The snorkeling is great at our artificial reef just a short swim away from the beach.
Pour a cool drink and relax under the swaying palms to the sound of gentle waves slapping the shore while being caressed by the warm island breeze.

This large outdoor living area adds even MORE square footage to enjoy and has an unobstructed sea view.

The Caribbean Sea has been experiencing higher volumes of Sargasso sea grass in recent years. This sea grass can wash up and pile on the beach and create an unpleasant smell as it decays. It is most prevalent on the North and East side of the island. In large amounts it prevents enjoyable use of our beach.
The west end of the island has beautiful beaches that are almost always sea grass free.
The Sargasso grass is most prevalent during the hotter months of late July - September.
This condition is unpredictable on a week to week basis and something that is totally out of our control. As a result, unfortunately our current policy must be that we cannot issue refunds as a result of Sargasso.

The most difficult part of the stay was dealing with all the black mold. All of the bathrooms are disgusting and one particular bathroom had so much mold we just had to close off the room and not use it- bathroom mirror was completely covered along with the x2 a baseboards, it was unbearable. The filters that blow the AC throughout the condo were covered in black mold and saturated giving off and overpowering smell. We did contact the manger about the state of the air filters and requested them to be changed. He did have them changed out the next day and we were very appreciative of that as that did greatly improve the smell of the condo.
The state of kitchen was extremely disturbing as well. The sink faucet was half falling off that spun a round every time you turned it on and did not have hot water. The drawers were all filthy and did not have enough silverware for a group of six- we had to go out and buy plastic silverware for the week. The oven only had one rack and there were zero sheet pans. The toaster did not work…The list goes on.
The location of the condo is absolutely beautiful, right on sugar beach. But do be careful walking on the deck as the left side floor is falling in. We stayed in a different condo in this same complex two years ago and had a wonderful experience. Of all the rentals we’ve rented over the years I of never felt compelled to write a negative review, but this condo is in no condition to be rented out.

The condo was spacious but not well-maintained. Some examples: It was very dirty in places, with caked on dust on some furniture and walls. There were multiple broken pieces of furniture stashed throughout the condo. There were light bulbs missing in important places, such as a bathroom with no windows. There were holes in some walls, and a lot of cockroaches. Overall, we wished we would have stayed someplace else.

The property is huge need a lot of upgrading the TVs in the bedroom don't work there's a lot of Roach in the kitchen the gates on the balcony the lock don't work so you can access the beach from your balcony you have to use the gate at the end of the Complex the AC in the front don't really keep the front part of the house cool but the bedroom AC works just fine my first two days without internet and the other days when the internet did work the signal was very low a unit was very dusty the dust triggered my allergy so I was sick for 2 days out of my stay

Great property with enough room for the entire family. We never felt crowded. The beach was about 30 ft out our back door. Perfect. There were a few stairs up then back down to get into the property ( I had my elderly dad with me., other than that it was perfect. The property had everything we needed ie. Linen, dishes, washer dryer ect.

This is our second trip in 2 years to Sugar Beach. The location really works well as it is near the middle of the island and makes it easier to get to other parts. The property is definitely in need of some love and some money invested into its upkeep. The door lock is buggy, sometimes malfunctioning, and always leaving you wondering if you will be able to unlock it again when you return. We didn't find it to be particularly dirty, but there are some maintenance issues that should have been addressed a long time ago, including water damage inside and out. When it rains, the water pools on the patio creating a safety hazard (my daughter slipped, fell, and hit the back of her head). You are encouraged to open the screen doors to feel the ocean breeze, however, several screens have rips and none stay on the badly damaged tracks (one fell on my son), so you will have to also watch for mosquitos. There are some pool floats, noodles, and snorkel gear and plenty of towels, which is nice. Even though we didn't need all of the bedrooms, we enjoyed the extra space and used one room as the kids' "playroom" in the evenings. Heads up if you are new to the island -- the power goes out from time to time and can take several hours to come back on. It's a nuisance but part of island life on St. Croix.

