The location of this condo was great. Only a five minute walk to the beach. And the beach was great because it was in a less crowded area. The condo is fine. A few changes I would recommend the sofa bed mattress had a plastic over it I wasn’t sure if it should be ripped off or not so we just left it on. The half bath toilet needs a gut replacement. They handle had to be jiggled in order for the water to stop running. If you use the mic Microwave and the toaster at the same time it blew a fuse. I wish they had included a few more garbage bags. We like that other renters had left beach chairs and assorted beach toys for the kids. We also like that there were Pickleball courts which we used. I would stay there again I would encourage others to do so also.

First time for our family vacation in Hilton Head. We loved the condo. The kitchen was well equipped except that it provided plastic wine glasses instead of glass. I thought that that cheapened it a little It had the right amount of bedrooms and bathrooms for us. It was very clean and the beach was a little further than expected but we made do. Overall a nice experience.

Great place with perfect access just right across the street from the beach. The whole area of hilton head is amazing. We had the best time. As for our condo: Very clean and in great condition. The one thing that we didn't realize was that the laundry was not directly in our personal condo but out in the main hallway area (public) and required the use of quarters to operate. Easily solved with a trip to the bank for a roll.

Stayed here for a long weekend and was almost perfect. We had a couple maintenance issues the first day, but they were addressed quickly. Beds were comfortable; kitchen was well-stocked with pots/pans/tools/dishes. Nice pool and stream in back of apartments. Very short walk to the beach, which had great tidal pools and lots of sand for families to hang out.

The condo is spacious for my family of five, nicely decorated, convenient access to beach (cross street). The owner Mark is great, very accomdating, responsive. it would be great if there were bed linens provided for sofa bed, or at least state it's not in the description. The fridge makes very loud noise, could be heard from the farthest Master bedroom. Overall we had great time and will come back in future.

We had a great time staying in this condo. The location was perfect. The place was clean and bright and exactly as described. 2 things to take note of however: the washing machine and dryer are located in the hall and are used by other tenants and the bike rack is far from the main door. We did not use the washer and dryer, but it would have been nice to know that it is not in the condo. We had bikes delivered to the Xanadu and used them multiple times a day. It would be great if there was a bike rack located closer to the main door for the quick pit stops during the day. It was inconvenient to lock them up around the corner just to run in to grab sunscreen or a bottled water from the condo. Overall, the place was perfect! The location was great and the property was quiet and clean. The property management company was professional and helpful. The price was perfect! We would definitely stay here again and recommend this unit to friends. Thank you for a great long weekend!

Xanadu was extremely nice and most importantly very clean. We had all the kitchen items needed to prepare food. Extra towels and linen. It was immaculate and the staff was incredible. It was great! All of us enjoyed it. The condo was clean and roomy. The location was within walking distance of Coligny Plaza. While researching and booking, the owner answered my questions and Vacation Time staff was very helpful and friendly. Several of the restaurants and areas we liked were the beach, Coligny Plaza, Hinchey's, Southern Coney, Sea Shack, Frosty Frog, Harbortown, South Beach and the bike trails.

Friends and I came to Hilton Head for the Hilton Head 1/2 and Full Marathon. We enjoyed our stay at Xanadu Villas especially because it was quiet but with close beach access. Rooms were clean and very well equipped for us.

We rented this condo for a week. When we arrived the unit had not been cleaned well. In addition a closet was missing a door, a toilet paper holder was broken and the front door lock was very difficult to operate! We contacted the management company - they sent a company to replace the front lock and told us the floors would be mopped the next day. I have never seen such disgusting floors! I don’t think they had been mopped in months! Round 2 of the management company mopping was not productive - still filthy. They must use dirty mops! After much communication the owner agreed to refund us the cleaning fee. The plastic chairs and tables on the balcony were also very dirty. We did not use the pool as the pool patio also needed cleaning - the cement was black! The positive was that the location was great, but not great enough to offset the poor cleaning!

Unit was nice, building lobby has old dated smell, no washer and dryer in the unit.( They do have a pay laundry on the first floor) beach access from unit is not as I read on previous reviews. Better to drive car and park a few minutes away.

The unit was nice, didn't realize we had to share a washer and dryer, my fault I didn't read carefully enough. The second bedroom did't have a TV and the third bedroom had a TV but no remote to work it. Overall the unit was nice with these exceptions. It was nice that the kids could go walking and I didn't have to worry about them. But we will not return because when I take a beach vacation I like to be on the beach and this is not the place to do that. Also the elevator kept breaking down and had to use the stairs. Great Condo and Location if you don't want to drink your coffee every morning and look at the ocean.

