The best homely, welcoming bed and breakfast I’ve stayed in, in 35 years. I’ve worked all over uk

The owners of the hotel could not do enough for you. Nothing was too much trouble. We became their family! Rogers breakfasts were to die for. All part of the price. Melissa went over and above every day. Just what a B&B should be like. ❤️

We are all different, but if I had to choose something, I would say the mattress’s! Only because we spent a fortune on ours, not many compare ! It’s not a criticism it’s a suggestion!

Our stay at The Fawley was amazing Mellissa Rodger and James were excellent hosts the breakfast was amazing thank you so much for making our holiday the best will be returning next year

Exceptional

Absolutely wonderful hosts. Great location. Near Shanklin beach, Shanklin Chine and good food outlets. Really enjoyed our stay with them. Me and wife had a great time on the island and our stay at the Fawley was one of the reasons why we enjoyed it. Melissa and her family are absolutely amazing hosts. She helped us purchased our ferry tickets and provided guidance on how to use them as this was our first time visiting the island. She also provided tips for places to visit on the island. Definitely would recommend The Fawley if you are visiting the Isle of Wight. The Island has gorgeous scenery. If you drive, try the drive from Shanklin to the Needles. Although be careful some of the country roads are steep and narrow (one lane) but once you are near the cliffs the views are stunning. Drive safely.

Bed and breakfast in a great location and ideal family room for our needs.

Great location near the beach. Good breakfast and the room had bunk beds for our two grandchildren as well as kitchen space which was perfect.

The frontage of the hotel doesn’t tell the story of inside so passing tourists would not feel inclined to walk in.

Could be better

The location is nice, the staff were friendly and the breakfast was good.

The room could have been cleaner; curtains and chairs needed dusting, the headboard was damaged, the carpet stained and the mattress uncomfortable. Also, the room wasn't tidied during the stay. Both the room and the building need painting.

An enjoyable and comfortable winter break.

Our hosts were very friendly and obliging. Breakfasts were excellent with plenty of choice for cooked or cereals and toast etc. The room and ensuite were well appointed and comfortable.

Location while close to the beach is on a steep hill making walking up from the beach/pubs and restaurants difficult. Being new owners they are working hard to modernise the property and will hopefully resolve the issues with the heating systems if they are going to continue with out of season bookings.

Very convenient for Beach and High street lovely beach walks towards Ventnor.

Melissa and family were very welcoming and helpful at all times. Great choice of breakfasts well cooked local food.

We had a really good holiday at a really good B&B with really really nice people.

The breakfasts were great. Selection sheets for guests to choose just what they wanted, and really well cooked and presented. No evening meal, but the dinning room was made available for guests having a take-a-way. Very handy.

Nothing really. Our room was at the top of the house and there are lots of stairs to cope with. Not suitable for anyone with mobility problems. Parking might be a problem if the guest house is full.

Very close to the beach and local restaurants. Large room. Friendly and helpful staff. They went out of their way to ensure we had a great stay. Very tasty breakfast prepared as requested. Highly recommended place to stay.

Just what was required

Welcoming hosts, clean and comfortable room, great central location for the beach, train station, village centre and theatre - Breakfast was outstanding with lots of choices

Nothing within the guesthouse - there is seagull noise early morning (but hey you are by the seaside)

Great stay here with friendly host.

The location of the property was great. Just a 10 minute walk to the beach and a little bit further for the restaurant’s on the see front. Room was nice and clean. The host Melissa was very friendly and helpful. Very flexible with our requests and accommodating.

Some areas on the house were a bit untidy and clothes and shoes left outside.

fantastic time away

nothing not to like, room lovely, James and Mel are a fab couple nothing was to much trouble, zac took are suitcase to our room, an roger is such a lovely man everyone made us feel so at home, breakfast is great big portions, great places to eat and only a short walk away, we are definitely going back

Hospitable and friendly

The owners (Melissa and James) are extremely hospitable and went above and beyond for us to make the best of our short stay. They breakfast is very good quality. The guesthouse is in a good area; walking distance from the station, walking distance to the beach. The guesthouse has a character and a comfortbale feeling to it.

Nothing really, all was well. It is a small cozy place.

Helped to enhance our trip to the island.

Excellent hotel location close to the beach and town. The new owners were friendly and attentive and the rooms were clean and comfortable. On suite bathroom was good as was the wi-fi. Breakfast had a good choice and was of excellent standard. I would have no hesitation recommending this hotel to others and have left such a review on trip advisor.

Lovely welcoming guest house

Very friendly and welcoming. Excellent variety available for breakfast which was well cooked and presented. Everything in the room was well laid out and there were some nice little touches

Room and bed was a little cold overnight but not uncomfortably so. Shower wasn't particularly powerful but was perfectly useable. Trivial things really

Very Enjoyable Stay

All Rooms Clean and tidy and made Covid safe, encouraged to wear masks when walking around the Guest House. Only 5 minutes from the sea Front, ans 10 Minutes from Old Shanklin.

Disappointing

Pancakes were ok, but very tight on topping, syrup etc. Fried breakfast was ok but was never asked if we required anymore of anything!

Room small, not enough room for a chair for my wife to sit and do her hair. Not that clean, extremely dirty behind wall mounted tv, biscuits not replaced, tv small and kept losing signal, breakfast rushed and very regimented, everything arrived at the same time.Cups not replaced even though left outside room, no fresh water. There was a bottle left for water but couldn’t refill from the sink as the sink was not deep enough. Over all for what we paid, not good at all! Mark was fairly chatty but Debbie, I found was not really a people person (need to learn some people skills) I really do not understand how this B&B has gained a 9.3
