The Bluff House on Lake Austin in 2022-23 went through a complete renovation with new floors, windows, cabinets, paint and more. The house sits on a bluff directly above Lake Austin on the deep water side of the lake in an exclusive neighborhood with large living room and dining room that can seats 12.
Amenities:
Dock - two jet ski lift (must confirm at booking), fire-pit, diving board, water slide, floating pad, 4 lounge chairs, 6 chairs and table, 2 picknick tables,
Heated Swimming Pool (optional see below) 6 lounge chairs, Screened in porch with large 8k TV, Outdoor Hot tub and cooking grill.
Top Deck - 2 firetop tables with 12 chairs
Living Room - Massive 4k TV 11’x6.5’ with 5.1 Denon state of the art surround sound system. 7 couches and "automatic playing" grand piano.
Kitchen - large island with stove, 2 refrigerators, cocktail table with two chairs, three bar stool chairs to island bar and outside seating for two about 30 feet above lake.
Dining Room - 2 glass tables seats 12 with large TV
Gym - walking machine and lifting machine
Bedrooms - 3 master bedrooms with own bathroom, two of them with lake view and two bedrooms that share bathroom.

The Bluff House on Lake Austin has a swimming pool area overlooking Lake Austin with a large dock to swim off of with amenities such as a water slide, a boat slip, diving board, lake play pad to lay on and roped off shallow water area. It is about 20 minutes from downtown Austin. Property is very private with tremendous views up and down the Lake. Property is located by a very large park that has multiple trails for hiking. Great fishing off the dock also.
Average age of group must 25 and over unless approved prior to booking. No more than 6 vehicles parked at or near property at any time. No more than 5 extra daytime guests. OL 039169. Dock may be used by owner or others to get on and off a boat, however all recreational uses of the dock is solely for the use of the STR tenants. Jet ski lifts are available, but must be confirmed at date of booking.
Additional Fees and Services:
Heated Swimming Pool is $75 for each night booked (need notice).
10 Paddle Boards and 4 Kayaks are in shed at the property. To obtain access code to shed it is $30 times the total number of guests booked (5 guests $150) in the reservation. All floats removed from shed must be placed back into shed.
Early Checkin Policy: Checkin time is 4 pm, however if you want an early checkin there are two ways for this: Option 1: Pay $200 over the app for a 1 pm checkin (this can be rescinded at any time up to the date of arrival in the event of a same day checkout). Option 2: No charge for this. Make a request for early checkin and then on the date of arrival between 12 pm to 1 pm you will be alerted if an early checkin is available and what time it would be. Late checkout instead of 11 am extended to 2 pm is $200 over the app. Again this can be rescinded at any time if there is a same day checkin on your checkout date. Also may make accommodation at no charge provided request is made the night prior to checkout date.

Minimum stay is two nights other than specific weekends which are three nights between the dates of:
April 11 to July 6
Sept 5 - Sept 28
Will not sell a single Friday night or single Saturday night of any given weekend unless it is requested and approved prior to booking.
These policies apply to instant booking. Exceptions possibly can be granted upon request.
Large Group Policy:
Extra guest fee over 10 guests: $100 per person per night for each guest over 10 guests. App only goes up to 16 guests but will accommodate up to 24 guests. Extra guest fees between 17-24 guests will be charged manually through the app. There are 2 king, 1 queen, 4 double, 7 twin beds, 8 full size couches and a single mattress.
Vehicle Policy:
Will accommodate up to 6 vehicles unless pre-approved prior to booking. Only two vehicles can be parked in front of property, the rest must be parked in horseshoe driveway with a drive through carport.
Pet Policy:
$125 pet fee per visit per pet. App only able to accept a single pet fee. Pet fees for additional pets over 1 pet will be charged manually through the App.

We had the best time! Our kids ages 6-17 and All adults had the best vacation possible. We couldn’t of asked for anything more! The owner of the home was amazing and helpful if we had a question. More than enough space at this lakefront property! The water slide was a blast along with the paddleboards. Right around the corner from Ski Shores too. Wish we would have stayed an extra night!

Great location and potential, but many basic things need improvement especially at $$$$/night...
1. Coffee carafe did not fit the coffee maker and it was covered in significant mold.
2. Lake house without ice. The ice makers for both refrigerators were out of order. Another ice maker also wasn't making ice.
3. The kitchen sink faucet leaked and worked poorly.
4. The majority of the beds were single layer, plastic mattresses. Very, very cheap.
5. The listing "Just Renovated everything like new" is misleading. The walls were recently painted and flooring/decking updated, but the appliances were >25 years old and several of the bathrooms had the original hardware.
6. Opened food from previous tenants (loaf of bread, etc)
7. Limited cooking supplies. No baking sheet or pyrex or similar for the oven so couldn't bake something as simple as biscuits.

We celebrated my husband’s birthday with family and friends. The house is gorgeous! The surprise was epic! We could all be together on the main floor patio with giant fan! The pool and lake deck were spectacular! Love!

