The cleaners and Sarah receptionist they were very friendly with us and willing to help with anything we needed for us t

The property was very clean ,very spacious,very beautiful,but we bathed with cold water twice I had to call the receptionist when ever we wanted to bath using hot water first so that mantainence and come and fix it .

I have requested for pool to be heated 2 months prior before arrival and even day before arrival for them to switch on the heated pool as we planned to have a pool party but still mantainance team fail to do it for us

I make it a point to tell everyone not to consider Zebula.

The General Manager by the name of Chris Clayton and a guy by the name of Swenn, who is the senior manager are both beyond useless. The Units are not maintained. Housekeeping is if highest standard. Directions and Unit Numbers are non-existent - it took us 45 minutes to find one of the Units we stayed in. The reception manager - Nicolas Sibanyoni should be promoted to General Manager with immediate effect. I booked three Units personally simultaneously, phoned reception two times confirming the booking, even added the names of the people that will be staying in the three Units. Explain that we are Friends and need to stay next to each other or close to each other. On arrival Friday, reception informed me that two Units are connected to each other, but the third Unit is about 5km away and can only be reached by driving your vehicle. Nicolas has never physically seen the Units, which means he has no clue what he is selling. Management made no attempt to attend to my concerns and frustrations even though that Chris Clayton knows me and my wife personally.

Although there were functional issues with the house, overall we enjoyed our stay.

A very spacious house with a lovely upstairs entertainment area. Nicholas and his colleagues at the reception were friendly and helpful.

There is quite a bit of maintenance required at this property. To name a few : The bar fridge upstairs wasn’t working at all on arrival. We were promised a replacement but that didn’t arrive. The electricity in the one cottage kept tripping. It was only fixed properly on day 3 of our stay. The other cottage’s toilet had a faulty flush. The main en suite had a broken blind (no string to tie the blind up)so the bathroom was very dark. The kitchen drawer handles were loose. The light in the extractor fan over the stove wasn’t working.

Disappointing

The house was big enough for a big family, enough rooms and very neat. The location was excellent. Saw some animals by the house too. A big shout out to Jerry who cleaned our house on Xmas day.

The house had a lot of issues. Wifi wasn't working (there is no cell reception by the way), TV stopped working, lights etc. Staff was coming in and out to fix this and that which was frustrating. The deck, esp next to the pool, needs serious attention - tiles come off when you walk. After sales service was the worst, took almost a month to get back damage deposit. No communications whatsoever from the office- I am very disappointed.

A few things can be improved, but it was a good stay, could be better.

Breakfast was amazing and everything was fresh, from the bread/muffins and the omelets made by the chef were delicious. Just ensure that your waitresses take a bit of time to confirm what is ordered in terms of drinks as we did have the wrong thing brought to us and someone came with the waitress and also said the wrong thing, which wasn't what was ordered. We kept it, but in the future, they may come across someone who won't be willing to let it be. I would love to praise the waiter who served us when we went for dinner down by Waterberg at Syringa. I have forgotten the gentleman's name, but he was so sweet and amazing. He made us feel special at our dinner, giving us attention and going out of his way to make a plan when things were not satisfactory, he made sure we didn't leave unhappy.

The reception and direction given to us by the gate sent us on a wide goose chase to the wrong location. And then we eventually got assistance from one of the guys who was checking/cleaning a property and showed us how to get to reception. I advise you to give the guys at the gate, the map at reception as that has a clearer layout of the road and where to go. Then the second thing that didn't make our stay so great was the water issue, we were unaware from leaving reception that there would be issues, we didn't have water the day we arrived and in the morning, with no communication and we had to call in to have someone come out and sort it out, that was very unpleasant. Guests who don't come with cars have no provision to move around beyond the shuttle. I would advise you to let people rent out the golf carts for weekends etc and not just for golfing, to allow people to see more of the beautiful property and that would allow for the to want to do more activities.

On the fence

Lots of activities to do and lots of game wandering around.

The property we were booked into had no wifi and no pool. Comms via Booking. Com messaging went unanswered. It would have been great to have direct channel with owner rather than having to deal with unattended messaging platform. We also had to leave a day earlier than planned as there was no power and no water. Not sure why generator didn't kick in. The plus side is when we left we found a gem of a place to stay over called Castle de Wildt which had an absolutely amazing breakfast.

Awesome place with backup power

The property was clean and emergency backup was amazing. It kicked in almost immediately and provided power as long as the loadshedding lasted

The bed linens were stained though it was clean. For such a beautiful property the bed linen need to be replaced. Afterall it is luxurious.

There is honestly nothing to not like about the place and the staff was beyond accommodating and very welcoming as well.. Plenty of activities available on the property leaving you with plenty to do at any given moment.. Not forgetting the food, we loved every bite..

Exceptionally disappointing.

The location was good.

The house we stayed in looked like it hadn't been maintained in a year. There were broken and missing bedside lamps, light bulbs missing, blinds broken in the bathrooms, cracked windows, chipped tiles in the bathrooms, kitchen and entertainment area, chipped and missing crockery in the kitchen, the tumble dryer was broken and had been used as a storage unit for a variety of items to be stored in, including a pack of condoms. There was no dishwasher as advertised, the plugs in all the kitchen sinks did not fit, so you couldn't wash dishes (the cleaner had to use plastic bags to line the plug holes in order to wash the dishes the next morning), the one socket for the bedside lamp was open - which was a potential fire and shock hazard, the same light, when unplugged, caused the entire socket to came out of the wall! There weren't enough bath towels and there were no pool towels on arrival. The shower floors in all the bathrooms were dirty - we had to ask for them to be cleaned. The cupboards in the rooms were sticky and dirty. There were kitchen cupboards and drawers that were falling off their hinges. There were no dustbin bags for the dustbin. There were no dish towels to wipe, wash or clean with on arrival. There were no oven gloves to use on arrival. On the outside, there were weeds growing all around the pool, bricks and paving missing at the steps leading from the patio to the pool; and the ceiling of the patio had been half painted. The facilities of the Zebula Club House itself were just as bad, the tennis courts were unusable and the noise at the halfway house was absurd - there was loud music being played and we could not hear ourselves while trying to have lunch. We had family from the UK with us, and they were amazed at how the facilities were not being maintained and that the house we rented was clearly misleadingly advertised as "luxury".

We stayed in House 7. Inside and outside needs proper spring cleaning. Outside furniture needs a wash. Inside of house is leaking. Even in our bed. Fridge needs to be regased. Kitchen cupboards needs to be replaced.
