Open and bright beachfront luxury home in the Costa Blanca complex ,1528 square feet with spacious ocean front balcony for cocktails, dining or early morning coffee witnessing the sun rise. Gorgeous wide open floor plan, marble floors . Floor to ceiling views of the aqua marine blue ocean as you walk through the front door. Kitchen with built in gourmet Wolf induction 36” cooktop, granite counter tops , custom shaker cabinetry, with built in Subzero refrigerator with purified water ice maker. Dedicated bar area with bar sink and triple filtered reverse osmosis drinking water. Amazing ocean views from living room, bedroom and private penthouse veranda. Large master bedroom with plenty of built in closet and drawers, desk area, en suite bathroom with large tub and rainfall shower. Large windows with sunrise and ocean view every morning. Sounds of the ocean waves to sleep by. Large Guest bedroom with 2 queen size beds , natural light, built in closet and drawers, pleasant view and ambience of the neighbohood. Third bedroom just off the kitchen is smaller with Murphy bed and an en suite bathroom.

Beautiful unit with breathtaking views, wonderful amenities, excellent communication, and a very peaceful setting. The pool, beach combination provided a lot of entertainment for our 5yo, who also got to look for lizards in the courtyard. Questions about the unit or local events were readily provided making us feel well cared for. The space was well maintained and the appliances were all top notch. Washer and dryer were helpful with an adventurous kid, though are a smaller size than we are used to. The location is perfect for site seeing further afield to Tulum, Cancun, Calle de Cenotes, and so much more, but with a beach like this, it felt pretty amazing to just stay local. We would definitely come back to this spectacular place!

What a great location to take a break from winter and enjoy the charms of Puerto Morales. The unit has stunning views of the ocean and is decorated with elegance and taste. Beds are very comfortable and kitchen is well-stocked. Check-in and check-out processes were clear and the hosts and property manager were very accomodating of our shifting schedules. We really enjoyed our daily walks into town, either along the beach or along a reasonably quiet road. We'll be back!

Both the host and on-site property contacts were extremely responsive and helpful. The condo was spacious, comfortable, clean, and had everything we needed. It’s located close to town so going in for dinner was easy, but the condo also has great accommodations to cook. The pool was incredible! The pool caretaker had umbrellas & tables set out for us daily, wiped down the chairs and having the beach steps away was also great. We loved sitting on the balcony in the early mornings and evenings listening to the waves. We loved this place and can’t wait to come back!

This is a beautiful property. The owners are responsive and on site staff are very helpful. First class upgrades in the kitchen and throughout the residence. Especially loved the filtered water set up they had available which made preparation of everything very easy. We look forward to returning soon!

First off, the owners were very helpfull answering questions and giving advice. The property manager met us and showed us around the place. He was friendly and very helpfull. The unit is beautiful and well appointed. The couch has been upgraded to a comfortable sectional (complaint from a previous guest). Everything was clean and there were basic provisions (paper towels, spices, etc) supplied. The view is incredible!
Learning how to get a taxi was the the only challenge. The driver recommended by the owners was not responding so we walked down the road to the Desire Resort (clothing optional). We discovered that Oscar or one of his three partners is always there and can be at the condo within a couple of minutes. Use Whatsapp and Google translate to communicate with him. I left his card in the binder at condo. Note: I am not discounting the owners recommended driver (cousin of the property manager) but it's good to have multiple options.
Walk into town was 30 minutes and pleasant.
Overall the stay was fantastic and I highly recommend the place.

Overall, we had a nice stay in this condo, although further from town than we wanted.
Obvious that the owners have been working at improving it. Top of the line appliances were great but there was only one pot and two non-stick frying pans compatible with the induction cooktop. Shortage of bowls for food prep was an issue since we planned to cook most meals at the condo.
Since the water is softened, it is difficult to grasp the dishes when washing them, without dropping them. That would probably explain why there aren’t enough matching dishes—for a place that is supposed to accommodate 5 people. Corelle dishes might solve the problem.
Sargassum was definitely a deterrent from spending time on the beach, although totally out of the owners’ control.
Washer and dryer were great as was the third bathroom. Grab bars in all of the bathrooms/showers would improve safety.
Also, out of the owners’ control are the number of dogs barking throughout the night. If you’re trying to sleep in the street-side bedroom, you may go home sleep-deprived. I think there might be a dog shelter in the neighborhood as well, compounding the problem.
This is a very windy location on the sea which causes so much banging and rattling of the hurricane shutters, making it difficult to sleep—regardless of the bdrm. They’re needed but we wish there was a way to stabilize them.
We enjoyed visiting with the people staying in the other units; quite pleasant and shared recommendations.

This place is amazing. It’s located in a small condo facility with only nine units. The pool area is large and the pool itself is also a good size. There were plenty of chairs to hang out on but really the views are the reason to stay.

Super well designed, great use of space, comfortable beds, sleeping to the sound of the ocean, overlooking the ocean, excellent kitchen appliances. What more could you ask?! This is THE perfect place to take in the beauty of the Caribbean. We didn't rent a car, and didn't feel like we needed one for our needs. Owners helped with connecting us with local drivers. We loved PM and loved even more that we weren't directly in town. Property manager was incredibly communicative. There were a couple of issues that were taken care of immediately- nothing that impeded our stay. I HIGHLY recommend this place. Great owners, great location. Already can't wait to return.

