We stayed in Palapa Lee in April 2024. We traveled with friends who stayed in Palapa Sam, which is connected to Lee. This was perfect for our group. The property is intimate, private & quiet. Having the beach & pool was such a plus. We rented golf carts to get around & explore the island. We loved being out of the hustle & bustle, but only about a 10 minute cart ride to everything. We are looking forward to returning.

This is a beautiful private quiet property that provided a wonderful vacation! It was the perfect blend of relaxing and peaceful beachside time with planned activities on the island. Steve and Lindell add a special touch just by being there! They’re welcoming, interesting and fun to spend some pool time with! The property is amazing; the location perfect for relaxing. Highly recommend getting a golf cart for the week. It gives you the best opportunity for exploring the island or just running out for a taco! Will definitely be back! Thank you!!!!

Was quiet except for the construction next door. Very peaceful other wise. Rooms were quite nice other than bugs coming out of the wall by the kitchen every time you tried to prep a meal. Beds were a little hard but better that than soft. Enjoyed the place

First of all, after our flights were rescheduled we ended up on the island a day early, Stephen was able to accommodate us for the extra day with no issue at all and we highly appreciated it. Thank you again!
Now, what a lovely property this was to stay in. We wanted something quiet and away from the bustle of the Centro/downtown area, and this was perfect. There are restaurants within walking distance, but all the necessities like a grocery store and pharmacy are 10 minutes away if needed. To get to the Centro area, it wasn't more than 15 minutes via our golf cart. As for the unit itself, (we were in Palapa Lee) it was lovely as already stated. Our patio view was on the ocean side and the view was beautiful. The front door opens right to the pool if you're inclined for a quick swim. Amenities are as described, a cute little kitchen, table to sit at and a bathroom with shower. The bed was quite firm, too firm for our tastes, but someone out there will love it, and a TV with Roku and associated apps. Wifi was a little spotty as the line was being worked on but between that and our Verizon mobile networks we were able to access whatever we needed on the internet, though slower than we are used to in the States. ;) Fresh towels every couple days and a turnover of all the bedding and a fresh clean of the floors and unit in the middle of our stay, kept the unit beautiful. Thank you to Juan and Rosaria who maintained the units inside and out and were easy to talk with and help with anything needed. The biggest draw was how quiet the place was at night, away from the bustle of Centro and no major party location close by. We were the only tenants for the majority of our stay. The walls are thin on the units that share a wall, probably due to how palapas are constructed but as long as tenants are respectful it was no issue at all. There are plenty of places to lounge at the pool and on the beach. As for the beach, the water is very warm, but there is a lot of grass in that area so not an ideal snorkel spot and if you want to swim you'll have to go out a bit as the water is very shallow, but it works out. We spent about half our time out exploring the island, and the other half lounging at the place during the heat of the day and enjoying the pool and the AC. It was an excellent vacation and if we ever decide to come back to Isla Mujeres we will definitely rebook here. Thank you for a lovely stay!

Quite, Relaxing, Paradise
My husband and I stayed for a week. While there we never left. we woke up in the morning and sat under the palapa at the beach and would float the beach and repeat all day. then would end the evening by dipping in the pool. We would order delivery food and call it a evening and repeat the same the next day. What Steve and Lindell have built it is so easy to do. Juan takes care of the grounds and does wonderful job at that. I could go on about this place, but you really need to just go see it for yourself. It's amazing. It's small, which is exactly what we like. We will back. Thanks again for sharing your piece of Paradise.

Perfect from beginning to end!
It is a beautiful, peaceful place! They will take care of all your needs and provide all the privacy that u want. Steve and Lindell ( the owners) were interesting and fun! Juan and his family( caretakers) helped us to get where we wanted to go and took great care of us here! The view from our bed is one of the most beautiful we’ve seen( and we have been around!) The town is active and fun , then u come back to ur peaceful beautiful bungalow with everything u need. The beach infront is perfect . The sea is always calm and warm. We saw a huge starfish right there! The pool is dreamy! Why did we come home??? Loved it there!