This trip was a Christmas gift for 8 of us. We couldn’t have picked a better time to visit, as it was below zero back home all week! We had plenty of room for all of us, amazing views and a peaceful community. Walking out directly on the beach was the best.

This Sugar Beach condo is good for a large family, as there are 5 separate bedrooms and 4 baths. Our family of 6, needing 4 bedrooms, enjoyed the space, the outside porch for reading, drinks, dining, and the waterfront. Easy access to Christiansted, and pretty much any place on the island, given it's in the middle. There was a lot of Sargasso grass on the beach, but it's a bad year for that. We drove to Dorsch beach on the westside and got day beach passes at Sand Castle and that worked well for a beach days.
Sea breezes and ceiling fans meant we never had to use the AC and could fall asleep to the sounds of the surf!
Property manager Earl was great and responsive!
Pool area is great!
This is a spacious, but very basic condo that worked well for our group. Not fancy--not updated in a while, but the price reflects that. So all in all, we got what we expected and we were happy with our stay.

I am writing concerning my recent stay at Beachy Keen condo ( #1042233 ) in ST Croix USVI. The space was pleasant and adequate for a party of eight, however, it was poorly maintained.There were a number of small problems and one serious one. The major problem was the air conditioning system which not only failed but poured water through the ceiling onto the floor, creating a dangerously slippery condition. A law case waiting to happen. Luckily the week was overcast and we were comfortable without air conditioning most of the time Smaller problems were: no soap in the bathrooms or sufficient toilet paper to get started before shopping. One toilet did not flush properly. The TVs sound was so low as to make watching impossible in all but the living room. The sound bar did not connect in the living roomTV, at first. There was no DVD player, as listed. The bunk bedroom was a dingy closet, not fit for habitation. The bedroom next to the dining area had no adjacent bathroom. Street facing bedrooms are overly bright for sleeping. room darkening shades would fix this. The beach was unpleasant because of the smelly sea weed , but that can’t be helped. I would return to this property in spite of the problems, but it could be made a better experience with the loving care. by the owners, it deserves. Family vacation
My husband and I took my in-laws on their first vacation in 30 years!!! And we couldn’t have picked a better place to stay! The condo was in a perfect location to everything and was very convenient. We had no issues our whole stay. Our host was so accommodating, I reached out to him a week before we were supposed to go because our flights got canceled and he worked with us through the whole thing. Could not have been a better vacation! Already planning to go back.

Family spring break vacation
The property was very clean upon check in, the views were amazing, buck Island right across the water but the beach was dirty, lots of washed up debris, wasnt the best for snorkeling or swimming. But the property staff was great, very friendly. We enjoyed our stay and didn't want to leave, we had a family of 10 and this place accommodated us perfectly!

WONDERFUL FAMILY VACATION AT BEECHY KEEN
The property was perfect for our family, right on the beach, a short walk to the pool, and safe. Short drive to Christiansted and grocery stores. Our only complaint was that it was not very clean, but we can give them a partial pass since it's right on the beach where there is alot of sand!!! Recommended.

Great for Family Vacations
Sugar Beach is an older condo complex. Pool, tennis courts and grounds are well maintained. My group really enjoyed the pool and common areas. This was our second stay at Beachy Keen . The until is comfortable but dated. It is time for it to be renovated. We had 3 problems while we there, and it only took one call to the property manager to get each quickly resolved. The owner even compensated us for the second AC unit temporarily failing. We appreciated the fast response and follow-ups from the property manager. The condo is exactly as pictured on the VRBO site.

