Aloha and welcome to our beautiful, centrally air-conditioned OCEANFRONT 4th Floor condo (6 floors total) located in sunny Kihei (Maui). There are no other hidden fees or charges (parking and secured wireless internet are free) for the rental of this unit.
YOUR CONDO---Your non-smoking (balcony included!), elevator-accessible condo is full of amenities, including a washer and dryer, stove, cooktop, microwave, 46” LCD TV with cable, DVD player, free hi-speed wireless internet service, blender, free landline local phone service, and all of the usual kitchen appliances, coffee maker, toaster, dishes and silverware that you may need. There are fresh linens and soft bath towels, a couple of beach towels (see the front desk for beach chairs), a California King-sized bed to relax in along with stone top nightstands, and plenty of closet space (with a small safe) for all of your luggage. There is a pull-out ‘double-sized’ sofa in the living room that sleeps two people (Not as comfortable as a mattress. Please avoid sofa pull-out if you have back or sleep issues). Our preference is that if you have (4) adults in your party, you reserve a two-bedroom unit. Four people are welcome, but please do not leave a bad review that says the "sofa bed was not as good as a mattress". We know this, which is why we are telling you now. The bathroom includes a shower/tub, and a blow dryer (probably not as nice as yours but works well), and the bathroom is accessible from the main living room without disturbing the master bedroom (sliding door partition). Make your way to your own private lanai/balcony and listen to waves crashing against the beach just below as you sip your favorite beverage. Enjoy!
SUGAR BEACH RESORT---Located less than 10 miles from the airport, Kihei is centrally located to all of your destinations on Maui. Check-in is after 4 pm and check-out is at 10 am. Arriving late? No problem. We will send you a door code before you arrive via email. Next door is an activity center (and a fully stocked general store) where island guides will introduce you to snorkeling, horseback riding, golf, hiking, luaus, Harley rentals (our fav), romantic cruises, and sport fishing just to name a few of the activities. The grocery stores are close by and Maui even has a COSTCO and a WALMART (great prices). Stop by the on-site bar and sandwich shop and try one of their margaritas or order from their complete menus. There is also an on-site spa/salon that offers relaxing massages by a licensed professional.
The grounds are beautiful, full of vegetation, flowers and palm trees. There are plenty of lounge chairs on the property, covered parking (free to guests), and tennis courts. The centrally located pool is cleaned every night and includes a built-in Jacuzzi, sauna and wading pool for the kids. The beach is the longest uninterrupted beach in all of Hawaii!! The sand is golden-yellow, soft, and is excellent for romantic walks at night or an early morning stroll/jog. The waves make excellent body surfing with your boogie board too (see front desk for snorkeling equipment and boogie boards rentals). At night, the light sounds of the waves will hypnotically send you into a deep and tranquil sleep and you will wake up with renewed energy ready to seize the day!

1.) Your reservation is 100% refundable (less a 3% cancellation fee) for all cancellations GREATER than 90 days prior to your date of arrival.

This includes, but not limited to, the alleged loud-talking guests next door, the fact that you "never saw a whale" while you were in Hawaii, or you found some seaweed on the beach and it looked gross, global pandemics, you didn't know it would be this 'sunny and hot', the sudden announcement that your daughter is expecting (congrats by the way!), missing/canceled flights, your spouse is driving you nuts, or if you suddenly become ill and cannot come to (or stay in) Hawaii. These are the top reasons we have received over the years, but our policy is clear. There are NO REFUNDS
RENTERS' INSURANCE---Everyone gets it. Why aren't you? We make NO money and receive NO benefit by asking you to make the sensible choice. Our cancellation policy is FIRM and CLEAR. What if you break your leg? Death in the family? We will not give you a refund less than 90 days from check-in. Protect yourself AND your family!! NOTE: This renter's insurance is NOT the same as the damage waiver added when you book with VRBO for this unit ($1,500 coverage).

You will be financially liable/responsible for any damages/accidents that occur during your stay. If you accidentally break something, please contact us and take financial responsibility. Accidents happen, so please consider doing the right thing and assume financial responsibility. You will always be treated with respect and kindness.
CHECKOUT TIME IS AT 10AM--NO EXCEPTIONS (SORRY!): The management of the complex informed the owners that they are mandating a 10 am (Hawaii time, obviously) checkout. There are no late checkouts available at this time due to the fact that the units take, on average, over 4 hours to clean. MOST travelers rent a car and spend the day touring the island before their flight OR they may lounge at our pool, order food and drinks, etc (or do both!). There are public bathrooms to change in and you are welcome to use them even though you have officially checked out. Still, others pay for an extra day in the unit for late evening flights if you choose to spend time in the condo. Which option works best for you?
AFTER you check-in and check-out, send us an email. Let us know you are being treated with kindness and respect. If there are maintenance issues (for example) please call the local island agent that we have working for us (see welcome packet I sent to you AFTER you book with us). No problem. She is a great unit manager and bills us for her time, not you. We want everything just right so that when you leave you are completely satisfied. Many have lost their homes, all of their possessions, the lives of their families and friends, and even their way of making a livable wage to feed their families. None of the other cities (thankfully) have been affected and all businesses, hotels, attractions, and all of the activities you have come to love are up and running. So please, spend your money and tip generously when you visit. The beauty of Maui is abundant and I promise you, Maui will come back better than ever. Also, 1.) We loved this condo’s location. It’s at the north end of the resorts on N Kihei Rd out of the heavy resort traffic at the other end of bay. Condo was clean with a few extra amenities in bathroom and kitchen. Bed was very comfortable. Owner and manager were very responsive and communicative. Loved having option of beach or pool. Concierge was extremely helpful giving information on places to go for our first time to Hawaii and where we would need reservations.
Beach was dark sand and rocky at low tide but better at high tide and swimmable. Better public swimming beach around the corner on S. Kihei Rd.