Great Condo that has even more potential
Yes, I am going to leave this property a 5-star.
Good - Bedrooms were great: lots of space, ceiling fans, bedding was very comfortable. the kitchen was great: plenty of things needed to cook comfortably. The pool and pool area were very good. The balcony was very nice. A small minor issue with the microwave and the property manager was very quick to fix it. The maintenance man did a good job keeping the outside area clean.
Bathrooms: The master shower was a bit wonky for a large man (6'2"). I used the third bathroom for showers.
Needs Improvement: The living room furniture just was not very comfortable. Nice sectional would be a significant improvement. Cable TV in the master bedroom. The master bedroom ceiling fan does not change speeds and makes a bit of noise when turned on (appeared to be on max). I did not tell the property manager - I should have.
Wi-fi may need to be reset by unplugging the access point on the balcony. It will go in and out often.
For future reference: The taxi trip to town was about 100 pesos. A bike ride was about 10 minutes to town.

Expensive for the value, owner needs to be a bit more forthcoming with information and requirements.
First impression was a beautiful location and nice complex. Ernesto, the property manager, greeted us at the condo and gave us a run down on everything. He was very helpful. There was patio door damage, master bedroom door jam damage, and main bath electric switch malfunction that was supposed to be fixed that wasn't. We were nervous about the main bathroom light switch due to the "crackling" sound it was making internaly. We were worried about a possible fire issue. No dish cloths & toilet paper upon arrival. We understand that no food is provided, but one should have the basic amenities available. At the very least, let the renters know they should pick up toilet paper. No oven was present when the site stated there was an oven. The only "oven" present was a microwave oven and toaster oven. Be prepared to spend your last day doing laundry, you have to wash all sheets and towels. We understand that this is not a hotel, but with the size of the sheets and towels as compared to the size of the washer, we spent much of the last day doing laundry. Buy laundry soap too. We did feel real safe on condo grounds and around the area. We walked the beach and road to town, about half hour walk. We rented bikes for a couple of days and highly recommend it. The rental is only $7 day per bike. Jacqueline answers questions within 24 hours, but does need to update a few things. Massages are not $22, more like $45. Make sure to have the property manager unlock the gate for the pool area. It was locked so then the beach was not readily accessible. This could be a problem if you came back from town on the beach when the gate is locked. We were lucky and had another couple that was there had a key. For the price we paid for the week we were there, we sure had to do a lot of improve to get things happening. The Wifi is unreliable and was flaky, constantly cutting out making it almost impossible to get a hold of the owner or property manager with email. It becomes especially difficult if you are using the wifi to make phone calls. Make sure the storm shutters are closed on the balcony if there is a hard rain coming in from the ocean. The patio doors leak like a sieve. The storm shutters in the master bedroom are extremely noisy when the wind blows. Ernesto's fix was stuffing a towel in the shutter track to keep the noise down. We would recommend shopping around for a more reasonable deal at least until some of these issues are corrected.

Nice condo on the beach. Great views. Very calm location.
We just came back from a one week trip to the Riviera Maya. Stayed in a very nice condo unit with 2 large and 1 small bedrooms. We rented a car in Cancun (15 to 20 minute drive to Puerto Morelos). This made our life easy.
The unit is conveniently located outside of town, in a very calm place. Nice (lap) swimming pool which was a good alternative because of the general issue with seaweed in the region. Great views of the ocean, with spacious living room and a small terrace.
The town of Puerto Morelos has a few good, very decent priced restaurants. Grocery stores in town and a larger one 2 miles from the condo.
We split our time between a number of fun activities in the area: snorkeling, swimming with whale sharks, visiting the Cenotes and the Tulum archeological area.
And we also spent family time at the condo. Small BBQ on the terrace is very convenient, The only drawback would be related to ACs. Main area (living room and kitchen) and main bedroom are fine. The AC unit in the second bedroom barely does the job. And there is no AC in the small room in the back.
We certainly recommend the place. The owners are very nice people to deal with and they have a very good Property Manager, ready to assist when needed.

lovely place in a beautiful and quite location
Loved staying here! We are huge fans of Puerto Morelos- so much quieter and personal than Cancun. The condo is really big- pics don't do it justice. We are a family of 5 and were extremely comfortable. Pool was clean and the views were breathtaking. Had one small AC issue that the owner fixed immediately. Owner was great- always fast with responses and super friendly. Condo is a little out of town, which I enjoyed as I like it quiet and have a car. I snorkeled off the beach and was able to see quite a bit of life: starfish, puffer fish, conch, eels, angel fish and much more. WiFi was spotty: a pain more for the kids than for me as I wanted to disconnect. I would stay here again without any hesitation.

Wonderful, spacious unit with all the amenities
This is a spacious and well maintained unit on the top floor of a three floor building right on the beach in a quiet area. Owners are very responsive. You will want to have a car here, however, because the unit is a bit of a hike outside of town. The most direct and scenic route is right along the beach, which is about a 15-20 minute walk. WiFi is also spotty. But other than that, highly recommend it.

Beautiful Location
I recently stayed there with my mother, husband and two children aged 5 & 8 Years.
Pros: The condo was quite nice, very clean and the beds were comfortable. It was right on the beach and the pool was a good size. The owners were quite responsive when asked questions and the neighbours were quite friendly. The caretaker is also a taxi driver which was helpful when a ride was needed. The ride to town is 50 pesos which is Just under $4.00 Cdn.
Cons: it is a distance from town. Approximately 20-30 minute walk down the beach (my kids took 30 minutes). You are right on the beach so the wind tends to blow on the metal shutters which could be quite loud when trying to sleep. The internet is shared with the whole building and is spotty. The best reception is either sitting right beside the deck or on it. The third bedroom is really quite small and does not have air conditioning. It was okay for the kids as we could keep the door open and they could climb into our bed if they got too hot.
Overall, it was a great experience and I would recommend it. The ocean wind noise and internet cannot really be helped - it is a Mexican issue. We just wanted to mention it.
