This spacious, fully furnished and beautifully decorated beach villa with a full gourmet kitchen is centrally located in the heart of Panama City Beach. It's only a 3 minute walk from the WORLD'S MOST BEAUTIFUL BEACHES, and emerald waters of the Gulf of Mexico.
No waiting in lines to check in or extra keys to keep up with while on the beach.
I have a Keyless Entry System. The beach is quiet here because there are no high rises nearby. Close to all attractions, but in an area that's not congested and provides easy access to Front Beach Rd. and Panama City Beach Parkway/Hwy. 98.
The villa is a multi level 3 story (no elevator) with kitchen, dining, living areas and a half bath located on 2nd level. Two bedrooms on 3rd level and a studio private suite on the ground level, with private bath and patio. (Unit is located in the back of the condo complex beside pool)
The villa boasts all the comforts of home including a fully furnished gourmet kitchen with stainless steel kitchen appliances. A Keurig and regular coffee maker is available. It's large and modern with beautiful granite countertops, built in microwave, dishwasher, and full size front loading washer/dryer on pedestals. Everything you will need to enjoy meals with your family and guests.
Netflix, streaming channels and FREE wifi is included.
The villa also features a private covered carport and additional overflow parking is available. Gated pool area for only residents and guests to enjoy.
Its large open floor plan easily accommodates large families, will sleep 8 adult guests comfortably and smaller children on the two twin size pullouts. It also can provide enough space for a pack n play, which is provided, while leaving plenty of room for the kids to spread out in the living area allowing privacy for the adults upstairs. A queen size sofa sleeper is located in the large, open living area on the second level.

* bath soap
* dishwasher detergent
*Paper towel
Some folding beach chairs, boogie boards, beach toys, are provided for guests use during their stay and are located in the storage box on the carport.
Flat screen Roku TV's are in the living area and all bedrooms and include Netflix streaming service.
All bedroom's have their own private bathrooms. Master bedroom is super spacious! The master includes a large bathroom with double vanity and garden jetted tub for your relaxation after a day at the beach.
It also features a king size bed.
The second bedroom is cozy with a queen size bed and has its own private bath with shower.
The third bedroom is a studio suite, on the ground level, with a small patio and only a few steps away from the pool! There is a queen size bed, refrigerator and microwave, in the studio suite with private bathroom and shower.
The 2nd level balcony has french doors located off the living area that overlook pool and with comfortable balcony furniture to enjoy some relaxing time outdoors.
The 3rd floor balcony is provided with oversized life guard type beach chairs that allow you and guests to relax and enjoy the beautiful sunsets over the Gulf of Mexico.
With just steps across the two lane street you will be on the amazing white sand more quickly, than if you were staying in a high rise condo on the beach and without the inconvenience of having to wait on elevators or walk down long hallways to your rental.
The location is 4.1 miles and only 8 minutes from Frank Brown Park for guests attending concerts, tournaments and competitions at that venue. Golf cart and scooter rentals are within walking distance, as well as shopping and several restaurants.

Dawn was absolutely wonderful to work with and deserves 10 stars just for that! House was as advertised in the photos and description. Comfy beds, pool was great, within walking distance to the beach, many attractions and restaurants close by. Area felt safe and plenty of nice, well lit area to park vehicles in. There is a good amount of green space nearby to walk dogs. Check in was a breeze and Dawn was ready to answer any questions and help with anything we needed. We appreciated being able to bring our pets, they had a great time too! Thanks for a wonderful stay!

We had an amazing vacation. I gave 4 stars on cleanliness only because of the floors the looked clean but there was a lot of sand (which is definitely understandable) and our feet were black if we were barefoot in the house other than that the house was super clean! Location, i gave 4 stars because i didn’t realize that it was beside a bar that stays pretty loud through the night. Other than that our property manager was absolutely amazing and so accommodating! recommend her and any of her properties!

The condo is beautiful and very convenient. The owner is very responsive and flexible. For example, we had planned to bring our dogs and plans changed after we had already paid the pet deposit. The owner refunded our pet deposit without any delay when I informed her we had decided not to bring them. Another example, one of the beds had not been changed when we arrived. The owner apologized and had clean sheets dropped off to us within a couple of hours. A couple of things you might want to know… 1) This property has three floors and lots of stairs. We were able to handle it but some people might have a problem with this. 2) There were ants while we stayed there. I’m sure the owner would have taken action on this had we mentioned it but we weren’t concerned. Anytime I can stay in a property in Florida and not see a single giant tropical cockroach, I consider that a win! 😂 Many thanks to Dawn and her crew. We look forward to staying at one of her properties in the future!

The property was clean, the pool was clean. They kids enjoyed the pool every evening! It was so close to the beach, our family of 7 enjoyed the house. Everyone had enough space to be themselves , yet we all had enough room to hang out together and play games in our down time.great locstion to do all the fun things in the area! Close to restaurants, ice cream, shopping, go karts and walmart! It was the perfect location! We will be back!

We absolutely loved staying at the Bahama Beach Villa this year and will more than likely come back again next year! Dawn was amazing to work with and was very quick to respond with any concern or question that we had! The location is also fabulous and plenty of shops and bars within walking distance! I would recommend this place to absolutely anyone who asked!!

