Small basic hotel in the 'Veleta' area of Tulum.

The hotel was small as it only has 6 rooms. The room was clean and had a little balcony area where you could relax. Outside of the room the hotel had a small pool which was clean and not crowded with sun-loungers. The staff onsite were courteous and friendly whilst answering many of our questions.

Unfortunately, we had some obnoxious guests during our stay who would go out and party then come back screaming obscenities in the early hours of the morning that disturbed the otherwise peaceful vibe. Then when they left they banged their suitcases down the stairs very loudly. Areas I believe the guest experience could be improved is by increasing the water pressure in the shower, as the water barely trickled out and by offering breakfast to the guests which it did in the past.

Very confortable sleep, safe, small pool.

Great beds, large room, super clean, super friendly staff, very close to great food. We forgot our passports in the room and they kept it safe until we were able to go back to the hotel to get it back.

The pool is really small, the pictures of pool are misleading

we added a few days here as it was a great location in Tulum

Room large and clean, we had the top floor with balcony and table etc. All windows have mosquito nets and there is a ceiling fan as well as AC. Small communal area downstairs was useful and the staff always cheerful and helpful. It is walkable to loads of restaurants and a short drive to the beach.

We loved our say here

The staff was amazing. Enrique and Mayumy did everything to make us feel at home. Special thanks to Enrique for taking such good care about our questions and needs. The room was very big and comfortable. Air conditioning worked great. Wifi was also great and worked very well. There are a lot of good restaurant options around. Bikes are offered for rent in the hotel.

The hotel is not very close to Tulum center, which can also be good as it was quiet with less traffic. It is far from the beach.

Quiet but early morning rooster next door

Very spacious rooms, good shower, comfy beds. Room 4, second floor.

Although the hotel is in a fairly quiet area, there are roosters next door. So be prepared to be waken up at 0430hr... Transport of some kind is also needed to be able to explore. The hotel is far from the beach area and cenotes.

The staff are exceptionally helpful. Beds firm as I prefer them and room, grounds very clean! It’s very quiet but close to gourmet coffee shops, Italian bistros and wood fired pizza places!

I stayed with my friend for a week. We are both very happy with our decision to have stayed at here.

Loved it so much! Everything was great! Very nice staff, excellent room and the location was also very convenient.

The only thing I didn’t like was that we couldn’t have breakfast at the hotel.

Staff is very helpful and friendly. Location is just perfect next to many main spots and we can rent bykes and ATV with the hotel which is greaat. We felt like home at Casa Santiago, will recommend this place 100%

Big room, and nice staff during the day.

Lack of facilities, I.e. can’t buy drinks from the hotel, nor is there any info re. ordering in food. Towels were dirty 2 days. Need a car to explore Tulum properly

Small but fairly central - essentially I've paid double though!!

The location was great, very close to bars and restaurants. You can rent bikes from the hotel, but they can be found cheaper elsewhere. The room was huge!

There were loads of mosquitoes in the room when I arrived so I got bitten a lot. The pool is really small, smaller than I'd thought from the photos. The hotel took a "pre-authorisation" on my card for the whole cost of the stay and a deposit for the towels (amounting to almost £200). He said that he would cancel this cost of my stay and charge my card again as they had to do the pre-authorisation. He said it would be returned to me within 72 hours. I queried this and asked if he could not just push through the pre-authorised amount, considering it was already pending but he said he could not. Its now been 8 days and the money still hasn't been returned to me. I've messaged him a few times and now he has told me that it will be within 20 business days, which I think is totally unacceptable. The hotel also offered to arrange an airport transfer for me which was great, but due to me travelling, I didn't have signal. I arrived in Mexico and sent a message to ask if one had been arranged but didn't get a response, I then found my own taxi after going through passport control, etc. And got a message from the owner when I had left the airport to say that a driver was there waiting for me. I apologised a lot and he said it was fine, but he was annoyed and a bit rude when I arrived. Everywhere was clean, but there was quite a smell from the drains (which isn't uncommon for Mexico)

I loved how helpful Enrique and Martin were super helpful. They went above and beyond to help us with car rentals, room bookings, suggestions about Tulum and even other places. Very friendly and helpful staff. Thank you. We really enjoyed our room as well. Had the best sleeps :)

The staff are absolutely amazing! Super helpful with everything. The rooms are large and clean. The hot water in the shower is great. There is free coffee and drinking water in everyday and location in La Valeta is Perfect. I would stay here again.

Nice to chill out

Very friendly staff, bikes to rent for 150 mxn pesos without any troubles. Nice an big room very comfortable. Airconditioner worked perfectly. Best rooms we had so far in Mexico! Bars in a fiew meters. Very nice italian restaurant 5 minutes away. I had an online exam for university and it was so calm, I could easily concentrate. The wifi worked fine.
