This being our first time to the island we were hesitant on where to stay with no real back ground knowledge.
Location of this rental was great with it being a 5 minute walk to the stores and only 15 minutes from the airport.
View from the balcony was incredible and you can see the waves crashing on the beach.
Pool was very warm but that’s to be expected after a warm summer. Pool was never crowded and was very quiet.
Only one room has AC in it but with all the windows and doors open there is a nice breeze. It was a little warm during the day but was pleasant at night.
Truly my only real issue with the rental was the master bed rooms bed. It was the firmest mattress I have ever encountered.
Having a full kitchen and Landry was great.
Overall I will stay here again. Loved it and would recommend to anyone.

The ocean front view was stunning and the best asset of the property. Overall, the property was comfortable on the inside with a well equipped kitchen. Our disappoint was with the accuracy of the pictures. The unit could use some cosmetic updates to justify the high rental cost as it looks a bit tired overall. The carpet felt crunchy in areas and in need of replacement. The guest room bathroom shower door didn’t close completely and needs immediate attention. The hardware on the doors looked ancient and rusty. The screens on the lanai doors were torn and looked in need of replacement. Our biggest disappointments was with the uncomfortable lanai furniture. The lanai is the best feature of the unit yet the furniture was too uncomfortable to sit on for any length of time. They could also use an additional lounge chair as well. The inside sectional sofa was very comfortable in contrast. Also, there was a smoke detector that kept beeping and that was removed from the ceiling before we arrived. After talking to the manager, we discovered that it had been placed in a drawer in the bar area with the battery not removed but dead which caused the constant beeping. This is a safety issue as well as an annoyance and should have been addressed before our arrival. My final complaint is with the early checkout time. I’ve never had to checkout of an VRBO before 11:00am.

My husband and I stayed here and were blown away. We felt like we were in the presidential suite of a luxury hotel. We enjoyed meals on the spacious lanai. This condo has everything you need for the beach, including beach chairs, boogie boards, umbrella and cooler. There is no central AC, but the screen doors and multiple ceiling fans were sufficient. The second bedroom does have a window ac unit, but we didn’t need to use it. We slept in the master with the sliding door open a listened to the calming sounds of the ocean. The property grounds were peaceful and well kept. There are only a few units on the property which make is feel more secluded and peaceful, while also being steps away from the beach. We enjoyed everything about our stay here.

We loved everything about this property. First time on Kauai, just a quick stop before a Maui trip, and we hated to leave. Perfect location, everything was so clean, best stocked kitchen ever, really appreciated the beach gear. Could not have loved this more, the two queens in the second bedroom were perfect for our adult sons and hard to find. Thank you to the owners for sharing this bit of paradise, we feel so blessed.

This was our first trip to Hawaii and we couldn't have been in a better condo. Everything we needed was there to make our trip that much more enjoyable. From everything you needed in the kitchen, including spices, coffee filters, ice maker in the freezer, to beach chairs, ice chest and boogie boards for the kids it was amazing! We cooked breakfast every morning and enjoyed the ocean sounds and beautiful views right off the balcony. The neighbors were great and we had a great time chatting with them during our week stay. The property management company was quick to respond to our messages if we had any questions. It truly felt like we were at a second home. The owners take very good care of their home and it shows as soon as you walk in. This was the best vacation rental we have every stayed in. Thank you for allowing us to share your home during our stay.

Our family enjoyed this condo very much! Spacious and clean and quiet. No fighting for parking spots Great views right on the beach. Amazing big Lanai on the Second story . Not really a good place to swim in the ocean but does have a nice little pool. We did buy a boogie board at Costco and left it at the condo for future guests to enjoy

Very beautiful and comfortable accommodations. We were in awe the moment we walked in and saw the view. We were centrally located to do lots of different excursions on the island and having the Lava Lava Beach club close by was an added bonus for relaxing with drinks and dinner at the end of the day. Unfortunately I broke my ankle day 4 into the week and I had to spend a bit more time at the condo than planned but I had a beautiful view the whole time.

My friend and I went with my infant daughter for a long weekend and it was perfect. We relaxed and stayed by the pool and at low tide, went into the tide pool by the ocean with my daughter. It was perfectly refreshing and I can’t say enough good things about this property.