Relax and enjoy
If you want a laid back atmosphere, this is the resort. We stayed 9 days and really enjoyed the resort. Steve and Lindell are great hosts. With only 4 Casita's the max amount of people would be 8. We met some great couples while there. Only issue would be the bed was a little hard for my liking (injuries from a car accident limit my comfort). Cookie the dog is also nice to have around. Thanks again Steve and Lindell for a wonderful time.

Nice private beach
We really enjoyed the nice private beach but the house made us feel like we were glamping. A few bugs, listened to care taker dog barking all night and a water leak had us checked out early headed fo a different location.

Wow!
Both the owners and the caretakers made our stay here so fantastic. Not only was the property absolutely beautiful, but everyone was so helpful and friendly. This was our first time to Cancun and the Island, and they had so many great recommendations for us. Steve was also very helpful with helping us understand how to get to the property when we had multiple unfortunate flight changes that complicated things. The cottage was clean and comfortable, the view was stunning, and the amenities were perfect. Thank you for such a great stay!

Steve and Lindell were amazing. Beautiful accommodations, wonderful salt water pool, and views. We really enjoyed the location on the island, would recommend renting a golf cart.

Great location
The location was perfect for us. We were looking for a secluded spot to relax and Villa Makax fit the bill. Isla Mujeres is a small island so it was easy to get to the attractions at Playa Norte but gave us a relaxing spot to get away from the crowds and spend some alone time. Steve and Lindell were terrific hosts.

Private feeling, good location
There is no longer a quiet part of the island, but this comes closest. We especially enjoyed our shaded veranda with a great view. Steve was friendly, efficient, respected privacy, and arranged for on-site Covid testing for the trip home to US.

Amazing property,
We spent two wonderful weeks here. Great room with fully equipped kitchen, made breakfast every morning. A few restaurants within walking distance. Downtown a 100 peso taxi ride away. Pool is great, super views from the property. The hosts are friendly and very knowledgeable about the island. The dog, Lassie, will adopt you, but will want treats,

My stay there was tremendous the views are breathless the property and manager were extremely accommodating and safe I loved it there so much I donated a local hand carved Marlin fish as a token of appreciation hopefully it goes on display,, it was that good I will be back! Thanks Steve

Isla Adventures
We have traveled extensively and this was by far one of our greatest trips! Steve and Lindell were amazing . Beautiful accommodations, wonderful salt water pool, wonderful views. I really enjoyed the location on the island: away from the “ hub bub” but close enough to get anywhere. Taxis are 100 pesos no matter where you go and I do recommend the freedom of a golf cart for several days .

Far exceeded my every expectation, nothing short of paradise!
Private beachfront, spectacular views, inviting saltwater pool, wonderful host and hostess. Villa Makaz is truly a gem on this treasured island. We woke each morning to the sounds of rustling palm leaves, tides lapping against the shoreline, and the serenade of melodious song birds. We began each day with long strolls along the beach, followed by sipping coffee while swinging in a hammock chair suspended from our beach-front porch. For breakfast, we dined el fresco in the shade of one of several palapas on simple meals prepared in our kitchenette. Our days were filled lounging, reading, and swimming at the many beautiful beaches on Isla Mujeres and at the salt water pool on the premises, touring the island, exploring shops, sipping cocktails and dining. It was a nice little slice of paradise! Many thanks to the proprietors, Steve and Lindel.

This was my second visit staying in Palapa Lee while writing a book. The accommodations and setting are ideal, even better with the addition of a swimming pool. I look forward to returning.

