*Luxury Rental* New three stories duplex with ocean view. This elegant duplex is custom built in 2014, contemporary style home. The house has a split level design which puts the living area in the front of the house and the bedrooms in the back, one floor up. Ideally located in Newport Beach, the house is close to several amenities. It’s at the start of the peninsula, very close to the supermarket and only 5 min walk from Newport Pier.

Living rooms: Tile flooring and opens up to the patio/balcony through 16 feet wide frameless glass that folds away to offer a great ocean view.
Parking: Two parking spots are provided in the rear accessed through the alley. Park on the left side. One spot inside of the garage, one spot outside.
Bedding and Linens: Fresh clean bed sheets provided. Assortment of extra towels including beach towels are also provided.
Washer and dryer. Located inside each unit next to the bedrooms for convenience.
Kitchen: Fully equipped kitchen with all the necessities needed to make this your home away from home.

The top unit has two living areas occupying the 2nd and 3rd floors. On the second floor, there is a kitchen and living room with its own balcony. Owner may be present in their suite on the top floor.

The house was clean and in an awesome location. Any complaints are maybe low towels for the beach, but otherwise the house was perfect!

This house is a fabulous location for a stay in Newport. It’s close to the beach, restaurants and grocery store. The beds are comfortable and the hosts were friendly and accommodating. The property itself could use some improvements/maintenance, however. The ice machine on the refrigerator was broken yet food on the top two shelves in the fridge would freeze. The clothes dryer does not work. And when we arrived the beds were made with just a top sheet and comforter — no fitted sheet. (Though I did ask for a fitted sheet for one of the beds and the host delivered it immediately.) If those improvements were made, we’d definitely stay there again. Thank you!

Digital locks to open the garage and house. Such a spacious living area. Bathrooms and bedrooms were neat and tidy. A wardrobe and a twin bed replaced the futon in the small downstairs bedroom. This changed our sleeping arrangements for kids for the first 2 nights. We had weekend guests and were planning for 3 kids in that room with 2 sleeping mats in the floor. Now not enough floor space. We figured it out. The dining table seated 4 and the pictures showed a table for 6. A small folding table was in the first floor bedroom and 4 folding chairs in a large cabinet in the kitchen. Worked for the weekend. Rest of the week there was only 4 of us. Lots of cabinets to store food. Large fridge. All the dishes, utensils, pots & pans we needed. Loved the new electric shades on the glass patio doors. Plenty of chairs on the patio. Loved the hose and gutter between this house and the one next door to wash all the sand off. The tv worked perfectly with Netflix, etc. Internet was good. Three decent bathrooms with ample storage in the vanities. There’s a blow dryer in the master bath. I brought extra bath towels for our weekend guests. For a 4 bdrm house, there should be more towels. So much storage space in the 3 upstairs bedroom closets plus small side tables with drawers for clothes. Loved the plantation blinds in the bedrooms. Beds very comfy. There is a door that shuts between first floor and stairs. Stops any noise. Great stay for us.

Fantastic location 1 block off the beach, near pier and restaurants. Nice wide open glass doors and morning sunshine. It seems smaller than the photos and the furniture has been changed since they were taken -- the big couch has been switched for a smaller one, for example. It's a bit minimalist -- we were not supplied enough towels or dishwasher cubes, for example. But the manager was promptly available to supply us more. We enjoyed the beach and Disneyland. Overall, we would come back.

I grew up in So. Cal and return to the Newport area every year with my family, wife and 5 kids 3 to 13. This rental is in a great location. No major street crossings to walk to the sand, quieter neighborhood then further down on the peninsula, very close to the one grocery store in the area.
The property manager was quick to respond. Street parking is a huge challenge in Newport. We appreciated the carport parking (fit our Yukon XL). The garage would only fit a small vehicle.
The unit was stocked with basic items but other units we’ve stayed in were better stocked. There were 5 total bath towels in the home when we arrived (for 7 people for a week), we called and the manager had someone drop off a few more which was helpful.
The glass doors were a novelty, sort of fun to open up on to the porch area and attracted us to the unit. They were a little finicky to operate and we ended up leaving them mostly closed during the week.
The unit itself is not as nice as the pictures. There are lots of craftsmanship issues that left us feeling underwhelmed. Corrosion/rust coming through drywall seems, swollen door casing from water damage, cracked tiling. General not high quality work, certainly not luxury. We had trouble with all of the appliances. The fridge froze our food on the top 2 shelves, the dishwasher did not clean well, the dryer cycle was inordinately long.
While we were there the master bathroom was in repair. There was exposed plywood directly above the shower in a wet area with signs of drywall water damage all around. I understand the need for repair but as a guest we would have liked to know that before we arrived. It was also clear that the problem that was being repaired was the result of poor workmanship. There should not have been exposed drywall in that area in the first place.
Sleep is my number one criteria for choosing a place to stay. The beds were all in good condition, mattresses were fine. The bedding was not ideal. In the master the sheet set did not fit properly and continued to slip off the corners through the night. After a couple nights we bought our own sheets and used those which made for a great night sleep the rest of the week. Probably should have called management about that but didn’t want to bother again.
Overall we had a good week. The unit served its purpose for a reasonable home base and we enjoyed our annual vacation in the beautiful area as we always do.

This is our 3rd stay and like always our family had the best time. The property and the owners are awesome and the location is incredible. We can’t wait to come back!

Beautiful location
Great location. Love the front glass that expands the living area. Owners very responsive to questions. A few improvements would enhance the stay:
Higher grade washer & dryer, sink drainer,
Working ice maker, top shelf of frig unusable, safety light on stairs.
We thoroughly enjoyed and would recommend to others.

