We offer a completely updated Cottage A with central AC! New 2021; granite counters, sink & faucet, fresh light-gray painted kitchen, hallway and living room walls, plus a few fresh painted ceilings. New to the bedroom is a 43” Samsung Smart TV , living room has a 2021 55” Samsung Smart TV’s, and the IKEA sleeper sofa will have a new 2024 slipcover. New Organic cotton sheets each rental season.

If you are not familiar with the Bass River, South Yarmouth area we are centrally located 1 1/2 hours to either Boston or Provincetown (the furthest tip of Cape Cod). We have many local amenities (4 mini-golf, plus batting cage with driving range, and over 1/2 dozen ice cream businesses to sample!) near us in Bass River plus 6 public beaches within a mile plus several GREAT Golf courses, grocery stores, Hyannis Mall (for those rainy days), the newer Whydah Pirate Museum that just celebrated the 300th anniversary of the Whydah in 2018.

We were looking to have a beach weekend but of course it was a cooler weekend. We enjoyed surrounding restaurants and ice creams shops that were walkable. The cottage was perfect size for the two of us and had everything we needed. Overall a place I would recommend to any couple looking to have a relaxing vacation and steps from the beach.

Upon arrival I noticed a strong odor of urine coming from the bathroom / toilet area - quickly isolated the source of the odor as the toilet - after a quick and thorough cleaning of the toilet (by me) all was well. Shower curtain also had some hairs on it. Other than needing to double down on the cleaning crew, property was as-described. Owners were lovely and communicated promptly.

Jim and Regina‘s 1940s cottage was perfect for my husband and me. It was clean and updated and Jim was easy to communicate with. The location is convenient to many beaches, restaurants (The Skipper, Pelham House), and activities, like kayaking and biking the Cape Cod bike trail. I highly recommend this property!

Nice small quaint cottage with a good location. Size wise I would not recommend more than 2 people. Communication with hosts was easy. WiFi signal goes in and out so streaming is frustrating, or if working remote would be difficult. Great location to get wherever you need to in about 10-20 minutes. Good restaurants and activities close by.

Hosts were great and cottage was very cute and super clean. The neighborhood was sweet with beaches close by and the discovery of The Skipper was great to lunch or get nightcap. Friendly tip: supply guests with new bottle of handsoap and not one that has been used. Only a tip and certainly not a complaint.

We just enjoyed a wonderful three nights in this charming cottage. The property managers are on site and very accommodating to any questions about the area or requests you might have. The public beaches are within walking distance and FREE! Lots of good seafood restaurants to choose from. The Lobster Boat restaurant is only 5 mins away and has outdoor seating. We enjoyed a nice day trip to Chatham(30-40mins) with its charming shops & family-friendly atmosphere. Definitely nice to go early in the season when the beaches aren’t too crowded.

We went to the Cape for our 37th anniversary. The cottage was exactly as portrayed! Hosts were very responsive whenever a question arose! The location was perfect! It was quiet and serene. We loved it!

My husband and I stayed here on a Thursday through Sunday. The cottage is very clean and comfortable, and had everything we needed. The bed was very comfy. Good size for a couple or small family. The beach is just a quick walk up the street. We visited in April and it was raining our first day, but we took advantage of the cozy living room and ordered take out and watched movies. The owners are on site and were super communicative through the whole check in process and during our stay. Great folks!

This cottage has everything you need for a stay away from home. The cottage is located near everything from beaches restaurants etc.
Jim and Regina were great hosts. We asked if they would work with us with an upcoming hurricane during our stay and they graciously worked another time for us.

This little cottage was very clean, well stocked with towels, kitchen was well stocked and we liked the area it was in. You could walk down to the water which was nice. The place was decorated nice and felt cozy. One problem was they need an exhaust fan in the bathroom. It gets very steamy in there with the humidity in the summer. The wifi goes in and out alot at times. Overall we really enjoyed our stay and hope to go back next year. It was our first time to Cape Cod and we miss it already!!

The cottage exceeded expectations. It was tastefully decorated with a seaside motif and had a well-equipped kitchen. The bed was very comfortable, and the linens were fresh.

Our stay was just what we needed. The cottage near the sea is well equipped and comfortable. It was centrally located with four town beaches just a few minutes down the street. With the beach pass for $20 a day you can come and go to all of them for the day. There are many great restaurants nearby and Hyannis is a short distance away.
For the price, you can’t go wrong. The owners were very responsive and helpful. We had a nice visit.

My husband and I stayed for a few days in mid-June. The accomodations were lovely and comfortable.It was fairly cool so we really appreciated that we were able to turn on the heating system to take the edge off the chill. We used the cottage lightly but it seemed that it was well appointed to make a longer stay comfortable. One caution for those with mobility issues, the two entrance stairs are a bit high and there is no hand rail. This was no challenge for my husband but was a bit challenging for me. Nonethelesss, we would definitely hope to stay again.

Cape Weekend
We went to this cottage for a long weekend getaway. The location was good for us, very clean and the right amount of space. Very involved and present host, so just be prepared for that. Not something I’ve experienced before but texting to remind us to turn off the AC when we had a window open while cooking seemed a little overbearing.

Very Small
I stayed at this property with my daughter and 3 year old grandson. My daughter and grandson shared the bedroom and I slept on the sofa.
First the good: the owners are onsite and very nice. The bed is comfortable. The A/C is great. The owners directed us to a nice public beach with playground equipment at the end of the road, which we enjoyed.
The not so good: the photos of the property are deceptive in that "cottage" is actually part of the owner's home. There is another rental unit also attached to the cottage and the house.
We knew the cottage was small from other reviews. However, there is no dresser to unpack even one suitcase into, never mind three. Everything we brought with us was on the floor or on the small dining table, making a small space feel smaller. The owners provided two bath towels and two beach towels for the three of us. We had to ask for the wifi code. We had to ask for the correct size sheets, the ones provided were too small, and a blanket for the pullout sofa. The sofa was so uncomfortable I bought a foam mattress topper at Target. There is no ventilation fan in the bathroom so it gets pretty humid in there and the smoke detector alarm sounded when the bathroom door was opened. We don't take long showers.
The wagon provided to haul things to the beach is not made to travel over sand.
From their responses to other reviews, I see that the owners say to just ask for anything you need. Guests shouldn't have to ask for things that should be provided. It would be helpful to provide a booklet with the wifi code, the location of the trash barrels, and the check out procedure.
I wouldn't book this unit for any more than a couple.

Wonderful Cottage!
What a wonderfully charming cottage perfect for a long weekend getaway after dropping our daughter at college. Jim was outside when we arrived and couldn't be more accommodating! Answered questions promptly. The kitchen was appropriately stocked for making a meal with a large fridge and all utensils in place. The living and bedroom areas were perfect for 2 adults and the bathroom was adequate and decorated nicely. Close to everything and quiet, The central air was efficient and provided quick relief from the humidity for a restfull sleep. Overall a lovely few days away on a lovingly maintained property. Will definitely be back!

Nice Cottage
The cottage is well-equipped and ideal for two persons. The AC works well, it also serves perfectly as a heating system. It`s a short walk to Seaview Beach, a good place to tan, though swimming is an issue due to the seaweed. We very much preferred Craigville Beach. A shortcoming is the fact that Seaview Ave is a pretty busy street with traffic almost 24 hours per day - thus you better sleep with the windows closed. If you like outdoor seating without the desire to count the cars passing by, the other cottage B is a better choice as its patio is in the back. Besides this, the location is fine a offers many opportunities for walking.
