Located on Middle Pea Porridge Pond in Madison, NH you will find this lovely 3 bedroom, 2.5 bath waterfront home with accommodations for up to 12 people. Enjoy your own private sandy beach with swim dock, fire pit and private hot tub. For added convenience, the owners have provided 2 kayaks, a canoe and a flat bottom John boat for guest to explore and enjoy the pond.
The main level of this houses includes a spacious kitchen that any cook would love, complete with a 6-burner gas stove, granite counter tops, dishwasher and spacious island with seating for 3. A dining area with additional counter and cabinet space, half bath, living room with views of the pond, gas fireplace, A/C and slider doors to the spacious deck.
The second level is where you will find 3 bedrooms and a full bath. The 1st bedroom has a queen bed (sleeps 2), the 2nd bedroom has a queen bed (sleeps 2) and 2 twin beds (each sleep 1) and the 3rd bedroom has a queen bed (sleeps 2). All three bedrooms have air conditioners.
In the finished lower level you will find a great family room with full size pull out sofa (sleeps 2), queen bed (sleeps 2) Foosball table, tons of board games, TV and full bathroom. The lower level also includes a walk out to the back yard/beach.
This property is located only minutes from North Conway, NH where you will find tons of great restaurants, outlet shopping, hiking and biking trails and great ski mountains. There is something to do every season!

We have 2 docks for swimming and/or fishing, etc. The beach allows for walking right into the water on a gradual slope (easy for kids of all ages)- into sandy bottom in the beginning and then slightly rocky bottom further out. I believe that the beach faces west and gets sun throughout the day. We are right at the section that also connects up to the Little Pea Porridge pond so swimming, fishing, boating is fun and easy from this spot."

It’s a vacation rental so we really don’t expect perfection, however in aggregate there are just a few too many missteps. There is a strong moldy smell in the basement that, unfortunately, is noticeable on the first floor. The kitchen is ultimately well stocked and useable but a bit cluttered (why 3 slow cookers?). Many cobwebs in the corners. Bring your own towels as there aren’t enough for full occupancy, the ones provided were put away damp and smelled pretty bad until we washed them ourselves. The mattresses are fairly bad, one frame collapsed as the legs weren’t locked in place. The toys provided are fine though the tan kayak has a severe leak - avoid. The location is excellent, the pond is lovely, and the neighbors were super friendly. Lots to do in town, great options for restaurants, food shopping, and entertainment.

This house worked perfectly for our family. We have 2 young grandchildren and the pond was quiet and still. Easy to swim. The house has a beautiful kitchen and everything you need. Was very happy with Courtney from the rental agency. She answered all my questions quickly and professionally.

Courtney was extremely helpful and responsive to questions. The property was as described. It is a beautiful location. It was restful and relaxing sitting on the large deck. The kids enjoyed the kayaks, water, raft and hot tub.. The beds were comfortable. Overall a great stay. 4 stars because: Kitchen could be better organized (Why is the flashlight in the silverware draw? Where are the big bowls? Gave up on finding the contractor bags.). 4 face cloths are not enough if you are advertising for 10. Replace the ice cube trays.

The house was nice and the hot tub was good. Fireplace didn't work which was disappointing, especially since we were only there for less than 48 hours and it was raining out. Also, I found the expectation to wash the dishes, sweep etc AND bring sheets kind of annoying since VRBO charges a ridiculous cleaning fee. This is more a complaint about VRBO than the house.One important note for those who are physically challenged. There are three cement steps down to the property and no ramp or railing. House was lovely inside. Definitely perfect for those who like to cook. This was my first time renting a property so I suppose this was more sticker shock than anything. It was a LOT of money for not even 48 hours.

Beautiful location, well-maintained property, hot tub luxury addition, convenient to activities yet far enough away for quiet, lovely pond for kayaking, and nice road system for jogging. The only disappointment was something totally out of the owner's or rental control, and that is the noise of construction nearby during the week that started sometimes at 7 am until 3 pm, so we tried to plan our activity days (mini golf, shopping, etc...) during most of that.

We had a great week long stay! We utilized the Sandy beach, kayaks, canoe and pedal boat! The house was beautiful and we loved the amount of space in the kitchen. The lake was a great spot for fishing, but there were a lot of kayakers who fished very close to our beach since we were close to the canal connecting middle pea pond to little pea pond. Courtney at select was incredibly helpful throughout the booking, check in and check out process. We immediately booked another rental for next year.

Overall the week was wonderful. We enjoyed the house and waterfront property. The kitchen was well stocked with pots, pans, and typical kitchen amenities. The layout of the house was great and we enjoyed the deck and sandy beach area. A few areas that would have made the experience a bit better. The house could use a good power washing. It is extremely dirty on the deck side which made it a bit of an eye sore. We had to call to have the hottub serviced as it was not serviced on the scheduled date and it never fully got clean so I would suggest two cleanings a week. The deck is a bit uneven which was evident when being in hottub as water went over edges when only 2-3 people were in hottub. The basement bathroom had an awful smell so we didn't use it. And lastly the house is worn, stain carpets, chipped paint, older furniture etc. A deep clean and tighter screws would make it a bit more appealing. The dock was nice but the area was very rocky so we didn't allow kids to jump off it. Property management from booking to checking out was fabulous.

