Located on a lake with almost 11 acres to romp around on. A very quiet and private spot with a kayak and canoe. Great swimming and fishing.The house is beautifully decorated and has all the comforts of home.The bedding is very comfortable. The kitchen is a cooks delight. Just bring some food and your clothes. Everything else is supplied for you. With a location minutes away from Cabot Creamery and a close distance to Montpelier, there is lots to do all year round.

We completely enjoyed our week at the Pond House! The dogs loved swimming in the pond off the private island. We loved the privacy, spacious backyard with Adirondack chairs, kitchen, and overall vibe of the property. The house had plenty of room, good wifi for a couple of us working remotely and a huge kitchen that we made good use of. We did have a couple visits from a local skunk in the backyard so watch your dogs if you have them! The loons were beautiful to listen to and we saw a family of beavers one day when we went kayaking. It was very clean, well equipped, and quiet (aside from the occasional car going by). Stargazing is a must. We would definitely stay here again!

Beautiful historic Vermont cape farmhouse on a very large private pristine pond (lake) with only a few other houses on the pond and no motor boats. Lovely area for walks and canoe/kayak (supplied) rides and swimming- pet friendly. House has everything you need . Very clean; a beautiful kitchen with all the tools needed to make fine meals. An extraordinary and relaxing stay.

Despite the ever changing, mostly grey and spitting weather, my grown kids, friends, and one happy five year-old thoroughly enjoyed our stay at this lovely, peaceful spot on the planet. Highlights included kayaking in the reeds, the loons’ noghtly chorus, and reading my book on the little island in the sun the last day. I feel connected to the place — family, laughter, love, beauty, peace and silky water can make that happen! Thank you for sharing your special place, Heather. We will be back in some iteration next year!

Well, I don't want anyone else to know what a great place this is because I tried to rent it for the next 2 summers for a week and it was already booked!!!
It is a beautiful property on a quiet pond. The listing says it all. So so peaceful. Gorgeous views of the lake from the amazing kitchen and living room. Very comfortable. Yes, there is a road nearby and you hear occasional car blasting down the road but it is few and far between.
Bring bicycles - mountain is best - there is great riding on the road. Very hilly but a fun ride up and down.
I wish we had our water shoes as there are large and small rocks in the water. "ouch" The water shoes would have made it more pleasant as we spent every day in the water.
As for adult games, there were only a couple. Monopoly was missing many pieces but playable and Scrabble. There were a few puzzles too.
There were plenty of towels for us. We had drinkable water via a Brita filter which was a bonus as so many places one needs to bring in water. There is a washer and dryer in the basement which came in handy on rainy days to dry things out.
Phil and Heather were great and Phil helped us out a couple of times.

We had a great few days of relaxation. The views over the pond are amazing and we could enjoy them from the house, or the yard, or the tiny island. They loon calls were a highlight. It was quiet while we were there, just a couple people out on canoes or kayaks. You can hear cars on the road by the house, but it is very lightly traveled. The house had farmhouse charm, with original construction, but moderinized with everything you need.

This was our third family vacation here. We love the beautiful home and the peaceful surroundings. We enjoyed catching fish, paddling around the lake, and listening to the loons. We always cherish our time spent here as a family.

We were extremely happy with our stay here. The place was clean and had all of the amenities of a lived in home and not just a VRBO. There were a couple of minor things that came up during our 9 day stay, but the owner was quick to respond and get us squared away. Thank you!

We chose this location for our family to gather for some time together and to view the eclipse. Heather is an amazing host. This beautiful property is welcoming and comfortable while also filled with antiques and art pieces from around the world. There are interesting things to see on every wall and around each corner. Comfortable beds and nice areas to sit. The kitchen is a dream both for cooking and as a gathering place. It is well stocked with all manner of pots, pans and cooking gadgets as well as pantry items. It was mud season in Vermont so we weren't able to take advantage of the lake but if you are coming at a different time, there is apparently good fishing. It still provided a beautiful view. There are also plenty of things to do in the surrounding area. Communication with our host was very prompt and easy. My only recommendation to guests who want to explore is to bring and "old fashioned" GPS. The house has solid internet but the cell coverage on the surrounding roads is intermittent. I would love to return!

The view of the pond is beautiful. We enjoyed our stay but there were a few things we were disappointed in. The kitchen was very nice and well-appointed but could use a deep clean and brighter lighting over the island and kitchen table. Being March, it was very cold and windy the first few days we were there. Both the front and back kitchen doors blew open a few times. Like many old homes, there is no heat upstairs so the two upstairs bedrooms were chilly. The downstairs bath has a clawfoot tub/shower with a curtain that tends to stick to you while showering. The upstairs bath is more recently renovated and easier to shower in. I'm not sure why I didn't notice that there are no photos of the bathrooms in the VRBO listing. The washer and dryer are in the basement which is fine but the basement foundation walls were covered with dead mice which startled me.
I was surprised to read some of the checkout/cleaning requirements posted on the refrigerator. I really wish that VRBO would require full disclosure in the rental listing. I've never before been asked to wipe down the bathrooms or put all the clean dishes away. Typically, running the dishwasher, wiping down counters and sweeping are required.
As an FYI, the Headwaters Restaurant & Pub in Cabot is permanently closed but the Cabot Village Store is very convenient. It's open everyday and has long hours.

I was more than impressed by the size of the house, by its relaxed ambiance, and by all the Americana art and collectibles and other wall hangings. The kitchen area was so spacious and well equipped to entertain twelve people on Christmas Eve. Everyone was delighted with this choice of property to have a family Christmas. The bedding was very comfortable, the lake view more than made up for the rainy weather. This property is a gem!

