2021 KITCHEN COMPLETELY REMODELED. ! LARGE BON-FIRE PIT, NEW BEDS, NEW POTS AND PANS, FUSE-BALL, PAC MAN MACHINE AND MANY OTHER THINGS. The home itself is across from the beach access and has views of the lake from its large deck. There is a heated pool and jacuzzi located outside for all your summer entertainment. There is plenty of seating outside with a large gas grill, so that those summer days can be spent lounging and relaxing with friends and family. Don't worry parents, the pool is secured by gates, so that the little ones can't get in. The yard is also fenced. Enjoy relaxing and roasting marshmallows around the fire pit. Also included are all the modern amenities including WIFI AND CABLE.

Our stay was fabulous. Everything was clean and tidy, the pool was a game changer with the kids, there was an abundance of towels, and the private beach was such a perk. We had 6 adults and 6 kids ranging from 3 to 8, and we would absolutely stay again.

We stayed here for a family vacation and it worked out perfectly. There were enough bedrooms with bed configurations that worked. The pool was the biggest hit. You are close to town and so many more adventures.

This was our third time staying in New Buffalo (an area we love) and our first time at this property. The positives were there is a small neighborhood beach very close by that was nice to walk to and have a look at the water. It's small and rocky but still a nice thing to have. If you want, you can also walk to the main street of shops and restaurants from this house. We enjoyed the large above ground pool, the Pacman game was fun, and the house was big enough for the 9 of us. The cons were that there are many things that need fixed and cleaned up at this property. It seems overall neglected. It was also not very clean. We found moldy old coffee in the coffee pot, the fridge was very gross, there were smears of something sticky on the glass table, and we had several rusty bolts on the deck that we almost stepped on. Some chairs on the deck were almost completely worn through. The king size bed is so high it's hard to get up on and none of the beds were comfortable. The rails for the upper bunk bed were held on with zip ties. Plugs wouldn't stay in most of the outlets because they need replaced. This rental was about 3-4 times as expensive as where we have stayed before, maybe they can charge that because of inflation and demand, but we won't choose this property again.

New Buffalo gold
House was exactly as described in the listing. The hot tub was not working for our stay do to a backordered part but we were informed ahead of time. The heated pool was by far the best part of the property for us. We had 4 kids and 10 adults and we used the pool everyday. The private beach you have access to is ok and very rock heavy but it is private to the neighborhood. New Buffalo beach was awesome and worth the money spent for parking and only 5 minutes away by car. We thoroughly enjoyed our stay here and definitely would book again. Carie was very prompt with any questions that we had.

Great place to stay
Overall, very pleased with our experience staying here. Communication prior to arriving was challenging at times but once we arrived it was easy to get a hold of the host when needed. Unfortunately the hot tub was out of service during our stay (the host had let me know) but the pool was heated and absolutely perfect. The house was clean, comfortable and waking distance from town. Would highly recommend and stay here again if we make another trip to New Buffalo. Thanks!

Lovely property, close to everything you want or need!
We loved our stay. The home is deceptively large, from the outside you would not believe it has five bedrooms and two living rooms. Seating was plentiful and we loved the heated pool. Definitely would stay here again.

Great place
This house is absolutely stunning. The host was very responsive and the property had everything that is needed for a getaway. We enjoyed the pool, fire pit, patio and hot tub and the neighborhood was beautiful. I walked over to the private beach and the area is so tranquil. The short ride to the sandy beach was quick and very relaxing. I will be returning in the near future and we thank the host for allowing us to utilize her beautiful home.

Family vacation
First thing we all would like to Thank you for the wine and fixing for the s’mores also it was very gracious of you to supply play dough for the kids, they really enjoyed it. We had a great time at your home and really enjoyed the pool and the hot tub. They were a big hit with everyone, especially with as hot as it was. A couple of things that we would suggest is that the toaster wasn’t working so a new one would be appreciated by the next renter. Also covering the outlets with outlet covers for the safety aspect. There were a couple of places that the outlets were unsafe. We went to the private beach and it was very rocky, not one that we could spend the day at with small children. There really is no beach. We did go down to see the sunset and it was beautiful! All in all we had a wonderful time. Thank you!