We loved the stay here! The view was amazing and it didn't feel like we were four floors up at all. Plenty of pots/pans/utensils etc. Host was friendly and quick to respond. Resort staff was also very helpful and very available. It was nice having extras like beach towels, folding chairs and a boogie board. We appreciated the provided laundry soap as well. Would definitely stay here again.

This condo was perfect for my husband and me! It was clean and comfortable and the location was fantastic! The pictures were a good representation, but some furnishings were newer. Beaches not crowded and wonderful sunsets. We saw whales everyday from the lanai. And a was a great central location on Maui. You wont't be disappointed here!

The property and location was just right for us. It had everything we needed for the week. Gorgeous ocean view and quiet beach. As previous reviewers have stated it may need a deep clean in general, but we did feel it was overall clean for our stay. You should be aware they will only provide one paper towel roll and one toilet paper roll during your stay no matter how many people and how long your stay is. In my opinion I think the amount of people staying on the property and how long you will be there should factor in how many toilet paper rolls to receive because if this was a hotel stay they would provide it. Also, note checkout is 11 am and not 10 am as it states in the binder, but it's conflicting on VRBO and the pdf given once you book. I had to double check with the property owner and manager contact. The final word given was the property manager said it is 11 am. It's a minor, but might be important for you to know, Lastly, wifi is very slow in the bedroom, but in the common area it's ok. Aside from the minor things mentioned it was still a good stay for the price.

This condo is so close to the ocean/beach with an amazing view from the balcony. We enjoyed walks every morning on the soft sand. Be sure to visit the Sugar Beach Bake Shop a short walk away. Kihei is close for dining and grocery options. This trip was our second to the Sugar Beach Resort and we will be back.

The location is a great midpoint to everything...only 15 or 20 minutes to just about everything. Could use a deep clean but otherwise was great. There were beach chairs and a boogy board for use in the condo which was amazing, and we left behind a bag of sand toys and snorkles for the next family to use. Having a washer and dryer inside was a must for a family with small kids!! Absolutely loved having the beach right outside, and it wasnt crowded at all which made it more enjoyable. We even swam with turtles right outside the room!! A great place to stay and we will be back for sure!

The location was great! Interacting with the owner and the property manager was always very good, they were both very attentive , responsive and helpful. The balcony view is wonderful and it really made the stay even more pleasant. The pool, jacuzzi and grounds are kept nicely too. Walking distance to farmers market and bakery shop if you take a nice morning walk on the beach for about 10 minutes. The owner even recommended a great restaurant which we visited and it was fantastic too. No complaints just great memories!

I cannot stress enough how amazing our stay was! The property is perfect. I’ve never been to Hawaii before and didn’t really know what to expect. All I can say is, I’m so glad we found this place. It is absolutely picturesque. The view from the condo is phenomenal. The beach is directly in front of the property. There’s a beautiful pool, showers, plenty of lounge chairs, a grassy area and miles of sand for walks or laying out. Greg the owner is amazingly quick to respond whenever I had even the smallest questions. He’s so nice and personable it relieved any anxiety I had prior to my trip. This location is great, close to everything, but not nearly as crowded or hectic as Lahaina or Kanapali. We will definitely be back.

Away from the crowds, beautiful view from the lanai. The beach is beautiful and right outside. The unit is a little dated, and a few things could use some fixing/replacing, but overall clean and comfortable. The view from the lanai could not be beat. We ate every breakfast out there. You can even hear the waves from the bedroom which was so relaxing.

You could spend hours on the lanai watching the canoe club every morning and the sunset. The best location for exploring Maui. Old, tired, furnishings, but everything clean, functioning, and bed comfortable. Easy to find a parking spot on the north side of the lot. Washer and dryer in the unit. Pretty, landscaped grounds. Lanai has a table and 4 chairs.

From the moment we walked in the door, until leaving 2 weeks later we can say it was perfect. The location is beautiful with the beach right in front of the condo. Gorgeous sunsets every night can be seen from the deck. Condo is equipped with everything you need to make your stay comfortable.

Great view, good sleep
The good: We loved the amazing unobstructed views from the lanai (sunrise, sunset, whales during season) and the bed and bedding were very comfortable. AC worked well. Washer/dryer in unit was convenient. Covered parking was always free and easy to find. Our communications with the owner prior to check-in and during our stay were courteous, timely, and helpful. Some things that could use improvement: We were disappointed to find sticky tile floors throughout the unit given the steep cleaning fee ($250). The toilet is very strange (low water levels) and will require multiple flushes (or some help from a cup of water) for solid waste. Some of the furniture (couch, arm chair, dresser) shows excessive wear and and is probably due for replacement. The dresser drawers are very finicky and inconvenient. We did not communicate with the owner for these issues because once we are checked in we don’t want to be disturbed with maintenance visits. Overall, this is a decent, budget-tier stay for the north Kihei area.

Nice place!
Great location with good access. Dishwasher needs to be replaced and paint touched up. Kitchen was well-appointed with dinnerware, pots/pans and cooking and eating utensils.

Amazing sunsets!
This condo was absolutely perfect! It was exactly as advertised and everything we needed. Restaurants are very close, and there are multiple beaches that are within a 5 minute drive. The beach at the property is beautiful and So easy to access. The best part, by far, is the view from the balcony. The sunsets were breathtaking. We returned each night just to see the sunsets! I can’t recommend this place enough. We will definitely be back.
