Minimum Stay: A 7-night minimum stay is required by city regulations, with no exceptions. The city determines the maximum occupancy, and it cannot be exceeded, covering adults, children, and infants.
Cancellation Policy: We maintain a strict 60-day cancellation policy. If the cancellation is made at least 60 days before the arrival date you can cancel your reservation and receive a full refund, excluding processing and admin fees. If you cancel within 60 days of the arrival date and we are able to secure another booking for the same time by opening the calendar, you will receive a full refund, minus processing and admin fees. If we are unable to secure another rental for the specified time, the deposit will be the only amount refunded.
Contract: Upon confirmation of your booking by our office, you will receive an Adobe E-Sign contract for signing. Once signed, the contract will be automatically returned to us.

Great place to stay,house was very clean on arrival. Minor problem with the plumbing but the staff is great had it fixed asap. Had 4 adults and a dog, brought our boat.. so convenient to be on the water, fuel and bait minutes away by boat. Enjoyed the club with the pool and beach access. Great restaurants just minutes away. This will go down as one of our top vacations ever. The staff went above and beyond to make sure everything was great.

This is a nice, clean, well furnished home in a great location. The Cabana Club with its pool, hot tub, beach, bar and grill is just 3 blocks away. You can keep a boat right at the house. Easy access to diving and fishing by boat or car. Tennis and pickel ball courts as well as a golf course are very close. We stayed a week and highly recommend it.

This home was perfect for family vacation. Beds very comfortable. Accommodations perfect. We had our boat - docked at the home. Enjoyed evenings on the back patio. Manatees came several nights to the dock (they liked the fresh water from the hose when trying to clean the boat). We cooked several nights with the well stocked kitchen. Parking the boat was difficult due to space, but was ok for the trailer. No room to turn around on road with boat so many people with boats had to back the boats/trailors all the way back down the street to get out. Not a big problem as long as you know how to do it down a fairly good stretch of street :)- no problem for us but just warning others. Overall we loved the stay, will definitely rebook!!

Very Comfortable
Everything we needed was there. Plenty of towels, very well stocked kitchen. We enjoyed being on the canal. Caught a few mangrove snappers. We took advantage of the Cabana Club everyday. Pool was nice but crowded. Also wish it was open later than 7 pm. Would definitely reserve house again.

My family stayed here for a week in April. We LOVED the private Cabana Club. The pool was clean and refreshing, lots of tables and chairs to use (while enjoying a frozen beverage!) and steps down to the beach that had lounge chairs available to use. The chairs fill up fast but be patient, something is always opening up. The house was very clean. Loved sitting in the back yard to eat and drink coffee and watch the boaters go by. Lots of shade options. My only suggestion was to have better bath and beach towels and have a good supply of the essentials like toilet paper and paper towels etc. That is a cheap way to improve the guest's vacation by not worrying about running out of toilet paper and paper towels/soap etc. The towels were old and small but the hosts said they had already placed an order for new house and beach towels which is great. The deck had broken floor boards but they said that was about to be repaired as well. Property management took some time to get back to me about my questions but the questions weren't urgent so it didn't effect my stay. Fantastic location and quiet neighborhood.

Family Trip to Southern Keys
Great location. Close to the community pool/beach and right on the canal for ocean access. The house is very functional with a full kitchen and great outdoor amenities. We especially enjoyed the kayaks and paddleboard that were on-site! We spent most of our time on the back porch where you can fish and see all kinds of wildlife. The back deck desperately needs repairs but we just used the side door and stayed off the decking.

This home was one of the best we stayed at in the Keys mainly because it has everything for a comfortable stay. It was quiet in Key Colony and our pups also enjoyed it and felt comfortable. Place was great but can't pick the weather
House was easy to find, larger than expected, clean, everything worked as expected. There was a nice dock on deep water, bait freezer, and fish cleaning station.
Too bad the weather didn't cooperate for some more offshore fishing. We fished canals and near the 7 mile bridge. We also dove for lobsters on the gulf side. There were two nice days for offshore fishing and we got Mahi and Blackfin tuna.

Loved The Ambience
I would stay at this property again just for the back yard. The hanging lights attached to the swaying palm tree made for some very nice evenings to have dinner outside. It’s fun to sit and watch the activity at the other homes in the channel and the boats going by. We saw manatees and a Goliath grouper swim by. The house is laid out nicely and also nicely equipped with everything we needed for our stay. Nice bedding and LOTS of beach towels. There are a few things that need some attention but they weren’t a deal breaker for us. The ice maker doesn’t work and there is no water pressure in the kitchen sink. We called maintenance and they arrived promptly but weren’t able to repair either one during our stay. I would rent this house again. Management company is on their game with responsiveness. Something I very much appreciated.

We loved the property and the proximity to the Cabana Club. The outdoor furniture needs replaced. The lounge chair was broken upon our arrival and the table was extremely rusted and wobbly. We loved sitting out by the water and watching the boats, birds, and fish.

Great Place!!
This property is centrally located, which is huge. The traffic coming from Miami, or going to Key West, can be a pain. This is nice because it’s right in the middle. The Mgmt even brought me a bottle of champagne, because it was my birthday!!! :)
We saw sharks, manatees and a plethora of different birds! We used the kayaks and kayaked right over the manatees! So cool!
I HIGHLY recommend the Turtle Hospital and seeing the amazing work these individuals due to rehabilitate the sea turtles.
The townhome was equipped very well. Could use some cleaning in the living room furniture, because there was dog treats and fruit loops in the couches! Lol.
Beds/bathrooms/kitchen all very nice and clean. A couple of my older kids slept in the bunk beds and said they were very comfortable. The master bedroom/bathroom was great. The full/queen bed is a little worn, according to one of my sons and his girlfriend.
Overall, this place is very nice, centrally located, Mgmt is responsive and very nice! Would definitely recommend!!

Everything was wonderful about the property. Key Colony beach is a great location in the keys. Most anything you need is nearby and the place is close to great fishing and diving. Boat ramps are near by if you bring your own boat. Vaca Cut allows for quick access to the gulf side.

Exceeded our Expectations!
We spent 2 weeks in this rental. We brought our boys, 11 & 15 and had a blast. Rental was immaculate and had all the amenities we needed. Enough space that we didn’t feel on top of each other. My husband enjoyed grilling the fish we caught. Loved access to the Cabana Club. It was wonderful to have the paddleboard & kayaks too! Thank you for an incredible stay! Definitely would book this again!