Pool was great, the rest not so much.
Not a beach near by, but it was a small rocky cove. Not many electrical outlets in house and our plugs kept falling out of them. 1 outlet in 1 bedroom did not have a cover. Fire pit had 2 broken chairs. Hot tub water was cloudy and the pool heater was sitting in a box in the yard. Kudos to management for fixing both of those quickly. Front door lock broke, but it also was fixed quickly. House was dirty, poorly maintained with furniture that was past its expiration date. Poison ivy growing along the front walk. Lovely fridge and good stove.

Ok for pandemic year vacation- charged as if lake front and it is NOT
House would have been fine accommodations except it was dirty. Hair and dust in all corners of room. Do not look under the furniture! We wanted to checkin early but was told COVID cleaning extended the cleaning time, we could not tell. TVs in room do not work with cable, need to bring your own devices to hook up. Pool gates are very loose and broken down, need some attention. “Private beach” is not ideal for the day. It’s a shared small space about 20 yards wide, that is NOT sand as pictured. The pictured beach of sand is the public beach down the road which was very nice but had to pay everyday to go. Just hard to pack up when you are expecting to keep to self during a pandemic time. We booked this and paid what we did thinking we could isolate and couldn’t. Difficult to be pregnant and not be able to join crew at beach bc no private area you planned on. They also came to spray for mosquitos in middle of day, no warning to us. Had to make arrangements to keep kids away. Too pricey not to fit description.

Sadly our worst vacation - beware the dirty house, dangerous poison ivy and rude property manager
We rented the house for 2 weeks leading to July 4 to get some well needed family time away. We were hoping for a serene vacation but got a much different experience, in an Ill maintained, dirty, grimey, somewhat dangerous house with an unprofessional, rude property manager.
Cleanliness: The house was dirty, sticky, smelly, dusty and old, the couches stained and broken, the kitchen stale, and clearly has not been well maintained. Luckily we brought our own bedding, as many were torn and old, and since the towels were musty and flaking, the property manager arranged some new ones as we couldn't use the old ones. The toilet overflowed many times when we arrived and twice someone had to come in to fix this. The main couch in the living room is not only old but also broken in the middle which made it very uncomfortable to use.
Pool: The pool in itself was descent, I'd give it a 6 out of 10 (and definitely not worth what we paid) but it was promised to be heated and we couldn't use it at least 2 days because the heater malfunctioned (it said so clearly on the control panel). Luckily the very nice guy from the pool company was accommodating and communicative and did his best to replace it, which allowed the children to continue using it later on.
Poison ivy: the front of the house is full of poison ivy. This has already been mentioned in one of the previous reviews from August 2019 so we assumed it was all taken care of. Unfortunately it wasn't, and two of us got a bad poison ivy rash. To which the property manager alluded that we brought it from Chicago.
The property management: Whenever we rightly complained about cleanliness, pool heater, broken toilet etc, she suggested sending a handyman/cleaning lady to fix it. When I stated that it was not our job to entertain her handymen she falsly blamed us for not letting the handymen in ("if you refuse their services I'll have to charge you") even though we did. Disregarding our time, she gave us vague notices on when someone should arrive ("I don't know when, I don't own the company") I would have loved to post all the fun photos and texts from her as they speak for themselves but regardless, a professional property manager would never treat their customers so rudely, and would have made sure to address all the problems in the house between occupancies. We had a very challenging vacation, not calm or serene, and we absolutely do not recommend this house.

Accommodating beach rental
Overall this house fit all of our family's needs. We were able to take our boxer Shelby and there was enough space for our kids to spread out. The karaoke and pac-man machine were a highlight. The beach (all rocks) was literally across the street which was nice to watch the sun set each evening. The kitchen was ok. The soap dispenser in the dish washer is broken but it still worked ok. Overall, the house served our needs. The pool isn't that deep but the weather only allowed us to enjoy it a few days anyway. Typical beach "2nd" type home. Location was great.

Absolutely NOT worth it
Rented this home to host my entire family to celebrate my daughters 4th birthday. Not only is the house outdated and down right dilapidated it was filthy. Nothing was plugged in- so I had to crawl around looking for outlets- disgusting dust bunnies, bugs and piles of sand under furniture.
The pool, clean and not too much chlorine, well heated along with the fire pit and large back yard was the only saving grace. Thank goodness we had nice weather all weekend because if we had been stuck inside we would have checked into a nearby hotel or headed back home instead... no cable, small small televisions and spotty wifi. Caution: the decking around the pool is unsafe and a beam protrudes into the pool- my father actually cut his head on it before any of the kids had to the chance to (thankfully?).
Bring coffee pods because there is a keurig but no pods provided. there was coffee and filters but no pot... makes sense.
Caution: the entire front “flower bed” is actually poison ivy. Thank goodness my mom alerted me and guests before anyone’s week was ruined.
I wish I could get my 2k back and spend it on.... I dont know, anything else... I hope the owner or management company uses it to fix these issues and invest in a deep clean of that home.

