Located on a very quiet, private dirt road, this 2 Bedroom Ranch with a large screened-in porch is directly on the water of Lake Champlain. It is in a protected bay called 'The Gut'. Gorgeous views and sunsets, looking west. 30 minutes to Burlington and 45 minutes to the Canadian Border. Walk to Ladds Marina to rent boats, walk to the Drawbridge, excellent fishing. Bed arrangements: Double bed in one bedroom, twin beds in the second bedroom, screened-in porch with two bunk beds and ping pong table.
Special Features: HDTV, Comcast Internet, 65 Foot Dock, Ping Pong table on the screened porch, Bar-B-Q on the 25 foot deck. There are speed zones to observe, certainly, but also many bicyclists to respect, for this is a cycling Eden. But mostly you slow down psychologically, almost automatically. That’s because the island has all the soothing attributes of any seashore community but with one major difference: Instead of ocean expanse, one gazes across water at summits, the Green Mountains over which the sun rises, the Adirondacks over which it sets. This rustic home is magnificently located just steps from the lake! 65 ft dock was great for fishing. Although we didn’t catch anything it was just nice and peaceful to fish off the dock. The house had everything needed to make our stay comfortable. Variety of games but I have to say the ping pong table was most enjoyable for me and my husband. Our host, was easy to contact upon arrival and departure, we didn’t need to contact him at all during our stay! And lastly are the sunsets!!! They are just simply beautiful! The house is perfectly situated to capture the beauty of the setting sun!

Beautiful location
We were delighted to find that this property was available again for our second trip to the area. The cabin is extremely comfortable, cozy, and located right on the edge of the water. Perfect location!
We had an awesome stay. Location was perfect for our group of 4 for a fishing trip on Lake Champlain. The long dock was great to be able to have our two 17ft fishing boats tied up to and being to launch the boats right there at the house was a bonus. We enjoyed being able to have a fire to sit out back every night after a long day on the water, and the view across the bay was perfect. The house was exactly what we were looking for. Simple, rustic cabin charm. The kitchen had everything we could have needed or wanted, and the many windows looking out back towards the water was a pleasure. My son and I slept in the screened porch bunks, and were very comfortable, but if the nights got cold, you might need a few more blankets. This isn’t a fancy home, but had what we were looking for. The back deck was large with lots of shade trees, and a good grill for BBQing. The front had lots of space to be able to park our trucks and trailers, and having a marina walking distance was convenient. Would definitely return!

Great cottage in a wonderful location
We had a wonderful stay here. The cottage was immaculate and John was very easy to communicate with and very accommodating. The location was perfect for exploring the Champlain Islands or just hanging out by the water. We had a great time watching osprey and great blue herons out the dining room window.

Great Fishing Rental House
Great fishing rental house! Fully stocked, I barely needed anything I brought with me. The boat stayed on the dock all week, just 150’ from the back door. The view from the back deck was spectacular, especially at sunset. I didn’t mind staying in the house on the days I didn’t fish. It was very clean, comfortable and quiet. The large flat screen TV made watching football almost like home. Very reliable TV and internet signal too.
Load-in couldn’t be easier. I was able to bring the vehicle right up to the door. There was plenty of parking on the front lawn where I could drop my trailer. John’s place was made for a fishing vacation and he couldn’t be more helpful. The few times I needed to reach out to him, he was immediately available.

Awesome Stay!
This listing was just what we were looking for on our getaway week to VT. The house being right on the lake made it great for relaxing and watching the sunset. We were able to catch fish right off the dock, and the weeds in the water weren't bad at all so we were able to swim. The house didn't have central air conditioning during our stay, but with the fans included with the house and windows open, we were able to be comfortable throughout the trip. Overall, our whole group had a fun week and would definitely book here again!

we loved staying here - this is truly a family home. You could feel all the memories that have been shared in this simple - perfect Vermont lake front home. It is no fancy - which for us was fantastic. The home has everything you need - John was so thoughtful calling us to make sure we arrived and as we were leaving. The house is stocked!!! with anything you needed to cook, plenty of towels etc.. we totally recommend this lovely true lake house in Grand Isle - Thank you!

Great Set Up for Fishing Weekend
The location of this property is great. The ability to drop your boat at the nearby boat launch and leave it tied to the dock for the weekend was perfect. The ability to hit many different fishing spots was great as well. 15 to 20 minute boat ride to Keeler Bay or Eagle Mountain was nice heading south and a 10 minute boat ride north to North Hero. Caught some good fish as well. Largemouth and smallmouth bass as well as Pike and Pickerel. I caught my biggest smallmouth ever at 4 lbs. Only drawback was the water level was quite low but the cottage owner cannot control that.
There were seven of us and the cottage worked out perfectly for eating as we used the grill and ate all our meals at the cottage. Plenty of beds to sleep on as well. We will look forward to booking this spot again.

The lake views were beautiful, the sunsets stunning. The cottage was really nice, it had everything you could possibly need, it is very clean and welcoming. We were very lucky and had perfect weather the whole time we were there. Would definitely recommend.

Lake Champlain Paradise - Relaxing and Serene
We have stayed here again and again since October 2015. It is a very comfortable and hospitable house in a wonderful location. It is in the perfect spot to enjoy Lake Champlain, yet is relatively quiet. The owners have been wonderful and accommodating to work with. Coming here 3X a year is a highlight of our family's year. I couldn't recommend it more.

Gorgeous view, incredible sunsets!
The first night we experienced the most spectacular sunset, but they were all pretty impressive! The view of the Adirondacks is gorgeous-which isn't in the listing, and should be;). Awesome dock to fish from, and the cabin's paddle boat was an awesome addition to the kayaks we brought. The store close by has everything you may need. Plenty of places to sleep, and the cabin had great amenities-flat screen TV and WiFi. Kids liked the ping pong table and bunk beds on screened-in porch. Nice little picnic table out on the lawn and plenty of room on the deck to sit as well. It was awesome having a grill to use. The only small drawback, are the weeds in the water. The further you went out, the more plentiful the weeds. That being said-we totally enjoyed our stay and would come back! John was very communicative and everything was just as described. The Blue Paddle Bistro in South Hero is a lovely restaurant-good food, but a tad pricey. Mostly we just hang out at the property- fished, kayaked, ate delicious food, enjoyed some cocktails, and visited with family and friends-the perfect relaxing vacation. Thank you, John!

rustic and wonderful
This beachfront home on Lake Champlain has warmth, a wonderful location, astounding sunsets. It's clearly a family's spot for family outings, and the pictures, fish stories, etc in the home make it feel like you've been invited to someone's beach house. It's not fancy, so no frills, but the kitchen had all we needed. We went in late October, and there was still plenty of leaf-peeping for us. I imagine it would be stunning in the summer. The owner was very responsive by email, left lots of info on places to eat, etc., and we would love to visit again.

Great fishing vacation!
We enjoyed our stay here very much. We loved being right on the water and the convenience for fishing was great. The kitchen is very well stocked and easy to cook in. The home was very clean, though rustic, and could use a bit of updating. It was a very quiet time of year which made it very enjoyable. We love Lake Champlain and will definitely stay at this home again.

Wonderful Vacation House
We had a wonderful stay at this lakefront home! The pictures of the sunset do not do it justice. We had a great week of fishing on "The Gut" and the television, DVD, and Wi-Fi were nice to have during the evening. It was also a plus to have a washer, dryer and dishwasher in the house. This is a beautiful location with great fishing - it doesn't get better than that! We would definitely recommend this home to friends and family and hope to stay there again next summer. The owner was a pleasure to deal with and we had a wonderful, relaxing stay in Vermont.
