About this house rental
The Grey Dolphin is a very cozy but spacious house. In there you can organize your family reunion or staying in a peaceful house, enjoying the beach and nature that Sunset Beach and around offer.
This house counts with comfortable rooms that sleep 14 people,
It has four (4) bedrooms upstairs with Jack and Jill bathroom.
Room 1: King bed
Room 2: Twin & Queen.
Room 3: Queen.
Room 4: Twin & Queen.
Living Area: A half bathroom.
GROUND FLOOR
With a private downstairs entrance, is Room 5: Bedroom with a queen and a pair of bunk beds. It has a dedicated full Bath ( this room doesn´t have access to the Living area)
This house is very close to the town, where you can rent kayaks and bikes and walk to the boardwalk and see the sun drowning in the water.
You can check the few shops that are in town, there you can buy souvenirs and ice cream.
Everyone asks us how close the beach from the house is, well is as closest as it can be, the boardwalk that brings you to the beach is next to our house 😉.
As you can see in our amenities, we provide a long list of things to love your time inside and outside the house, from kitchen supplies to beach chairs and beach toys. You are welcome to use them.
Remember this is a family house so please take care of the stuff. We try to update our house supplies and furniture very often to offer you always the best of the best.
Unfortunately, for the pet lovers, we do not accept them, not because we don’t love them, but to keep the house clean for the next guests. Also, we are smoke-free.
At the end and before every staying, a professional cleaner comes to clean and disinfect the whole house and stocking the house for the next guests.
Even though we, the owners, are not in Sunset Beach, we are one call, text, or email away for any assistant you need and if you need assistance, we have local people ready to help.

