Ideally located at the entrance to the Choseaux district in Menthon St Bernard, come and take advantage of this beautiful duplex apartment recently renovated of 60 m2 facing south-west with a magnificent open view of Lake Annecy.
This beautiful 3 room apartment on the top floor of the small condominium (2 floor without elevator) is composed of a large room of 22m2 with kitchen open to living room equipped with a convertible sofa bed (140x200 cm bed) for 2 people and 2 large French windows opening onto a large west-facing balcony with a wide open view of the lake.
On the ground floor of this apartment is a large bathroom with bath / shower, its 2 sinks and the washing machine as well as a small bedroom of 7.5 m2 with its sofa bed (120 cm) and its small independent balcony with lake and castle view. The toilets are independent.
Upstairs you will arrive at the top of the stairs on a first through bedroom with 2 bunk beds of 90x190 then behind a sliding door a second very pleasant and bright master bedroom with a double bed of 140 cm.
You can put your suitcases and your cars (2 private parking spaces) to enjoy on foot all the amenities of the village center (5 minutes) and of course access to the lake for swimming and practicing all nautical activities. The nearest beach is a 10-minute walk from the Menthon palace and the municipal beach with a small pool and supervised swimming is accessible on foot along the banks of the lake by a pedestrian promenade passing by the small port and its pier. (5 to 10 additional minutes).
At the port (15 minutes on foot) you can rent any type of boat, motor boat, sailboats, catamarans, kayaks and paddle-boards. Annecy is only 10 kilometers away and a bus stop is located in the center of the village with transport every 1/2 hour. From the apartment you can also go directly on hikes in the rock nature reserve or go up to visit the magnificent castle of Menthon Saint Bernard.
For thrill seekers you will have direct paragliding takeoffs from Planfait (you will also find a tree climbing course) and the Col de la Forclaz. A canyoning descent and a climbing wall are accessible in the immediate vicinity above the Angon waterfall.
Finally, if you are a Golf player, the famous golf of Annecy is only 2 kilometers away.

We loved our stay, so much to do and see - all in beautiful surroundings. The lake is incredible with crystal clear water and it's very warm. The apartment was in a great position and suited us well. A few issues with bedding and towels but the owner sorted this for us and was very quick to respond to messages. We loved our time here and will definitely recommend it to friends and family. Thank you Charles 😁

Sunny, spacious apartment in a great location

We loved our stay in this apartment and didn't want to leave at the end of the week! It's bright and spacious with amazing views of the lake and mountains. The area is peaceful (lots of lovely birdsong) but you are only a short walk (3mins) from Menthon village with restaurants, bar, boulangeries, supermarket, wine shop etc. The lake is less than 10 mins walk down the hill where there is a grass 'beach' and a bar/restaurant. The pool area of the lake is about 15mins walk and there is a good restaurant/snack bar there too. Can't wait to come back again soon!

Très bien situé, belle vue sur le lac depuis le balcon, appartement fonctionnel, bien rénové et bien équipé. Seul bémol : la chaleur dans les chambres à l’étage, heureusement attenuable grâce aux ventilateurs mis à disposition et à l’ouverture des fenêtres.

Schöne Wohnung in ruhiger Lage, 10 Minuten zu Fuß zum See mit Badestellen, 5 Minuten zum Supermarkt, eine herrliche Umgebung/Landschaft mit vielen Ausflugsmöglichkeiten. Wir haben unseren Aufenthalt sehr genossen. Vielen Dank an Charles für die unkomplizierte Kommunikation!

We had booked this flat for us 2 adults and 2 children. The flat inside is complete renewed and is good equiped. The view from the living room / balcony on the sea is very nice. You can also see the see from the shower through the mirror. From the small bedroom you have a beautiful view on the chateau / castle of Menthon. There a 2 other flats in the house where some locals are living. The host is very nice and polite and showed us the flat and answered all questions. A nice flat which I would book again.

Appartement vraiment très confortable: espace et taille des pièces, literies, aménagements électroménagers et intérieurs, linge de toilette... Emplacement idéal: tout se fait à pied comme noté dans l’annonce (plage, commerces, port). Charles est très arrangeant et très sympathique. Il nous a bien conseillés sur les balades et les environs. Contact très agréable. Les chambres à l’étage sont assez chaudes lors des très grosses journées d’été ensoleillées car juste sous les toits mais les trois ventilateurs et trois fenêtres permettent de les rendre tout de même supportables, et la nuit est plus fraîche en montagne. Très bonne expérience de location.
