Fantastic place

It was very clean great location and hosts lovely. Breakfast was great would definitely recommend and stay again.

Lovely location and a great little hotel.

Lovely clean room, with a comfy bed and nice shower. Very friendly staff and a good breakfast. Great location a minute or two's walk from the pier.

Nothing, apart from Booking.com double-booking the room. We ended up with a different room to the one we booked. The owners rang us and told us this and were very polite and apologised. They offered us a different room. It wasn't their fault and they were very nice people.

Very welcoming, clean and tidy, great breakfast!

The staff were so welcoming and friendly. The whole place was lovely and clean and tidy. Breakfast was the best cooked breakfast I've had in a long while and it was included in the room price (not sure if that's all bookings).

The only thing I wasn't fond of was having to sit at your door number at the table for breakfast. Both mornings, we were very close to other guests and felt like we couldn't talk properly or privately. But that is the only single thing I can think of. The rest of the stay was brilliant.

Good location, very central and just near the pier. Lovely room, quiet, warm, comfortable bed, clean, well furnished and nice en suite. We were made very welcome and had a lovely breakfast.

Nothing we didn’t like. Great stay, would stay again.

Lovely stay and family friendly

We stayed for a short break to the coast. Very friendly staff, clean, room spacious and very accommodating. Wendy & Denise had attention to detail and would happily stay again.

Never been to Clacton before, but I would confidently say this is one of the best places to stay

Host was very welcoming and and informative re parking. The location is amazing. We went for a concert at the West Cliff Theatre and its minutes from there and the beach front. The whole place is impeccably clean, very quiet and the breakfast was very yummy. No expense has been spared on the bed and bedding, which resulted in a very indulgent nights sleep.

Beautiful house. Room was clean. Very close to the beach and arcades.

No breakfast even though was stated when booking. When I asked on arrival about the breakfast, owner had rudely stated that "I just told you that didn't I", not particularly friendly when we left after. No thankyou or anything either. Just rude. Bathroom door did not have a runner at the bottom so it opened like a cat flap. On booking it stated the room had sea views, not alot of sea view on arrival except for blocks of flats directly opposite the windows in the bathroom and bedroom. Shocking amount of rubbish in the back car park.

Welcoming & can’t do enough to make you’re stay pleasurable

Great list location,warm & inviting reception,spotlessly clean.breakfast was lovely.the room was large with en-suite tiled bathroom.power shower & all shampoo & shower gel.room was very clean with a view over looking the sea.I’ve stayed in 5star hotels & they haven’t matched the standards of the Sandrock.highly recommend staying there

Thoroughly pleasant stay and I will be back.😊

Excellent location for the seafront. Clean and comfortable room with spacious shower. Slept peacefully! A delicious breakfast is on offer. Also, you can park outside for free from 4pm until 11am. Then the seafront has plenty of free parking too.

Great stay

Really great hotel and loved our stay. Denise was a wonderful host, with a lovely clean fresh room and would not hesitate to book again. In the morning we had a tasty full English breakfast which set is us up for the day. We were minutes walk away from the beach, so a swim and returning for a shower later was so convenient, no driving needed.

Very friendly reception; room was very clean and comfortable including the beds. Very good quality bed linen and pillows. Breakfast was excellent and helpful advice given on places to visit. Restaurants and bars within easy walking distance and parking available right outside. Everyone we met was welcoming and friendly. We would definitely return if we were in the area again.

A very good value for money guesthouse, with a very warm welcome.

Lovely clean room, with plenty of space. lots of drawers and hanging space. Bathroom was very clean and in very good repair. A warm welcome from the friendly landlady. Withing easy strolling distance to the sea front. Super breakfast cooked to order.

Car parking on the street only, and which is restricted to 2 hours during the daytime. There didn't seem to be a wi fi facility available, though this didn't present much of a problem to us.
