Palma Vista Penthouse Villa is a 3,500-sq. ft. property located at Seven Seas Beach, Fajardo, Puerto Rico. It is a 2 level Penthouse comprising a fully equipped gourmet kitchen with granite countertops and new Kenmore Elite Dishwasher, Refrigerator and Range/Oven. Large 1st level balcony and expansive 2nd level private terrace, 3 bedrooms (master-suite with a king size bed; and two additional bedrooms each with queen size beds), For the baby we provide a “Foundations® SleepFresh® Celebrity™ Portable Crib”. There are three full bathrooms. Two full bathrooms are located on the first level, one being an ensuite bathroom for the master-suite bedroom. The third full bathroom is located on the 2nd level. This bathroom has the breezy, easy access of an outdoor shower, opening to the penthouse terrace with a spectacular ocean view. The view from the breezy shower is an experience to live and enjoy.
The property is fully air-conditioned throughout. The villa has dedicated parking for two cars plus visitors parking. We also provide high quality bed linens, fluffy white towels and luxury toiletries, high speed internet access, 65' LCD Television with Liberty Cable programming, Apple TV, Blue Ray DVD player and portable Bluetooth sound system.
Palma Vista is an exclusive and secure gated community, very private (only 30 Villas) that boasts two communal pools, a children’s play area and a gazebo. Palma Vista is adjacent to El Conquistador Resort and Las Cabezas de San Juan.
The panoramic views from the villa and the terrace are beautiful. From the front, Las Cabezas de San Juan, The Lighthouse, Atlantic Ocean, and Caribbean Sea. From the back are impressive panoramic views of El Yunque National Rain Forest and the Puerto Rican mountains and beautiful views of the countryside and its flora. One of the top beaches on the island of Puerto Rico, Seven Seas Beach is a popular beach for families and for snorkeling around the adjacent coral reefs, and various water sports. The clear waters are teeming with vibrant tropical fish around coral reef areas. Seven Seas Beach is also extremely safe for children, as offshore reefs protect the beach from waves and currents. The region is part of the National Parks System and is considered a 'World Blue Flag Beach'. To obtain the Blue Flag distinction, a beach must comply with a set of very strict standards in terms of water quality, safety and services, environmental education, and information. Blue Flag Beaches are continually monitored for water and land environmental safety.
Seven Seas Beach, with spectacular blue waters and a beautiful sand beach is located at Las Croabas, Fajardo, Puerto Rico.
In addition to being located directly at Seven Seas Beach, which means you do not need a car to get to the beach, only minutes away and within easy walking distance, are the beautiful beaches of Playa Escondida (Hidden Beach), Playa Colora (Red Beach) and Governor's Beach, which are three of the most secluded beaches you can find. This means that it is a romantic spot, it's certainly a great place for snorkeling and just to relax. Playa Escondida means 'hidden' and Playa Colora 'hot/red beach' in Spanish. For it to be hidden, and virtually unused, it is in an out-of-the way place — you must walk about 20 minutes via a trail through a mangrove forest to get there. But the prize is worth it — finding a pretty, secluded strip of beach like this one is always a pleasure. Also, the Governor's Summerhouse is at Playa Escondida. Playa Escondida is very safe for snorkeling, swimming and/or just to contemplate the beautiful panoramic views in very calm waters.
Several nearby islands like; Icacos and Palomino provide even more opportunities for fantastic snorkeling, hiking, and exploring. Local companies or at local Marinas you can get and organize guided tours to take you for a fun day. Especially popular are the Kayak Tours of the Bioluminescent Laguna Grande, which is in Seven Seas Beach and next to Palma Vista Villa. Also 7 minutes by car and in the town of Fajardo ferryboats can take you to Vieques and Culebra, with more places to explore and World-renowned beaches to enjoy. Vieques and Culebra can also be reached by air from Ceiba Airport. Ceiba Airport, which is a 20-minute drive from Seven Seas and Palma Vista Villa, also services flights to other nearby island such as the US Virgin Islands. Air Flamenco operating from Ceiba airport offer flights to San Juan, Arecibo, Ponce, and the islands of Culebra, Vieques, St Thomas, St Croix, Tortola, St Martin, Anguilla, and the Dominican Republic. Seeing more of the island is easy when you take a side trip to see its natural attractions as a part of a day at the beach. A perfect example is El Yunque National Rainforest, which is 22.8 km (14.2 miles) from Seven Seas Beach and Palma Vista Villa. The variety of places with the best seafood you will enjoy is overwhelming using local fresh ingredients and produce and always a perfect service and a smile. From local traditional cuisine to international high-end restaurants at the El Conquistador Resort, just 2 km (1.2 miles) from Palma Vista Villa.