Was very comfortable, The view was the best , Just make sure you bring ur own sheets, pillows cases.
If cooking for large group brink your own pots as well,, pet friendly home are always a plus with me! I enjoy my stay over all, Furniture could be updated, overall had a great time..

Great location- easy access to North Conway and all the attractions. Awesome kitchen with plenty of space for large family dinners. The management company was very responsive and took care of any issues we had quickly. The only drawback was that the deck furniture was not in good condition. We had a great week of family time!

Peaceful getaway with great amenities
Location was amazing and the pond front water access was quite nice especially if you plan to use all of the boats the property offers. The house itself was pet and kid friendly. Home is slightly dated and could use some upgrades. Great kitchen for entertaining. The basement level had a smell consistent with potential water damage but nobody in our group slept there so was no an issue. The place could have been a bit cleaner. Lots of bugs indoors. Highligh recommend fly paper especially on the bedroom level. Overall a decent property for groups of 8+ people.

Lovely waterfront property!
We had a lovely stay at this house. It is well equipped and the location on the water is ideal. The hot tub is very nice, and we had lots of fun taking the boats out! The living space is nice and large to accommodate the entire family. Only a couple notes - first, the check in/out is a bit of a pain because you have to go into town to pick up and drop off the key. More ideal would be a lock box. Second, the basement is a bit damp smelling and running any water in the basement bathroom creates an unpleasant smell. Overall, however, a really great stay at a lovely property - so I still highly recommend!

The home was perfect for a group getaway to NH. So many amenities right in the home- we barely felt like we had to leave (hot tub, private beach, grill, etc.). In a great location close to downtown Conway and great hiking. Would definitely recommend/come back!

I rented for the winter season. Location is very nice, however, the upkeep of the property leaves little to be desired. Mold and mildew throughout the property, basement has a strong sewer smell, and the lake water docks/furniture are not kept up. The mgmt company is also very difficult to deal with, lots of finger pointing at the renter , when they don't set you up to do things properly. Things like hot tub care should be clearly articulated and they are not. Overall, there are better places to rent in MWV.

Our family really enjoyed our stay. The house is beautiful and everything was clean. The location was gorgeous. We stayed there on Columbus day weekend so no swimming brrrr. Sitting at the fire on the beach at night was amazing. The only negative comment is that the livingroom furniture desperately needs to be replaced. It is grungy. The rental company are very professional.

Cozy pond home
Overall great location and lots of things to enjoy and do at the house and in the area. House itself could use some updating and deep cleaning in areas (basement has a weird smell), more convenient and available supplies (no sponge, no dust pan, etc.) However, fireplace, first floor spaces, watercraft and fire pit made for a great family weekend.

This vacation home sits right on the water with its own beach and docs along with an assortment of water toys. Nice deck with a grill and a hot tub looking over the pond. The house had plenty of room with 3 bedrooms upstairs and a full finished basement with a walkout door to the pond. We had a great stay overall once we figured out the sleeping arrangements, as stated in another review the mattresses in 2 of the rooms still need replacing, luckily we brought a couple air mattresses. I would recommend this home to anyone that enjoy the water and has kids.

Lake life
We had a great week on the pond! The location is great, very close to the Conway/North Conway area for all the attractions and dining. Great little market down the street for takeout, bait, and other essentials. The pond was lovely and quiet, perfect for kayaking, canoeing, fishing, and paddle boarding. We swam in front of the house and at the little beaches throughout the pond as well. The pond does have very large boulders/rocks out near the swim float! Definitely no diving!
The inside of the house was clean and accommodating. The kitchen is large and opens to the family room. The family room is not child proofed! The stairway to the lower level is very open on both sides. A toddler or mobile baby would need to be watched/blocked from accessing that area. Bedrooms and bathrooms were clean and comfortable, though I think the mattresses in the non master bedrooms could use an upgrade, but they were adequate. Lower level was nice with games and a tv and access to the backyard.
The outside is great, boats are found under the deck and we used them a lot! The paddles, oars, life vests, and floats are found in the shed. The shed was a kind of a mess and could use a reorganization but we found everything we needed. My son loved the hot tub! It was definitely a great addition. There was a quite a bit of sand in the bottom when we arrived, in the seats as well. To be expected but maybe could be cleaned a bit more between guests. I think the addition of a skimmer just to catch debris would be helpful as well. The docks on the lake could use a bit of repair as well.
Overall, we had a great time and would recommend. Any of my complaints were small and would not keep me from returning.