We booked this trip for our kids for a Christmas gift and it was everything we wanted! Perfect location! We loved the music next door! Very clean! Easy to access everything! Dawn was available for everything we may have needed!! We have stayed at one of her other properties as well in the past!!! We will for sure use again!!!! You can not go wrong with Dawns Rentals!!!

The condo was beautifully decorated and very spacious. It was home away from home, we had everything we needed all in one place. We were steps away from the beach, restaurants, and stores. We couldn't have chosen a better location than this one. We will definitely be back.

It was great! The location is in the middle of everything, right next to a bar, and walking distance to the beach. The only down side it the villa is 3 stories, so you might want to go to the gym before vacation. Lol, but we will definitely book again!

Bahama Beach Villa was absolutely gorgeous! We enjoyed everything about this place, very spacey, great location. With the whole family going it was just perfect for us all. Each had their own room and bathroom and with us(YaYa & PawPaw) being on the bottom floor and all the kids on the 3rd floor we didn’t disturb them when we would get up early to have our morning coffee.
Dawn was a great host, she always answered every question I had. We will definitely stay here again and highly recommend her villa.

We stayed here during a trip to celebrate my mothers cancer being in remission. She had not been to the beach in well over 35 years, so I wanted it to be perfect. We had the best time and loved staying here. Lots of comforts and accommodations, plus so clean. Would consider staying here again.

Have stayed here 3 times now and totally enjoyed every stay. Dawn is great to work with and follows up to ensure everything is okay with the place and your stay. Se even gives recommendations for local attractions, bars and restaurants. This place is awesome and close to everything that is PCB. I have already made plans to book this again for Bike Week next year, it is by far th best place I have ever stayed in PCB as far as location, convenience and service. Thanks Dawn

Dawn was the consummate host and her place was incredible. We had a big “blended family” trip of 10, and we never felt like sardines in a can. The place is spacious (3 levels), clean, and cozy. We loved the property and the location. There are a lot of steps on the inside of the condo so be prepared to get your exercise in. The beds were comfortable, and the noise level was tolerable thanks to the sound machines. We will definitely be back.

Mother’s Day Weekend
Overall it was a good stay. The bar across the road was loud. Next time I will Google where I am staying as I don’t remember the listing saying anything about the bar. You do have to walk across a road to get to the beach. It was nice having a pool right by the unit.

We had a wonderful time at Bahama Beach Villa. The villa was very spacious for the 6 of us. The villa is stocked with everything you need. We loved relaxing at the pool and The short, easy walk to The beach. Dawn is very personable, responsive and accommodating. We will definitely rent from her again.

Amazing family vacation spot
This was our first stay at this property so we weren't sure what to expect. From the moment we entered the condo we could tell it had been thoroughly cleaned, which was so welcoming in the time of Covid. The kitchen was very convenient for our family to make meals with plenty of dishes, pots and pans, and even spices. The location was very nice and just a 2-3 minute walk to the beach. Having a pool right outside was also really nice. If I had any complaints it was the amount of stairs we had to walk up and down everyday, but it's not a deal breaker and I look forward to staying here in the future!

this was a very nice place it had everything from cooking utensils to a good stock of stuff we forgot like soap shampoo lotions in the shower enough towels and such and a nice pool for kids and bbq grill and it was clean and only a short walk to beach. the stairs was kinda rough on this old man but enjoyed it thanks for letttng us stay eric trimble..

It is not 52 steps away from the beach.
We searched for a while to find a property that wasn't in a huge condo, beachfront, and decorated just the way we wanted. Appearance and location were very important to us. The owner has changed the description and pictures several times since we rented, but it is still very, very misleading. The description copied and pasted says, "It's only 52 STEPS away from the WORLD'S MOST BEAUTIFUL BEACHES." Under location it says, Water View. The pictures when we booked the condo, showed yellow paint. When you look at the pictures now, they are bluish, gray. The pictures also give the illusion that you are staying in the condo's facing the ocean. In my opinion, this is very misleading. You are not 52 steps to the beach. You aren't 52 around the condo to the road. You are on the back side of the condo, which now at the very bottom, it says that, but it didn't then. Another thing to point out is the flights of stairs. It needs to be stressed that these are no joke. Pulling your luggage 3 flights of stairs, up and down is work. This condo would not be suited for anyone with any health issues or leg problems.
The condo itself, was furnished appropriately and had everything we needed, but the description and pictures were so misleading that it really ruined the experience. I think owners need to be as transparent as possible with their listings so that customers aren't shocked when they arrive. If this had been for a regular vacation, we would have been disappointed, but would have gotten over it. The fact is was where the girls were staying and getting ready for my daughter's wedding, made this a very bad experience, especially when it came to getting ready and pictures.

Dawn responds so quick to ANY questions you have. Three bedrooms and multiple pull outs so plenty of places to sleep! very short walk to beach, VERY spacious. Had chairs, boogie boards and essentials to use! Will definitely be back here with my next trip! Check in and check out was the most simple process I’ve ever had!

Beautiful Place! Fantastic Host!
This unit was just as described on the listing. It was perfect for our needs as a group of vacationing ladies attending a jazz festival for the weekend. Lots of included perks, and Dawn addressed any of our issues (only 2) very promptly! There are a couple of flights of steep stairs. Not a huge issue, but just so you're prepared. I highly recommend it! Thanks Dawn!