201 HOUSE RULES
(a). CHECK-IN. Tenant will be given check-in location and telephone number after all charges are paid. Check-in time is 3:00 p.m. on the check-in date of your reservation. To allow sufficient time to prepare the property for your use, we ask that you do not request early occupancy, (NO EARLY CHECK-INS ALLOWED due to the Covid-19 Cleaning Requirements). It is recommended that Tenant contact the Owner to make appropriate arrangements to ensure keys and directions to the rental property are made available.
(i) All rentals shall be provided with quality linen & all beds (except for bunk beds) shall be made.
(ii) All rentals shall be provided with bathroom towels and kitchen towels.
(iii) TWO KEYS will be furnished on check-in. Tenant will not duplicate keys to the home. There will be a $250 re-keying charge for lost or unreturned keys.
(b). CHECK-OUT Tenant will vacate the premise by 10:00 am on check-out day. An extra day’s rent will be charged for all late check-outs (NO LATE CHECKOUTS ALLOWED due to the Covid-19 Cleaning Requirements).
(i) Please remove all linen and place them on the bedroom floor.
(ii) Please place all towels on the bathroom/kitchen floor.
(iii) We kindly request that you start a load of TOWELS before leaving.
(iv) We kindly request that you start the dishwasher before leaving.
Tenant is responsible for replacing bed covers on all beds, emptying refrigerator, turning off lights, taking out the trash the night before the pick-up date (a $150 charge shall be applied for failure to abide by this policy), leaving the AC set on 80 degrees in the summer (or heat set to 60 degrees in the winter), securing all doors and windows, leaving the home generally clean damage-free and in good condition for our cleaning team, leave the keys on the kitchen counter.
HAVE A SAFE JOURNEY HOME. At your leisure, we appreciate your review, and we value your comments, suggestions, and requests.
(c). PERMITTED OCCUPANTS Tenant (aged 25 & older) must take possession and maintain possession of the subject property for the full rental period. The Tenant shall not permit anyone under the age of 25 to take possession of this property for any extended period. The Tenant shall not permit the property to be occupied or used as a residence by more than the maximum number of occupants allowed under this lease. Tenant includes; parents, grandparents, children, and extended families (including all children) and friends/guests, and their family members. IDs must be furnished upon request. NO EXCEPTIONS. THE UNDERSIGNED REPRESENTS (HIM/HER) SELF TO BE AN ADULT 25 YEARS OR OLDER.
(d). LEASE NOT ASSIGNABLE Tenant shall not assign this agreement or sublet the property in whole or part.
(e). NONDISCRIMINATION Owner shall conduct all rental activities regarding this agreement without respect to the race, color, religion, sex, national origin, handicap, familial status, sexual orientation, or gender identity of any party or prospective party.
(f). PROHIBITED CONDUCT SPECIAL EVENTS & HOUSE PARTIES ARE NOT ALLOWED! Absolutely no beer kegs, fireworks, ATVs or RVs, or illegal activities allowed on premises. Violation of this will result in the termination of the lease and immediate eviction without refund unless the property is re-rented at the same rate as the rented rate. WE TAKE SAFETY, SECURITY, AND GOOD CONDUCT SERIOUSLY.
(g). DAMAGES Tenant is REQUIRED to REPORT ANY BREAKAGE OR DAMAGES TO THE OWNER UPON ENTRY OR OCCURRENCE (whichever comes sooner). Tenant agrees to be responsible for any damages done by Tenant, his family, or guests. Tenant authorizes Owner to charge his or her security deposit for damages beyond reasonable wear and tear. Failure to provide this info can result in a $150.00 charge being imposed.
(h). WASTE MANAGEMENT POLICY Failure to abide by the policy requiring putting out the garbage/recycling bins on the sidewalk's street side may result in a $150.00 Charge Being Imposed.
(i). ACCOMMODATIONS The home is equipped for normal housekeeping and includes in the KITCHEN; an abundance of dinnerware, wine glasses, dinner utensils, cooking utensils, cookware, potholders, bowls and serving dishes, cutting boards, drain pan, hood exhaust with lights & fan, microwave, toaster oven, 4 slice pop up toaster, 12 cups electric drip coffee pot, stainless steel electric teapot, blender, electric hand mixer, electric glass stovetop/oven, dishwasher, dishwasher detergent jell pods under the sink, hand soap dispenser on the sink, kitchen garbage can, kitchen garbage bag dispenser, kitchen garbage bags, take away disposable food containers, and one roll of paper towels.
In the LAUNDRY ROOM; washer/dryer, laundry detergent pods, vacuum, iron, ironing board, 6’ folding table, 6 folding chairs.
In the DINING ROOM; wallboard, infant seat.
On the 500 square foot OCEAN SIDE PORCH; 2 rockers, 4 Adirondack chairs, seating pads, 4 side tables, breakfast table, 4 chairs, sun deck, fish flag with pole.
On the GROUND FLOOR; an inground charcoal grill, picnic table with benches, foot rinse, hot/cold shower, a guest storage room, with beach cart, toys, boogey boards, umbrella, beach chairs. In all 3 FULL BATHROOMS on the Walls; 2 body wash dispensers, 2 shampoo dispensers, and a disposable hand soap dispenser on the sink, one roll of toilet paper per bathroom.
In all 5 BEDROOMS; all beds have mattress pads, mattress covers, bedspreads, blankets, pillows, pillow covers, pillowcases, linens.
In the LIVING ROOM; wi-fi, bocce set, spike ball set, football.
(j). MAINTENANCE Owners make every effort to keep each property and its equipment and amenities in good working order. Owner shall not be liable for damages and no refunds will be given for such temporary failure, provided the Owner is seeking to service, repair, or replace said failure in a reasonable manner upon receipt of written notification, via text or email, from the Tenant of same. Difficulties with utilities, services, or amenities provided by third-party vendors may take additional time to remedy as the Owner has limited ability to control third-party scheduling.
(k). RIGHT OF ENTRY AND ACCESS TO THE PROPERTY Owner reserves the right to enter premises or schedule for professional services, with reasonable notice to Tenant, during tenancy including but not limited to inspecting, making repairs, or showing home to purchasers or Tenants.
(l). OUTDOOR FIRES All fires are absolutely prohibited. Charcoal grills are permitted when used in accordance with the Town of Sunset Beach Ordinance. Fireworks or possession of fireworks is not permitted on premises at any time.
(m). GRILLING is not permitted except as designated on in-ground grill. Do not attempt to use moveable outdoor grills on decks, porches, or near wooded areas as you are responsible for any damages. Please be sure to clean the grill before you leave so the next guest finds it ready for use.
(n). ADDITIONAL CHARGES Additional fees and charges, permitted, may be charged only pursuant to a written agreement which states the amount of the fee or charge and is made at the time of the specific modification, renewal, extension, or amendment, or at the time the specific modification, renewal, extension, or amendment is requested.