Great Location.
The location is great! We were able to see the island without spending too much time in the car. Earl was very helpful. We chatted with him a few times and he responded quickly. The condo accommodationed 2 families of 4. Everyone has their own space and plenty of bathrooms. Having no air conditioning wasn't an issue the first few nights because of a great breeze but there is no guarantee on a breeze. Without a breeze, no air conditioning is a big issue. There are 6 or 7 fans plus ceiling fans and we used every one of them. The entire condo suffers from having no air conditioning. With the humidity the floors are damp. The kitchen appliances are rusting. The refrigerator has a hard time keeping things cold. There was always condensation on everything in the fridge. The toaster has seen better days. It was filthy. One thing that may not be important to most people, a pizza cutter and pan goes a long way! The griddle was a great surprise! Great for breakfast. The condo is dated and dark. A little color on the walls would be good. This condo could use a little updating. Even with the bad, we had a blast. Being right on the water was great and we spent most of our time outside. We did use the pool a few times and the facilities are great! There are plenty of towels for everyone! We had also read about roaches ( mahogany beetles) in past reviews. We did not experience any bugs!
As I said before Earl was responsive and helpful. He gave us plenty of suggestions for our visit!
Overall, we had a great stay. But without air conditioning we wouldn't stay here again.

Loved the sound of the waves
This property was large and worked great for our family. It was great having extra fins to use and plenty of beach towels. I loved sleeping to the sound of the waves right outside our patio door. I love to snorkle and enjoyed being able to get into the water right by the condo. There is a man-made reef close with the most varieties of fish in one place. Spectacular.

Not so keen…..
While we had a great time in St. Croix – great people, warm weather, good food, awesome beaches – the accommodations at Beachy Keen left a lot to be desired. To start off, I’m pretty sure the pictures of the listing are from the marketing brochure when the condo was originally built, which based on my guess, was sometime in the 80s – and hasn’t been updated since, other than a new coffee maker and maybe the washer/dryer. If you’re expecting to walk into something warm and bright, then move along. This place is dirty and dingy – actually think the photographer or whoever is editing the pictures went a little overboard with the color saturation or something. I’m not talking just your typically wear and tear – the place was downright filthy – we had to use shower shoes and put sheets down on the furniture just to sit. The place needs a HEAVY duty cleaning and dusting, followed by some spackling, a few coats of paint, some new cushions for the furniture and fresh linens. (FYI – white shows the dirt more). While we were aware of the ‘pest’ issues from earlier in the summer based on other reviews, we thought surely that would be under control, if not rectified by the time of our stay, right??? NOPE!! We weren’t there even 10 minutes before we encountered our first ‘Mahogany Beetle’ and sent it to the great beyond via a flush. Honestly, that would have been somewhat ok, if we hadn’t come across a roach motel in every nook and cranny of the kitchen, among other places. That’s about when we abandoned the $400+ worth of groceries we bought and decided we would not be chancing it by cooking and/or eating onsite. Fortunately, we had made a friend at the grocery store and I believe my man Curtis ate like a king for a week – silver lining!!!
Other things to note:
· One is not necessarily rewarded with walking directly out the back gate of the patio (as depicted), but rather has to walk down a path a bit that eventually brings you to Sugar Beach
· The restaurant within walking distance, Breezez – PERMANATELY closed.
· The tennis courts – look like they got hit by a drone strike (no net, concrete cracking)
I’m not all doom and gloom though – it is centrally located (for going any other place that was NOT Beachy Keen) and the pool and clubhouse were nice (probably the nicest part of the complex), and even with no AC, which we were aware, the breeze off the water kept us cool enough.

Great Fun
We had a great time in St. Croix. The property has a perfect location. There are a few places where it shows wear and tear and the air conditioning is out completely. However since there was a wind blowing in the entire time the lack of air conditioning was not a big problem. We just opened everything up and the wind kept us cool. Earl, the property manager, was excellent! He answered all our questions beforehand and addressed any problems (broken washing machine) we had while staying there.

Incredible View
The view from the condo is simply incredible. The complex is also very well cared for and the pool is excellent.
It’s unusual to find a condo with this many bedrooms and baths - large enough for our extended family of 10. It’s well suited for folks who want something practical for relaxing, swimming, and exploring the island.
The property manager was very responsive to our questions before and during our stay, and clear on any issues with the condo. The condo staff were also friendly and helpful. We enjoyed our stay and had a great vacation.