Great stay despite owner’s sexist comments beforehand
While the dock was unenjoyable and unusable due to a colony of mayflies, we still had a great time. The pool was awesome and the house is just as described. The owner was extremely worried about “single girls” causing guys to go wild and disturb the neighbors, but he was very hands off once we were there. All in all, great time, just could’ve done without the ageist and sexist comments from the owner 2 days before our stay.

Had a great experience at this rental. House is in a great location and had plenty of space for our group. The pool and lake access were great as well. The house was in good condition despite being a little older, but everything seemed to work and the property was stocked with basic household materials: cleaning supplies, dish soap, bath soap/shampoo, paper towels, paper plates, pool towels, etc. Highly recommend for anyone looking to spend a weekend with friends in Austin!

As one of our guests remarked upon walking in - "the house knows what it was built for." And it is great for it! It has a lot of beds in a windy, somewhat confusing layout. It is a beautiful location and great for bachelor/bachelorette parties. It is ~35-40 min from downtown Austin.

It's an excellent house for a guys' weekend on the lake--lots of privacy and bunks. The dock and waterslide are functional at the bottom of the hill. Local boat rentals will pick you up on the dock.
The house is a 30 min Uber to downtown.

Good house for a bachelor party
Great house for enough sleeping accommodations and living space. Outdoor area has a great view and is definitely a good area to hang out. That being said, the house is a probably a decade or two past it's hay day - so perfect for a bachelor party, but wouldn't recommend for a luxury family vacation.
Host was easy to communicate with and very accommodating - we had no issues.

Fun House on Lake Austin
We had a great family vacation at Sam's house. The house was plenty big enough for a Big Family. We had plans to go sight seeing around town, but we enjoyed ourselves so much at the home that we never really left except to go get groceries once in 7 days.
We had a great time on the dock, renting the pontoon boat, enjoying the pool, sitting and chatting on the top deck, the kitchen area just cooking and hanging out and the whole house in general.
Sam was great in answering the phone and returning calls prior to our arrival. Once we arrived we never really had any other questions and we enjoyed ourselves the whole time.

The house itself was better than advertised with easy access swimming pool and down a few sets of steps for dock access with floating raft and waterslide. The house was clean and we didn't see any bugs or critters inside the house despite it's place on the side of the hill and so close to the river. Sam was easy to talk with and work with for planning purposes. I'd highly recommend this house.

Fun Times!
This house was great for our group. It had all the amenities that made our stay there spectacular. Our group really enjoyed the floating pad in lake, water slide, house swimming pool and out door barbecue area. The view from the decks at sunset was incredible. House was clean and well prepped for us when we got there. I would recommend this house if you want to stay on the heart of Lake Austin.
Also, the owner made the overall experience easy and was helpful in answering any questions/concerns one may have!

Can't beat the lakeside views and location. Great for large groups, had my bachelorette party here and accommodated 16 girls with room to spare. Loved the slide and oversized float dockside. Will consider staying again if In area.

Great frat house on the lake
Had a group of 12 girls for a bachelorette party here. If you need a big house on Lake Austin this is the house for you, but make sure no one in your group is high maintenance otherwise they will want to go check into the nearest hotel.
You can't beat the location and lake/dock situation at this house, but it's definitely not a nice house so don't book this if you're looking for a relaxing get away. You're paying for location on the lake, and space, and with that, it's probably overpriced on the weekend. The house sleeps a lot of people comfortably with 4 rooms and lots of bathrooms and beds, but the house isn't very well kept, so you probably won't want to spend a ton of time lounging around the house.
The sheets and towels are a hodge podge assortment, and I'd recommend brining your own toiletries unless all you need is a bar of soap. We managed to cook dinner both nights the kitchen is nice and big but not very well stocked so come prepared.
We had some issues with water going out at the house. They worked to get it resolved quickly but one bathroom remained broken with no water to the toilet. The owners and house keepers were in and out a lot over the weekend, so make sure you're comfortable with having people pop in and out.
We rented the pontoon boat, but when we showed up there was no pontoon boat to be seen. Sam worked to find us another rental on the lake, and it worked out but provided a few hours of stress upon check in. I'd recommend renting a boat separately so you can plan well in advance for your groups needs. We rented from Wake Riderz and they came and picked us up at the house.
Overall the house did the trick, but we were a little disappointed with the conditions given how much we paid.

Great home for lake fun. House is huge and has everything you need for a fun weekend. The waterslide is incredible. Best slide any of the folks in my party have been on in years!!! House was a ton of fun. Highly recommend for your Austin group trip!

Excellent House
We had a group of 15 guys come into town for a golf trip. The house was more than enough room and very comfortable for the weekend. Sam was very helpful throughout our stay and kindly asked us to keep down the noise when we got a little too loud. I would recommend this house and will hopefully stay here again in the future.
