Great place, quiet, very clean, great location with an access route on either end of the street

The room was really great and cozy. The staff were very helpful and approachable. and yes- my room and bathroom were very clean- private bathroom made it feel like home :)

Great place, very quiet, 15 minutes from everything. Recommended.

An excellent and well situated guest house. Ample free parking available and very close to the excellent Edinburgh public transport so you can leave the car while visiting the city center. Very nice rooms.

We were on the second floor, with steep stairs and a lot of luggage... pack as light as possible! As everywhere in Europe, double beds on the smallish side. But the rooms were superb. "Mary Poppins" style.

Didn't stay

House was not near city center like stated, parking was terrible, smelled bad/old musty when walked in, had a family member that couldn't use the stairs either ended up not staying, owner said they would only give a partial refund if they resold the room which they did and didn't even offer half of our money back, so they got paid twice. If they couldn't rebook it I would understand but refusing to refund in full when they lost nothing was ridiculous

Superb

We came late straight from the airport and they have prepared the checkin for us that worked well. We only stayed 1 night so we cant say much more. Nicely decorated, new room.

Good location and parking, very stuffy/hot room

Great location, private parking with plenty of space

Room was very very warm in only 20 degree weather, would have been nice with a fan supplied in the room. Even with the window open all night (during thunder and lightning) the room just did not cool down. Affected sleep.

Very good place to stay

Very good and well-run guesthouse with helpful owner. We appreciated that some breakfast food was available even if they were not able to provide a cooked breakfast.

Exceptional

The staff was extremely kind and warm. The owner gave us wonderful advice on places to eat close to the hotel. The room was very clean and tidy. The wifi was great, the breakfast bags were good and we even got an Easter egg!

Fully satisfied, no bad surprises. All according description and reviews, good choice.

The house and room itself was very nice, clean, quiet, with the big window to the small parking area where we left our car. There was a bag of extra food kindly provided for free, that was very sweet, even so there were different types of fruits available downstairs, for free as well. The lady was nice, checking time isn’t fixed. Hot shower, washing kit, towels, hair dryer, coffee, tea, juice.

Everything was perfect, I would slightly improve shower pressure as I like it stronger.

Lovely weekend away

Very beautifully decorated The owner gave me a box of chocolates for my birthday Clean Close to city centre 20 min walk Breakfast served daily orange juice, pain au chocolate, porridge, oat biscuits lovely as wasn't expecting breakfast There were plenty of spare coffee and tea and fresh milk Lovely, friendly staff Lovely view from the window Bus routes are provided as well as taxi numbers and a map Excellent value for money

For the 2 nights it was good and very well placed for walking into the centre

Room was comfortable if a little too cozy. Bathroom was clean, bed comfortable

No breakfast save for a pack. A toaster in the dining room would be useful

Wonderful little hotel

Lovely cosy room, newly renovated and tastefully decorated. Practically situated near shops, pubs etc., a longish walk or short easy bus ride to the city center. The host is really friendly and the whole house has a comfortable and pleasant atmosphere.

Friendly staff, good location and nice guest house.

The location is really good as there is easy travel with plenty of buses into the city centre. The staff were friendly and left a little bag with breakfast bits in for every morning which was nice!