Short stay, Earl was a pearl
Nice location, beach not pretty, layout of condo was good. Had maintenance issues, contacted Earl who was extremely understanding of how we felt and also very helpful in allowing us to relocate. Kudos to Earl.

Beachy Keen
We chose Beachy Keen because we were a large party of 8. The pictures of the galley are what put us over the top!!!
The day before we arrived we were notified that one of the air conditioners stopped working but that a call to the repair person had been made. Earl let us know that we could still cancel our stay if we wanted to. We decided to take a chance.
Pro:
Earl was very accommodating and we asked if we could check in early due to the ac not working and he didn't have a problem with that at all. He was very responsive to my calls and texts. He was extremely helpful in recommending places on the island to visit.
The view from the galley is amazing!!!
The property is centrally located and food Town is 3 mins away.
Cons:
The place was not clean at all!!!!! The day we arrived we found dirty socks on the corner of the back closet. I thought the bathtub was just stained, I bought some cleaner and sprayed it only to find out that it was dirty.
I thought that my bedding had sand on it but thought maybe I was seeing things. After seeing the bathroom and left over clothing, I figured I was right and washed my bedding.
Day 1 there were small and which were no big deal.
Day 2 the real rodents came out!!! We were ATTACKED BY ROACHES!!!! Not 1 or 2...an entire familyof them!!! I reached out to Earl about all of my concerns. He acknowledged that roaches are gross, he told me that extermination was the responsibility of the condominium. We did ask for a partial refund due to the fact that the air wasn't going to be fixed during our stay, the place was not properly cleaned, and the roaches. He asked what we thought we would like returned. We have him a price and he agreed after speaking with the owners!
I read the reviews previously and they were mostly positive. I read that it could use a deep cleaning and that was an understatement!!! Not having air in the main part of the house was really not a big deal. We opened the doors to the galley and the cross breeze was great. It could have been a really good trip despite everything previously mentioned. THE ROACHES WERE REALLY DISAPPOINTING AND A GAME CHANGER!!! We spayed, laid down traps, and bagged everything! We tried to find someplace else to stay but with such a large family there really wasn't anyplace else that we could go so we had to stick it out. If they find proper cleaning people and bomb the house and continue with ongoing extermination it could be a decent place to stay.

Perfect for us!
We had a wonderful stay at Beachy Keen! It was so nice to be on the beach and the pool was a hit! The location made it easy to access both ends of the island. The openness of the condo easily accommodated 8 of us and the property manager was SUPER helpful with anything we needed. We would definitely come back!

It’s what you want
The beach is within 13 steps from the back door. Snorkeling out to the reef with rays and lots of fish. Nice pool, very laid back . Teenagers and adults were happy. Large back porch and very secure. It’s a great place. Near enough to walk to food as well. Loved it.

Beachy Keen is a tremendous vacation rental
We have stayed many different places on St. Croix over the years. I was 99% satisfied with this beautiful, spacious condo. We had plenty of room in this open concept unit. The beds were comfortable The gallery was off the charts. The views were incredible and the beach was wonderful. The pool is one of the best on the island. It is handy to Christiansted and grocery stores and it is in a safe area. The property managers take care of you if you need anything. The price was right. Our family is already talking about returning again. A+

Fairly clean. Very adequate for 5-10 adults. Weather was perfect. People were nice. No hassles.
Great location. Quiet. Right on the water. Close to grocery store and other needs. We needed a wheelchair for one guest...no problem... available within a couple miles...$10 per day. Driving on the left side of the road took some getting used to but not difficult. Seaweed comment read in another review was not excessive....at least this time of the year. Would not hesitate to come back in a heartbeat! ... restaurants in the area were a bit pricey...for example ...a steak or seafood dinner with a few drinks and dessert will run you $80 per person with tip. Plan on shopping and cooking most meals yourself. Kitchen is adequately accessorized. We loved it. Just realize this property is right on the ocean so typical saltwater wear and tear! Pots pans dishes frigde microwave dishwasher toaster coffee maker all provided.