Fantastic time hanging out in VT. House was idyllic and located yards from the frozen lake. Great kitchen and lounge and comfortable rooms. Only challenge we had was due to a storm which first knocked out power for about an hour and later in the day the Internet stopped working. There is no cell phone coverage at the house so spent the evening reading books. Loved the short get away.

The home is close to the street but very private. The views from the kitchen and living room are great. Waking up, brewing coffee, and sitting by the lake via the two chairs setup on a small island in the backyard is something that I am going to miss. This home provided a very relaxing getaway. 1:30 away from Burlington, VT. Things to do within 30 minutes: Maple farm, breweries, restaurants, grocery store, coffee shops, book stores, and more. Great restaurant right in Cabot on the main road.

Overall we had a great stay! The location is so very relaxing and we loved spending the mornings by the water. The house itself is a cute farm house, true to the description. Heather was very helpful and responsive during our stay. We would definitely stay here again!

We spent 5 days at The Pond House in mid-September. We were lucky enough to see the Loon family for a couple of days before they flew away for the winter. We also had a Black Bear show up at the end of the driveway one night! He walked right past our motorcycle and my husband before disappearing into the woods next to the house. The pond is definitely THE reason to stay at this property. It is easy to understand how one can while away hours just watching the pond. The views are spectacular whether you are outside or inside. The big windows in the kitchen n living room are perfect for enjoying the scenery even while cooking.
There’s plenty of outdoor activities for all ages: lounge chairs are available, picnic table for outdoor dining, playing games or doing crafts, a fire pit, a canoe, kayak, n fishing poles, as well as, swimming in the pond which is crystal clear. It was amazing!
The Pond House itself is a unique, one of a kind, property. It is well appointed. The bedding is wonderful! Two big dining tables plus a few bar stools allow plenty of room for everyone to eat, play games, etc. The kids room (as I called it) upstairs has three twin beds in it. I can imagine the fun our grandchildren would have there! There’s even a toy closet.
We met a few people who live nearby. Everyone was super friendly.
All in all, we had a very relaxing stay n would definitely consider renting this property again.

Communication prior to arrival was good. The house was clean, overall, except there was a stack of plates next to the sink. The top plate was clean, but the rest beneath were slimy and covered in food - gross. The decore in the house is not shown on the website. It is pagan at best, demonic at worst. We had to cover quite a bit of it so the kids couldn't see - think "tribal." The view of the pond was quite nice from every single room that faced it. There was not a bad time in the day to look at the water. The lawn between the water was well-manicured. The canoe had a broken seat at the stern, and the row boat had an oar permanently fixed to the oarlock. In all, the maritime equipment is not in good repair. The lawn furniture looks inviting at a distance, but is really scuzzy and moldy when you go to sit down. The basement was well-appointed with washer and dryer; very neat. The coffee-maker in the kitchen is really cheap, and you had to keep replacing a little spring and housing unit every time you removed the carafe. Almost all of the cookware is scratched at pitted to the point of being unusable. We basically made everything with one pot. There is a big crack in the main floor hallway by the vent that needs to be repaired, so much that it dips if you walk next to it - very dangerous. Decoration is obviously personal opinion, but I feel the natural beauty of the house has been marred by the decoration, perhaps that is why the owner chose not to show it on the website.

This is a lovely and private Vermont post and beam cape home on a very private "pond" which really is big enough to be called a lake, located in Cabot, in the Northeast Kingdom of Vermont. It is very unique to have privacy on a lake. There are only 3 or 4 houses on this entire lake and so very quiet and peaceful. We like to canoe and there is a canoe and several kayaks. Loons on the lake and fishing, if you like to fish. House has everything you could want and is unique with good books and nice art on the walls and internet and TV. Swimming is also perfect if you like pristine lake water. There is a tiny island accessed by a small foot bridge. The photos on the VRBO site are accurate, except you really have to be there for a sunset and sunrise to understand how magical this house and location are. We'll be back next year.

Our second stay at the pond house and we couldn't love it more!! Beautiful, peaceful scenery. The loon family was wonderful to observe. We swam, fished, canoed. The house is so comfy and spacious. The kitchen has everything you can ever want!! The area has nice hiking trails and the town center has stores for basic needs. A perfect getaway!

I really enjoyed my stay at Heather's Farmhouse! It is beautifully decorated and the large kitchen is fully equipped with everything you need. The beds are very comfortable with nice linens.
The pond is quiet with lots of wildlife. Sunsets at night were very pretty.

This property is wonderful for a little R&R. The decor was amazing. Everywhere you turned there was something new to discover. The kitchen was a dream. All of the furniture was so comfortable. We enjoyed all the wildlife with there babies. Even heard a moose call one night. Not to far from anything for sight seeing. Loved everything.

This was a perfect house for us for our weekend stay in VT. We were a group of 2 families of four, 4 adults and 4 kids. The house was so spacious and just perfect for our two families. The remote location is gorgeous and the house sits right on the shores of a lake with amazing views from the windows. The house is uniquely and lovingly decorated by the owners. It has all the comforts of home and a well appointed kitchen. We wish we would have had more time to spend in the house and enjoy it! We were in VT for youth cross country ski racing so really only slept there. We woke up to lots of snow one morning and were grateful we had 4 wheel drive to drive on the unplowed Cabot Road. When we returned in the evening the road and the driveway had been nicely plowed out. Check-in and out were easy and simple and the owners were great at communicating quickly. We are so glad we got to stay at this beautiful home and hope to stay again in the future.

I stayed with my wife and two young children at Heather’s home. The house was beautiful and spacious, a lot of great artwork and creative details. The toy closet was great for the kids. The location is a little far from some of the major ski trails and shopping areas, but is perfect if you’re looking to stay by the pond and cook in most days. Our family would definitely stay again.