You cannot beat the beach access from this house, and sitting on the balcony/screened porch with the cool ocean breeze blowing was our absolute favorite. Our combined families of 12 people slept very comfortably here, and the kitchen was the most well-stocked of any VRBO we’ve been to. Thermostat broke while we were there, and property maintenance man had it replaced the same day we called. Would definitely stay again.

The house was a great size for our family of 10 adults and kids. Best feature was the GREAT screened porch. It was big, well-furnished and well-shaded all day long.
I love to cook and the kitchen was furnished much better than most rentals with utensils, cutting boards and good-quality cookware,
The beach area was very nice as well. Not too crowded, a gentle slope good for the kids, and fine firm sand great for bike-riding.

We loved every minute of our stay at The Grey Dolphin. The house was clean and comfortable. We especially loved the porch for sitting and listening to the crashing waves. It was peaceful and exactly the type of vacation we were looking for.

We spent a great week at the Grey Dolphin. The proximity to the beach is great. The kitchen is well stocked. We prepared several dinners and it had everything I needed. We were 6 adults and there was plenty of room. The beds were comfortable. Any inquiry I had was quickly answered. We loved the outdoor shower for rinsing off after a hot, sandy day at the beach.

This house was perfect for our 2-family vacation.
Everything was spotless on check-in, and the appliances all seemed new. I texted the owner a couple of times with minor questions, and the response time was almost immediate. The location is perfect, right on the beach access and a very short walk to the shops and the pier. We especially enjoyed Sunset Slush for the best Italian Ice I've ever had, and the Island Market has great T-shirts, basic grocery items, and super-friendly people working there. We even met Chikka, the owner's adorable rescue dog. The house is extremely-well-equipped for vacationers. Beach toys, chairs, umbrella, and cart are provided, making the walk down to the beach a lot easier. There's a place to rinse your feet when you come up from the beach, and there's also a fully-enclosed outdoor shower with excellent water pressure. The screened porch was amazing, and we watched a beautiful thunderstorm from it one night. The attention to detail inside the house was also wonderful, with boxes of Kleenex in every room, a nightlight in each bathroom, and a fully stocked first aid kit in the living room. The kitchen had everything you could possibly need, including brand-new oven mitts and salt and pepper. I really liked the way laundry detergent, dishwasher detergent, dish soap, hand soap, body wash, shampoo, and conditioner were all provided. This is definitely one of the best houses I've ever rented, and I highly recommend it!

Overall it was as very good experience. The property is as listed. GREAT location on the beach. The house is immediately adjacent to the beach path so you are as close as you can be to the water - less than a one minute walk. There is a convince store, coffee bar and ice cream store that are a two minute walk from the property. All of the amenities on the property were as advertised and worked as promised. Our party did find some of the signage in the house off-putting. Many items are tagged with the cost if lost or damaged - Beach Chair, $60 if missing, SpikeBall, $40 if missing. We understand that missing or damaged items will need to be replaced by the renters but it does smack of a college spring break house rather than the family vacation that we took.

We loved our time at this house! It was a perfect layout for a family, including a separate entrance for the downstairs bedroom that gave that person more privacy. The beach was just a short walk and the house is also close to entrance road to the bridge, where there was an ice cream shop, perfect for the kids.
The hosts were great at communicating and very responsive to questions.

The Grey Dolphin was very clean and well stocked, just as it was described in the rental information. The bedding was especially nice and very comfy. The inside living area is not overly spacious, but the screened-in porch on the oceanside of the house is fantastic and adds significant space for relaxation and time together. The downstairs bedroom and bathroom are very clean with great temp control. We had an excellent stay and definitely recommend this vrbo rental.