Epic Adventure
We loved the spacious condo where we stayed. It supplied all of our needs and such a beautiful view to wake up to every morning. We used the pool a good bit too. Everyone was courteous and helpful. Our group snorkeled right outside the back door. It was a very memorable vacation and we hope to come back.

Great location and spacious. Good communication.
We always stay at this complex for Holidays and family vacations in St Croix. The proximity to dive shops, grocery stores and restaurants is ideal. Great views and beach. This unit is very spacious. Could use a deep clean and some updating. The AC was not working on one side when we arrived and the Manager had it repaired promptly. Overall satisfied with our stay and would definitely stay here again.

Good stay
First off, I would like to say that we had a pretty good stay. Were there things we wished we could have changed, yes of course, but there are also things that we really enjoyed.
Before we left for our trip, we were notified by Earl that the house was having issues with the air conditioning on one side. He let us know the part was on order & it should be fixed up and running prior to our arrival, but he did say there was a possibility the air condition wouldn't be fixed. He did ask if it in anyway affected our plans. We had already paid for plane tickets and were going to be going to the island no matter what so we took a chance on it being fixed instead of having to search for another place to stay. Unfortunately, the air conditioner was not fixed when we arrived, which again, we took a chance. One unit was running and there were a couple of fans to help circulate the air, however, it did get rather warm, but we persevered.
We did have a couple smaller issues while we stay. One was the bugs in the kitchen and throughout the house. We sent a message to Earl and he said he would let Sugar Beach now that a spray is due. In the meantime, we went to the store and bought bug spray and sprayed the unit thoroughly especially the kitchen and the bathrooms. The second issue was the sliding glass door being broken and unable to be locked. It had rusted from the side of the wall and would slide away when trying to close it. This was a little worrisome. We were told just to make sure the iron galley gate and there shouldn't be any issue because security has never been an issue before. (Due to the slider door not closing well, when a big storm came through the water leaked through the door and puddled all over the bedroom floor.) It was a mess to clean up, but again, things happen.
Overall, the house is nice, it is a little out date, but still functional. It is big enough for about six adult and a couple of kids (the bedroom with the bunk beds is more like a closet). We really enjoyed the extended porch and spent a lot of time there watching the waves and enjoying the view. The seaweed was a problem, but if you are at the ocean you have seaweed, so again you just go with the flow. We did not swim on the beach near the house instead traveled around the island to different beaches that were cleaner. We really enjoyed the pool!! It was well maintained. We enjoyed our stay.