Mini getaway
This is a beautiful property only minutes away from the lake. We had 10 adults in our party and there was more than enough room for us. We rarely stay inside the house, only to retire for bed. The house was clean and was fully supplied with towels and cookware/dishes. Make sure to bring hand soap and detergent as we did not find any. The deck/pool is huge and the hot tub was great. We will definitely book again!

Had a great time, but a little disappointed with the house
Let me just say we are not upset in anyway and we know the property manager can respond. This house is really cute and has SO much potential but could really use a deep clean and some minor repairs.
Received absolutely no communication after booking with the property manager on check in process so 2 days before the trip I reached out to her on the whole process. She answered me quickly and answered questions. I just thought she would give me instructions after booking, but no biggie.
I arrived to the property 15 minutes before check in and found the cleaning team still there. Popped my head in to ask how long she would be because I could take my kids and do something else. She assured me she only had "3 minutes left" so we decided to wait.
When we first entered the house we were surprised that the condition was considered "clean". Cobwebs in every corner (complete with spiderwebs and lots of living spiders, dirty floors, dead bugs everywhere, hair from previous renters and dust all over bathroom floors. The fridge was left with food from the previous renters (contacted property manager and she said it was due to us arriving 45 mins early according to the cleaning crew and she didn't have time to do it. We were only 15 mins early and said she could take her time and finish while we went and did another activity, but she assured us she was almost done. Property manager brought a bottle of wine to apologize so that was a nice gesture), there was garbage all over the backyard, a cigar cutter left by the hot tub (glad I found that before my kids), hot tub is missing a face plate so you don't know what buttons do what when pressing them. Top step by hot tub is broken. Deck by the pool has seen better days. Gate latches are loose and not functioning well. There are a few small holes in kitchen walls, at least all of the bathrooms have lightbulbs that don't work. Upstairs bathroom fan doesn't work so there's a lot of mold/mildew around the tub. Don't look under beds!!! TONS of dust and hair. The fan in master bedroom has thick dust coating the blades. Lamps in rooms don't plug into outlets, cabinets that don't close all the way in the kitchen. Garage door doesn't close all the way. Lots of chipmunks running out of there!
We decided not to contact VBRO and just make the best of our visit because we did get an amazing deal on the place. We loved the area but would not stay in this particular house again. The kids had a blast and that's all that matters.

This rental was perfect! Upon arrival I was able to get into the property with no problems. The location was great, close enough to walk downtown but quiet enough to relax and not have all the noise and traffic. The beach access was great and I was able to watch a beautiful sunset. The house was very clean and comfortable and will definitely stay here again! Thanks for the perfect little get away!

Not Feeling It
The beds were crappy, creaky and old especially downstairs. The lighting was awful, no place to read. The downstairs had one weak overhead light in the entire room. I reached to turn on a lamp in the Peace Sign bedroom and the lamp was not plugged in. Why? Because there was no outlet on that wall. And the description of seeing the Lake from the deck, not when there are trees blocking the view. The large sectional was so old that even my young adults had trouble standing up. The home has possibilities but really could use new furniture and lighting. The frying pans were awful, we hopefully didn't get poisoned by teflon. The town is cute, we would return to the area.

Perfect location but house needs work
We just returned from a long weekend in New Buffalo and had a great time with our family. I realize that it is the end of the season but was
disappointed in the housekeeping of the property plus the furnishings appear to be "second hand". Only 2 face clothes, one hand towel and no dish towels were to be found and while we were expected to wash the towels we used, no detergent was supplied so we were not prepared for that. Also there was only 1 garbage bag for the kitchen can.
The yard was great for the kids to run around and play and the fire pit was nice. The pool was chilly but it was a hot weekend so that was not an issue.
The private beach is not large but still enjoyable and the public beach was very nice.
We enjoyed the town and the location of the house and may rent it again but will be better prepared next time and bring more of the basics from home. We do not have an issue with doing that but a heads up would have been nice

Love the location
I just came home from renting this home and the home next door. Rental 176333. We had a group of twenty people for a family reunion. Both homes had heated pools which worked great for our family. The older kids in one pool and the parents and the young ones in the other pool. Both homes had firepits which was great to cook Smores at night. The beach access is extremely close. We also got a lot of use out of the park a couple doors away. The kids had a baseball game it was great. We all loved that we could walk to town to enjoy ice cream at night. I would highly recommend these two homes for large families. Both homes were fully equipped and very nice in the inside. The other great thing was Lake Michigan was warm enough to jump in. At night the hot tub and the heated pools are great.

