seating. The home itself needs some attentiona few of the beds could be replaced and the home itself made more attractive through bedding and decor. The location on the river was lovely and we enjoyed the deck and patio. The ac was not working when we arrived and it took 3 days to get it up and running but management was very quick to respond.

Grammies River Weekend
We rented this property so our family (3 siblings, their families and our parent) could all gather in one place to celebrate our moms birthday together. This property was perfect! Slept exactly what was listed with room to spare. This part of the river is very popular as we has a lot of fisherman visiting the shelf across the river. For a late January weekend there were quite a few water enthusiasts enjoying the river. It was a wet and foggy weekend for us but we were able to enjoy all the amenities. Will definitely schedule again this summer when we can enjoy the outdoors more.

TV freezes up during college football and movies. Very hard to watch. Steep hill to dock would be manageable by older family if it had a hand rail. Bunk room needs AC like attic room. Still enjoyed our time. Great sitting and dining room for a large group.

2020 Framily River Trip
Location, Location, Location! The view from the deck is absolutely gorgeous. Everyday we enjoyed playing in the water right off our deck. We had 3 families of 4. The size of the house was perfect, we had 3 rooms for Adults, used the bunk room for the boys, and upstairs for the girls. The house is the only reason for not 5 stars. It needs some TLC, nothing major, it is just showing its age.
