El Sueño is a unique 2 story 'Traditional Broome Style’ Home.

It has 3 upstairs queen bedrooms, upstairs bathroom, 2nd toilet downstairs and stunning outdoor shower. This versatile home suits groups of friends or a family comfortably.

Includes 7m pool, balcony & beautiful outdoor spaces designed for indoor-outdoor living. The property is secure with front fence & electronic gate.

El Sueño is a 10min walk to Cable Beach & a short drive to the airport, supermarkets, bars & restaurants.

The property can not take groups of young people and families are preferred. We do not exceed 6 guests.

GUEST ACCESS
Guests have access to the whole 3-bedroom house upstairs and down, back garden, pool and front of the house. Parking is provided for a maximum of 2 cars behind a secure electronic front gate.

**Please advise in advance if you are travelling with camper trailers, caravans or boats as we have limited space with height restrictions. Alternate offsite storage may be required. These are part of your 2 car maximum**

OTHER DETAILS TO NOTE
* Additional guests sleeping in swags, rooftop tents or on additional mattresses are not permitted under any circumstances.

** Roof top tents, camper trailers and caravans cannot be set up at the property, on the driveway or in the street under any circumstances.

El Sueño - The Dream: Terms and Conditions

NUMBER OF GUESTS
At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is requested and given by the Host. Maximum number of guests at the property: 6

CHECK IN & CHECK OUT
Check in time is 3.00 pm on the day of arrival.
Check out time is 10.00 am on the day of departure.
The property, including cars in the driveway is to be vacated by 10.00 am. An additional fee may be charged if you do not check out by 10.00 am delaying cleaning. Early arrivals and late check outs are at the discretion of the Host and must be requested in advance. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure early check-in or late check-out is to book an extra night.
Many bookings are back-to-back, if this occurs (a group is checking out on the morning of your arrival or a new group is checking in on your day of departure) an early check in or late check out cannot be provided.

CLEANING
Clean linen and towels are provided at check in. Extra cleaning and a linen change can be arranged during your stay for an additional charge, at a cost to you. Please contact the host for further details. On departure the house is to be left in a clean and tidy state. Extra cleaning charges will apply if this condition is breached and will be deducted from your security bond.

SMOKING/VAPING
Smoking and Vaping inside the house and in the outdoor entertaining areas (Including the front daybed) is strictly prohibited. If there is any evidence of smoking/vaping inside or in the outside entertaining areas you will be charged an additional $500 for a specialised clean to eliminate odours. Smoking is only permitted in the carport or on the driveway and an ash bucket is located in the carport. Please empty the ash bucket at departure. Cigarette butts are not to be thrown in the garden.

POOL
Glass is not permitted in the pool area under any circumstances.
Additional charges will apply if glass is broken within the pool area - a large selection of plasticware is provided in the kitchen.
The pool is cleaned weekly, extra cleans can be arranged during your stay for an additional charge, at a cost to you. Please contact the Host for further details. The pool pump is locked and not for guest access.
Jumping from the pump house or balcony into the pool is not permitted.

PETS
Pets are not permitted on the property under any circumstances. There are no exceptions to this rule. Any approved visitors are not permitted to bring animals to the property under any circumstances.

PERSONAL BELONGINGS
You acknowledge that we do not cover your personal belongings under our insurance policy and therefore take no responsibility for any loss or damage of the occupants’ personal property left on the premises and agree that you will not make any claim against us for any damages or loss to your personal belongings regardless of how or where the loss or damage occurred.

BEHAVIOUR AND NOISE
Parties or gatherings are strictly prohibited. Disturbance to neighbours including excessive noise and music is prohibited and may result in eviction without refund. If a noise complaint is received a first warning will be given, if a second complaint is received this will result in immediate eviction with no refund.

This property is not a party house and is not for group gatherings.
If you are wanting a sanctuary within walking distance to the beach this house is perfect. No extra guests are allowed to the house and noise levels are to be respectful at all times. There is to be no outdoor music or outdoor entertaining after 10.00pm. Noise complaints will result in bond deductions and possible eviction. We apologise for being so strict but noise is a serious issue in the Broome Shire and keeping our neighbours happy is of paramount importance.

BREAKAGES AND DAMAGES
Damages or breakages of furniture or furnishings must be reported to the Host immediately. Breakages or damages to the property and all external areas that are caused by any guest and/or a guests visitor will be charged and recouped in full from the guests security bond.

Shade sails are not to be tampered with or removed under any circumstances. Guests will be charged if any damage or evidence of tampering occurs.

Excess cleaning required on departure or replacement of items broken or removed from the accommodation will be charged from the guest’s the security deposit. Furniture and fittings are not to be altered or moved between rooms or taken outdoors. There will be a charge incurred if furniture is not returned to its original location or if bedding and linen are taken outside.

Access to the pool pump house is not permitted, guests will be charged if any damage or evidence of tampering occurs.

LOSS OF KEYS AND GATE REMOTES
Loss of keys & gate remotes will incur a $150.00 replacement charge.
Damage to gate remotes will incur a $125 replacement charge per remote.

GARBAGE & RECYCLING
Bins are collected Monday morning - Guests are responsible for their rubbish and recycling. A reminder message will be sent out Sunday advising which bins to put out. All garbage, food items, nappies and recycling are to be disposed of properly. No additional garbage or recycling to be left at the property at check out. Additional charges will occur if a tip run is required.

PAYMENT OF DEPOSIT OR FULL PAYMENT CONSTITUTES ACCEPTANCE OF THESE TERMS AND CONDITIONS The terms and conditions of booking are subject to change without notice.

This is a brilliant stay for groups or family. We were 4 senior women escaping Victoria's chill and we had an amazing time. The house is so comfy and relaxing. A short walk through the dunes to the pristine Cable Beach, short walk to the bus stop into the town centre and anywhere else you want to go. Also very tempting to just 'stay home' and relax by the pool. It was great.

Place presents very well. A few very minor issues but nothing that really impacts the experience.

The booking and lead up process is efficient and tidy. Communication with the owner was also very good. Quiet suburb and felt very safe. House has everything we needed to prepare for and execute a wedding elopement nearby.

While away the time at El Sueno!
Tania and Dave were great hosts and from the get go provided all the info we needed to tailor our stay at El Sueno. The house was immaculate and clean with all the amenities you’d expect, dishwasher, aircon etc.The pool and the Mandi were the icing on top and made our stay very relaxed and comfortable. The beach is a short distance away and we did visit but lounging in the pool in the afternoon heat became our family tradition. Tania was always available for questions and the information booklet had lots of great sightseeing and restaurant recommendations. We definitely recommend Thai dinner at the Aarli, breakfast and lunch at The Green Mango Cafe or Dragonfly Cafe and the Pearling tour at Willie Creek Pearl Farm. Thanks Tania and Dave
