About this house rental

Cozy, convenient lodging in a very safe neighborhood (adjacent to the Fruita Middle School). Back yard is fully enclosed with a privacy fence and gated.

We bought the house in 2014 and have completed setting it up for our own use for bike/ski trips to the areas around Fruita. The beds are two very comfortable queens with memory foam mattress - great night sleep, and a double-bed sized outside sleeping tent platform, nice in the summer. There is a large screen TV in the living room. Washer/dryer, dishwasher, and full-size fridge/stove in the kitchen with all the other dishes, pots and pans and utensils needed to prepare great meals on your own. The outdoor patio has a new 5-burner grill, a bar, mixer, and is a comfy hangout. New bathroom, carpet, closets, tile entry, and other improvements have been finished as well.

Dogs are welcome. The garage is a clean, secure space with a dog door - insulated enough to be a good place for dogs to relax while you are out on a trail. The back yard is quite large and pleasant.

Fruita now has a number of very good, nearby restaurants. We keep a jug of Vermont maple syrup to use at Camilla's with breakfast. The Hot Tomato pizza/brewpub, Tap Room, Suds, the Feedlot, and other good eateries are a short walk away.

Given the cozy size of this home, two bedrooms, living room, kitchen and one, good-sized bath with good water pressure and great shower, the new Rinnai heater warms it up in about five minutes flat. During hotter weather, the evaporative cooler does the same. Both are simple to turn on/off.

Off-street parking is provided.

Great location! Easy walking distance to downtown Fruita. The house had everything we needed for a week long stay. Loved that each bedroom had its own air conditioning unit, which we needed because it was Hot Hot Hot. Check in was easy, communication was on point.

We were there for Country Jam and this was a well deserved break from hotels, which we have stayed in for so many years while attending Country Jam. Great Communication with the owner. Easy Booking and place was as advertised. Great location and nice relaxing back yard.

The house was very nice and well kept. The owners were thoughtful in guiding us to some local attractions. The neighborhood was quiet and close to restaurants in town. The porch and backyard was a sanctuary. Thank you for the great stay!

We really enjoyed our stay. Good location, close to town and quite neighborhood. Just a suggestion, be sure to check the propane it was almost empty when we used it...otherwise, wonderful backyard and nice and clean. And, great tv too! oh, the beds were super comfy!

This is a great little place to stay on your visit to Fruita. It felt very homey. The beds were so comfortable!! I would stay there again just for the beds!! Big grassy fenced backyard and pet-friendly if you travel with your pooch. Easy walking distance to coffee shops and the Copper Club. I would definitely stay here again. Highly recommend.

We were in town for Country Jam and wanted a quiet place to stay and relax during the festival and this was perfect. It was super quite but just a couple blocks to some great places for breakfast. The bed was amazingly comfortable. I loved the outdoor seating area which was perfect to sit out in the evenings, have a few drinks and listen to the crickets. It’s was the perfect place to wind down and rest. Will stay again.

This house does have the BEST back yard in Fruita!! Our first visit was Aug 2021 and we just stayed again June 2023. The house is spotless, very well maintained, and super comfortable. It is our first choice when visiting family and friends in beautiful Western Colorado.

Perfect house for our stay in Fruita! Very nice and spacious backyard, great place to hang out for meals and games. Our dog especially loved the backyard. House was clean and the kitchen was well equipped with everything we needed. Walking distance from restaurants and shops. Cam and the property manager were very responsive to questions and offered great tips for biking, hiking, restaurants and more. We would definitely stay here again.

I have to write this review because I think this is the best house in Fruita with the best host Cam. My fear is it will get so popular I won't be able to reserve. So in a nut shell... The location is great. The house is darling. Heather( local contact and care giver) is wonderful. Cam Tyler, the owner and host, is fabulous. I only have the very best to say about this property.

The property was clean, the house was cute and VERY accommodating. We loved everything about the house!! The bed was comfortable, the AC worked well! Love the on demand water heater! The location is safe. It was a little further away from our intended venue but the garage and the fenced back yard with the ability to leave the dogs in a safe place was the ultimate bonus and worth the extra drive time!!!!!!!

Nice clean little house right in town. Great location to downtown activities. Huge yard was great for kids to run around in. They especially liked checking out the outdoor bed! Lots of rain changed weekend plans, but lots of great road riding to be had in the Monument right from town.

Above and beyond our expectations, this cute cottage met all of our vacation needs: relaxing, private backyard with covered patio and grilling station, puppy friendly room with backyard access, a few blocks from great eats & brews and walking distance to the City Market (excellent selection of organics, fresh produce, fresh seafood and gluten-free foods). Best of all, the owner left us detailed descriptions of biking and hiking trails - a huge help because this rental is surrounded by a huge network of premier recreation trails. So clean, so comfortable! We will rent again!

I really want to give this house a glowing review...but then it might be booked next time I want to use it ;) But, it's the nicest short term rental we've ever stayed in (and we have stayed in many), of course it was entirely spotless and smelled great when we walked in. But, the accuracy of the description, it's absolutely the best backyard in Fruita, the kitchen is well stocked, with everything from coffee and filters, Nespresso pods, and even some food if the renter is in a pinch. There is a shelf full of maps and guidebooks, and even if you are familiar with the area, you can find something extremely helpful. The living area is well appointed with comfortable seating, a large coffee table to look at maps as a group. The beds and bedding are very comfortable with layers, and with the house sitting on a quiet street, it's nice to open the windows as well. When it's too cold to camp, this house will be our go-to!

The house is cute as can be and the backyard space is a dream come true. Loved eating dinner under the party lights. The house has many nice touches, is very comfortable, and in walking distance to the historic downtown. The only thing that could be improved would be better a better internet service. Would definitely stay here again.
