Beautiful, modern home surrounded by redwoods. Great having the outdoor hot tub and ping pong table. Downstairs was a queen bed with a separate room with a daybed that you go through to access the en suite bathroom. Another bedroom and bathroom upstairs. Very comfortable bedding. Laundry is located in downstairs closet (key in armoire). Just under a mile to get to the various restaurants in town. Thanks for a great stay!

We stayed for two nights to celebrate my sister getting married! The location was perfect and had everything we needed. The fire pit, hot tub and outdoor area was beautifully situated with all the trees! We would definitely stay again!

Overall our stay at the property was good. We had some plumbing issues that required us to be stuck at the property for an afternoon with people coming and going to fix the issue which killed some plans that we had. The Property Managers were quick to respond though and resolve the issue. Fortunately this issue is resolved and should not affect future renters.

The house is large and spacious with a great wrap-around deck and outside nooks to take advantage of. There were a few things that were not in place when we first arrived (outside lighting, additional linens and towels) but Theo took care of these needs quickly. Theo was very responsive during our stay and both he, Cherie and Katy followed up post our visit. It's clear that they care deeply that their guests have a safe and comfortable ecpereince!

We had a great time at this fun property. Close to town, quiet street, fun with ping pong and hot tubbing, plus plenty of space for everyone to relax. My only gripe would be to echo what others have said about paying for a cleaning fee and having to do quite a bit of cleaning before we left. Not the end of the world, but not your normal experience. All fully disclosed though and we had no issue getting our deposit back. All in all a great time, and Charlie was very easy to get a hold of - no issues checking in, etc.

Had a nice stay here - particularly loved the fire pit and wraparound deck! Only complaint is that the outdoor furniture, deck, etc. we’re very dirty and swarming with bugs - guess that’s the great outdoors for ya! Also, we were required to clean the place head to toe (wash and dry linens, empty dishwasher, etc.) for fear of being charged additional fees although we’d already paid a $175 cleaning fee. I think that price is pretty steep all things considered. Regardless, had a good time and would recommend to anyone wanting a nice, relaxing weekend on the river!

This was my 5 or 6th time staying in Guerneville and this place was my favorite! Super comfortable, spacious with all the amenities you could want. It's actually walking distance to the town of Guerneville, short drives away from some of the best vineyards Sonoma has to offer, and 20 minutes from the coast. One of my favorite things to do in Guerneville is to wake up on a cool morning, pour myself a cup of coffee and take in the morning from the hot tub! This place did not disappoint! The house had plenty of space for the four of us and lots of outdoor space to take in the natural beauty of the surrounding area. Next time I come back to Sonoma, this place will be at the top of my list. And Charlie was super responsive!

We stayed here with another family for 2 nights in early November. We ultimately had a nice stay and Charlie was very communicative and accommodating with early arrival. This is definitely a "cozy" house that works for 4 but can't really see it working for a bigger group. The living room was cute and cozy. Kitchen was quite small, and missing some basics like mixing bowls, but mostly nice. The cool vintage stove in the photos is no longer there. There is only a small dining table in the living room with 4 chairs. Tons of sleeping areas but I can't see how a large group could use the rest of the house. The bedrooms are very oddly situated (one at the top of the stairs and the other opening up to the basement den) and both are tiny with barely any room around from the queen-sized beds. Our main issue was a vent in the upstairs bedroom that opened to the outside and was only covered by a metal grille, as it was literally freezing out and we had unfortunate super dangerous air-quality due to nearby fires. There was no way to close up this vent, and furthermore the heat vent was jammed closed so no heat was getting into the room.

The kitchen has plenty of pots and pans and a gas range, which is always a pleasure to cook on. Practically, our enjoyment was hampered by a few factors. The bunk beds are incredibly uncomfortable. Two of the "beds" were actually bean-bag chairs, which shouldn't really count as beds on VRBO. One of our guests actually blew up their own air mattress and slept on that instead. The master bedroom did not have a door and opened directly into the basement, where the two beanbags and bunk bed were. Hope you weren't hoping for privacy! Despite charing a rather steep cleaning fee, signage was clearly posted around the house imploring you to do two loads of laundry before you leave, and to empty all garbages and recycling. Additionally, you will be charged extra if you do not clean and put away all dishes before you leave. Nothing like spending my weekend getaway cleaning the property I already paid to have cleaned! Don't get me wrong, I usually clean places before I leave, but this felt heavy-handed. It would not have been as offensive if the cleaning fee was cheaper. We chose this property because it has a hot tub, which was an important feature for our party. Inside the home, you are informed that "if the hot tub needs to be drained after your stay, you will be charged for the service." Unfortunately for our group, spending a couple hours over the course of Friday and Saturday night was (apparently) enough trigger this. After texting the spa cleaning company, it seemed as though it hot tub did not necessarily NEED to be drained (could be treated with chemicals instead), but Charlie insisted on going that route. After talking to both Charlie and the Spa Care Company to understand all sides of the problem, I came up with what I thought to be a reasonable compromise. My compromise was shot down immediately by Charlie, and he ended our correspondence by telling me that he would filter all future messages from me as spam. Guessing that if a couple hours of use is enough to trigger a very expensive charge (look up Diamond Spa Care's basic clean out service!), that you might as well not use the spa at all... or be prepared to pay (literally!!) for the consequences. We are not the only review to mention getting charged a fee after minimal use, either.

We absolutely loved staying here for an extended weekend. There was plenty of space for all and an amazing patio with fire pit. Charlie was very kind and responsive through the entire process. We will definitely look into booking this house on our next trip to Guerneville.

Had a great time up at the house. It is very cozy, and well appointed. The bedrooms are very comfortable and the area is very quiet. I highly recommend staying here.