Best Easter with Family!
My extended family just got home from a vacation in New Buffalo. There were 14 of us and this home was great. The weather turned out to be great we had a great time with the firepit and the hot tub at night. The home was very equipped for the Easter dinner and had enough seating for all of us. It was great to have two common areas so the adults could watch the Notre Dame game and the kids could watch their movies. Already booked Easter for next year. Would totally recommend this home to Family/Friends and even people I dont know.

We loved our stay in New Buffalo. The weather was great, we picked the perfect week to be in Michigan. The pool area was great. When we arrived the pool was set at 80 degrees we called the management company and asked if we could turn the heat up a little bit. The said "yes", just please do not put it over 85 as it can ruin the liner. The beach that is located across the street from the home was not as big as it was last year. This was not a concern as the management company left us a pass for the public beach, but we found ourselves using the beach across the street. We also love the pool area, so the beach was primarily used for Sunsets. I have read the comments of the renters the week before us and I am shocked. There are no bugs in the home, but yes at night if you leave doors open the bugs will come in. The owner of the home has updated many things in the home since last year. Including they redid all the hardwood floors. Which looks very nice. They bought a new front room couch and carpet. The hot tub is also new which was very nice on the cooler nights. Overall our children and grandchildren love the home. There are numerous toys for the pool and also a bon fire pit in the back yard. We will be back next year. This home is great if you like being in New Buffalo you are close to everything, we do not drive while we are there. I would highly recommend this house, it really works well with our family.

I just arrived home from what I expected to be a great trip to a quaint Michigan town. The town and public beach were nice and fun to explore. Unfortunately, the house quite honestly did not even come close to meeting my expectations.
I arrived in New Buffalo on July 5th for a week of summer fun with my family and in-laws. Unfortunately, I was ready to cancel the reservation after the first night. No warm pool waters or s'mores kit were waiting for us. My four-year-old did, however, find a butane lighter refill and beer can under the bunk bed. Thank goodness he brought the item directly to us. This house would better fit a bachelor party or frat get away (if they could afford it).
What bothers me the most is that I should have known better. I looked at the pictures and reviews and just assumed the other tenants were picky or snooty. I was wrong! I didn't even feel comfortable taking my shoes off in the house because the carpets and rugs were so stained. Bugs were all over the place, but at least they had well equipped the home with fly swatters. The beds were squeaky, and the bedding was shabby. I couldn't wait to get back home and get a good nights sleep. My 8 year-old couldn't believe that we were even going to stay the night.
I will agree that they have plenty of bedrooms and sitting place. The outdoor sitting and dining area worked well for our large party although I expected those bonuses for the price we paid. We chose this house for that reason. We primarily chose it for the pool though. Unfortunately, I was the only adult that would get in. Management would not allow the pool temperature to go above 80 degrees which is fairly cold. The "private" beach access is subpar at best. More like a rock collection and sand pit filled with several other families and excessive smokers and lake debris.
The house had light fixtures that were broken, carpets stained, air vents covered with cardboard, and pieces of the furniture were broken.
I would strongly recommend that you do not stay at this location. I think we would have enjoyed our vacation far more in another location with a clean, comfortable, and safe house. I acknowledge that management will have the opportunity to respond to this review, but our family will not be returning to this house for future vacations.

Had a great stay over a long Labor Day weekend! This home is so close to the private beach!
Pool and hot tub were enjoyed by all! Location is perfect for walking to downtown New Buffalo.There was plenty of room for all to spread out comfortably. We appreciated the large dining table that seated our whole family. The fenced in yard is a real plus if you have young children. When we experienced a small problem, management sent a repairman in a timely manner to assist us. Although not the fanciest of homes, it was quite comfortable, homey, and very family friendly!