DO NOT DO BUSINESS WITH EARL PARSON (Prop Mgr)
PROS- Condo is spacious. Gallery/Porch is wonderful.
CONS
* The beach was so overrun w/ seaweed, & the workers were trying to clean it up (very disruptive to a stay) Bulldozer, etc... (seaweed that sits too long STINKS & has all kinds of bugs)
*When we arrived we noticed it was quite warm. 2 thermostats there. 1 controls common areas & was at 86. Other that controlled bedrooms was at 92. I text/emailed Earl & asked the situation, he said to give it time & turn them down. (Obviously) However, he had just had the cleaners there a few hours ago, & seems it would have been appropriate to have them do that since we were on way.
*Fast forward to about 9pm.. The common area thermostat was at about 82, the bedrooms were still showing 89/90!!!!!! So, I asked Earl again, & he said he would have a service tech out in morning.
*That night of a 5 bedroom condo, we had our family of 8 uncomfortably sleep on couches/chairs in L Room b/c there was no way I would have my 3 children subject themselves to 90* sleeping with NO air.
*That morning around 10/11am a service tech came & said "The condenser was out, & it would take a few days to get parts to fix." I immediately told Earl.......... SILENCE!!!!!!!!!!
*My sister, who also owns an rental property, took over & started contacted Earl and Homeaway. Which they both conversated back & forth for days. NOT getting anywhere, but Earl called her "Karen" & "snowflake" for not handling the heat. COMPLETELY UNACCEPTABLE & UNPROFESSIONAL. I have all screenshots of their conversations!!!
*Meanwhile, it took 3 (THREE) days for Earl to let me know they would credit us 1/2 of our stay. I emailed him UNACCEPTABLE!!! He said owners were not budging.
In conclusion- Place was advertised as AC!! Place did NOT have working AC in bedrooms (where you would want them MOST)!!!! Thermostat of bedrooms registered 90*!!! We arrived around 2pm on 6/8 and left by 1pm on 6/9. We were SUPPOSED to stay 6/8-6/13. So, we left within 24 hours, AND had to find our own place to stay and PAY for those NIGHTS. MEANWHILE. Earl took 3 days to respond, didn't care where we were, what we were out, then wanted to refund us HALF!!!
They didn't TRY to fix/help us in unfortunate situation. Could have handled in so many diff ways. Put us in diff place, provide temp ac units etc. INSTEAD ignored us.
We were on island 10 days... WASTED 1 day finding and moving locals plus STILL dealing with this mess. Thanks for ruining our wonderful trip.

Million Dollar View
To say We enjoyed our stay at Sugar Beach is an understatement! Perfect for our large group. The property and grounds were well taken care off. The large porch in the open air and a million dollar view is absolutely breathtaking. The pool area was clean and a huge pool. The property manager was right on top of things and quick to respond to our questions and requests, couldn’t have been any better. Hope to stay there again soon.

Perfect for our family gathering
Lots of space for everyone (we were 8) and good spaces to congregate together. Love the ability to walk right out to the beach. Fun snorkeling at the tire reef. We saw a stingray, an eagle ray, and a HUGE barracuda!

Beachy Keen Feb 2020
Our large family really enjoyed this rental! As advertised and previously reviewed, the unit is a bit dated and could use some updates. The bunk bed mattresses were not comfortable and the shower needs repaired in that room. The bathrooms could all use updates as well. But that being said, we had a fabulous time there. It worked perfectly for our group. We loved being on the beach and centrally located to everything. We all agreed that we would stay there again . Also, earl was a great host and very attentive! Thanks!

Nice family vacation
First let me talk about the island. It is nothing like St. Thomas or St John. Truly an island lifestyle experience. If you are looking for a lot of touristy or resort type living, this is not where I would go. That being said, it was perfect for us. Beautiful waters, lots of natural habitat and ecological maintained environment settings. Highly recommend the bioluminescent kayaking, and snorkeling on buck island.
I enjoyed the East end of the island most. Beautiful waters, cliffs and good hiking. Also the drive to Cape Cane (West and north end) I highly recommend.
The East side is desert landscape whereas the West end is rainforest. Pretty cool.
As far as the unit, it is centrally located in the island. We were able to visit most of island by our rental car. The unit itself had a beautiful view of the Caribbean Sea and a nice little strip of sand to enjoy. It was very clean , plenty of towels, peaceful, quiet and relaxing. Very nice pool. Communication and check in/out process was great.
Just outside the condo entrance, the area was rundown but we never felt unsafe.
The unit is dated although not an issue for us. There was a fan that was broken and kept running. Slightly annoying. The beds were soft. We like them harder. There is one restaurant within walking distance and it was just ok. We had 7 people and quickly ran out of toilet paper, hand soap and paper towels. Think more should of been provided for 7 people.
Driving in St. Croix was a bit challenging. First you drive on left side of road which I got use to but there are a lot of pot holes. We needed a mini van so not the best roads for that. Definitely understand why most people drive jeeps.
All in all, we really enjoyed our trip. Just a few more amenities at the condo would of made it a great trip. Might look for another place that is a bit more updated next time and/or if some fixes and updates occurred, would highly recommend staying here.
