A nice stay in a great location, helpful owner.

The room was spacious and comfortable, wonderful hot shower. And windows that opened easily. the DIY breakfast is a good idea, Microwave useful Nice to have crumpets, Nice selection of decaff teas on mantelpiece thank you.

The curtains got stuck - I cdn;t close mine properly. No clean plates, bowls or cutlery to eat breakfast with. Had to eat my cereals out of a mug. Sad there was no musli.

Great location and friendly hosts

Lovely room in a great location for visiting Bedford town centre. There was limited parking off road and I appreciated communication from Katherine and Spencer about parking there.

Great host, location and room. All round great value for money

Great location for what we needed. Katherine the host was very accommodating Breakfast wasn't included with our stay but offered

No where to wash up breakfast dishes, just piled up in the breakfast room.

Helpful and friendly owners and nice clean room, would definitely stay again!

Good communal area with microwave and fridges. As well as free breakfast in the morning in the lounge area. Nice and friendly owners who are very helpful!

Very convenient as it’s based in central Bedford with easy access to shops, the river and motorway.

The family were very friendly and helpful.

The facilities for children who enjoyed the bunk beds! The rooms we’re comfortable and clean.

One of the worst stays I have had.

I liked that it was a quiet area.

I have had a not very pleasant stay at this property, due to poor hygiene conditions the room and facilities were in. The carpet on the floor was dirty, it looked like it had not been vacuumed before our arrival. The pillow cases had blood stains on them, the bedding had more stains, not sure what those were, and the towels were also stained. We informed the host about this, she came in, without even asking if we are ok with her entering, seemed very bothered that we had the nerve to ask for clean sheets, looked at them, said that they are not blood stains and left (she did offer a different room, but it was very late already to move all of our items). She left our room, we closed the door and some minutes later saw the door moving, but heard no knock. We opened the door to see if maybe she had returned with fresh bedding and towels, to find two pillows left on the floor. She came to the door when we called, picked up the pillow from the floor, dusted it and handed it to us, as if it was a normal thing to do. She also came back with 1 towel, stained again, which we chose not to use. She collected 2 of the stained pillow and then left. If we weren't 3 hours away from home, or if there were other places to go to at that time of night, we would have left immediately. I don't think this is right, especially with the location having a 5 rating for hygiene on TripAdvisor. This needs to be verified...fellow travelers, be aware.

Good value and great location

Location is great. Wide avenue of large houses, where Bedford's gentry would have lived. A 5 minute walk to High Street one way and a large park the other. Good pub right across the road. The bed was very comfy.

perfect location,i would definitely use this place on the floor level .

location & so quiet.

The loft space was tricky to negotiate, you had to be wary of the sloping walls when getting of bed or making tea on the table by the bed, it looked lovely but hitting your head is an issue. the bath with a shower needs a shower screen , i had to mop up water spraying out of the shower onto the floor with the towel .

Everything we needed it to be - very grateful.

The owner was delightful, amenable & extremely helpful. We were staying to attend a funeral if a close family member. our hostess couldn’t have been more kind. Unreservedly recommended with huge thanks.

Mm…. wracking my brains to think of something - small bedside tables would’ve been good.

A great place to stay if you are visiting Bedford.

Friendly host made me feel welcome and gave good advice on where to eat. Good range of help yourself continental breakfast. The room was large with s comfortable king sized bed.

excellent location half way between town and the park. short walk to both. very clean property. large room with large en-suite. fully equipped lounge. quiet and comfortable, will def return.