We had a good stay. The only problem was, it was not clean. The air conditioner closet was full of lent and the filters were way past due needing replaced. The tolet seat in one bathroom was broken and the handle to the balcony. Litghts were out above the dinning room table. The stairway lights were out. All these problems were taken care of, but should have been done before we arrived.

Location and access to/from this condo are superb - near to Caligny and the beach. The condo has been upgraded but the floors were covered in grout that was never wiped away and was exceptionally dirty, so much that we wore shoes at all times. However, overall, we enjoyed our stay.

This condo is pretty much as advertised. Nice, generally good shape. The beds were comfy and 2.5 bathrooms wonderful with 6 of us there. The pool is also nice. Never crowded. Unfortunate we couldn't swim past sunset. Someone told us its a new city ordinance or something. There was an area rug in the LR that was horrible. The maids had laid it down upside down and it was awful. We rolled it up and put it in closet for duration of our stay. Other than that. The place was very nice. The beach was disappointing though no fault of property. There were hordes of jelly fish. People were getting attacked and paramedics even were called one day. We also saw an alligator in water there one day. Were told it was rare but still; for "land locked" folks like us it was kind of unsettling so we never went in the water. But there are many things to do in the area. Overall a pleasant stay in a nice convenient place with helpful office staff.

This condo is beautifully decorated. We had to contact the office about the wifi when we arrived and they were helpful with putting us in contact with tech support. Everything was clean and we were not disappointed in any way. The location is close to the beach and the kids loved the on-site pool. We will definitely be back!

I had a very positive experience with them for the most part and the place was nice and definitely convenient. The only negative I have is that the floors were extremely dirty and we had requested that they come by and re-mop since our feet were getting all black from the dirt and they never did even after asking them twice. The other thing I didn't like was I found 2 push pins on the floor which could have been very bad scneario with our 19 month old. It seems that they don't clean or look under furniture and the housekeeping to me is in a hurry.

The condo was the perfect size and location for our group of 5. It was great having 2 1/2 baths with everyone trying to get ready at the same time. The kitchen is a small galley kitchen but had ample utensils for what we needed. We had a leaking toilet in the powder room but maintenance came quickly and fixed it in no time. When we arrived the carpets in the bedroom were still damp so we know they had been cleaned (maybe allow a little more time for cleaning/drying for the next guests). I would suggest a shower for washing feet off near the gate so guests don't have to track it in the bldg. Although the units are old ours was nicely decorated and comfortable. Warning...The walls are very thin. We could hear people talking in their units when we were in the halls or by the elevator. Overall, it was a pleasant experience. The management office employees couldn't have been nicer nor more accommodating.

The villa looks like updating is in process with granite counter tops in all sink areas and the kitchen also had stainless steel appliances. The furniture in the living area needs cleaned or replaced. The entry door also needs replaced. As for cleaning prior to our arrival....the dining room table was sticky and not wiped off and the bathroom tub surrounds need a good scrubbing down. A few electrical switches did not work and/or were missing light bulbs. Interesting that 2 light blue tuxes where left in the front closet from someone ?!

This home was amazing. Pictures on this site needs to be updated...walked in to a model home! Owner Mark was very quick to respond to our last min plans.We love to cook (even on vacation) so it was nice to have a beautiful kitchen and kids love the breakfast bar too. Location was awesome. Great, quiet and low key area for families. One of the best beaches we've visited. Neighborhood resident only beach access was literally across the street to Coligny Beach. The shops at Coligny Plaza was a huge plus!!! We can't wait to be back in XB9. Thanks Mark.

This condo is very nice and spacious. Our family of 6 had plenty of room and we would absolutely stay here again. The condo was very clean and we had plenty of towels and wash cloths. The beds were all comfortable and there are televisions in 2 of the bedrooms. We walked to the beach and to Coligny daily. We rented bikes from Forest Beach Surf and Cycle. They drop them off and pick them up for you and the bikes are in good condition. Be sure to eat a cupcake or 2 at Sweet Carolina Cupcakes! Delicious! We enjoyed our stay in this condo and look forward to staying there again in the future.

The homeowner was nice and very quick to respond to my questions/concerns and also the property management was very informative, it all went nice and smooth.The villa is very nicely decorated and very spacious.I would definitely come here again and tell other family and friends about it if they are looking to vacation in HHI.
