About this apartment rental

*Luxury Rental* New three stories duplex with ocean view. This elegant duplex is custom built in 2014, contemporary style home. The house has a split level design which puts the living area in the front of the house and the bedrooms in the back, one floor up. Ideally located in Newport Beach, the house is close to several amenities. It’s at the start of the peninsula, very close to the supermarket and only 5 min walk from Newport Pier.

Unique features about the duplex:
- Steel construction used in the living areas to provide for an open floor space
- Front doors fully open up to allow for better integration of the living area with the patio
- Clean lines used throughout the house to give a modern contemporary look
- LED lightning provide ample lighting
- Maximized use of allotted square footage which allowed for a full third floor and extend parking area.

General Info:
Included WIFI and cable TV. WIFI has multiple access points for excellent coverage throughout the building.
Living rooms: Tile flooring and opens up to the patio/balcony through 16 feet wide frameless glass that folds away to offer a great ocean view.
Parking: Two parking spots are provided in the rear accessed through the alley. Park on the left side. One spot inside of the garage, one spot outside.

Bedding and Linens: Fresh clean bed sheets provided. Assortment of extra towels including beach towels are also provided.

Washer and dryer. Located inside each unit next to the bedrooms for convenience.
Kitchen: Fully equipped kitchen with all the necessities needed to make this your home away from home.

Bottom Unit specifics(VRBO#595321):
The lower unit's kitchen and living room are located on the bottom floor with the glass door opening up and giving access to the patio. The lower unit has 4 bedrooms/office with 3 bathrooms. Comfortable sleeps 7 but can sleep a few more depending on the renter.

Top Unit specifics(VRBO#610214):
The top unit has two living areas occupying the 2nd and 3rd floors. On the second floor, there is a kitchen and living room with its own balcony. On the third floor there is an additional living room and a large balcony and a great view of the ocean. The unit has 2 bedrooms and 3 bathrooms. It will comfortable sleep 4 but can take many more.

Owner may be present in their suite on the top floor.

Amazing place to stay. Beds are comfy, kitchen is well stocked, no AC but plenty of fans, we will definitely be back. How’s was very helpful

The house was clean and in an awesome location. Any complaints are maybe low towels for the beach, but otherwise the house was perfect!

This house is a fabulous location for a stay in Newport. It’s close to the beach, restaurants and grocery store. The beds are comfortable and the hosts were friendly and accommodating. The property itself could use some improvements/maintenance, however. The ice machine on the refrigerator was broken yet food on the top two shelves in the fridge would freeze. The clothes dryer does not work. And when we arrived the beds were made with just a top sheet and comforter — no fitted sheet. (Though I did ask for a fitted sheet for one of the beds and the host delivered it immediately.) If those improvements were made, we’d definitely stay there again. Thank you!

Digital locks to open the garage and house. Such a spacious living area. Bathrooms and bedrooms were neat and tidy. A wardrobe and a twin bed replaced the futon in the small downstairs bedroom. This changed our sleeping arrangements for kids for the first 2 nights. We had weekend guests and were planning for 3 kids in that room with 2 sleeping mats in the floor. Now not enough floor space. We figured it out. The dining table seated 4 and the pictures showed a table for 6. A small folding table was in the first floor bedroom and 4 folding chairs in a large cabinet in the kitchen. Worked for the weekend. Rest of the week there was only 4 of us. Lots of cabinets to store food. Large fridge. All the dishes, utensils, pots & pans we needed. Loved the new electric shades on the glass patio doors. Plenty of chairs on the patio. Loved the hose and gutter between this house and the one next door to wash all the sand off. The tv worked perfectly with Netflix, etc. Internet was good. Three decent bathrooms with ample storage in the vanities. There’s a blow dryer in the master bath. I brought extra bath towels for our weekend guests. For a 4 bdrm house, there should be more towels. So much storage space in the 3 upstairs bedroom closets plus small side tables with drawers for clothes. Loved the plantation blinds in the bedrooms. Beds very comfy. There is a door that shuts between first floor and stairs. Stops any noise. Great stay for us.

Fantastic location 1 block off the beach, near pier and restaurants. Nice wide open glass doors and morning sunshine. It seems smaller than the photos and the furniture has been changed since they were taken -- the big couch has been switched for a smaller one, for example. It's a bit minimalist -- we were not supplied enough towels or dishwasher cubes, for example. But the manager was promptly available to supply us more. We enjoyed the beach and Disneyland. Overall, we would come back.

I grew up in So. Cal and return to the Newport area every year with my family, wife and 5 kids 3 to 13. This rental is in a great location. No major street crossings to walk to the sand, quieter neighborhood then further down on the peninsula, very close to the one grocery store in the area. The property manager was quick to respond. Street parking is a huge challenge in Newport. We appreciated the carport parking (fit our Yukon XL). The garage would only fit a small vehicle. The unit was stocked with basic items but other units we’ve stayed in were better stocked. There were 5 total bath towels in the home when we arrived (for 7 people for a week), we called and the manager had someone drop off a few more which was helpful. The glass doors were a novelty, sort of fun to open up on to the porch area and attracted us to the unit. They were a little finicky to operate and we ended up leaving them mostly closed during the week. The unit itself is not as nice as the pictures. There are lots of craftsmanship issues that left us feeling underwhelmed. Corrosion/rust coming through drywall seems, swollen door casing from water damage, cracked tiling. General not high quality work, certainly not luxury. We had trouble with all of the appliances. The fridge froze our food on the top 2 shelves, the dishwasher did not clean well, the dryer cycle was inordinately long. While we were there the master bathroom was in repair. There was exposed plywood directly above the shower in a wet area with signs of drywall water damage all around. I understand the need for repair but as a guest we would have liked to know that before we arrived. It was also clear that the problem that was being repaired was the result of poor workmanship. There should not have been exposed drywall in that area in the first place. Sleep is my number one criteria for choosing a place to stay. The beds were all in good condition, mattresses were fine. The bedding was not ideal. In the master the sheet set did not fit properly and continued to slip off the corners through the night. After a couple nights we bought our own sheets and used those which made for a great night sleep the rest of the week. Probably should have called management about that but didn’t want to bother again. Overall we had a good week. The unit served its purpose for a reasonable home base and we enjoyed our annual vacation in the beautiful area as we always do.

Great location. Love the front glass that expands the living area. Owners very responsive to questions. A few improvements would enhance the stay: Higher grade washer & dryer, sink drainer, Working ice maker, top shelf of frig unusable, safety light on stairs. We thoroughly enjoyed and would recommend to others.
