NECESSARY RULES AND REGULATIONS:

Because we care about the guest experience, we must ensure that each home is treated with respect for the following guest. Please make sure that you meet the following criteria and agree to the following rules before you book this home: 
   
- You must be 33 years of age to book this home
- A signed rental agreement is required to book this home
- NO bachelor parties, weddings, or other events are allowed
- Occupancy is limited to 22 people, exceeding maximum occupancy without prior approval will result in additional charges of $250/person/day
- No loud noise after 9pm. Violation could result in removal without refund.
- A valid credit card is required for all incidentals
- Cancellation of a reservation will result in a loss of all rents paid
- Reservations are non-refundable   
  
After you book, you will send us your personal email address so we can send you our rental agreement. We will collect a credit card and ID to place on file. In order for us to verify your identity, we must collect a CC. You are agreeing to submit ALL of this information to us after you book. Also, the
agreement must be signed within 24 hours of booking.

The place is beautiful, it is not well maintained. A lot of things didn't work, tv some of the games. The kitchen sink when used required us to mop. Management apologized for the inconvenience, we were still mopping the whole stay. Hole in the ceiling was patched with carpet and the carpet was painted. Bedroom 1 had a lot of live roaches. The saloon had a roach a lot of spiders and scorpions. A lot of spiders downstairs too. So this did retract from from our stay and in this sense we didn't think that was okay. Carpet in room #2 was really dirty. There were ripped couches just covered up with a blanket and ripped pillows. Tv that was labeled not working so it is pictured as though you are getting this in your rental but you don't. The location is lovely and if maintained this property would be amazing again.

This home has wonderful views along with plenty of space for everyone. The forest around the property is lush and gorgeous. We were able to have movie night and used the bbq for practically for every meal. We used the tables and chairs on the deck for evening time meals then moved to the fire pit to relax and have good conversation. This property has a little bit for everyone.

Great location in Payson for a family/friend retreat getaway! Convenient to grocery stores and shops nearby, as well as activities. We went horseback riding that was perfect distance from the house at Kohl's Ranch which is highly recommended as well, and also went to Willows Spring Lake.

We love going to Payson every year and this year we have found our forever vacation home to visit. Payson Heights has everything we ever wanted from the space, the amenities and the management was so hands on with anything we needed. We will definitely be back

This was our second time staying at this property. We love the space this home offers, all the fun things to do in the gameroom, saloon, outside and the amazing view of the Rim!

Above and beyond expectations

Plenty of room to conduct business, family fun and relaxation. We were able to dine comfortably together and to relax both inside and outside of the home. We had a group of 18 and it worked out great.

This property is in such a great location, and I loved this layout! It was very spacious, and way larger than any cabin I have ever seen! We were checked in when we arrived which really gave it that special touch. The weather was absolutely beautiful , and we were in a semi remote location which was nice.