We were so impressed with this villa. It is beautiful. The private roof top deck was my favorite spot. The beach is right across the street with a path leading to a hidden beach which was a fun adventure. The area has some great restaurants and my family enjoyed trying all seafood and local dishes. There is so much to do, the bioluminescent bay kayak tour was our favorite excursion.
The check in process was easy. The villa was spotless when we checked in. It was well stocked and had everything we needed for a beach vacation. The owners provided us with great information and tips for exploring the area, places to eat and where to shop.

Although the property was spacious and comfortable, the wet floor outside the backdoor, leading to the roof, was annoying (we had to mop up the water all the time), and dangerous, causing people to slip and have to hold on to the wall. Some kind of rubber mat would help.
The inflatable mattress was a surprise, since it was not requested. It made it difficult to move around the bedroom, causing one of the guests to fall during the night.

We were a family of 5 ranging in age from 17 to 80. We stayed for 1 week.
The property was clean and felt safe. The updated appliances were a huge plus. The roof deck was beautiful and spacious. The bedrooms offered comfortable bed, lots of storage space and the air conditioners in each bedroom allowed us all to keep the nighttime temperature to our liking without needing to cool the entire apartment.
We didn’t receive information regarding our property manager, details and driving directions until we were almost 2 days into our stay. Luckily, we had received the email with the “keys” to our trip and thus had the basic information we needed.
The road remains closed just east of the property. Once this road opens, the location will be much more convenient. Meanwhile, we made the most of it and this property worked well as a jumping off point for our adventures.
The beach directly across from the property is popular with locals, but had seaweed and wasn’t the picturesque beach scene we were looking for - hidden beach, a mile down the trail, was spectacular.

We really enjoyed our stay - the apartment is spacious and well-appointed. The roof deck is beautiful with lovely views. It is very convenient to several beaches. There was road construction in front, but it was easy to cross to the beach. We enjoyed the local restaurants within a short walk.

Had a nice trip and liked this property. Right across the street from Seven Seas beach - which isn’t a great swimming spot due to the rocks in the ocean. Reason for my dissatisfaction is that once we were in the property, both the owner and property didn’t respond d
To my questions or when I had a water dispenser in the refrigerator doorr that wouldn’t stop dispensing water. The property manager took nearly three hours to get back to me. I also emailed the owner on our first day (of a week long stay) and NEVER got a response. Also note, there can be hidden fees (if you use the AC too much they’ll charge you for it).

Loved the rooftop living space. Loads of beach chairs, towels, items for your crew to setup your spot. Condo was solid. Updated kitchen and bathrooms were nice. Beds were comfortable.
Location is very Puerto Rico. Nice condos Nextdoor and mobile home park surrounded by barbed wire across the street and behind. “Locals” beach was a short walk round the gate.
During our stay, the street along the beach was under construction ( giant hole the size of a several swimming pools and kinda gated off). This caused us to make detours for most of our outings but was fine.
Overall, I’d describe this as a “local’s vacation” spot. Not many frills, but easy beach access, views, and close to the awesome nature preserve. Enjoy!

Six adults spent 8 days together in this penthouse. Immediate surroundings were lovely - pool, reserved parking and rooftop breeze and views. The ocean was too rough most days to swim, but we enjoyed the beach, park and refreshments nearby. The roosters woke us earlier than we wanted, but we learned to take afternoon naps! Both restaurants within walking distance were excellent and we really enjoyed the preserve and lighthouse. We cooked a few meals in the very well equipped kitchen. Honestly everything was outfitted extremely well. Our host thought of everything…even found earplugs in the bedroom drawer!

Everything was great the owners and the property manager were very responsive. We enjoyed our stay and will book again. The only draw back was there was construction across the street so getting in and out of the location was at times a bit difficult but overall it was a great location plenty to do and places to eat.

The apartment was super clean and spacious! The beds were comfortable and we had a great time! One night the water was low, but it was in Kevin’s (the host) notes and we waited and it came back soon enough. This location was central to everything we wanted to do fishing, snorkeling, and rain forest. The pool was closed while we were there and Kevin arranged for us to go to another pool!! I definitely recommend this rental if you’re going to be in Puerto Rico!