Beautiful property! Best part was the patio, ground and view. Had all the things we needed for a great stay. Negatives:. Very warm! Adverted air conditioner in 2nd bedroom, but it didn't blow cold air. Carpets were old and dirty appearing, and 2nd bedroom had a dank odor. Should have more box fans available, or fix the air conditioning. Other than that we overall loved it here!

We enjoyed our stay at Lanikai 123. The condo was very spacious and the lanai was large with great views of the ocean and pool. The kitchen was well stocked with anything you might need including spices, aluminum foil, cooking spray, etc. Furnishing were all very comfortable including beds. The only downside was I did not read the fine print and there is only a small air conditioner in the guest room that didn't even cool down that one room. The condo was very warm even at night with all of the windows open. It was hard for all of us to sleep. There was a box fan in the closet which was a saving grace but it was still too warm for all of us.

Amazing Stay at Lanikai 123
Loved our stay at Lanikai 123. The unit itself is incredibly spacious with two large bedrooms, a massive living space, and a huge deck with an expansive view of the grounds, pool, beach and ocean. Honestly, it's difficult to overstate how amazing the views are from the master bedroom and the entire living/dining area. Additionally, the unit was extremely clean and has clearly been well maintained and updated. It is well stocked with kitchen supplies and pool/beach items, including three very nice boogie boards and a kick board. Property management was incredibly responsive and promptly answered any questions that I had. We've been to Kauai a number of times previously, but this was our first time staying in the Wailua/Kapa'a area and we came away convinced that it has a number of advantages, foremost among them: close proximity to shopping (super close to Coconut Market Place) and dining (walk across the street to the Kinipopo Shopping Center and try anything and everything at both Passion Bakery and the Korean Barbeque restaurant), and a central jumping off point for driving to other parts of the island. In short, we would absolutely stay here again in the future.

The condo was very nice with all the amenities included. Very spacious and updated with huge Lanai overlooking the beach and ocean. We really enjoyed everything about the condo and location and highly recommend it. The only recommendation would be to add AC to the master bedroom especially for the hotter summer months.

Property felt like a home
The property has a strikingly, beautiful ocean front view of the gentle waves rolling in on the East side of the island. We spent much of our time sitting on the balcony which has both a table and chairs and lounge chairs. We enjoyed the resident birds, the Shearwaters, who cooed and cried while nesting in the bushes in front of the unit. The property has a nice heated (?) pool and a small beach that is good for swimming when the surf is calm.
We arrived to the music of Hawaii playing in the condo and felt instantly welcome. Everything was in order and very, very clean. Furnishings are tasteful and in excellent condition. The two master suites were equally comfortable and outfitted. We love to cook and were surprised by how well equipped the kitchen was, with EVERYTHING we needed including seasonings and spices. Television had lots of options including cable, Netflix, Amazon, etc...
The property is conveniently located within easy walking distance to the Coconut Marketplace that has a well-priced convenience store, restaurants and shopping outlets. Within a 5 minute drive, you can kayak on the Wailua river, go to the Safeway or the Papaya Natural Foods store, snorkel at Lydgate or attend the Smith Family Luau (highly recommended for it's warmth of spirit and authenticity)
In addition to all of this, the condo comes with beach chairs, ample beach towels and an in-unit washer and dryer all in excellent condition.

Wonderful trip and very nice truly ocean front condo. Spacious and well laid out with comfortable king beds. Also large very private lanai. Cannot see or be seen by other tenants. Both bathrooms have double sinks which is a plus with four people. Condo was well stocked with anything you might need. Nice to have coffee maker as well as Kerig. Also they provide very nice bath products. Thank you again.

Kapa'a Paradise
Everything about this property was simply AMAZING.
The location - as well as the size of the complex - was ideal.
Walking distance to restaurants (Lava Lava was "the bomb") and shopping and farmers markets.
The amenities exceeded expectation ... the kitchen lacked nothing, the quality of the towels (bath AND beach) were of premium quality, even the beach chairs and umbrella seemed brand new.
And the view was ... breathtaking.
I've stayed in a LOT of VRBO's and this one was as close to perfect as you could get. Would love to return some day.

We stayed in room 123 and couldn’t have been more pleased with the unit and it’s view! Absolutely beautiful day and night. The pool was excellent and heated , we were from Ohio and enjoyed the swimming! The lanai was huge and used daily for relaxing and visiting! I would recommend this place to anyone who wants to visit Kauai, the location is perfect for visiting the islands both shores! Mahalo !