Too cozy for big family, narrow kitchen
This was a family trip with eight grandkids age18 to 6 mos and six adults, our first trip to Sunset Beach. Very different from other North Carolina beaches. Houses are set farther back, everything is a bit longer walk, and no real ocean view. That being said we were right on the access near the pier which helped but lacks privacy, Always hearing people below our windows. Being on the public access also means it can be very crowded especially since it was Fourth of July. Leaving our house was not convenient so we were Thankful for Publix delivery!!!! If we come back to Sunset, I would pick a place further down the beach Away from the pier. This is not a lifeguarded area so you really need to keep your eyes on the kids. The Current pulls them quickly towards the pier which is dangerous. appreciated the booster seat, pack and play, lots of sand toys and beach games available.(along with posted replacement cost!) However, the kitchen was not very kid friendly. There was no plastic glasses or plates and the Dishes were Very heavy, Actually the dishwasher door was broken, and would drop without notice catching me in the shin. At one point the bottom tray fell out with the heavy dishes. Can’t believe nothing broke! We gave up and bought paper plates. Maintenance came out and offered to come back to try to repair it but acknowledged it really just needed to be replaced completely. so hopefully that’s being done. The kitchen was very narrow, we joked it was a “1 butt kitchen only”! Yet it is advertised as a large kitchen. Lots of pots and pans, but no organization to them so we were constantly digging through the cabinets To find what we needed.
On the plus side, the house had beds to fit our group of 13, and the beds were pretty comfortable. You need to be aware that the downstairs bedroom has a completely separate entrance. We had a responsible teenager in charge of the kids in that room and it worked okay but we ended up leaving a door unlocked all night so that they could come upstairs if needed . The living area was cozy. Not really enough room for everyone to sit and watch a movie together, which our group liked to do. But there were extra chairs so we could pile around the kitchen table when we had family games. Admit we had a conflict early, a couple of our teens tried to “help out” and offered parking in our driveway…. We Appreciate mot getting sent home early! Overall had a good week but wouldnt rent this house again for this group

Our First Trip to Sunset Beach
The property was very clean, and the layout perfect for our family size and ages. Decorated to make us feel at home on the beach. The porch was awesome. There to celebrate a surprise 80th birthday with extended family(like a reunion). Most all siblings, nieces/nephews also rented a property at Sunset Beach, but we had the best location.
Our stay at the Gray Dolphine was great.

Great Stay Close to Beach
We stayed for a week with another family (4 adults and 4 younger kids total). It was the perfect-sized place for us. Location is great, right on the dunes and a direct walk to the beach (keep in mind the dunes are pretty big at Sunset so it's still a 3-4 min walk if you are with kids or carrying lots of stuff). It was our first time at Sunset Beach and we loved it. Definitely recommend this house!

The house was very well done and had everything we needed for our week stay. It was clean and everything was in working order. Because of our family make up, we actually need a little bit larger house but we had a wonderful week.

This property was a perfect place for a family reunion…plenty of room for 10 adults…and everything you would need is supplied! Very clean and a great location. David was very responsive to my text messages and he made sure everything was perfect for our stay! We will definitely stay here again when we are at Sunset Beach!

This beautiful beach home had everything we needed! It was extremely clean and welcoming! The location is a very short walk to the beach! Our family had such a fun week and the screened porch was perfect especially during 1 rainy day we had! Thank you David for being so easy to communicate with! We will definitely be back!!!!

Great Spring Break
Had a wonderful spring break week while staying at the Grey Dolphin. The home was conveniently located with easy access to the beach and the small shops. The home was nicely clean and had all the amenities you would hope for when staying a week away from home. We loved our time and we would certainly come back in the future.

Sunset Beach
Very comfortable house, although a bit far from the beach, even though it is first row. No good views of the ocean. All bathrooms are shared. The porch is wonderful. All appliances were clean and in working order. It was very nice to be able to do laundry.

Clean house with everything working which is a plus. Kitchen was a little tight for thanksgiving prep but, everything worked well. Great dining table and lots of extra’s. Would book again.

Perfect Family Rental
The house was perfect for 6 adults and 4 children ranging from 9 years old to 3 months old. Clean, full of amenities for the adults and the kids and the location is great! Beach access right in the backyard, which was super convenient with the kids. The screened in porch was amazing! Owners were very responsive and helpful - would absolutely recommend the house and hope to be back soon!

Great house for large families
This was our first time in Sunset Beach as a family. My husband & I, our 4 adult children and 2 spouses and our 2 grandchildren stayed in the house. We had a wonderful time. Our host was very responsive during our stay - checking in to make sure everything was in good order upon our arrival as well as answering our emails promptly during the stay. The location is convenient to local restaurants, ice cream shops, and fresh seafood markets. The deck views were beautiful from sunrise to sunset. We would definitely stay here again.

Great Vacation Spot
We just got back for a 2 weeks stay and we had the best experience. The location is amazing. The house is the perfect size. The owner is available and responsive. All the details [full size washer/dryer, reverse osmosis water, beach chairs/umbrellas, etc.] were thought through and made for a great experience. Also, the screened in porch was a winner! I highly recommend this property.
