Staff were welcoming and asked if everything was ok but we felt embarressed to complain about our room.
The room was dirty, cobwebs around ceiling in bedroom and bathroom area. Walls and ceiling had dirty paint marks and cracks in ceiling. Window frame broken. Dirty bed sheet and so had to lay on towels. Mattress uneven so lower at the head and higher at the foot.
Tv did not work. No tea or coffee making facilities. Outside of building was filthy, covered in cobwebs and leaves on the walls and needs a simple sweep with a brush on the outside facade, unswept and looked very shabby. Car park was also unswept and the outside shows that their is no love left in this once great hotel.
We travelled for 8 hours in the car and felt so disappointed with the hotel that we sat in Weatherspoons all evening and did not use the hotels breakfast facilities in the morning.
Truly the worst hotel we have ever stayed in.

Tea, coffee and biscuits.
Quiet location.
Some very loud people in the middle of the night at 02.00, and again at 06.00 + 08.00 in a neighbouring room with children who kept coming and going, shouting loudly.
A hazard of any stay, I'd guess.
Shower not very powerful but water was a lovely temperature.

75% of the rooms is rented to the council for half way house. Total run down and it should not be advertised on the internet with old photo of the hotel in its prime. Knock on our room door at midnight by a council guest asking for beer and cigarettes.

The two members of staff we saw were very helpful. We had to call reception out of hours and our complaint was dealt with straight away.
No fault of the hotel but a couple in the next bedroom had tv on very very loud till 2am then loud music going on till 2.30 when we decided to complain. Shaun from reception dealt with our complaint immediately but we didn’t get a good nights sleep! I understand that Best Western no longer own the hotel.

The staff, especially all the receptionists were very friendly and helpful. Very quiet and safe location, with police station just around the corner. Great value for money!
The location is at the edge of Stowmarket, a 15 - 20 min walk from city centre. Part of the hotel is it's closed restautant, so it can look a bit rundown to some.

Cost considering the lack of facilities including breakfast. Needs a complete overhaul. Very tired and stank of smoke.

No food although I did know that in advance but not even a vending machine. The hotel is a grim place and very hard to find.

This hotel is not in a fit state to stay in. It is a joke that the rooms are being charged at £80. Like a 1970s time warp inside. No facilities. Shaun on reception was helpful but we refused to stay and got a refund. Travelodge nearby looks unappealing outside but is clean and functional -
and £40 - stay there instead.
The exterior of the hotel is in such a poor state - mattresses laying on the ground, scaffolding and rubbish piled up, piles of bird excrement in front to the doorway, broken window panes.

Staff didn't bother saying anything when you were leaving or entering not even a hello other then on check in.
For the price I paid I should of gone else where.

A little grubby. no chef who was also the bartender so no bar or cooked breakfast. I felt this should have been mentioned at time of booking

Bed very uncomfortable (new mattress needed). Shower very poor and not enough towels for 2. No hot food at breakfast. Wooden hoarding right outside window do unable to see out.

This property should not be operating ….from the outside it looks derelict and from the inside no better . We had to stay as no other hotel in close vicinity , but believe me we tried to find one … the receptionist kept apologising too for the state of the place and tried to find us alternative accommodation….I was informed that it had recently been used to house Albanian refugees ….
It was very noisy at night , strange noises , I was too scared to sleep and couldn’t wait to leave.
I cancelled breakfast when I arrived … most certainly could not face eating there.
I must say the staff were very apologetic about the state of the place and all very courteous.
I wrote to the manager expressing my concerns a week ago, I have given the hotel a week to respond before placing this review but I have heard nothing back from them.

Location was good for the wedding we went to and the beds were comfy.
The staff were miserable , not particularly helpful or friendly - a smile costs nothing. Our room smelt strongly of either sick or urine. Someone had opened the window wide to get rid of the smell but it meant the room was freezing cold when we got to it and there were mosquitos all over the place.

Breakfast good. The hotel very tired and the location not as described.
The Hotel was very dated and although clean artery on the ceilings amplified the dated look. There was no garden as indicated just wasteland with fencing. Finally there was no restaurant in operation although clearly stated on the website.

It's in an okay, ish, place. Nice large, noticeably empty carpark.
The hotel is the most welcoming. Infact it's almost polar opposite.
The shower in the room didn't work, just ran cold. The basin was also the same. The view out of the window was just a big cover board around some external works.
Okay, it's a budget hotel - but there is budget - then this...

My breakfast was fine as I only had toast. However my husbands poached eggs on toast were overcooked and hard
Breakfast was fine. Hotel is very tired and seems uncared for. Double bed extremely lumpy and uncomfortable. TV in room had such distorted sound it was impossible to listen to. No evening meal as restaurant closed, also bar was not open at all.

Good location to go to other places
There was no water pressure in our room we were told because it was in the old building. We had a window but it opened onto wood boarding it looked like there was a problem with the garden. The restaurant and bar were both closed we were not given any notice about these before we went.