These palapas are as advertised, no smoke and mirrors, I'd like to say what you see is what you get but I can't. Waaaay better than the pics, NO DOUBT !!. Clean ,neat , everything you need pretty much and beds were to die for. VERY comfortable. A/C worked perfectly as did everything. Pool was spotless and a joy. Ample parking for your golf cart, come and go as you please, SAFE , have no fear here folks, just show up and melt into the Villa Makax lifestyle ! Do yourself a favour and book it. Plain and simple.
Steve and Lindal - Lassie was the queen,,,,,, but I'll tell you what - little Bella almost stole the show !!! We loved the way they would check on us to make sure we were ok. It had NOTHING to do with the treats that would be doled out ! Chris and Tam get kudos for the pet grooming. well done girls !

Beautiful, private, amazing customer service
Beautiful cozy unit within a few steps to the ocean and private pool. Pool was the perfect temperature @86 degrees over looking the ocean. The grounds were well maintained. The unit was cute, small yet equipped with everything that we needed.

Best of Isla Mujeres
We are so pleased with our stay at Villa Makax. Could not have asked for better place to unwind. We had a small private beach, pool and villa. Grounds were maintained well and even though there was a mix up on our arrival. One call and it was all taken care of!
Steve and Juan even jumped to action when we thought we left our car keys in the villa.
It is one of the best hidden Gems on the Island!
We love Isla Mujeres and we will be back for sure!

Palapa paradise
When we stayed here we had our morning coffee under the beach palapa while we watched the birds dive for fish in the ocean. At night there is a very nice view of Cancun from the property and some times the hotels will have fireworks. The sleeping palapa had a nice bed, little kitchen and a tile bathroom. It is a quiet and comfortable little house and property, I would totally recommend this place.

This property is amazing. My wife and I stayed for 10 days and we enjoyed every minute of it. The property is beautiful and very private. The owners were friendly and very helpful.

Best spot on the island
I can't say enough good things about Villa Makax and the hosts, Steve and Lindell.
We stayed for a week and would have loved to have been able to spend a month there. The location is wonderful, right on the bay looking across to Cancun with just the lagoon across the street. Away from the bustle of El Centro but only a few minutes by taxi it really is the best of both worlds.
You can chill at the pool, sit down by the beach under one of the two small palapas, go for a swim in the bay or just kick back on the porch with a good book and a cold beer.
It was great watching the day progress from the early morning silence broken only by the gentle lapping of the waves on the sand beach to having the first few fishing and dive boats puttering by, to the relative "bustle" of mid-day, with party boats passing by off-shore or docking at one of the two nearby beach clubs to again enjoying the quiet and watching the sun set.
Steve and Lindell are two of the nicest people you'll ever meet and Juan, the caretaker, met us with a smile and promptly showed us to our casita, which was lovely. The bed is super comfortable, the shower has great pressure and a wonderful supply of hot water and there is a small, functional, kitchenette that we really never used since we preferred to eat out at the great restaurants that are all over the island.
Having air conditioning is a nice bonus although we only used it twice, preferring to just sleep with the large sliding door open, which was plenty cool when combined with the ceiling fan and the gentle breeze. The area is obviously quite safe and we never thought twice about leaving the doors open.
A golf cart would certainly be a nice way to get around, and there are plenty to rent, but we just took taxis everywhere and never waited more than 5 minutes for one to pass by. Fares vary from about 50 Pesos to get to the nearby La Gloria neighborhood to about 100 Pesos to get into El Centro, making it super easy and economical to get around.
Steve and Lindell have been on the island for decades and have great suggestions for places to eat if you prefer but are also wonderful about respecting your privacy. They really are fantastic people and you'll love meeting them.
The hardest part of our stay was having to leave and we can't wait to return. Hopefully you'll enjoy your stay there as much as we did.

Paradise Palapa
Villa Makax was absolutely wonderful. From the moment we arrived and were greeted by Steve and Lynnedell, we knew it was was going to be a fantastic place to spend a week. The grounds are beautiful, the heated pool (temps checked everyday personally by Steve) was perfect. The view of the Bay of Cancun from the bed when we woke each morning and almost private beach is one of the best anywhere. It's a small property in a very quiet location that will never be crowded and the furnishings are typical Mexican furniture, floor and wall tiles that go perfectly in the Palapas and Guest Houses.