The house is beautiful and immaculately clean! I do wish we had a Bluetooth speaker for music on the rooftop deck, the description said there was one but when I asked about it the house manager said it had been stolen and they decided not to replace it. There was some major construction being done to the road right next to the villa but it didn’t ruin our vacation. Overall a wonderful time had by all! Would highly recommend!

We had a great time overall. Best part was the private roofdeck overlooking the water. The pool was nice but a little smaller than expected based on the pictures. Very convenient to El Yunque area (20 min), Fajardo bay and a few local restaurants. I recommend making reservations at La Estacion in advance if possible.

- under owner control- windows in 2 smaller bedrooms are metal louvres that when closed let in no light(but let in sound) When open let’s in light but no glass so can’t use AC. Somewhat minor issue.

My wife and I brought our 2 year old and infant as well as my parents for a 5 night stay. Toddler loved the pool which is built for adults but has a transition space to a kid pool.
Interior of the unit was nicer than the photos showed. The rooftop deck was incredible.
Public beach was a short walk across the street, and nice but not a “white sand” beach if that’s what you’re looking for.
House of Pastelillos and Costa Mia were both incredible local food. Would recommend both, several times over.
Small on site playground was a bit rundown but still a hit.

This villa is absolutely the perfect place for your stay in Puerto Rico. It literally had every single possible thing we needed to make our trip and our adventures complete. The terrace on top was our favorite part but we also spent a lot of fun times around the big table between the kitchen in the living room. The pool was fantastic and the access to everything around the Villa was easy. We really appreciated how safe and secure the Villa was. Communication with the property manager was so helpful and quick!
I would definitely recommend this property to anyone wanting to enjoy Puerto Rico and all it has to offer. There was also easy access to the islands on the eastern side.

Close to the beach!
We spent a week at this condo and it was a great experience all around. Super clean, spacious, comfortable beds, and the views from upstairs terrace are amazing! Communication with Kevin and then with Xiomara was excellent. There are plenty of places to eat nearby.

BOOK IT!
Everything about our stay here was wonderful. The unit was exceptionally clean, spacious and beautiful. The location was a plus for us also. We enjoyed being able to walk to the beach and to nearby restaurants.
My family and I appreciated having convenient access to everything we needed right in the unit - from beach towels, beach chairs, coolers, boogie boards, sunscreen, insect repellent, etc.
The rooftop patio was huge and beautifully decorated. This was my favorite spot.
Oh, and we're extremely grateful to the property manager for shipping out our daughters iPad which she left behind. We received it within 2 days.
All in all, very clean, mostly quiet and super convenient for us. We would rent again.

Amazing Roof Top Condo
This property was absolutely amazing 3 large bed rooms with unbelievable comfortable queen size beds beautiful linen and pillows super comfy. 3 spacious bath rooms with plenty of hot water and water pressure master suite was just spectacular. Soap towels shampoo everything to pamper yourself in. Chef's Kitchen fit for a king had every utensil you can think of and more. Luxury glasses and plates coffe cups and more. Washer and dryer. Every thing you need for the beach chairs umbrella towels surf boards cooler just every t crossed i dotted. This unit was extremely spacious no rubbing elbows and the high light the spectacular private roof top. Just stunning. Very nice beach right across the street and a breath taking out of this world beach about a 15 min walk through a trial at the end of the beach that is right across the street.This is a must to see the true beautiful of Fajardo. This location was more on the local side then tourists side. But was extremely safe and friendly. Locals were extremely warm and inviting. Food , Markets. Gas station all super close to property. I traveled with my wife son daughter and son in law and we all had a memorable vacation at this property would love to visit again.

Nice place except for the noisy roosters and one key
The apartment is lovely and comfortable. However, the two bedrooms on on side of the apartment do not have windows -- just blinds. The noise of roosters (or maybe it was one demented rooster) that started crowing at 3 am until 6ish every night kept us up. There was also a loud party on Saturday night until 1 am. By the fifth night, we were so sleep-deprived and that we moved to the Conquistador Resort, which was beautiful, quiet and not that much more expensive. There may not be much that the owner can do about the roosters. If it were my apartment, however, I would put sound proof windows that one can close and open.
Also, when we checked into this apartment, I expressed concern to the manager about just having one key to leave or come into the gated community. She told us there was just one key. This created problems when some of us had to stay in the apartment to work.
The noise and key problems really made this a stressful vacation -- the opposite of what we needed, especially after paying so much.
