The lake is beautiful, but it is not a constant-level lake. If you are looking to bring a boat, we highly suggest checking the lake levels through the LCRA for Lake Travis (Mansfield). Boat Ramps are open when the level is below 679' msl (mean sea level) and Boat Parking is open when lake levels are below 675' msl.
** There is an EXTERIOR monitoring camera at the entrance to the condo as well as cameras around the complex. Absolutely NO cameras on any interior areas of the condo whatsoever.

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and _____________________ (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property (“Property”) is located at:

The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.
***Identification must be presented for Guest**
Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:
100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded
*When booked through Marriott HVMB, these cancellation policies do not apply. Please refer to Marriott HVMB for the cancellation policy that applies.
RELEASE, DEFEND, INDEMNIFY AND HOLD HARMLESS:

ANY DAMAGE, INJURY, DISEASE, SICKNESS OR DEATH TO GUESTS OR INVITEES, RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES; OR
ANY DAMAGE OR LOSS TO PERSONAL PROPERTY CAUSED BY OR RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES.
ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE UNDERSTAND, ACKNOWLEDGE AND STIPULATE THAT THIS AGREEMENT INCLUDES ANY SUCH CLAIMS, DEMANDS, DAMAGES AND COSTS ARISING OUT OF NEGLIGENCE ON THE PART OF THE RELEASED PARTIES.
11: NO REFUNDS FOR INABILITY TO ACCESS OR USE RENTAL PROPERTY
IN THE EVENT EVENTS BEYOND THE CONTROL OF THE LANDLORD INCLUDING BUT NOT LIMITED WEATHER SUCH AS HURRICANE, BLIZZARD, SNOWFALL OR FREEZING RAINS, EXCESSIVE RAINFALL, FLOODING OR DAMAGE OCCASIONED THEREBY MAKING EITHER ACCESS TO OR OCCUPATION BY GUEST IMPOSSIBLE OR UNDESIRABLE, NO REFUNDS WILL BE MADE. GUESTS ARE ENCOURAGES TO SEEK TRAVELERS INSURANCE OR OTHER SECURITY.

Pretty decor, nice towels and linens. Loved the body wash, shampoo and conditioner. I wish I knew what brand they were so I could buy them. The kitchen was also stocked with all the things you need.
Also, I contacted the host one morning with a question and she replied within a few minutes. We’ll definitely stay again.

We came to view the eclipse and had a great time. Property was very nice! We enjoyed the view of the lake and we spent quite a bit of time on the deck. It was nice having a table where we could eat outside.
Would’ve like to have had more comfier chairs in the dining area as we played games both nights and sat there extendedly. Master bath was terrific.
Would consider renting again if we have a reason to be out that direction!

Upon entering the unit, we were so pleased that it was everything the listing had detailed. The unit unit is more than adequately arranged and stocked for a care free and relaxing time. The kitchen was well appointed for 2 people that enjoy cooking. The scenery made an amazing backdrop for 2 sisters to spend some time together reminiscing and getting even closer after all these years. Location is easy to get to and close enough to town to enjoy the surroundings and the space itself.

I recently stayed at the Lago Vista property and had such an absolutely amazing stay. I wanted a quick getaway trip to relax and have some peace from dealing with work and decided to book a last minute trip to Lago Vista. I could not have been more pleased. First, the condo is so comfortable, clean, and decorated so beautifully! Also, we decided to cook all of our meals inhouse prior to the trip and stopped at the grocery store on the way to pick up all the items we needed. To our surprise, the condo had many of the items already there for us. The hosts are super sweet and very accommodating! They were always readily available for any questions we had. I will definitely be back and would recommend in the future. Thank you guys so much!

We decided to take a few days to getaway close by over break. A friend had suggested Lago Vista as they also had just been. Even though it was off season, we very much enjoyed walking the grounds and driving “in” for some tourist activities. The condo is well equipped and has lots of extras as noted. Balcony is large and views can’t be beat! Comms are great with managers and check in and out are seamless!!! Would def stay here again! We all enjoyed it!! Thanks!!

Off season so very quiet. Clean and well stocked. TV’s were a little tricky to figure out and the Spectrum cable service was out. All remotes had dead batteries, but host responded quicky. Hot tub, and exercise room very nice. Overall a good experience.

Beautiful condo throughout! The views over looking the pool and lake are stunning! The condo was decorated well, fully stocked with cooking items and utensils in the kitchen, the bathrooms were stocked with towels, shampoo, conditioner, body wash, and hair dryers. They had cards and board games to choose from. They even had tennis rackets and balls, a volleyball, and beach towels for onsite activities. The onsite gym was large with great amenities and views. There are deer all over the grounds and they love eating deer corn out of your hands. We absolutely love this property and look forward to returning soon!!

Our stay was good. The property looked clean but when we took our shoes off we ended up with tons of hair with dust stuck to our socks. Another thing to point out is that the condo is located on the second floor and you might have noisy neighbors running above your head after 10 pm. Rather than that it was a beautiful property, and amazing sunsets.

This property has it all. A perfect place to lay your head, sit on the patio with a cup of coffee (or wine) and even games and activities. We so enjoyed our time here and it was a relaxing place to decompress, visit with family and even work remotely when I needed to. I'll be staying here again!

The accommodation was clean and comfortable. The only issue was parking. We had 2 vehicles, but there was only one garage parking spot available. Jet skis occupied the other parking spot; therefore, one car had to park in guest parking. When I reported the issue, I was told someone would get back to me after speaking with the owner, but no one reached out to discuss the matter any further.

The view was spectacular. It exceeded my expectations. The condo was clean and comfortable. It was a home away from home. The kitchen appliances, utensils, and glassware for bartending was everything we needed for a romantic or fun-filled evening. It was quiet I assume because our stay was toward the end of the season. Our stay was overrall very relaxing.

I have stayed at IOLT with my husband several times. When weekend getaway plans with girlfriends had a bit of a hiccup, I looked for a place that could accommodate us on short notice, and fortunately, this one was available. With the great lake and pool view we knew it would be just right for a relaxing weekend, no matter what the weather. The condo was as advertised, well appointed, and clean. We enjoyed walking around the property and taking in the beauty of nature. The restaurant on the property is unfortunately permanently closed now and there was some maintenance going on in the indoor pool/hot tub, so that was a bit disappointing with the rainy/cool weather, but it didn't keep us from enjoying our time together. We would absolutely book and stay here again.

If you want to be away from the city, right on the water, this is the place to be. The deer are just a joy to see, the views of the water are great, and it was quiet and peaceful out. The apartment was a 2br 2ba, very well taken care of. Plenty of seating inside and out to have family join. The bathrooms we very nice, it has covered parking, as well as a fitness center. We will definitely come back in the future.

This is our second year with this property & it’s just as amazing this year as last. The condo is beautifully decorated & has a wonderful relaxing view. They have everything you could need & are very quick to respond to questions & very accommodating. It is located on a quiet island on beautiful Lake Travis with easy access to boat/jet ski rentals, grocery stores, etc. This is one of our favorite spots & we will definitely be back!

Besides its location, one of the nicer things about this unit was that it was stocked with things that you forget to pack. There were plenty of trash bags and dishwasher soap. Towels and blankets were also plentiful. The place was very pretty. Too bad the drought had taken it's toll, but we totally enjoyed the pool. I'd highly recommend this for a weekend getaway.

One of the Best
This was one of the best places we’ve stayed at for a Lake Travis getaway. The condo is very nice and the property is quiet and well maintained. The beds are comfortable and the unit is stocked well with various things. But the best part is the view!
