The windows are updated historic and open to a private lawn area. The bedroom adjoins the living room (and the front porch) and has is king sized, four posted.

I appreciate and cater to the discerning traveler who looks for convenience, style, clean abundant living, and the diversity this property offers. This property is among long time and full time residents. This is not meant to be a 'party property' so please make other plans if that is your intended use.

This property is normally the owners primary residence. While there are some personal belongings you the guest are invited to make this property your home for your stay.

If you are accustomed to hotel amenities, concierge and surroundings this is not for you. If you are open minded and enjoy finer things with someone else's personal flare you are looking at the right property. This is a fabulous location and a special and intersting property.

In and attempt to mange expectations please know I (the owner) have had some experiences with hunting animals and these items are displayed here. If this is offensive to you please consider another property.

A nice place to stay, perfect for one or two people, right in the heart of Boulder. It has its own designated parking spot, which is a big plus. The split-air heat pump unit keeps the temperature right, and is very quiet.

Rusty’s VRBO was exactly as advertised. It’s a quiet location only a block off Pearl Street in downtown Boulder. You can walk to you just about everything you need to see in the downtown area. No complaints and hope to come back sometime in the future.

Located just one block off Pearl Street made it so much easier to enjoy the fabulous variety of restaurants. Having a parking spot also makes it so much easier as parking on the street fills quickly. Would love staying here again!

We stayed here bc we were in town for CU Homecoming & board meetings. Walkable location! Sooo close to Pearl but lovely & quiet. Clean & quaint but definitely not fancy.

Thanks so much Rusty for creating such a charming place to stay one block from Pearl Street mall. There are too many wonderful amenities to list but we loved the artsy style, the comfortable king bed and Egyptian sheets, and the wonderful sitting area outside among the beautiful trees. We easily walked to hiking trails, the mall, the campus and transit for going further afield. We loved our stay so much and look forward to staying here again in the future!

This is the second time I've stayed at this charming little getaway, and I plan to return again in the spring. It is very well appointed, with everything you need for a comfortable stay, just a couple of blocks away from the Pearl Street Mall. …And the private outside area is terrific! My husband and I had a fabulous week in Boulder staying in Rusty's place. The location is perfect with Pearl street only a block away. We walked to dinner every night. His place is very comfortable with a cozy couch and bed. The kitchen is well appointed and more than adequate for cooking needs. Although close to Pearl St, the neighborhood is far enough away to be quiet. All the outdoor seating is a huge plus! We would for sure stay here again.

Great location on a quiet street that is only 1-block from the the town center. The best of all worlds. Clean, well maintained and visually appealing location with great outdoors areas. Minor access problem on arriving was speedily handled by owner. Highly recommended as is the city. The focus on walkability and biking was inspiring.

My husband and I just returned from Boulder where we had a wonderful week at Rusty’s place. It was clean and comfortable with a perfect location to Pearl Street. We would most definitely stay here again.

The place was clean and comfortable. Location was great, easy walk to Pearl Street, the farmers market, and the riverside trail system with lots of places to eat and shop nearby. The neighborhood was quiet. We walked home late from an event and felt safe and comfortable. Would definitely stay again.

Had a lovely stay! We were very busy during our stay, but really enjoyed sitting outside at night, on the patio. My only "complaint" is the terrible driveway situation. The entrance to the driveway is at a steep angle. If you don't drive in/out at the right angle, you scrape your front and and back ends. The huge holes at the entrance to the driveway don't help. But we wouldn't hesitate to stay here again. We just know to watch out for the driveway everytime you comeans go.

Excellent property with lots of space inside and out, but has a very small, poorly lit bathroom. The location was in the heart of the downtown Pearl St area. We enjoyed our stay immensely!

Perfectly perfect for our time in Boulder. The kitchen was well stocked and so nice! Sitting outside in the afternoon, reading with a glass of wine was amazing! The robes were a nice touch. Pearl street was so close and that made the stay so nice and relaxing knowing we could just walk back for a nap.

This is our 3rd stay at the Spruce St. getaway. It is consistently clean and cozy. Boulder had a cold snap during this visit, with a morning low of -15 the day we checked out, but the gas fireplace kept the apartment warm and comfortable. We will be back again.