Fun getaway for surf camp
We rented the bottom sction of this three floor house (three of the bedrooms were upstairs). It was as advertised, clean, plenty of towels and kitchen ware. Everything that a family with young kids would need. One minute to the beach, very close walking distance to grocery store and restaurants.
Owner was very accommodating and responsive, helped us out with a special request after check out.
Room to park two cars in the back, which is huge since street parking is a gamble by the beach in Newport.

We enjoyed our stay very much for our party of 5 friends. Location is amazing, just 1/2 block to the beach and walking distance to restaurants and stores. Really great to have 3 full bathrooms and nice layout of home, including a front patio with full afternoon sun.

Would stay again!
Have been coming down to Newport for years.. This property was absolutely perfect! Checks all the boxes. The owners are great, the check- in is easy. The neighbors are wonderful! Walking distance to all the places anyone could need. Few doors down from the boardwalk! Perfect!

Would have stayed longer...
A great location for our trip. We were visiting family in Huntington Beach so this location worked well for us. It was also nice to wake up and take a walk on the beach and grab some delicious baked goods from the farmers market by the pier on Saturday morning.

This house is in an outstanding location and has everything you need for a great home base whether you are just hanging local at the beach or getting out to see the LA and OC sights. The owner, Martha, is a great host and extremely attentive if you need her. We had a blast and would definitely stay her again and recommend to others.

This beach house was great. Perfect location, only a few homes in from the beach boardwalk. Martha was so nice and helpful. Didn't feel like a typical check in. Very friendly and laid back. Large parking spot that fit my full size Truck so I didn't have to fight for street parking! Will come here again

Ideal location and wonderful stay
The house could not be in a more ideal location. You can see the beach from the front patio and it’s only a 5 minute walk to most of the restaurants and bars. The house looks in person just like it does in the photos. Very updated kitchen and everything is supplied. We will definitely book this VRBO again.

Loved the location!
This house was perfect for our family! This location is walking distance to the shops, restaurants and a grocery store. The house was comfortable and everyone had their own space. We really enjoyed having the open patio so we could enjoy the beach ambience. Martha, the owner, was very caring and helpful through the entire process. We would love to stay here again!

Another wonderful trip!
We rented this property last year and just loved it. Our 2nd stay was just as wonderful! This will always be our first choice in Newport Beach. The only thing I’d add is that if you’re getting groceries, be sure to grab cooking spray and salt and pepper.

Terrible! There was mold everywhere
The house itself was in a great location! Literally 30 steps you’re on the beach ❤️ That was the only good part about this house. All bathrooms had mold in it. From the showers to the ceilings even in the bedroom closet. The beach towels had hair from previous guest. There was bugs and little worm like insects crawling in the shower. We also saw old coffee in the coffee machine as well as dirty dishes. I’m sure they don’t apply the cleaning fee to clean the house. The furniture was very dirty, it’s not the same furniture displayed in the picture. Vents need to be changed! The vents was very dusty, you can literally see the build up of dirt everywhere. I have an asthmatic daughter, with the mold and mildew everywhere, she had to use her inhaler several times. My family was literally ill because of the dirt and mold all around the condo. We flew all the way from Atlanta for a beach vacation. Unfortunately that’s not what we got in return. My family and I spent every day doing things out of the beach condo so we couldn’t endure the mold and dust. Definitely did not enjoy. However the owner was very nice as well as her son. Wish everything else would’ve fell in line. We would stay in Newport but definitely not here again.

With the uncertainty of the current COVID pandemic, we really needed to find a house that had a great cancellation or date change policy, and Martha was more than willing to allow us to move the dates, all of the way up until the day before arrival, if we needed to. Thankfully, everyone stayed healthy and finished required school work, so we were able to keep our originally planned vacation dates, but I appreciated her communication via email, phone call and text, to ensure our arrival worked for everyone. The house was much larger than we usually rent and having the extra bathrooms was fantastic. We had 7 women, ages 15-47 and there was plenty of space for us all to sleep and shower off after a long day at the beach. The kitchen is well equipped and almost everything seemed brand new; another bonus during a pandemic where everyone is concerned about germs. I would suggest bringing a good water bottle or travel cocktail cup, as everything supplied is glass which you wouldn't want to take out to the beach. The house was spotless when we arrived and had plenty of cleaning supplies, including an easily portable vacuum which made keeping the sand pretty much in check. The parking spot, and garage space, was a life saver for our rental car and bikes for the week. Martha had a few boogie boards, umbrellas, beach chairs and even a portable cooler for our use, but be sure to plan on the expense of renting bikes.Overall the trip was amazing, the house was perfect for our group and Martha was an A+++ host!

Best Experience Yet
We have stayed at many properties in Newport Beach over the years and this is our best experience yet. The owners of this property actually live on the top level and were there to meet us at 10:30 pm when we arrived even though it was late. The property was very clean and the location was perfect. This property also allowed us to bring our dog. The owners are very nice and checked in via text a couple times throughout our stay to make sure everything was satisfactory. This property is at the top our list for our next stay in Newport.

Perfect location and beautiful home
I've been renting beach houses in Newport for years and this house is great for families and larger groups. It has 4 bedrooms, 3 baths and just about everything you would ever need - stocked with linens, dishes, pots and pans, blender, washer and dryer inside the house, BBQ and the lanai out to the front patio is wonderful. Just kept it open all day and got the ocean breeze - the house is just a few houses from the beach on a quiet street. It coouldn't have been any better. Definitely want to go back next summer!
