FULL REFUNDS are given in case of cancellations as long as the property can be rented at the same rate for the same period of time. Full refund of "linen fee" is given if the sheets and towels are laundered, folded and returned to the closet as they were found.

Second floor stairway door is closed off at the top, and the 2nd floor is not rented and usually is unoccupied. Owners are there occasionally, and use the outside stairway only.
Pet-free and smoke-free.

This location was everything promised and more!! The location is PERFECT! The owner was very accommodating and the check-in / out process was easy. The quaint and cozy home has everything you need for a beach vacation. Short walk to beach, bay, & Catholic Church. Shops & restaurants are close, too.

What a gem! Cozy home with the perfect location! Everything you need is here. Bed was super comfy. Bob loved grilling on the vintage Weber! We visit LBI every year and we will definitely be staying here again! Ted was awesome with communication. A++++++

This was my second stay at this sweet traditional cottage less than a block away from the beach. It's close enough to walk to some restaurants and a short car ride away from many others. Owners are very welcoming and checked in to be sure I was settled and didn't need anything. Also appreciated that they have linens for those who may need them. Plus all you'll need for a day on the beach or your evening barbecue. I would return again.

Ted was eager to help me with anything I asked him about. The location was awesome. I got to spend time with my mom that was just 25 minutes away. Staying at the house was better than staying at a hotel. I had my wife and son with me and we were all under 1 roof. Ted, the owner was over the top with keeping us in the know about the house and area. He did a lot of communicating while on his vacation with his wife and friends.

My granddaughter and I loved our stay in Brant Beach. The cottage is located on a narrow strip of the island. It is only a few homes from the ocean, and LBI has the most beautiful beaches! Directly across the boulevard is St Francis church on the bay, and we enjoyed the gorgeous sunsets. The cottage made me smile from the time I walked in until the time I left. It is owned by a very nice family who has history on the island, and It brought back many happy memories of time spent with my own family and friends on LBI. Thank you Ted & Irene. We would love to stay there again in the future.

This was one of the nicest experiences I have had with an owner! Ted could not have been more accomodating and checked in several times to make sure there was nothing we needed. The space was so comfortable, cozy and spacious. The beds were super comfortable too! We are already looking forward to our next visit!

The house itself is charming and is the quintessential beach cottage; it's very homey and comfortable, and stocked with many of the essentials. Several restaurants, a supermarket, and terrific shops are all close by. The short distance to the Causeway is an added plus in case you should need to leave the island. Most importantly, the owners are readily available 24/7 and keep in close touch to make sure that everything is going well. The house was spotless and well-stocked with essentials, had some very interesting books, and even board games which we took full advantage of! The location can't be beat, the house is just a few homes down from the ocean, so no need to cross the busy boulevard to get to the beach. Even though the weather was chilly, we took walks on the beach every day and saw some gorgeous LBI sunrises! The communication with the owner Ted was fantastic; he checked in with us over the course of our stay to make sure everything was okay and made himself available for any questions we had the entire time. He's everything that a VRBO property owner should be! The home is charming and warm, and truly felt like a home-away-from-home. Thanks for such a wonderful 5-night getaway, and we'll definitely be back next year!

Adorable beach house on LBI, just one block to the beach. My family used this for a long weekend, and it was convenient to everything. House is not fancy, and the kitchen does not have a dishwasher. but it was perfect for a short beach vacation.

We had a really great time at Ted and Irene's. The location is great -- not too far a drive off the causeway but still quiet and peaceful. The home was exactly what our family of three needed. Wonderful stay
This truly was a cute Cape Cod and just steps from the beach. I enjoyed my off-season stay, a quiet get-away with opportunity for lots of walks and enjoyment of the surf and sand. I appreciated Ted's welcome and checking-in to ensure I had all I needed to keep cozy when the weather unexpectedly turned chilly. While I went solo, there is plenty of room for a family. I hope to return again.

Wonderful cottage, ideal location
We had such a lovely week in Brant Beach at this charming cottage. It was the cleanest VRBO rental we have ever had, and Ted & Irene are warm, welcoming, helpful hosts.
The cottage is well stocked (dishware, starter cleaning supplies and paper products, towels/linens) and the outside space and shower make for easy cleanup following a day at the beach. The brief easy walk to the shore was ideal. It was perfect for us and our 7 year old. We look forward to returning!

Beach Block convenience
A great 2 bedroom Cape Cod on a beach block. Less than a 2 minute walk to the beach. Ted and Irene are great hosts and their communication throughout the process was top notch. Plenty of room to BBQ in the backyard if you didn’t want to venture out to eat. We would definitely stay there again.

Beautifully maintained beach house! We had a wonderful stay at Ted and Irene's place. The house has everything you need for a successful stay at the beach. We loved being able to walk to the beach every day and enjoyed the proximity to restaurants and stores. An earlyish dinner at Daddy O's was great - even with our young daughter. Skipper Dipper is a must for delicious ice cream!

Charming Cottage
We loved our stay here --a perfect spot for 3 old friends to reunite. So close to the beach --which was beautiful and wide at this location. Love LBI during the off-season! The house was very clean and the owners were responsive and very helpful. We would definitely stay here again.

Traditional cape cod on a quiet street, great for kids
We really enjoyed our stay in Brant Beach. My mother and I have vacationed in LBI for many years, but we were last minute to book this year due to a new job and baby, so we are thankful we have found this cute cape cod! We felt "at home" right away. The house was easy to find and on a quiet street. It was very clean and tidy. The driveway was plenty big to park the mini van, and very easy to unload in the house. It was a short walk to the beach, which is key with young children. The weather was not ideal but we made the best of it! We walked a lot with the boys in their stroller. The covered pavilion around 70th street was a fun destination to watch them combing the sand in the mornings, and we walked a short distance across the BLVD to the Bay park/beach where the kids played on the playground equipment. The garage had plenty of chairs, umbrellas, even beach toys (which my toddler loved!) for us to use. It was great to not have to pack our car up with these from home. We also were able to just park our stroller and beach cart right in the garage for easy access. The house had 2 rooms which had comfortable beds for us all. The pack n play fit perfectly. We decided to bring our own sheets, but the house also had plenty stocked away in the closets for use. It was also nice to have the washer/dryer available in case we would have needed it. The kitchen had a great stock of items but we mostly went out or ordered in. We love going to Barry's Do Me a Flavor and The California Grill in Beach Haven. Another key element in the house was the bath tub for the kids, which is absolutely necessary for young children. Ted came to meet us and say goodbye on our last morning. He provided a great history of his stays in LBI and of the rental. We felt like family. It was a really great trip for us all, including the first trip to the shore for my 7 month old, and third trip for my 2 1/2 year old. We hope to return next year!

We cannot not say enough about this adorable comfy beach home. The location was superior. The home was a perfect fit for 4 adults and a baby. Ted & Irene were so welcoming and were always available, if needed, by phone during our stay. We will be back. We live in Colorado and only get to come to the Jersey shore every few years. The home was such a short walk to the beach, the added beach badges, chairs and linen and washer and dryer were such an added bonus since we traveled so far and could only bring very few items.
